A good clean means a good night’s sleep

A new office and warehouse dual occupancy in Melbourne’s south-east suburb of Huntingdale has been sold to a private investor.
The two units were 308 square metres each, with street frontage and secure on-site parking, built on a 1388 square metre industrial 1 zoned site.
38 Shafton Street sold for $1.15 million, while 32 Hargreaves Street sold for $905,000.
Both are destined for a self-managed super fund, according to Savills associate director Daniel Kelly, who brokered the deal.
Kelly said the were sold with three year leases at a total rental return of $118,000 per annum net plus GST and outgoings.
He said tax advantages available to SMSFs and low interest rates were advantageous for buyers.
“Having the tenancies in place on new leases and the quality of the product coupled with substantial depreciation benefits is an easy fit for a self-managed super fund,’’ Kelly said.
The vendor was a local developer.

Noise is everywhere. We live with it, inside and outside our homes. It defines contemporary urban life, the world over. Its companion, silence, also holds its own: from the stretches of suburbia to the degraded spaces of nature, a seeming absence of life is apparent. 
The first “Let Cities Speak” article finished by asking: how do communities discover sonic identities within these contemporary soundscapes? This article points to research projects that seek answers to this question.
I have argued elsewhere that sound installations can act to “rupture” noisy soundscapes, producing zones of experiential diversity. There are many international examples that attempt to achieve this. The artist locates intensive listening encounters within the city, bringing our attention to new sensory experiences.
An excellent local example, in Melbourne, is Sonia Leber and David Chesworth’s Proximites at William Barak Bridge. This is a permanently fixed sound installation that provides experiential diversity for those willing to seek it. Voices of the Commonwealth countries dance around the listener as they look upon the city.  
Robin Fox created a temporary installation in Northbank, Melbourne, titled Giant Theremin. This interactive sculpture produces electronic sounds that entice a range of playful responses from visitors, including dance, laughter and even BMX stunts. 
But, increasingly, such artistic interventions, while important and valuable, serve only to provide the “possibility” of new listening experiences. Whether such spaces should become places of significant sonic identity is an entirely different question, and one that is presumably beyond the artist’s control.
Increasing appetite for “placemaking” sounds
My research is turning toward community-led design in which a more meaningful essence of “placemaking” might be found.
After all, how can we expect to develop sonic identities if members of the community are not involved in their very discovery?
I am involved in two research projects that are exploring this proposition. One reshapes motorway noise into meaningful listening experiences. The other searches for a soundmark in the silence of suburbia.
Transforming motorway noise
Research funded by the Transurban Innovation Grant is working with communities living with motorway noise to discover “noise transformation” approaches that help to produce more liveable conditions.
Where the constant drone of passing traffic is inescapable, noise transformation combined with urban design aims to reclaim those unused green spaces that border these busy roads.
The research is in its early stages, but what we have found to date is that the community members who have experienced our prototype point very strongly to those transformed soundscapes that – in their words – reduce anxiety, and provide interesting listening experiences that warrant ongoing visits.
The researchers were surprised by the community’s enthusiasm for the transformation sites. There was certainly no expectation of a positive response to what might have been seen as a band-aid solution to an ongoing urban problem. Instead, what we witnessed was a genuine curiosity and fascination with an act of futuristic placemaking that could one day be part of everyday life.
Creating a suburban soundmark
In Melbourne’s southeast, research funded by the City of Casey is working to integrate an interactive artwork into a community centre plaza at Clyde North. The artwork plays back local field recordings that were identified by the local community via a Facebook page. The question was posted:
What sounds define your suburb?
Not withstanding a few droll, though humorous, responses (“the voices in my head”, “the sounds of hoons doing burn-outs at 2am”), we were encouraged by the range of positive responses. These suggested strong civic pride – especially those that pointed towards the sounds and smells of multiculturalism and social life in general.
The work’s behaviour is dependent on how locals choose to interact with the central “sensing” stone. The sensing stone is sculpted bluestone with four aluminium strip inlays. The aluminium strips detect human presence through the electrical charge latent in our bodies, which is sent as data to a memory system that responds with audio, lighting and vibration. 
The more interaction, the more lively will be the soundmark, which it generates at dawn and dusk.
Those who read the first “Let Cities Speak” article might note a relationship with the temporal consistency of the village bell. The artwork’s soundmark emerges twice a day, imbuing it with a quotidian character. 
But in this case, the sounds played have been identified by the Clyde North community, and shaped by them. Given that the soundmark’s behaviour is based on community interaction during the day, the work acts as a type of social barometer reflecting back to the community their relationship with the artwork.
The following recording is of our working prototype, yet to be installed. The low hum is a vibrating steel plate, which responds to human interaction. The other sounds are field recordings of the Casey suburb, as identified by the community: <a href="https://cdn.theconversation.com/audio/718/casey-soundmark-rec-01.mp3" target="_blank">a youth park and a local wetland</a>.
It’s time to start listening 
While these research projects are funded by two very different sources – private industry and local council – what they both expose is an appetite within local communities to be informed and included in art, design and infrastructure projects that affect community life. 
Rather than solutions being imposed “from the top” – by industry, governments or even public art programs – today’s challenge is to learn from the community. Because it is here that identity is to be found.

