Purplebricks now claims it is the third most recognised real estate brand in Australia, behind Ray White and LJ Hooker, says its CEO.
After just a year in operation, the low-cost estate agency is now the third most recognised real estate brand, according to its UK chief executive Michael Bruce.
Mr Bruce cited brand awareness research it commissioned in May through market research firm PHD which found that one in 10 people mentioned Purplebricks when asked: "If you were thinking of selling your home, what companies would you think of contacting first?"
This was up from just four per cent in March. It spent over $6 million in its first-year in Australia promoting the brand through television, radio and online.
Since then Purplebricks has leapfrogged well-known Australian brands including McGrath, Hocking Stuart, Century 21 and Raine &amp; Horne, according to the PHD research, following its expansion into Sydney, Perth and Adelaide
Ray White ranked first with 27 per cent spontaneous awareness and LJ Hooker second with 24 per cent.
<div>"We're at 10 per cent spontaneous awareness in Australia and are now the third most well known real estate brand in Australia. And we have achieved that in eight months," Mr Bruce told The Australian Financial Review, which has been pushing the low commission website through its editorial articles.</div>

"Australian people are taking to Purplebricks quicker here than the UK," the AFR reported.
"We're growing quicker on every key performance indicator (KPI): revenue, local property experts, listings and sales. All of those things we are ahead of where we were in the UK," he said.

<div>According to its Australian website, Purplebricks has sold about 1100 properties in Australia and won more than 2000 listings since launching. Vendors pay between $4500 and $5500 to sell their home through a Purplebricks "local property expert".</div>

Australia accounted for 7.4 per cent of Purplebricks' full-year revenue in 2017 of £46.7 million when the company reported its results recently.
The agency secured a <a href="https://www.realestate.com.au/sold/property-house-nsw-oyster+bay-126258198" target="_blank">$3.1 million Oyster Bay riverfront weekend sale</a> for property developer David Fam after it was passed in at its one registered bidder auction.
Agent Joshua Singer told AFR he had sold 35 properties since joining Purplebricks in January from traditional agency Century 21.

Tiny houses are now so popular that someone was recently charged with stealing one.
A social media campaign tracked its journey from Canberra to Hervey Bay. My research to date has found a marked increase in people who want their own tiny house, particularly among older women.

