Analysis of RLB's crane index shows about 57 per cent of cranes across Brisbane's skyline are located inside areas flagged by lenders as problem spots with restricted lending.
Nationally some 239 cranes in Sydney, Melbourne, Brisbane, Perth, Gold Coast and Adelaide are within city postcodes that have been marked out by National Australia Bank and AMP where buyers may, if finance is forthcoming, then have to come up with 10% to 20% more equity on settlement.
The apartment settlement risks rise as the off the plan buyers didn't expect and can't match this financing requirement.

Around 38 percent of the cranes building Australia's apartments due for completion in the next two years sit in the postcodes currently known to have been "blacklisted" by lenders.
Sydney and Melbourne have the lowest proportion of cranes in "blacklist" areas, at about 32 per cent each. 
In Sydney, where nearly 85 per cent of its cranes were employed on residential projects, the suburbs deemed risky by lenders were spread in a ring stretching from Hurstville in the south through Auburn and Parramatta in the inner west to Epping and Chatswood on the north shore.
Brisbane, with nearly 57 per cent of all cranes located in problem postcodes, ranks the highest ratio of all the cities especially in the north-south spine that includes the Newstead, Fortitude Valley and West End areas.

JLL's national director for Residential Development Valuations &amp; Advisory, Troy Linnane, told The Australian Financial Review that depending on project type, developer and location new apartments sold off the plan late in the cycle had a "higher risk of capital value depreciation".
"These apartments were/are being sold at higher rates per metre due to increases in cost of sale such as agents' commissions, marketing costs, incentives and higher construction costs," Mr Linnane said. "But there are projects and there are projects – so this would not necessarily apply to all, so it does depend on the project – quality and standard of amenity."

"This level of activity and balancing of risk seems to suggest a responsible and sustainable market for the foreseeable future," RLB director of research and development Stephen Ballesty told The Australian Financial Review.
It was noted NAB and AMP together accounted for just under 15 per cent of Australia's total owner-occupier loans and 19 per cent of property loans to investors in October, figures from regulator APRA show.
The banks also have changing lending criteria, their conditions and credit practices change frequently and the timing of projects as well as cycle of the geographic and demographic markets in which they operate mean their risk profiles vary.
The latest report showed the individual crane counts in Brisbane and Melbourne – the two cities most at risk of an oversupply of apartments – falling from the prior count in March.

"It could be that there has been increased investor activity in Brisbane due to the current differential between residential prices particularly when compared to Sydney," Mr Ballesty said.

57% of Brisbane cranes in lender blacklist problem areas

The Herald Sun says Chappell is being pursued specifically over the marketing of three homes and Adgemis over two.
CAV will allege the two men advised vendors to advertise their properties for well below what they would accept in order to attract more interest.
One home on <a href="https://www.realestate.com.au/sold/property-house-vic-templestowe+lower-120245057" target="_blank">Rose Avenue, Templestowe</a> (above) was marketed with an advertised guide of “in excess of $750,000.”
Federal Court documents lodged by CAV claim the vendor had advised they would not sell for less than $900,000.
The property sold for $1.06 million.
A home in <a href="https://www.realestate.com.au/property/395-serpells-rd-doncaster-east-vic-3109" target="_blank">Serpells Road, Doncaster East</a> (below) was marketed “in excess of $800,000” at the start of the campaign.

It sold for $1.16 million.
The other properties involved were in Doncaster, Doncaster East, Donvale, Templestowe and Templestowe Lower.
CAV is seeking the agency be hit with penalties.
The agency was fined over its Richmond office price guidance last year.
Last year hockingstuart were fined $330,000 when they underquoted properties in Richmond.
Laws aimed at curbing underquoting were passed by the Victorian Parliament last November, with agents required to tell prospective buyers about three recent comparable sales, and the median price for the suburb.
The new laws also ban advertising price ranges of more than 10 per cent.
They also require advertising to be promptly updated if the seller rejects a higher written offer to purchase the property.