Let cities speak: reclaiming a place for community with sounds

Those Federal budget announcements affecting property are actually going to have a bigger impact than initially concluded.
Young first home buyers certainly appear willing to dive into the proposed simple superannuation top-up scheme that offers tax breaks. They will likely overtime become the big Budget winners in the housing arena.
The headline housing measure kicks in from July 1 when the first-home buyer can salary sacrifice into their super account above their compulsory contribution.
Regular super remain off limits, but the scheme ought be better than money in the bank, as Treasurer Scott Morrison calculates an accelerated savings of 30 percent.
That is of course unless calamity strikes superannuation as it did in the global financial crisis.
The Budget also offered the elderly an incentive to down-size homes with tax breaks too.
But downsizes are likely to delay the sale of the family home - and not just because the new scheme doesn't start until July 2018.
Individuals who are already 65 have been urged to put off a sale at least until the legislation passes so they don't miss out on the opportunity to top up their super. 
Australians in their early 60s might also delay their downsizing if they are set to become self-funded retirees.
Of course any net proceeds from the sale of the family home will be included in the assets test for the age pension which remains a major impediment for many retirees.
Not much outcry about residential investors losing their travel expense claims when they inspect their investment property. It was good while it lasted most investors have mumbled.
But investors keen to sell their strata units have real concerns as they will be selling their second-hand properties without the attraction of a major tax deduction to the next owner.
Intended to address issues that items such as air conditioners are being claimed as tax write-offs by successive investors in excess of their actual value, it is still not clear just what the government will define as plant and equipment.
The policy intent is to restrict depreciation claims to items purchased and installed by the claiming taxpayer. Investors await draft legislation to see if it extends to say the exisiting communal lifts. 
One commentator says the changes to negative gearing depreciation claims will see investor demand for recently completed housing fall or flatline - resulting in a cooling in the Sydney apartment market price growth.
Another big measure taxing and restricting foreigners in many ways in a revenue treat for the Treasurer in the Budget will impact the market in many ways under the guise of levelling up the playing field for struggling locals.
And no one really knows just how yet that will unfold.

Negative gearing changes worry the property market

Studies of European countries show that bank taxes similar to the 0.06% bank levy introduced by the government in the 2017 federal budget will be largely borne by customers, not shareholders.
The levy could also make the banking system more, rather than less risky. The fact that a bank is asked to pay the levy is a confirmation that it is “too big to fail”. This could in turn encourage riskier behaviour. The levy might also trigger a higher probability of default by reducing a bank’s after-tax profitability
But it is difficult to say whether banks will pass the levy on to customers by increasing their loan rates, fees or both.
In its response to the levy, NAB confirmed it will not just be borne by shareholders:
The levy is not just on banks, it is a tax on every Australian who benefits from, and is part of, the banking industry. This includes NAB’s 10 million customers, 570,000 direct NAB shareholders, those who own NAB shares through their superannuation, our 1,700 suppliers and NAB’s 34,000 employees. The levy cannot be absorbed; it will be borne by these people.
Aware of this problem, the government has asked the Australian Competition and Consumer Commission (ACCC) to undertake an inquiry into residential mortgage pricing. The ACCC can require banks to explain changes to mortgage pricing and fees.
When banks pass on these taxes
The bank levy is similar to taxes recently introduced by some G20 economies, including the UK. These had the dual purpose of raising revenues and stabilising the balance sheets of large banks in the aftermath of the global financial crisis.
An analysis of bank taxes in the UK and 13 other European Union countries shows that the extent to which taxes are passed on to customers depends on how concentrated the banking industry is.
The more the industry is dominated by a small number of banks, the greater the share of the tax that is passed on to customers and the less that is borne by shareholders. In more concentrated industries customers have relatively fewer alternative options and therefore tend to be less mobile across banks. This in turn gives the large banks greater market power to increase interest rates and fees without losing customers.
Australia’s banking industry is quite concentrated. In fact, we’re around the middle of the pack of OECD countries, much higher than the US, but lower than some European countries. From this we can surmise that at least some of the cost of the bank levy here will be passed on to borrowers through higher loan rates, fees or both.
An IMF study of G20 countries suggests that a levy of 20 basis points (i.e. 0.2%, approximately three times higher than the Australian government’s bank levy), could lead to an increase in loan rates of between 5 and 10 basis points. This means that the monthly repayment on a loan (assuming an initial rate of 5.5%) would increase by approximately A$6 for every A$100,000 borrowed.
The IMF also found that the bank levy doesn’t just hit customers. A 0.2% levy would reduce banks’ asset growth rate by approximately 0.05% and permanently lower real GDP by 0.3%.
The impact on customers
If the banks pass on the levy to customers then it becomes just another indirect tax, similar to the GST. The question then is whether this is regressive - does it have a greater impact on those on lower incomes than higher incomes.
Lower income earners are likely to borrow less than higher income earners. However, lower income earners are also less able to bear an interest rate increase. They are also more likely to be excluded from borrowing when the cost of borrowing increases.
In this sense, then, if the bank levy is passed on to customers it could become a barrier to home ownership for some lower income borrowers.
More generally, if the value of bank transactions is a higher proportion of low incomes than of high incomes, then the bank levy would operate as a regressive tax and contribute to sharpening (rather than smoothing) inequalities.
Both of these would be unintended, but undesirable, consequences of the levy.