This tiny house was tracked across the country last week.
Since the first tiny house groups appeared on Facebook in 2013, such groups and pages have proliferated. The original Facebook pages, such as Tiny Houses Australia, have nearly 50,000 followers. Some groups, such as Tiny Houses Brisbane, are extremely active and hold regular meetings.
Based on earlier research, I argued that tiny houses could be part of a solution to the perennial and wicked problem of unaffordable housing, as well as improving urban density and the environmental sustainability of housing. In 2015, very few people had actually built one.
A repeat of the 2015 survey has found a marked increase in people building or wanting to build a tiny house. Some 20% of current respondents (173 to date, but the survey is ongoing) had built or were building a tiny house. Another 61% intended to build one.
Most of these tiny houses were fully mobile, partly mobile (that is, a container house) or on skids. Only 20% were intended to be permanent. Interest was equally divided between urban and rural residential areas. 
There was a statistically significant relationship between preferred location and type of tiny house. Most of those preferring rural locations wished to build a permanent or container-type tiny house. Those wanting urban locations preferred mobile tiny houses. This is likely the result of urban land costs, although more than 50% of survey respondents stated that they would prefer to build on their own land.
<h2>Tiny houses appeal to older women</h2>
Demographically, interest in tiny houses is biased towards older women. The majority of respondents were women over 50. 
Although this could be a result of sampling bias (more women than men tend to complete surveys), it also could reflect other research showing that single women over 50 are the fastest-growing demographic for homelessness in Australia. This is due to relationship break-ups, employer bias against older women, and lack of superannuation savings.
Tiny houses are an ideal housing form for single women, as they could site one on property belonging to an adult child or other relative, yet maintain their independence and privacy. As one respondent said:
I am 53 and am finding it hard to get employment, so this reduces the pressure on me by paying less rent in a tiny house. Hopefully will free me up to have a better lifestyle, health and fitness and time…
A tiny house with a small fenced-off yard for my small dogs is really all I need. I’d be happy to live in a TH community with communal gardens etc. This is my only viable option to own a home and homelessness in the future is a real fear.
As with the previous survey, the drivers for tiny house living were predominantly economic, then environmental. 
In a possible reflection of the strong demand for urban living, the most important driver was “too expensive property in preferred area”. Then came: wanting to reduce overall debt, not wanting a mortgage, wishing to downsize, and housing too expensive in general. 
This respondent summed up the economic drivers:
I just want to own my home. I have been a renter for 30 years and long to own my own space and have more freedom to do things I love and work less.
Environmental sustainability and conscious consuming were seen as the second-most important benefits. The backlash against the McMansions of previous decades is strong:
I support the ideas of tiny houses for conscious consuming. We all consume too much land. Infrastructure and space for what we need. We then choose to fill up the spaces with more stuff and also travel further to our destinations using more fuel to get there. It’s a downward spiral, which could be contained by more sensible accommodation choices and a more thoughtful attitude towards resources.
Another respondent said:
Maintaining and building/sustaining standard stock (4 bed 2 bath) is time-consuming and soul-destroying. I own a 6-bedroom house now … the upkeep and the way it gets in the way of real relationships is something I have come to realise and do something about.
<h2>What does this mean for urban planning?</h2>
In keeping with previous research, respondents noted significant barriers, particularly inflexible planning schemes, and then the cost of land. However, these barriers were ranked much lower than the drivers – only two (planning scheme inflexibility and complexity) were given a mean score more than four (out of five). 
This might indicate that local governments are becoming more open to the idea of tiny houses as an alternative to high-rises for increasing density in what is known as the “missing middle”. 
Indeed, architects, consultants, planning professionals and academics collaborated on the recently released Tiny House Planning Resource for Australia 2017. It aims to assist planners, policymakers and the wider community to better understand the tiny house movement and its potential to contribute to greater choice in housing supply and diversity.
Yes, tiny houses are one, possibly extreme, end of the housing form continuum. They don’t suit all demographics, but the increasing interest shows that local governments need to seriously consider allowing tiny houses in urban areas.
They have significant potential to be a catalyst for infill development, either as tiny house villages, or by relaxing planning schemes to allow owners and tenants to situate well-designed tiny houses on suburban lots.
 
One respondent summed it up well:
Regulations need to be freed up to allow more than a small secondary dwelling on a typical suburban lot in a general residential zone. Financiers, valuers and mortgage insurers need to be coached into the benefits of small as arguably the only way to move forward in this current affordability and sustainability crisis. 
The tiny house on its own freehold lot - whether in a community or Torrens title - has to be a way to enable ease of financing. This means that if a local government is serious about affordability, planning regulations need to change to enable freehold titling and increased density without having to go through costly and time-consuming development approval processes.

Interest in tiny houses is growing, so who wants them and why?