The housing sector certainly seems to have finished off 2016 with a bang. Home prices surged by 1.4 per cent in December, according to CommSec's latest economic update report.
But it was more encouraging to see that the lift in home prices was more uniform across the capital cities, and even regional house prices recorded a healthy lift.
No doubt the improvement in economic conditions and low interest rates continues to fuel the interest in property.
Resource states noted a decent lift in prices over December.
And looking forward the lift in commodity prices may mean that the mining towns have come through the worst of the downturn.
Overall policymakers will keep a close eye on the housing sector the early part of 2017, and will prefer to see more balanced house price growth across the nation.
And in particular a further lift in regional house prices would be a positive outcome.

Annual growth in home prices across regional centres is still just 2.8 per cent.
Global oil prices have risen steeply over the past couple of months, however motorists across some capital cities are still enjoying petrol at or below the cost price (terminal gate price).
In Sydney, Melbourne and Adelaide pump prices are around $1.21-$1.23 a litre – only 3-5 cents above wholesale prices.
Essentially motorists using fuel discount dockets will be buying petrol below cost.
The low petrol prices are not sustainable and prices in these capital cities are likely to lift markedly in coming days.
Interestingly in Brisbane and Canberra, prices are closer to a $1.30 a litre, while prices in Perth are closer to $1.40 a litre.
The production cuts announced by OPEC and non-OPEC nations were the first in 15 years and highlight the underlying concern about over-supplied oil markets.
The focus now shifts to see if oil producers comply with the stated production cuts.
The early indications are that producers are already notifying customers in Asia, Europe and the US of cuts to oil deliveries from January.
Importantly for motorists it means higher pump prices in the medium-term.

The latest Australian manufacturing data is encouraging, suggesting that the current levels of interest rates and the Australian dollar are working in favour of domestic producers.
No doubt the sector is also benefitting from the stronger demand associated with the improved performance of the global economy.
The CoreLogic Home Value Index of capital city home prices surged by 1.4 per cent in December and was up 10.9 per cent over the year.
In regional Australia, house prices rose by 1.1 per cent in November and were just 2.8 per cent higher than a year ago. (Regional prices cover just houses and data is up to the end of November).
In capital cities, house prices rose by 1.4 per cent in December while apartment prices fell by 0.3 per cent.
House prices were up 11.6 per cent on a year ago and apartments were up by 5.9 per cent.
The average Australian capital city house price (median price based on settled sales over quarter) was $650,000 and the average unit price was $536,000.
Dwelling prices rose in five of the eight capital cities in December: Hobart (up 3.3 per cent), Melbourne (up 3.1 per cent), Perth (up 1.4 per cent), Sydney (up 0.9 per cent), and Brisbane (up 0.6 per cent). Prices fell in Adelaide (down 2.0 per cent), followed by Canberra (down 0.3 per cent) and Darwin (down 0.1 per cent).
Home prices were higher than a year ago in seven of the eight capital cities. Prices rose most in Sydney (up 15.5 per cent); followed by Melbourne (up 13.7 per cent), Hobart (up 11.2 per cent); Canberra (up 9.3 per cent); Adelaide (up 4.2 per cent), Brisbane (up 3.6 per cent) and Darwin (up 0.9 per cent). Prices fell in Perth (down by 4.3 per cent).
Total returns on capital city dwellings rose by 14.7 per cent in calendar year 2016 with houses up 15.3 per cent on a year earlier and units up 10.4 per cent.
The Performance of Manufacturing index rose by 1.2 points to 55.4 in December. A reading above 50.0 indicates that the sector is expanding.
AIG notes “Six of the seven activity sub-indexes in the Australian PMI® improved from November. Strong expansions in new orders (60.6 points) and sales (58.8 points) continued in December, while exports surged ahead (68.5 points), Production (58.2 points) also expanded more strongly while deliveries (52.4 points) continued to grow.
Employment (47.4 points) slipped in December, in line with recently weaker jobs growth. Five of the eight sub-sectors in the Australian PMI® expanded in December (three month moving averages).”

“Comments from manufacturers in December indicate that demand (albeit somewhat mixed) appears to be improving again after a weak patch in the latter half of 2016.
The recovery in commodity prices has led to better conditions for manufacturers exposed to the mining sector, with some revival of mining investment and maintenance spending.
However, surging energy costs, weaker local demand and slower spending on particular major projects is depressing activity for some manufacturers.”
Today the national average wholesale (terminal gate) unleaded petrol price stands at a 14-month high of 118.4 cents a litre, up by 1.8 cents a litre over the week. The terminal gate diesel price stands at 115.1 cents a litre, up by 1.2 cents a litre over the previous week.
On Friday, the key Singapore gasoline price stood at a 16-month high of US$69.76 a barrel, up by US$1.66 or 2.4 per cent over the week.
In Australian dollar terms the Singapore gasoline price rose by $2.94 a barrel or 3.1 per cent to $96.82 a barrel or 60.89 cents a litre.

