Satterley has added to its Melbourne house and land development pipeline with a permit-ready Tarneit site with sales underway.

The 45.9 hectare new masterplanned community was bought from New Sky Group in March.

Stage one has already been sold when marketed as Bluestone with stage two lots currently being offered ranging from 212sqm to 512sqm.

Stage four pricing has been advised such as lot 418 Equestrian Street, a 448sqm holding with 14m frontage and 32m depth price at $407,000.

The 800 Derrimut Road holding cost $54,688,888.

&nbsp;With more than 40 years of experience, Satterley is Australia&rsquo;s largest private residential developer.

New Sky had paid $33m in 2016 before obtaining a permit for a 417-lot subdivision.

New Sky sold another 38 hectare Tarneit holding for $50 million to Stockland.

The Family Home Guarantee, helping single parents purchase a property with as little as a 2 per cent deposit, has been accessed by 1236 buyers since the scheme began on July 1.

The Family Home Guarantee can be used to build a new home or buy an existing home with a deposit of as little as 2% without having to pay Lenders Mortgage Insurance. 

Eligible residential properties include:
• an existing house, townhouse or apartment
• a house and land package
• land and a separate contract to build a home
• an off-the-plan apartment or townhouse.

Housing Minister Michael Sukkar said initial applications push had exceeded Treasury forecasts.

Some 84 per cent “were single mums looking to provide the security of homeownership for their children,” Sukkar said.

“The number of new homeowners is particularly encouraging among single parents, given the challenges of saving a deposit while on a single income and raising children,” Mr Sukkar said.

The Family Home Guarantee was announced in the May budget.

It is available to single parents with at least one dependent child who earned $125,000 or less last financial year.

From 1 July 2021, 10,000 Family Home Guarantees will be available to eligible single parents with dependants.

Both first home buyers and previous home owners can apply, but not investors.

The scheme, set to run until June 30, 2025, has capital city and regional price thresholds.

Loans under the Family Home Guarantee require scheduled repayments of the principal and interest of the loan for the full period of the agreement. The loan agreement must have a term of no more than 30 years.

The Family Home Guarantee program, administered by the National Housing Finance and Investment Corporation (NHFIC) on behalf of the Australian Government, guarantees to a participating lender up to 18 per cent of the value of the property.

Sukkar says this will enable single parents with dependants to enter, or re-enter, the housing market sooner.

$10 million penthouse offering in Rushcutters Bay apartment development, Nautique

The banking regulator has announced tougher serviceability tests for home loans in a move they described as "targeted and judicious."

From the end of October, banks will have to test whether new borrowers can still afford their mortgage repayments if home loan interest rates rose to be 3 percentage points above their current rate.

The current serviceability test is 2.5 per cent.

APRA advised a 50 basis points increase in the serviceability buffer will reduce maximum borrowing capacity for the typical borrower by around 5 per cent. 

"APRA is not seeking to target the level of housing prices," it advised.

"Rather, APRA’s objective is to ensure that mortgage lending is conducted on a prudent basis, and that borrowers are well-equipped to service their debts under a range of scenarios."

APRA chairman Wayne Byres said the move was intended to head off emerging risks noting "growing financial stability risks from residential mortgage lending."

“While the banking system is well capitalised and lending standards overall have held up, increases in the share of heavily indebted borrowers, and leverage in the household sector more broadly, mean that medium-term risks to financial stability are building," Byres noted.

“More than one in five new loans approved in the June quarter were at more than six times the borrowers’ income,” Mr Byres said.

APRA said the rule change was necessary because there had been a significant increase in people borrowing large amounts.

“Housing credit growth is increasingly being driven by lending to more marginal and highly indebted borrowers," it said.

“In the June quarter 2021, for example, more than 20 per cent of ADIs’ new lending was to borrowers that had borrowed more than six times their pre-tax income.

“This is high by both historical and international standards, and without action, the share is likely to increase further."