Australians have been fascinated by “Big Things” since the 1960s, when statues such as Adelaide’s Big Scotsman and the Big Banana in Coffs Harbour were opened to great fanfare.
These super-sized structures can be found in other countries, too. The United States is known for its Big Donut, Canada has the world’s largest fiddle, but the attachment to Big Things here has an almost patriotic quality.
Many will recall childhood road trips punctuated by such highlights as a giant Merino sheep or a towering rocking horse, or an assortment of fruits – the Big Avocado, the Big Orange and the Big Mango. When the latter was reported “missing” in 2014, the news made national headlines, only to be later revealed as a publicity stunt.
But in a nation now littered with at least 200 Big Things, there is a sizeable problem. What to do with them as they age and wear out? Many Big Things were built cheaply from concrete and fibreglass – materials that inevitably fade and decay. 
Some structures — such as the Big Pineapple, the Big Macadamia Nut, the Big Orange and the Big Prawn — have, in recent times, either fallen into disrepair or struggled to bring in much income. Then there are others, such as Cairns’s Big Captain Cook, which invite controversy.
The Big Captain Cook stands in a vacant lot on the side of the Cook Highway; its legs show signs of concrete cancer and its paint job is flaky. The hotel that once accompanied Cook is long demolished, and the local community is divided over the appropriate fate of its landmark. 
Should he be repainted, or dismantled, or relocated to a place such as James Cook University where, in 2006, students petitioned for his adoption? (Since the university is named after Cook, they thought it would be a good match.) Earlier this year, he was draped with a large Sorry sign to coincide with Australia Day. Indigenous artist Munganbana Norman Miller has proposed the Cook statue be given a Big Boomerang to hold.
Then there is South Australia’s “Larry” the Lobster. Created in 1979, the 17-metre fibreglass crustacean has been on the market intermittently since the late 1980s and reportedly needed repairs. The state government offered A$10,000 to help in late 2015. 
The Lobster was recently the subject of a nationwide fundraising campaign #PinchAMate led by radio hosts Hamish and Andy. Earlier this month, Larry, who comes with a restaurant attached, failed to draw a bid at auction. But its owners said they were still hopeful of selling Larry, which recently had a A$50,000-plus makeover.
Yet while some Big Things, such as the Big Orange (Berri, South Australia) and the Big Macadamia Nut (Nambour, Queensland), sit abandoned, communities continue to build new monuments to attract tourists to remote corners of Australia. The Big Golden Gumboot in Tully, the Big Bogan in Nyngan and the Big Meat Ant in Augathella are examples of the new generation of local symbols. 
On the one hand, we can hardly begrudge a community that wishes to unite around a wonderfully kitschy piece of public art. On the other, we have to question why local authorities allow new structures to go ahead when these same local authorities may be asked to take on their upkeep in 30 years’ time.
One of Australia’s most beloved Big Things, the Big Pineapple in Nambour, was built in 1971. It was once a necessary pit-stop on the Queensland coastal tourist trail. In 1983, even Prince Charles and Princess Diana visited it. But in recent years the number of visitors to the Big Pineapple has fallen dramatically. It has been for sale several times since 1996, and even closed for a period during 2010-2011. 
In 2009, the Big Pineapple was added to the Queensland State Heritage Register, giving it some legal protection. This move also imposed an expectation that the owners would maintain the structure for future generations. Some saw this as a victory, but for others — including the owners at the time — the listing was a burden that limited opportunities for commercial success. 
In 2017, the Big Pineapple is in the news again. A proposal for a multi-million-dollar overhaul is before the local council, with the aim of converting it into an “extreme tourism” attraction with adventure tourism, music, a water park, camping, a brewery and winery. This is clearly another attempt to bring life (and income) back to the ageing icon.
The sheer volume of Australia’s Big Things makes it impossible to guarantee that all will survive. More local authorities will inevitably face emotive public debates, akin to the furore over the Ballina council’s threatened demolition of the Big Prawn in 2009. (In that instance, the crustacean was bought by Bunnings, which kept it as part of a redevelopment of the property it was attached to.) 
One man’s trash is another man’s Big Pineapple. These are undeniably public landmarks of socio-cultural significance, and some — like the Pineapple — warrant preservation. 
Still, heritage bodies and governments will need to make difficult, and probably unpopular, decisions that may likely send some of our Big Things to the scrap heap. At the time they were built, it was already clear that Big Things typically have an expiration date.

Australia’s ‘big’ problem – what to do with our ageing amusing super-sized statues?

