Melbourne businessman Sir Donald Trescowthick and his wife Norma have sold Cornwall Park in Toolern Vale, north-west of Melbourne, to a local landbanking investor.
The 279-hectare land holding, located on <a href="https://www.realcommercial.com.au/property-commercial+farming-vic-toolern+vale-502164886" target="_blank">Diggers Rest-Coimadai Road</a>, is tipped to have sold for shy of $4 million with Duncan McIntyre, a Melbourne real estate agent, fronting the purchasing paperwork.
Sir Donald Trescowthick is best remembered for making Harris Scarfe into one of the country's biggest department store groups when he assumed control in the 1970s.
Cornwall Park, which was marketed by CBRE's Tim Bennetts and James Beer, includes a large homestead built in 1897 for grazier J. Black before its late 20th century conversion into a horse stud.

Bidding only got to $150,000 when Ross and Jan Machar offered their rare double-storey boat shed on Mornington’s Shire Hall Beach under the hammer on Saturday.
There were hints it had the potential for double that.
A big crowd turned up - and estate agents in suits too.
It’s bigger and brighter than most of the others along Melbourne’s other beach boxes.

LJ Hooker Frankston listing agent George Konstandakos said the shed, No. 37, was difficult to price.
“The council valuation says it’s worth more than $160,000, but anything can happen on auction day.
“It could go well over $300,000,” he told the Herald Sun pre-auction.

Rob Stokes hands planning ministry in NSW Cabinet to Anthony Roberts

Commenator Alan Kohler has written that the demand for Sydney and Melbourne property is real, not speculative.
He says it was prompted by super-low interest rates, the global trend to urbanisation, the well-heeled baby-boomers downsizing to make up for inadequate superannuation and China’s capital outflow.

The Australian columnist noted high prices in the east coast mainland cities "remain a problem because the boom turns out not to have been a bubble."
"Prices have inconveniently not fallen 30-40 per cent as predicted by the bubbleists.

"If it were a bubble there wouldn’t be a problem because ­prices would collapse, and policymakers would be dealing with the economic fallout of that event — recession and unemployment — rather than unaffordable housing.
"But regrettably it seems that the demand for Sydney and Melbourne property is real, not speculative, prompted by super-low interest rates, the global trend to urbanisation, well-heeled baby-boomers downsizing to make up for inadequate superannuation and China’s capital outflow."
He noted in the absence of a curative crash, there has been a series of well-meaning attempts to propose a solution:
1. The Labor Party’s election plan last year was to stop negative gearing for established houses and only allow deductions for new ones, but the Coalition naturally said that was the worst idea ever conceived throughout all of history. Labor lost, the Coalition won, so that’s out.
2. The Weekend Australian’s Bernard Salt suggested that millennials stop eating smashed avocado for breakfast and save more, which didn’t go down well, the counterargument being that you’d have to eat cornflakes for breakfast, lunch and dinner for 1000 years to save a deposit for a place in Sydney.
3. Barnaby Joyce has now proposed moving to Tamworth, where he lives, or even Charleville (population 3728, about 800km west of Brisbane) which also didn’t go down well.
4. This week, Scott Morrison reported back from an all-expenses-paid fact-finding mission to London that the solution is, as the Treasurer’s always suspected, more supply.
"As someone tweeted — that was money well spent, wasn’t it?"
Looking at Australian housing approvals, he noted house starts have not changed for 35 years - and the rate of apartment approvals has quadrupled.
"Last year more than 200,000 dwellings were started.
"The idea that the problem is a shortage of supply is, as Trump would say, fake news."
Kohler did warn there seems to be a glut looming, not a shortage, and bankers are getting worried about settlement risk.
He concluded the real solution was already being implemented by families, especially in Sydney and Melbourne, helping the kids buy a house.

The Treasurer, Scott Morrison, has made changes under the foreign investment framework to allow foreign buyers to purchase an off-the-plan dwelling when another foreign buyer has failed to reach settlement.
The Turnbull Government advised last November it was set to implement changes under the foreign investment framework to allow foreign buyers to purchase an off-the-plan dwelling when another foreign buyer has failed to reach settlement.
"This change addresses industry concerns, and means property developers won’t be left in the lurch when a foreign buyer pulls out on an off-the-plan purchase," the Federal Treasurer Scott Morrison advised.
"This action will ensure that markets will not be impacted negatively by an increased amount of off-the-plan sales, particularly from foreign purchasers, not being completed."
He said it was common sense that an apartment or house that has just been built, or is still under construction and for which the title has never changed hands, is not considered an established dwelling.
In the event of a failure to complete settlement, the dwelling should revert to its previous status – that is, a new dwelling.
For individual applications made by potential purchasers this policy change will be implemented immediately.
Foreign persons who apply to purchase a dwelling that is considered established, only due to a failed settlement, will be assessed as if it was a new dwelling.
These issues also affect the current New Dwelling Exemption Certificates, which act as a pre-approval mechanism for foreign persons purchasing new apartments in a specific development.
A regulation change will be made at the next opportunity to enable developers to acquire a certificate that covers foreign persons purchasing a dwelling that is considered established only due to a failed settlement.
The Commissioner of Taxation has advised no compliance action will be pursued against persons who, if not for a failed settlement preceding their purchase, would otherwise have been covered by an existing New Dwelling Exemption Certificate until the regulations are changed.