APRA expects the impact of a higher serviceability buffer to be larger on investors than owner-occupiers as investors tend to borrow at higher levels of leverage.

It noted the interest rate serviceability buffer was the most appropriate tool to use. 

"It acts as a cap on leverage, is relatively easy to implement, and will not have any impact on mortgage interest rates. 

"APRA chose not to use an interest rate floor as a means of achieving a similar effect.

"It would also be relatively easy to implement and would not impact mortgage pricing, but would be more restrictive on owner-occupiers and have a lesser impact on investors.

"A limit on the extent of high debt-to-income borrowing would precisely target more highly indebted borrowers. 

"Compared to raising the interest rate buffer, however, limits would be more operationally complex to deploy consistently, and may lead to higher interest rates for some borrowers as lenders effectively seek to ration credit to this cohort.

"On balance, it was considered raising the interest rate buffer was the preferred response on this occasion.

"It does not rule out that the other measures might be used in the future.," APRA advised.

Demand for building block land in all Melbourne's catchment areas remains strong, according to Red23's managing director, Terry Portelli,

Land availability is anticipated to slow with limited land releases expected for the remainder of 2021, the Red23 report noted.

The median land price increased by 1% in August to $332,400 and by 4% on 12 months ago, according to the residential project sales and marketing company's monthly update. 

The big price movements came in with Whittlesea and Melton while Casey’s median land price has fluctuated up and down over the last 3 months due to stock availability.

"As prices continue to increase in the established and new homes market, affordability has again become an issue. 

"Presently, we are experiencing an increase in investors as they are encouraged by rising prices and the prospect of capital gains, while owner occupiers are responding to deteriorating affordability. 

"Deteriorating affordability in the middle ring areas will see many families move further out to greenfield and regional areas or accept living in a smaller townhouse or apartment. 

"For the moment, detached houses are preferred over medium density living due to the pandemic, however, this trend may soon come to an end."

The reported noted land sizes have decreased by 3% in Metropolitan Melbourne and 17% in Greater Geelong in the last 24 months as prices increase. 

The Metropolitan Melbourne median land size is currently 388sqm and 400sqm in Greater Geelong. 

"A traditional 400sqm land size has been superseded by a 350sqm lot," the October market report by the greenfield land sales specialist noted.

Blocks which are 350sqm are most affordable in Mitchell Shire with an entry price of $245,000 followed by Melton South at $272,000. 

Wyndham offers this block size at Mambourin for an affordable price of $283,000. 

In established areas such as Point Cook, this size block is $469,000 and in Cranbourne, it is $366,000. 

Comparing these lot prices to the same time in 2019, it was $390,000 in Point Cook and $330,000 in Cranbourne. In 2019, it was the most affordable in Strathulloh at $190,000.

Clyde's future 26-hectare town centre site is tipped to fetch more than $60 million, after being listed by National Pacific Properties, the development arm of home builder Burbank Group.

The site at 1625 Ballast Road, next to the future Clyde train station, has been listed through Peter Sagar of LAWD and Justin Dowers of Stonebridge.

It adjoins NPP’s Eliston housing estate, an 97ha masterplanned community which will be home to about 2730 residents when completed in about 2023.

The town centre has development approval for 40,000 to 50,000 square metres of retail space and 40,000 to 50,000 square metres of commercial office space.

Set within one of the largest in Melbourne’s growth corridors, NPP general manager Tom Trevaskis the site had been identified as a “major activity centre” by the Victorian government.

The south-east growth corridor, set about 50 kilometres from the Melbourne CBD, saw around 850 lot sales across some 24 housing estates in July and August, according to land sales specialist Core Projects, on the back of strong demand for detached housing and a relatively constrained future land supply.

Trevaskis said accelerated development of adjoining land provided a ready-made retail catchment for the future town centre.

The Clyde town centre was being taken to market as NPP intend to focus on "ramping up" its real estate development business, and not have a strategy to develop and hold retail centres.