The Agency has secured a much-needed coastal eastern suburbs outlet as the Laing brothers Geoff, Tony and Michael have decided to join the emerging estate agency.
The Agency have exclaimed it to be a "landmark event" in Australian real estate since the family owned and operated company S J Laing &amp; Son Pty Limited, has been trading as Raine &amp; Horne Bondi Junction and Coogee/Clovelly for the last 23 years.
The family agency opened its doors in 1958.
“The Laing family has built one of the highest reputations in the real estate industry within Australia,” Matt Lahood, CEO The Agency said.
"We are honoured they have decided to become part of The Agency business.
"The values, ethics and morals of the Laing family, and the business’ legacy over the last 59 years, have gained them a standing beyond reproach.
"The Laing family’s integrity and business acumen has set the bar very high," he said.
The Laing family’s real estate business has been one of the most successful in Sydney, with major institutional, church, commercial and residential clients, along with one of the largest rent rolls across the Eastern Suburbs.
Tony Laing has consistently ranked in Raine &amp; Horne’s top ten sales agents nationally.
Along with their 40 staff, the Laings will continue their key roles within The Agency’s Sydney operation.
The addition of the commercial sales and leasing arm under the experienced guidance of Michael Laing, is a key change to The Agency’s offering to date.
“When the opportunity arose to join The Agency, it was an extremely difficult decision to make for Geoff, Michael and I, considering our long-term personal and business relationships,” Tony Laing explains, “but in the end, it provided us with a new and exciting opportunity for our business.”
In May this year Mosman-based LJ Hooker Lower North Shore joined the Ray White network in a shock defection. 
The Agency has since picked up the former Ray White Yates outfit.

The Sydney suburb of Waterloo is set to be redeveloped as a state-government-nominated “State Significant Precinct”.
Many Waterloo residents are anxious about the relocation process and about what kind of neighbourhood they will return to. 
Documentary filmmakers and urban scholars are working alongside residents as they attempt to engage with media reporting and urban planning of the redevelopment.
One project, #WeLiveHere2017, is part-urban performance and part-documentary. Up to 500 residents in two public housing towers are each being given a coloured “mood light” to install in their window. Residents can change the colour of their light to express how they feel about the changes in their neighbourhood, including their possible relocation.
The project is a response to public tenants often having little choice or say in the key debates and decisions about their changing neighbourhoods and homes.
What is the main purpose of housing?
The Waterloo site includes about 18 hectares of government-owned land containing low-, medium- and high-rise public housing. According to Planning NSW, the redevelopment will increase “housing and jobs”. 
Housing affordability is a hot issue across the political spectrum. The problem is felt most acutely by those who are struggling to get into the housing market, to find an affordable rental, or to simply put a roof over their head.
While the problem seems obvious, there are divergent views about the causes and solutions to this crisis.
Many politicians and policymakers do not engage – or do not want to engage – with debates about non-market solutions to the housing problem.
This debate has a long history. In 1872, Frederick Engels concluded that “the so-called housing shortage, which plays such a great role in the press” was the result of industrialising European cities not providing worker housing.
Engels understood that residential housing is political, and that if market societies fail to provide workers with enough adequate housing, the housing problem will continue ad infinitum.
Solutions depend on the questions we ask
Finding effective solutions depends on asking the right housing questions. The public debate is replete with evidenced-based housing data about the wrong, or possibly non-housing, questions.
Housing supply and dwelling completions data answer popular housing questions, but often presuppose a particular private housing type. Housing market analyses focus on economic exchange rather than questions of residential use.
Arguably, the key housing question is this: should we continue with policy that encourages housing to be treated as a safety deposit box for growing capital, or should housing be revalued for its habitational uses, such as housing for the poor, workers and the elderly in our cities?
Asking about these uses of homes reminds us that people actually live in houses, and that people need housing to live in if they are to work in our cities.
Urban economies only function when a cross-section of society lives in the city to provide a diverse labour force. In other words, it’s about housing and jobs. 
Policy that treats houses as abstract market commodities has effectively devalued the tacit knowledge that is gained from how different people inhabit their housing and city.
Shedding light on people’s housing problem
The value of a creative artistic practice such as #WeLiveHere2017 lies in its capacity to expose the housing problem.
The “evidence base” about public housing redevelopment is currently framed around recording “concentrations of poverty”, mapping “poorly maintained public housing assets” and “economic modelling” that justifies government agendas to sell outright or to lease out public land and housing for economic purposes.
This evidence base limits residents’ capacity to create alternative narratives about their homes and neighbourhoods, because these rely on different types of data and evidence.
The media regularly create stories about public housing estates as sites of dysfunction, disorder and crime. These stories draw on the government’s evidence base, which is produced to support its redevelopment agendas.
This evidence base and media reporting often position individual tenant behaviour, rather than government policy, as the housing problem.
Because they are deemed to be the problem, residents of public housing neighbourhoods find it hard to engage in the political processes and debates that set out the so-called “housing problems” in our cities. 
The human dimensions of the housing crisis
The #WeLiveHere2017 project is a response to the devaluing of the locally situated knowledge of residents. It attempts to capture their concerns about their changing neighbourhoods and homes.
The project turns an inanimate building into a metaphorical sentient structure. Through the mood lights, it is expressing the habitational experiences and anxieties of the residents.
It not only puts “a human face to public housing”, it puts a human face to the key housing question in the global city of Sydney: where will the poor, elderly and workers live in our city?