A new roadmap for Australia’s electricity networks outlines a national plan to keep the lights on, make sure bills are affordable, and decarbonise our electricity industry by mid-century.
The plan, by CSIRO and Energy Networks Australia, sets out measures that could save households A$414 a year on average, by generating their own electricity through “distributed” technologies such as solar panels and batteries. It envisages that Australia could save a total of A$101 billion by 2050, while also bringing net greenhouse emissions to zero.
As described in an earlier draft report last December, Australia’s electricity networks can be transformed to give millions of customers more choice and control over their energy, while also meeting Australia’s international climate change commitments.
The roadmap calls for a coordinated approach, but how will that play out in practice?

Regional analysis
While it is a national plan, each state and territory will play its own distinct role.
Each faces different circumstances in terms of electricity demand growth, renewable resources, state renewable energy policies, and the age and fuel mix of their existing electricity infrastructure.
The full report outlines what each state and territory can expect.
New South Wales
The renewable electricity generation share in NSW is expected increase steadily to 28 percent by 2030. Thereafter, new generation capacity building is expected to accelerate to fill the gap left by more rapid coal capacity retirement.
NSW’s rooftop solar panel capacity will increase by more than 400 percent by 2030, with more than 6,000 megawatt hours in small-scale battery storage. These changes will be driven largely by falling costs, which will encourage wider customer adoption and the use of larger system sizes.
NSW customers will become a significant player in Australia’s overall energy system, with the capacity of the state’s rooftop solar panels projected to exceed 11,000MW by 2030 - more than the state’s coal-fired capacity today.
Queensland
Similarly to NSW, were the lack of coal plant retirement to be the main driver, Queensland’s renewable electricity share would lag other states at only 12% by 2030, with more rapid transformation occurring in the period between 2030 and 2050. However, state government renewable energy schemes could modify this outcome.
Queensland will see a huge increase in rooftop solar panels, of more than 500 percent by 2030. By then, it is also forecast to have more than 10,000MWh of small-scale battery storage capacity – the equivalent of 760,000 residential battery storage systems. That will rise to the equivalent of more than 2 million household battery systems by 2050.
High levels of rooftop solar and other distributed generation will create challenges for Queensland’s electricity network. There is the potential for “reverse flow” (where local generation exceeds consumption) in many parts of the Queensland power system within 15 years.
Victoria
Victoria is assumed to meet its target of 40 percent renewable share of generation by 2025 and maintain that share for next 15 years before investment accelerates again in the 2040s.
Victoria is also set for a 500% increase in rooftop solar panels by 2030, and more than 6,000MWh in small-scale battery storage. These batteries would represent the equivalent of 440,000 residential battery storage systems installed by 2030, and more than 1 million by 2050.
South Australia
South Australia has the second highest share of renewables of all states at around 40 percent and is expected to steadily improve that position until other states accelerate their own building programs in the 2030s.
South Australia’s rooftop solar panels will increase by more than 300 percent by 2030, with 4,000MWh of small-scale battery storage.
While South Australia already leads the nation in the installation of new large-scale renewable generation and is set to become a leading installer of large-scale battery capacity, small-scale renewables and batteries will also play an important part in its future energy mix, as in other states.