Burbank Group was founded as a Melbourne home builder in 1983 by stepbrothers Eddie Sanfilippo and Eddie Puhar.

Led by Jarrod Sanfilippo, the late Mr Sanfilippo’s son, the company has since expanded into Queensland, NSW, ACT and South Australia.

NPP was formed in 2005 as a land developer.

The $140 project, Ferny Grove Central, in Brisbane&rsquo;s north-west has seen 70% of its apartments sold two months after its construction began.

The Fernery comprises of 82 apartments featuring 1, 2 and 3 bedroom apartments in the low rise project.

Some 85% of the buyers come from surrounding suburbs through Colliers since the April launch.

Some 70% of the sales have been to owner-occupiers. For investors, based on an appraisal by local agents, the yield is likely to be circa 5%.

The sales activity dipped after two strong quarters, as sales pivoted towards established apartments.

The report noted continued off the plan acquisitions in Queens Place, the twin skyscrapers being built at 350 Queen Street, which on completion will be among the tallest buildings in Melbourne.

Melbourne CBD apartment sales activity pivots to established unit sales

Michael Renzella&rsquo;s long held 1880s boom time Hotel Claremont building in South Yarra has been sold for around $22m to Andy Zhang&#39;s V-Leader group.

It comes with a permit for a $50 million, 12-level, luxury mixed use project.

Emmett's marketed the 189 Toorak Road Hotel Claremont property with $20m plus price expectations. The sale comes soon after the next corner closer to South Yarra station, a row of four Tudor style shops, has been sold with development potential for $13.15 million.

Covering 613 sqm, the 169-175 Toorak Rd property was marketed for its potential for a 10-plus level tower.

The neighbourhood has attracted attention from property developer Oreana, which has reportedly spent $48 million buying the neighbours for a hotel and wellness centre.

The three-storey brick Italianate 81-room Hotel Claremont building with two shops was built in 1886 as the South Yarra Coffee Palace, one of several temperance alcohol-free destinations.

Selling agents Michael Ludski and Luke Bisset took more than 200 enquiries including six formal expressions of interest.

Despite the long weekend distraction, a Hunters Hill apartment topped weekend results with a $4,240,500 sale.

The apartment is set within the Pulpit Point Estate development of the former Mobil Oil Terminal, initially proposed by Sid Longish, and completed in a joint venture between Comrealty and Nat West. 

It was a top floor apartment at 1 Le Vesinet Drive, Hunters Hill which came with price guidance of $3.75 million through Ward Partners.

It first sold in 1994 at $785,000.

The single level apartment, set in a boutique building of just four apartments, last sold at $2.45 million in 2014.

It enjoyed a harbour panorama back to the Sydney city skyline. It comes with a private 10 metre marina berth and access to Pulpit Point facilities including two tennis courts, two pools and the club house.

Melbourne's top weekend result was $1,740,000 for the four bedroom, three bathroom townhouse at 24a Avocet Street, Doncaster East.

There was also the $1.685 million online auction sale of the townhouse at 8B Naples Road Mentone. The four bedroom townhouse had been listed through Buxton Real Estate with $1.35 million to $1.4 million expectations.

A three bedroom townhouse at 1/112 Haydens Road, Beaumaris fetched $1.61 million.

There were 1,986 homes taken to auction across the combined capital cities over the past week, up from 1,626 over the previous week and 648 this time last year, making it the busiest auction week since mid-July. 

Melbourne was the busiest auction market with 800 homes taken to auction across the city, up significantly from 352 over the previous week and 55 this time last year. 

"Melbourne had seen a large number of rescheduled auctions over the past couple of months, however we have not seen that this week, with auction volumes actually increasing slightly from the initial predicted count," Tim Lawless at CoreLogic said.

Of the 129 Melbourne apartment and townhouse auction results reported, 85 per cent were successful.

The national apartment clearance rate was 77% from 368 results.

$4,240,500 Hunters Hill apartment sale topped weekend sales

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.