We Live Here: how do residents feel about public housing redevelopment?

With all of the negative press about Australia’s National Broadband Network (NBN), consumers who have the option to switch to the NBN from a working broadband connection might be forgiven for being cautious.
After the NBN is made available in an area, residents have up to 18 months to switch from their current plans to one provided on the NBN. Once it is available in an area however, residents are usually deluged with offers from various internet service providers (ISPs) about switching, making it hard to ignore. 
<h2>Moving to NBN on HFC</h2>
In my area in Western Australia, I have had HFC from Telstra for many years and so changing to the NBN does not involve a change in the underlying technology. Although some researchers have classified HFC as being an inferior technology to Fibre to the Node, it is actually capable of delivering speeds of 100 Mbps down and 40 Mbps up. Within the next one to two years HFC will be capable of 1 Gbps speeds with the roll out of DOCSIS 3.1. 
HFC connections may still suffer if ISPs do not adequately provision adequate CVC capacity on the NBN but HFC does not have the same limitations as Fibre to the Node with regard to the distance from the node. There is also a possibility that the NBN will see more homes connected to a node than was the case when Telstra ran the network. This may also impact performance.
In my case, I was consistently getting speeds of 100 Mbps for downloads but only 2 Mbps for uploads. Prior to the NBN, these speeds have been a luxury for those Australian’s who lived in areas that were services by Telstra and Optus with HFC.
Making the switch to the NBN was relatively simple but uncovered some decisions that it is worth spending time considering. If doing a conversion, some of the options aren’t made obvious by the sales team and so need to be explicitly requested.
<h2>The question of speed</h2>
Once you have decided on an ISP, there is the question of what speed of connection is available at any given residence. HFC doesn’t suffer from a slowdown based on the distance from the “node” and so speeds up to 100 Mbps are available. ISPs like Telstra however, sell plans based on download limits and at the default of 25 Mpbs. Choosing up to 100 Mbps costs another AUD 30 a month. 
It seems that for most Australians who have connected to the NBN, the default of 25 Mbps has been the most popular choice, with 53% of fixed connections being at 25 Mbps and a further 29% at the lowest tier of 12 Mbps. For the average family just watching streaming video and using social media and browsing, this is likely to be fine. It has resulted however in the overall average speed of internet connections in Australia remaining low at 10.1 Mbps.
<h2>Choice of wireless router</h2>
Another choice that doesn’t seem important at the time is the choice of wireless router that ISPs offer. Here again, the default for Telstra is a basic Sagemcom F@ST 5535. And it is basic. It doesn’t support the fastest wireless protocols used by recent smartphones and laptops, 802.11ac. The fixed cable connections from the router are also not the fastest kind. Not having the fastest wireless can make a significant difference to the overall speed of the internet connection of devices and so it is always worth upgrading. 
Some of the routers also have the ability to fail over to using 4G if the NBN connection is not available for any reason. This may be important because on the NBN, the landline phone is switched over to using the main internet connection using Voice over IP (VoIP) and not the physical connection over the old copper network. However, if the power goes out, the phone will also be unavailable even by this route.
Other than for the phone connection, any wireless router can be connected to the NBN modem. The Telstra router can then be simply used for the phone connection and its WiFi switched off. 
<h2>Making the switch</h2>
For me, and I stress the personal nature of this, the switch was fast, efficient and painless. From contacting Telstra, the wireless router was shipped within 4 days and the appointment with the NBN technician booked for a week after the order was placed. Any interaction with the Telstra NBN connection staff involved little wait times and the only negatives were some confusing emails and an order status that said the order was delayed when it wasn’t.
The NBN technician arrived and didn’t need to switch the physical box attached to the wall outside the house. It was just a question of plugging in the modem, making sure it worked, and telling NBN and Telstra to switch it all on. The technician gave me advice of avoiding being disconnected when making the switch over from the old system to the new and then left, although I had been barraging him with questions about how the rollout was going. 
Getting connected was just a question of connecting the wireless router to the NBN modem, switching it on and connecting to the wireless network. As I mentioned above, I use Apple wireless routers and so altered the configuration after things were connected.
<h2>And the results?</h2>
The download speed dropped from the Telstra non-NBN connection. During the morning, I got about 94 Mbps download. The massive difference was in the upload speed which is now about 38 Mbps. This is a huge bonus over the existing connection which gave 2 Mbps. Upload speeds are never really thought about as a problem until you realise that synchronising with services like iCloud, Google Drive and DropBox all become significantly faster with the NBN connection. 
However, in the evening, the speed dropped to between 50 - 70 Mbps download and 23 - 35 Mbps upload. This was something that didn’t happen on the Telstra non-NBN connection which was consistent even in the evenings. 
It is still early days and as more people connect in my immediate area, bandwidth may be further affected. Telstra may also ramp up the capacity so that there are not these changes in speed based on the time of day. 
<h2>Update from NBN Co</h2>
In response to the article, a spokesperson from NBN Co clarified the following points:
[1] With regard to the number of HFC connections per node:
“At present Telstra runs around 1000 premises on an HFC node sharing 1Gbps of capacity. On the nbn we will have only 650 premises per Node and once we reach full DOCSIS 3.1 we will have 10Gbps of capacity available”
[2] Regarding the speed drop I had experienced in the evenings:
“Your speed drop in the evening is almost certainly CVC related”