The data shows that Chinese buyers are interested in suburbs in Sydney and Melbourne that range in price from $538,000 to $2.3 million.
The REA Group chief economist Nerida Conisbee noted Point Cook, an outer western suburb of Melbourne, was the most affordable on the list.
"This reflects the growing diversity in housing stock being demanded by Chinese buyers. 
“Whereas previously the apartment market in Melbourne and Sydney was most preferred, they are now branching into more affordable locations and into house and land,” she noted.
Chatswood has knocked historical favourite Glen Waverley off the top of the popularity list for Chinese property seekers. 
In 2015, suburbs like Rose Bay and Darlinghurst topped the list of sought-after areas for Chinese buyers, followed by Merrylands and West Ryde.
Rowville was number five in 2015 is now at number three and Ringwood makes its debut this year at number 10.

Chatswood knocks Glen Waverley off top spot in popularity with Chinese property buyers

Melbourne’s median house price has surged over $750,000 for the first time, new data from the REIV shows.
Ringwood - East and North - along with Caulfield South - and prestigious Toorak - led Melbourne's median house to $750,000 plus. 
In the three months to December 31, Melbourne’s median house price increased 5.0 per cent to a record high $770,000.
Growth was widespread across Melbourne and the market – from Toorak and Brighton to Moonee Ponds and Macleod. Double-digit growth was experienced in 43 of suburbs with more than 30 sales. 
Growth was also recorded in the outer, more affordable suburbs, including Cranbourne in the south-east, and Hoppers Crossing and Wyndham Vale in the west.
The median house price in all three suburbs remains below $450,000.
Units and apartments also increased in price over the December quarter in Melbourne, rising 3.0 per cent to $563,500. 
In regional Victoria, house prices experienced growth of 2.0 per cent to $358,000, while the unit and apartment median was slightly lower than the September quarter at $269,000.
The REIV President, Joseph Walton, said the latest quarterly figures indicate strength in the Victorian market.
“Transaction numbers in the inner and middle suburbs of Melbourne were up more than 20 per cent from the September quarter,” he said. 
“The ongoing interest from investors and homebuyers in the Victorian market looks likely to continue well into this year,” he said.
He said buyer demand continues to drive price growth and high clearance rates.

Ringwood, Caulfield and Toorak price growth lead Melbourne's median house to $750,000 plus: REIV

The appointment of Gladys Berejiklian as NSW Premier and her suggestion to review all options to address housing affordability should provide some optimism for a generation of young Australians who have a very real fear that owning their own home is fast (if not already) slipping beyond their reach.
As it stands, in Sydney the average home costs 12 times the average household income (20 years ago this was only four times), stamp duty tax has increased by a jaw-dropping 750 per cent over that same period in NSW and while building approvals in metropolitan areas is on the rise, lower interest and strong population growth have combined to increase demand for property faster than we can supply them. Throw this all into a melting pot and what we are left with is; a housing affordability crisis.
So in search of answers, LJ Hooker conducted a survey of more than 2,600 property owners which found that stamp duty was a major factor in the decision making process for those looking to sell and buy property.
The survey found that 51 percent of home owners that received an appraisal by a real estate agent but did not subsequently list their property for sale, would, in fact, do so if stamp duty was lower. This figure rose to 61 per cent if stamp duty was abolished altogether.
These numbers highlight the chokehold the current stamp duty tax has on the secondary market; Australians families would like to sell, move and relocate but cannot afford the cost of transacting. According to our data the reduction or removal of stamp duty will see more properties come onto the market, which in turn will help balance the current supply and demand issue.
But solving housing affordability is not a one-step process, nor is there one bandaid answer. Instead, state and federal governments should work together to look at a number of solutions which could elevate housing stress, so our children’s children will be able to afford property in all the major cities across Australia.
Here at LJ Hooker, we think these changes to the below three policy areas will help the likes of Premier Berejiklian, and her kin across Australia solve housing affordability issues:
1. Affordable housing
Recent strong price growth across our capital cities has seen low-income and essential service workers such as teachers, nurses and emergency service workers priced out of most inner city markets. However, these areas still require the services that these workers provide.
The provision of affordable housing for these low and middle-income families is required to ensure a diverse range of households have access to housing across all areas of our capital cities. 
However, at present, it has not been feasible for developers to provide affordable solutions. The government, therefore, needs to step in with incentives to ensure the delivery of affordable housing can occur. After all having nurses live near hospitals, and teachers live near schools just makes sense.
2. Removal of stamp duty
The high cost of selling, buying and moving home has reached a point where people are reconsidering and/or delaying their next property move. Recent strong price growth, and the fact that stamp duty is calculated on the value of the property, means that it has reached a point where it is having a big impact on the budgets of property buyers.
The scrapping of stamp duty would directly assist housing affordability by helping increase the mobility of the population and encourage owner-occupiers to upsize and downgrade into a property that suits their changing needs without being slogged with an exorbitant tax. This will insure more properties become available for sale, helping balance supply with demand and insuring more families get to grow up in their home of choice.
3. Regionalisation and decentralisation of government services and businesses
The growing population across all capital cities and the increasing cost of providing infrastructure to the masses mean that decentralisation of businesses, households and government departments is becoming essential.
With more than 90 per cent of the Australian population living in capital cities, there is a need to incentivise businesses to relocate, or start-up, some or all, of their business in our major and minor regional centres.
This regionalisation will boost the economies of these smaller regions and provide employees access to more affordable housing in these areas. It will also elevate some stress and demand on infrastructure, services and housing in capital cities.
We look to our politicians and decision makers to take these policies under consideration. Inaction will only perpetuate the issues faced by Australian families. Their needs to be decisive structural change to make the long-held Australian dream of home ownership a reality for all Australian families and individuals.