Western Australia
WA’s rooftop solar power capacity will triple by 2030, combined with a forecast 2,000MWh of small-scale battery storage.
More than 40 percent of the states’s electricity is projected to come from renewable sources by 2030, as is the case in South Australia today.
Tasmania
Tasmania is the leading renewable generation state and its hydro generation and storage capacity could support grid stability in the broader National Energy Market into the future.
Residential battery storage would play a small but significant role in supporting the energy transformation in Tasmania. More than 1,000MWh in onsite battery capacity could be installed in Tasmania by 2030, and more than 2,000MWh by 2050.

The solar panel and battery revolution: how will your state measure up?

Urban bushland has health benefits beyond being a great place to go for a walk. Planners need to consider these when making decisions about the future of our cities.
It filters our air and water, helps cities avoid extremes in temperatures, and is linked to lower rates of chronic disease.
But these and other health benefits are virtually never accounted for in local and state land development processes.
Urban planners need to consider these health benefits when making decisions about the future of our cities.
What do we mean by urban bushland?
Urban bushland ranges from a bush park of native trees, to wetlands – in fact any native vegetation characteristic of the local region. With its undisturbed soils and associated wildlife, urban bushland is more diverse than other types of green spaces in our cities, like parks. So it adds significantly to neighbourhood biodiversity.
The more unfragmented the landscape, or unaltered the bushland, the more likely it will be to retain its biodiversity. Hills, watercourses and gullies, or a mixed forest, have greater biodiversity than flat land or a plantation of trees. Landscapes that change by the season add to that diversity.
The health benefits of green spaces (and urban bushland) partly comes from this biodiversity.
In cities, health benefits work at two levels. Not only do local residents receive health benefits when they use urban green spaces, the wider urban population also feels the health effects.
Healthy locals
The closer residents live to green space, particularly if it is accessible or usable, the better they report their health.
For an individual, access to green spaces contributes in multiple ways: it reduces stress, it helps us recover from illness or injury, and our thinking abilities improve when we are more contemplative and mindful of our green surroundings.
Our health improves when we use green spaces for physical exercise. And we benefit from the social engagement involved in caring for them.
The quality of green spaces plays a role in the health benefits for locals. For example, views of diverse vegetation more effectively lowers stress compared with less-diverse vegetation.
Exposure to biodiversity from the air, water, soils, vegetation, wildlife and landscape, and all the microbes associated with them (the sort retained in uncleared bushland and wetlands) enhances our immunity. This is thought to be the key to the health benefits of nature.
Wealth and health
The relationship between health benefits and living close to urban green spaces, including urban bushland, might be interpreted as being an effect of wealth. We know wealthier people tend to live in greener suburbs and wealthier people tend to be healthier.
But many studies take wealth into account, with the weight of evidence suggesting a direct health benefit from exposure to biodiversity.
So if the health benefits are due to the urban green spaces itself (and not related to wealth), they should be spread more evenly across the population.
Perhaps the health of poorer city dwellers will improve by living near to diverse green spaces, like bushland. Failing to provide access to nature entrenches health inequalities.
Healthy city
Urban bushland provides health benefits not just for local residents but for the whole city.
Forests and woodlands clean our urban air by removing particles and absorbing carbon dioxide. This reduces premature death, acute respiratory symptoms and asthma exacerbation across the city.
A recent review highlights the host of physical health problems that are reduced in urban areas with more nature, including less heart disease, obesity and diabetes. Mental health is also improved in urban areas where people are living with more green space.
Urban bushland improves city water. Wetlands and the vegetation around them clean our water by filtering, reducing exposure to pollutants carried in groundwater or surface water run-off.
Vegetation also moderates extremes of temperature providing shade when it is hot and less exposure when it’s cold and so reduces heat- or cold-related illnesses.
Shrinking urban bushland
Where new suburbs are developed on the outskirts of cities, the end result is usually near-complete clearing. Urban bushland is replaced with smaller, fragmented, more sanitised, open and neat spaces.
These are designed for a narrower (but still important) set of usable attributes, like a bike path, lawns and a playground. But the original values of the bushland are lost. This pattern is repeated in the expanding suburbs of cities across Australia.
If some urban bushland, wetlands or other landscape assets have been retained, the pressure on them from development is relentless, as seen recently in Western Australia where a highway is due to be extended through the Beeliar Wetlands.
Planning for better planning Planning processes need to use ways to assess what we might lose and what we might gain from clearing bushland.
This could involve asking what types of services existing bushland provide for local residents and the city in general. These will include their role in providing clean air and water, controlling floods, cycling nutrients, as well as their recreational or spiritual services.
These could be compared with services the proposed development offers. The comparison should make decision makers, and more importantly the public, better able to judge the true worth or cost of a development.
Such cost-benefit analyses are usually used somewhere in plannin<img src="https://counter.theconversation.edu.au/content/72876/count.gif?distributor=republish-lightbox-advanced" alt="The Conversation" width="1" height="1">g processes but rarely, if ever, are the values of biodiversity and ecosystem services considered, or the cost savings from health benefits of bushland.
These sorts of cost-benefit analyses can also be used to account for the health effects associated with local bushland. Such health assessments (or health impact assessments) need to be more widely used. And where land subdivision, road building and suburban housing developments are planned, health assessments may need to be compulsory to better account for the contribution of urban bushland to health.