The Minutes of the September Board meeting suggest that the RBA is feeling increasingly comfortable with the domestic economic backdrop.
There is a slight hawkish tilt creeping into RBA commentary of late, although we would characterise the RBA as still maintaining a neutral policy bias.
The marked improvement in the labour market means that baring an economic shock, the next move in the cash rate is up. Market pricing has shifted further towards tightening over the past week. A rate rise is fully priced by August 2018.

The Board continues to apply a positive tone to developments offshore. In particular, it was noted that, “the data received over the prior month confirmed that global economic conditions had strengthened since 2016.” While labour markets continue to tighten, the Board flagged that, “core inflation had eased a little.”

As Governor Lowe flagged a few weeks ago, this month’s “special discussion” was on the Chinese economy. In that context, nothing should be read into the Board’s decision specifically to devote two paragraphs to the Chinese economy. The Board notes that although iron ore prices had risen, in part because of Chinese demand, it expects prices to fall over the period ahead because of a lift in the supply of iron ore. We agree.
The Board continues to sound upbeat on the Australian labour market, noting that the broad-based employment growth across the states signalled the end of the mining boom was nearing completion. And more importantly, “solid growth in employment was expected to continue, which would support household incomes and thus spending.”
Here we note that the Minutes predate the very strong August labour force report (published last week) that indicated employment rose by 54k over the month. It was the sixth robust set of monthly jobs numbers in a row and the detail was impressive (see here). As a result, the Board will be increasingly confident with its forecasts for GDP growth to lift to 23⁄4% in 2017/18.
On the latest quarterly capex survey, the Board notes that “investment expectations pointed to this (a pick-up in non-mining investment) occurring”.
On housing, the Board suggests that, “there had been clearer signs of an easing in conditions in the Sydney market but less so in Melbourne”. That looks to be a fair assessment to us. We expect some continued cooling in the national housing  market given there has been an easing in credit growth to investors, auction clearance rates have come down and consumer sentiment towards housing has  waned. 
Underemployment rate
On the AUD, the Board notes that the appreciation of the exchange rate in recent months was weighing on domestic growth and inflation. In our view, we are likely to see weak reads on tradables inflation over the next few quarters which will weigh on the overall CPI basket.