The CoreLogic Hedonic Australian Home Value Index is based on Australia’s biggest property database. Unlike the ABS Index, which excludes terraces, semi-detached homes and apartments, the CoreLogic Hedonic Index includes all properties. Home prices are an important driver of wealth and spending.
The Australian Industry Group compiles the Performance of Manufacturing Index (PMI) each month. The Australian PMI is the Australian equivalent of the US ISM manufacturing gauge.
The PMI is one of the timeliest economic indicators released in Australia. The PMI is useful not just in showing how the manufacturing sector is performing but in providing some sense about where it is heading.
The key ‘forward looking’ components are orders and employment.
Petrol prices are headed higher. And given that petrol is the single biggest weekly purchase that most families make, higher pump prices may serve to restrain growth in spending.
If home prices lift too quickly policymakers will once again raise concerns about the need for a further tightening in lending standards.

Major city home prices soar and mining towns get through the worst: Savanth Sebastian

CoreLogic's head of research Tim Lawless estimates that there were around 465,500 dwelling sales over the 2016 calendar year, which was 8.7% lower than a year ago and 3.8% lower than the ten year average.
“Lower sales aren’t necessarily due to lower housing demand," he said.
"In most markets, the slowdown in turnover is more attributable to a shortage of stock available for sale rather than a lack of buyer demand.
"Low stock levels have fuelled a sense of urgency amongst buyers and contributed to short selling times and minimal discounting from vendors.”
Looking ahead across 2017, Mr Lawless noted that the housing market is likely to face some headwinds that may result in a moderation in growth rates.
“Mortgage rates were already trending higher towards the end of 2016, despite any movements in the Reserve Bank cash rate; higher mortgage rates have the potential to quell housing demand, especially considering the record-high levels of household debt which implies consumers are highly sensitive to changes in the cost of debt.
“We’re also seeing high levels of supply weighing down the rate of capital gains in the unit sector.
“With the peak in unit construction due over the coming year, potentially lower unit valuations relative to the off-the-plan contract price, may cause some disruption to the settlement process.”
Additionally, CoreLogic's Tim Lawless noted that regulators may consider implementing policies aimed at reducing investment activity in the housing market.
Based on ABS housing finance data, investors have been progressively increasing their share of mortgage demand since the May and August rate cuts last year. The latest data shows investors now comprise 49% of mortgage demand, excluding refinanced loans.
Mr Lawless said with rental yields at record lows, it is logical to assume investors are largely speculating on future capital gains in dwelling values and disregarding the low yield profile.
"If housing market investment activity does reduce, it has the potential to mitigate some of the upwards pressure on home values.
“Organic factors may also contribute to a reduction in buyer demand and growth rates such as fewer buyers who can afford high housing prices, particularly in Sydney and Melbourne where values have increased substantially more than in other cities.
“Consumer confidence may also affect buyer demand."
Lawless said there is a high correlation between consumer confidence and housing turnover.
"So if confidence measures continue to track lower we can expect consumers to be less willing to make high commitment decisions such as purchasing a property.
"While we expect 2017 dwelling values to rise at a lower rate than in 2016, there is still potential for further growth across Australia’s housing market.
"“Smaller capital cities such as Canberra and Hobart have demonstrated an accelerating growth trend and recent CoreLogic data suggests that Darwin and Perth may be approaching, or moving through the bottom of the downturn.
“Lifestyle markets are also becoming more popular as tourism improves and home owners look to leverage their new found equity,” Mr Lawless said.