Commbank's Craig James noted inflation has bottomed, "but it certainly doesn’t seem on a sharp acceleration path."
Annual inflation has lifted from 1.0 percent to 1.5 percent over the past six months, but it remains well below the Reserve Bank’s 2-3 percent target band, he advised. 
"But while inflation is not yet a concern for the Reserve Bank, interestingly consumers have other ideas.
"The latest weekly consumer sentiment survey by Roy Morgan and ANZ put inflationary expectations (out two years) at the highest level in 4½ years.
 "No doubt the lift in petrol prices has spooked consumers and caused them to take their eyes off other prices which are either falling or becalmed. 
"It is clear that interest rates will stay low for an extended period.
"The Reserve Bank doesn’t need to cut rates again with inflation trending higher, rather than lower.
"And there are doubts that rate cuts would actually do much in terms of driving the economy higher and lifting inflation," James said. 
He noted the main changes were tobacco prices rose by 7.4 percent, with petrol up 6.7 percent, domestic travel and accommodation up 5.5 percent and home purchase up 0.5 percent.
"The CPI was dragged lower by a 2.6 pe cent fall in international holiday travel and accommodation, 5.1 percent fall in clothing “accessories” and 3.2 percent fall in waters, soft drink and juices."

Inflation remains subdued as housing rental markets go bust in Perth and Darwin

The stockbroker Bell Potter has dropped its buy recommendation for shares in the McGrath Estate Agent group.
Bell Potter, along with investment bank JP Morgan underwrote the sharemarket listing of property agent McGrath in December 2015 at $2.10 a share.
Bell Potter told its clients that McGrath shares are a "hold" with an 86 cent a share 12 month price target.
Until this week's trading update by McGrath, Bell Potter had the shares as a buy worth $1.20 potentially.
The update advised agent departures and the low listing landscape meant McGrath revenue would be lower than expected.
Bell Potter noted the key window for recruiting agents had also just passed "so we do not anticipate much increase in agent numbers before financial year end."
Property Observer gathers McGrath's agent retention packages to reduce further departures includes previously unseen generous commission share, which would potentially add to the agency costs. 
Bell Potter analyst Chris Savage did note his key driver of the downgrade was "large agent churn which is company rather than industry specific.
"We are more concerned about the large agent churn rather than the low listing volumes as it implies an internal issue that puts at risk the leverage we perceived the company to have to a recovery in listing volumes."
"We were forecasting 1HFY17 EBITDA of $9.7m and, following the update, there is no change to this forecast. 
"We were forecasting 2HFY17 of $11.2m, however, and we now reduce this forecast to $7.2m which is 25 percent below our 1HFY17 EBITDA forecast. 
"The net result on our full year FY17 EPS forecast (calculated on NPATA) is a 21 percent downgrade and we have also downgraded our FY18 and FY19 EPS forecasts by 28 percent and 25 percent respectively.
"The key driver of the downgrades in each period has been lower agent numbers than we previously forecast.
"The net result is a 32 percent decrease in our PT from $1.25 to $0.85 which is a modest premium to the share price and we downgrade from BUY to HOLD."

McGrath now a hold rather than a buy: Bell Potter

Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

Bottega House to make Brisbane debut with St Lucia riverfront apartment development

<a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> is advancing its affordable apartment model into Brisbane with the acquisition of another site at Cordelia Street in South Brisbane for $27 million.

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

Sherpa acquires new site for second Brisbane apartment tower

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Flowe is positioned directly opposite Bowden Village Reserve and within walking distance of Bowden Railway Station and the Adelaide Entertainment Centre, placing future residents just minutes from the Adelaide CBD while remaining connected to one of the city's most established urban renewal precincts.