As someone who’s been working with property clients across three market cycles now, I’ve certainly lived through the aftermath of many Federal Budget announcements, and the latest iteration is no different.
While for many their first response is to begin poring over the finer details of the budget with their advisors, looking for latent loopholes, the smart operators will have recognised that the 2017-18 Budget actually provides a number of new opportunities.
What is abundantly clear is that if you take the time, Treasurer Morrison’s budget already gives the property sector, and in particular developers, the “answers to the exam”, by highlighting market segments that could (and should) receive more attention.
For instance, the Budget incentivises empty nesters nearing retirement to leave their family home and downsize. For developers, this presents an opportunity to invest in more developments targeting the empty nester market, but rather than marketing these developments to "over 55s", an alternative approach may be to focus on a desirable standard of living for this generation of buyers.
Meanwhile, first home buyers are being enticed to save for a property deposit by topping up their super at the marginal tax rate. The jury's out on whether this change will actually help young buyers, but the intention is good. Again, developers may consider this as an opportunity to create more innovative first home buyer packages, helping them shift existing stock that may already be slower to sell anyway.
Another key point relates to foreign investment in new properties, with a Federal clampdown and rising State Government charges blunting the sales edge previously enjoyed by some offshore-owned development companies. On the other hand, you could take the view that it's an opportune time for these same companies to focus more of their creativity and marketing spend on Australian buyers.
So to anyone in property still trying to get to grips with this Federal Budget, I suggest they consider it an opportunity rather than an obstacle, and consider altering their approach to adapt to the changing environment. Developers who don't do so risk being left behind.

Neither the Government nor the Opposition are being bold enough in their actions to address Australia’s housing crisis.
In particular, the Budget measures intended to encourage investment in affordable housing will do little to change the investment decisions of “mum and dad” investors.
Australian’s have a love affair with property, and a penchant for negative gearing.  If the Government, or the Opposition, was clever, they’d use these tendencies to help resolve Australia’s housing crisis. 
The Government needs to appreciate that investing in affordable housing means lower rental income and lower capital growth. It needs to be as financially attractive for someone to invest in affordable housing, as compared to investing in any other residential property.  This is where tax policy can help.
A key reason for introducing the CGT discount was to encourage capital investments.  Modifying how the CGT discount operates will change the way people invest. Increasing the CGT discount is going down the right path, but an increase from 50 per cent to 60 per cent is not enough to change the investment decisions.
Our bold suggestion: increase the CGT discount to 100 per cent for affordable housing held for 10 years or more.  Make the capital gain tax free.  This will move investment in affordable housing from being a marginal investment decision, to being very attractive.
At the same time, consider reducing the CGT discount on other residential properties from 50 per cent to say 40 per cent, or lower.  Or require a property to be held for five years, rather than one year, before the CGT discount applies.  This change would temper investment into residential property, and reduce speculative investment decisions.  It would also help balance the impact on the Budget.
That is an intelligent policy decision. That is bold, and would start to change people’s investment decisions. 
This change would need to be a long term one.  The CGT discount can become like the superannuation rules, and get changed every Budget. That would only serve to undermine investor confidence.  
If the Government can look to be bold in seriously addressing housing affordability with a scalpel rather than a feather approach, it would really start to make a difference.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Beyond that, Aqualand remains behind the final stage of Barangaroo, where plans will deliver a five-hectare mixed-use precinct comprising new homes, retail, hospitality and community facilities, alongside a new Metro entrance and more than two hectares of public open space, completing the Barangaroo precinct.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

Otello launches wellness-focused Flowe Bowden with Adelaide-first mass timber apartment design

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