Headwinds ahead in 2017 for housing, but price growth still forecast: Corelogic's Tim Lawless

December 2016 saw capital city dwelling values rise by 1.4%, taking the annual capital gain for the year to 10.9%.
CoreLogic calculated it was the highest growth rate for a calendar year since 2009.
"Factoring in gross rental yields and capital gains, housing as an asset class, earned a total annual return of 14.7% based on the combined capital cities index results," Tim Lawless, the CoreLogic head of research said.
Across Australia’s capital cities, the annual change in dwelling values for 2016 ranged from -4.3% in Perth to 15.5% in Sydney, with Melbourne and Hobart also showing annual capital gains higher than 10%.
“Capital city growth rates have also shown a growing divergence between the broad housing product types.
"Over the past twelve months we have seen capital city house values rise by 11.6%, while unit values have increased by roughly half the pace at 5.9%.
“The divergence in growth rates is the most distinct in Melbourne and Brisbane, where concerns around unit oversupply have eroded buyer confidence.
"Melbourne house values are up 15.1% over the year compared with a 1.7% rise in unit values, while Brisbane house values are 4.0% higher over the year, with unit values falling by -0.2%.”

The difference in Sydney between houses and units was houses up 16.7% and units up 9.6%, the report for the year noted. 
Lawless noted Australia’s regional housing markets generally did not experience the same growth conditions as the capital cities, with annual growth to November recorded at 2.8% across the combined regional markets.
Regional New South Wales showed the strongest growth conditions, with non-capital city house values rising 7.3% over the 12 month period to November 2016.
According to Mr Lawless, the remaining rest-of-state regions showed relatively sedate conditions, with values rising by half a per cent across regional Victoria, 1% across regional Queensland and 1.1% across regional South Australia.
Regional Western Australia recorded a 7% fall in house values over the year.

“Those regional areas with intrinsic ties to the mining and resources sector have continued to record weaker housing market conditions since the end of the mining infrastructure boom, with Perth and Darwin recording the weakest housing market conditions across the capital cities.
“Since values peaked in these markets during 2014, values have fallen by a cumulative 7.9% in Perth and 5.9% in Darwin.

Australia’s capital city housing markets generally continued to report robust selling conditions through spring with prices on the rise, especially in Sydney and Melbourne.
There was near double digit national price growth during 2016, which was well above forecast.
Low interest rates, increased investor activity, solid economic performances, high migration and heady confidence fuelled the Sydney and Melbourne markets, according to Dr Andrew Wilson, Domain's senior economist.
"Although signs are increasing of subdued and weakening economic activity, the prospect for housing markets and prices growth – particularly in Sydney and Melbourne – remain positive for 2017," Dr Wilson said.
The auction market ended 2016 on a high note, particularly for inner suburbs.
"This augurs well for 2017," Richard Wakelin, director of buyers' agent Wakelin Property Advisory told the Australian Financial Review.
"Do not be surprised if the [Sydney and Melbourne] markets open strongly in mid-February after the six-week summer holiday break."

But away from the inner suburbs, CoreLogic's head of research Tim Lawless sees few signs of improvement in the capital cities and mining towns of WA and the NT.
Louis Christopher, of SQM Research, says it is likely 2017 will be the last year of price falls generated by the mining downturn.

Forecasts for national capital city price growth range up to 12 percent.
It is property research group SQM Research's forecast of a national price growth of between 8 and 12 percent, assuming the Reserve Bank of Australia cuts the cash rate by 0.25 percentage points in the middle of 2017.

SQM says if the cash rate remained unchanged in 2017, prices would still rise between 6 to 10 percent. 
"Affluent areas tend to be driven by the prosperity of local economy. And right now, both Sydney and Melbourne have the fastest-growing economies in the nation," SQM managing director Louis Christopher said.
The property analyst says if interest rates were cut again, prices would rise even further, paving the way for a possible correction in 2018.
CoreLogic's Tim Lawless told Fairfax hat the outlook for 2017 was "becoming increasingly challenging to give direction on".

"On one hand we have dwelling values broadly rising across most capital cities, however, as we look below the surface, it is clear that individual housing markets are at very different stages of the cycle and responding to vastly different economic and demographic conditions," he said.

Mr Lawless expects Sydney and Melbourne prices to grow between 9 and 10 percent in 2017 while Perth and Darwin would continue to lose value. 
BIS Shrapnel has tipped 1 to 3 percent house price growth across the national markets, mainly held back by falling apartment prices in Brisbane, Melbourne and parts of Sydney. For houses, BIS Shrapnel said prices would rise in all capital cities except Perth and Darwin. Sydney and Melbourne will top the rises at 4 percent.
AMP Capital chief economist Dr Shane Oliver remains bearish on apartments with his prediction Sydney, Melbourne and Brisbane apartment prices will fall as much as 15 to 20 percent because of the "massive multi-dwelling building boom" over the next two years.

While Melbourne and Brisbane apartment prices will fall evenly throughout the city, Oliver says Sydney will have pockets where prices will fall include Parramatta, inner west Sydney and Bankstown. 
"There's a [supply] indigestion problem, but Sydney won't have a supply problem for another two years," he said.
Including houses, Oliver thinks national capital city price gains will slow to around 3 to 4 percent.
Domain's Dr Wilson says Sydney and Melbourne will continue to lead the pack and shoot ahead while activity in the other capitals remains “relatively benign."
Wilson is predicting lower interest rates, but doesn't say how many further cuts from the Reserve Bank to stimulate the ailing economy.

A mix of Gold Coast locals, fly-in, fly-out purchasers from Sydney and Melbourne, and Brisbane-based families has driven early sales success at Broadbeach's newest apartment tower, Lumara.

The 26-level project, a joint venture between builder-developer 5Point Projects and Bourke Projects, comprises just 37 luxury residences and is attracting a buyer profile that is looking for exclusivity, above the most amenity-rich suburb on the Gold Coast.

Jamie Bourke, Director of Bourke Projects, says every buyer secured so far intends to use Lumara as a lock-up-and-leave residence, combining holiday use with the ability to work remotely when required.

“The size of the apartments, both half- and full-floor options, and the different zones within the floorplans, lends itself perfectly to dedicated home office setups and multi-generational family holidays,” Bourke says.

That flexibility has become a key drawcard for affluent buyers seeking a second residence on the Gold Coast without sacrificing the ability to conduct business away from their primary home base.

Sydney developer Hyecorp's roots on the Lower North Shore stretch back three generations, and that deep understanding of the market continues to shape where and how it develops today.

From high-rise towers to boutique apartment projects, the family-run developer has built its reputation by focusing on a part of Sydney it knows intimately. Founded by Michael Abolakian in the early 1990s, Hyecorp is now led by his sons Stephen, Troy and Patrick.

Stephen Abolakian, joint managing director alongside Troy, has spent more than two decades in the business, overseeing development, planning, finance, marketing and sales.

Abolakian says the developer's disciplined focus on where it chooses to operate has been, and continues to be, one of Hyecorp's greatest strengths.

“We know the buyer profile exceptionally well,” Abolakian says.

“The demographics between places like Willoughby, Chatswood, St Leonards and Roseville are very similar. There are nuances between suburbs and projects, but culturally and from a buyer perspective, there’s a strong overlap.”

That buyer has historically been overwhelmingly owner-occupier driven.

Unlike many Sydney apartment developers that have traditionally relied heavily on investor demand, Hyecorp’s projects have typically attracted downsizers, upsizers, rightsizers and family owner-occupiers seeking long-term homes rather than short-term investments.

“Historically, investors have been a much smaller portion of our demand profile,” Abolakian says.

“We design for owner-occupiers. We don’t design for yield, we design for comfort, amenity, family living and long-term usability.”

That philosophy extends well beyond apartment layouts.

From landscaping and communal gardens to shared amenities and circulation spaces, Hyecorp’s developments are designed around how people actually live, something Abolakian believes has become increasingly important in Sydney’s apartment market.

“There was probably a period where having an approved project in market was enough,” he says.

“There wasn’t as much competition and if you built it, buyers would come. That’s no longer the case.”

“There’s more supply in the pipeline now, particularly with TOD precincts and low and mid-rise reforms opening up opportunities across Sydney. Buyers have more choice, so if you get the product wrong, they’ll simply go elsewhere.”

The shift has forced developers to become more sophisticated in how they approach apartment design, particularly as owner-occupier expectations continue to rise.

For Hyecorp, that means thinking beyond who the buyer is today and designing for who they may become in five or 10 years' time.

“People buying now often aren’t moving in for several years,” Abolakian says.

“You might have a young couple buying today, but by the time they move in they may have children, older children, or changing lifestyle needs. You’ve got to think about how families evolve.”

That thinking also shapes Hyecorp’s approach to amenity, which positions wellness at the forefront.

While resort-style facilities have become increasingly common marketing tools across Sydney apartment developments, Abolakian says the challenge is ensuring amenities are genuinely usable and appropriate for the scale of the project.

“If amenities are done right, they can materially improve the living experience,” he says, adding however that if you&nbsp;overdo it or get it wrong, you can end up with facilities nobody uses that simply create ongoing strata costs.”

That balance is something Hyecorp is aiming to strike with projects like Roseville Avenue, one of the group's upcoming Lower North Shore developments, which Abolakian describes as bringing a resort-style living experience into a metropolitan setting.

“It’s about creating something that feels special without being excessive,” he says.

“Good gardens, quality apartments, thoughtful amenity. Creating that resort feeling in a metro location.”

The focus on owner-occupier product comes as Sydney’s apartment market continues to navigate a difficult development environment.&nbsp;For Hyecorp, maintaining an in-house operating model across construction, sales, marketing and development management has become increasingly important in navigating that environment.

“We’ve always believed in keeping a lot of the process in-house,” Abolakian says.

“It creates efficiencies, but it also creates quality control. You can make faster decisions and ensure the end product stays aligned with the original vision.”

Despite the challenges, Abolakian believes demand for quality owner-occupier apartments across Sydney remains strong beneath the surface, particularly across established Lower North Shore suburbs where downsizers continue to seek new housing options close to existing communities.

“There are definitely people waiting,” he says.

“Once some of the broader uncertainty settles, whether that’s the global environment or some of the local economic noise, I think the right projects will perform very strongly.”

Hyecorp currently has three residential developments on the market across Sydney’s Lower North Shore.&nbsp;Audrey, St Leonards, positioned opposite Newlands Park, is nearing completion and preparing to welcome its first residents, with the project now almost sold out.

Hyecorp has also recently launched&nbsp;<a href="https://www.apartments.com.au/new-apartments/celine-chatswood-37-archer-street-chatswood-nsw-2067">Celine Chatswood</a>, an architectural tower, while continuing to deliver&nbsp;<a href="https://www.apartments.com.au/new-apartments/juliet-roseville-64-pacific-highway-roseville-nsw-2069">Juliet Roseville</a>, a more boutique scale of development with just 34 apartments.

Why Hyecorp continues to back Sydney's Lower North Shore apartment market

South East Queensland’s apartment market is entering a new phase defined by rising prices, constrained affordability, and mounting pressure on the construction pipeline, according to RPM Group’s latest SEQ Apartments &amp; Townhomes Market Report.

The May 2026 report highlights a widening divide between what buyers can afford and what developers can viably deliver, with detached house prices continuing to push more buyers toward apartments across Brisbane, the Gold Coast, and the Sunshine Coast.

RPM says Brisbane’s median house price has reached around $1.5 million, accelerating the shift toward higher-density housing as buyers are increasingly priced out of the detached market.

Median unit prices rose across all three major SEQ markets in the March quarter. Brisbane City recorded the strongest annual growth, with median unit prices climbing 21 per cent to $862,000, while the Gold Coast reached the highest overall median at $950,000, up 17 per cent year-on-year. The Sunshine Coast followed at $870,000, representing annual growth of nine per cent.

RPM noted the affordability gap between houses and units remains significant, with detached homes commanding premiums of 67 per cent in Brisbane and 68 per cent on the Gold Coast relative to apartments.

The report suggests this price disparity is increasingly consolidating buyer demand within the apartment market, particularly among downsizers and owner-occupiers.

“Demand is real. Supply is moving. But they’re operating on different timelines and the gap between what’s being built and what buyers can afford is the defining tension in this market right now,” RPM Queensland and NSW Managing Directors Peter Neale and Clinton Trezise said in the report.

While approvals and commencements are strengthening, RPM argues the delivery pipeline remains constrained by construction costs, labour shortages, and extended build timelines.

Apartment approvals across Queensland increased 86 per cent over the year to February 2026, reaching 12,682 approvals, the highest level recorded since 2016. Brisbane overtook the Gold Coast as the state’s most active apartment approval market, with nearly 5,000 apartments approved over the past 12 months.

Unit commencements also strengthened considerably, rising 48 per cent year-on-year to 5,453 commencements in the December 2025 quarter, the highest level since 2018.

However, RPM’s research found apartment delivery timeframes have expanded sharply compared to the previous cycle. Projects are now averaging around 30 months from approval to completion, compared to roughly 20 months a decade ago.

The number of units under construction has climbed to approximately 31,530 dwellings, nearing the previous 2016 peak, though projects are remaining in the pipeline for considerably longer.

Construction costs continue to weigh heavily on feasibility. RPM found the average apartment construction cost in Greater Brisbane reached $630,000 per dwelling in 2025, exceeding both Sydney and Melbourne. Coastal Queensland markets, including the Gold Coast and Sunshine Coast, were even higher at an average of $817,418 per apartment due to the prevalence of larger premium product.

The report also points to increasing pressure from Olympic-related infrastructure spending ahead of Brisbane 2032, with labour competition expected to intensify over the next several years.

ANZ Associate Director of Property Daniel Gradwell said the underlying demand drivers across South East Queensland remain strong, supported by interstate migration, downsizers, and population growth.

“The challenge is bringing enough supply to market to meet that demand, and nothing on the horizon makes that straightforward,” Gradwell said.

RPM’s analysis found the affordability challenge is becoming more pronounced in the new apartment market itself, with only three per cent of surveyed new apartments priced below $1 million.

Instead, the market is increasingly concentrated in higher price brackets, with the most common new apartment price band across SEQ sitting between $1.5 million and $1.75 million. Around half of all new apartment stock surveyed is priced below $2 million.

The report suggests developers are not necessarily avoiding lower price points by choice, but because current construction economics make delivering affordable apartments increasingly difficult at scale.

Rental conditions also remain tight across the region. Median rents for one-bedroom apartments rose 12 per cent in Brisbane over the past year to $580 per week, while Gold Coast one-bedroom rents increased nine per cent to $630.

Despite rising rents, RPM noted bond lodgements have generally trended downward over the past five years, indicating more apartments are being absorbed by owner-occupiers rather than retained as investor-held rental stock.

Looking ahead, RPM expects projects targeting the mid-market owner-occupier segment between $1.25 million and $2 million to remain the most viable part of the market, while premium projects in highly constrained coastal or riverfront locations continue to attract demand.

“Construction costs are rewriting the feasibility rulebook across Greater Brisbane, and with little relief in sight, only projects in the right price band, right location, and with presales secured early will make it through,” the report concludes.

SEQ apartment demand outpacing affordable supply as construction timelines stretch: RPM

Camberwell Junction has long been the epicentre of amenity in Melbourne’s Boroondara region.

For nearly a century, it has drawn both locals and visitors, anchored by the Camberwell Sunday Market, which first operated in 1929 and quickly became a fixture of the suburb’s identity. Over time, the Junction evolved into one of Melbourne’s most established retail and lifestyle precincts, now comprising more than 400 stores and over 300 commercial businesses.

Despite that depth of amenity, one thing has remained notably limited: the supply of new apartments.

In a suburb defined by its heritage streetscapes and tightly held residential stock, new development opportunities have been scarce, particularly within the core of the Junction itself. That lack of supply has left a gap in the market for larger, design-led apartments suited to downsizers and owner-occupiers wanting to remain in the area.

Boutique developer Above Zero identified that gap when it secured a prime site on Burke Road, in the heart of Camberwell Junction.

The site has a long planning history. Various proposals have been put forward over more than a decade, many of which were knocked back by the City of Boroondara, with initial applications dating back to 2015. Above Zero acquired the site in 2022 and returned with a revised scheme, refining both the building’s height and its ground-level interface to better align with Council expectations.

That process has culminated in approval for Camberwell House.

The Cera Stribley-designed development will deliver 57 residences on a 1,950 sqm site within the Camberwell Activity Centre, placing it directly within one of Melbourne’s most established retail and transport hubs.

It is expected to be one of the only new apartment developments to launch in the Junction in recent years, reinforcing the rarity of new supply in the precinct. Currently, there are just a handful of projects on the market in Camberwell, underscoring the significance of a development of this scale and positioning.