The Outlook 
We retain our long held view that policy tightening won’t arrive until late 2018. But we also acknowledge that the risk has shifted to a rate hike before then because of the remarkable improvement in the labour market. Employment growth has been phenomenal and there has been a gradual tightening in the labour market.

From a monetary policy perspective, it is about what this improvement means for wages and inflation. And how the RBA responds. In our view, while wages growth should step up in Q3, we don’t expect the underlying pulse to materially lift given spare capacity in the labour market remains elevated. In addition, there are still risks around the consumer given a declining savings rate has been required to generate modest consumption growth. Finally, the AUD looks stuck at around 80 US cents – any further appreciation because of movements in interest rate differentials is undesirable. 
With the housing market cooling, as evidenced by a range of indicators, and residential construction to become a drag on growth from here, the risks around a hike in line with market pricing appear asymmetric. There is a lot to like about the recent data flow, but there is a still a fragility to economic momentum that will not dissipate until non-mining business investment takes off. As such, policy on hold until late 2018 continues to seem the most probable scenario. 
The near term focus from a monetary policy perspective turns to Friday when the RBA Governor Lowe delivers a speech titled, “The Next Chapter”. The heading implies a forward looking perspective from Dr Lowe which means it’s likely to be particularly relevant to market participants.

Cooling in the national housing  market: Gareth Aird

The loss of the high-value young grocery shopper is the biggest risk facing Coles and Woolworths when Amazon disrupts the Australian grocery market.
According to a major new survey of 20,000 Australians conducted by the Roy Morgan Research Institute, while younger Australians like Millennials represent future value for supermarket giants, they also represent the consumers most at risk from the Amazon juggernaut expected to sweep Australian shores in coming months.
An advance briefing by Roy Morgan on their Supermarket Survival Survey revealed that 73 per cent of the highest value younger consumers known as NEO-Millennials already shop online. And they are 85 per cent more likely than the average Australian to shop online. They and their equivalents in Gen X are the fertile feeding ground for Amazon in Australia.
Despite this major shift in the future of shopping behaviour, the survey reveals that supermarket chains have been focusing on what is known as ‘owned media’ – media channels they own and run very well. The best examples of supermarket owned media are their magazines and catalogues.
Their magazine titles, for example, dominate the entire magazine market. The Coles Magazine is Australia’s most read title with 3.2 million readers of an average issue, ahead of Woolworth’s Fresh on 2.7 million readers – both well ahead of Better Homes and Gardens (1.81m), Women’s Weekly (1.76m) and Woman’s Day (1.56m).
However, the research reveals that incumbent supermarket brands may need a new approach to their magazines and catalogues – particularly with the spectre of Amazon looming on the horizon.
The survey reveals that only 2.2 per cent of Australians find magazines useful when purchasing groceries, compared to 49 per cent who find catalogues a useful tool. The Internet (20 per cent), newspapers (6 per cent) and television (5 per cent) are all ahead of magazines as grocery influencers.
In the supermarket category, catalogues rule. In an average 4 weeks 7,179,000 Australians read a Woolworths catalogue, and 7,115,000 read a Coles catalogue. This balance in favour of Woolworths is borne out in the shopping behaviour of Australians with 4.5 million mainly shopping at Woolworths compared to 4.3 million at Coles.
However, future shareholder value and profitable growth of Australia’s supermarket brands lie in the hands of the younger generations like Millennials – particularly the highest value NEO-Millennials. Australia’s 1.5 million NEO-Millennials are even less influenced by magazines with only 1.7 per cent finding them useful when shopping for groceries – in stark contrast to the power of the Internet with 39 per cent using it to inform their grocery spending. Ninety-one per cent of NEO-Millennials are in the top third of discretionary spenders in the economy – and supermarkets are chock-full of discretionary products.
Alarmingly, this high-value supermarket shopper is 157 per cent more likely than the average Australian to buy groceries online. Why is this alarming? While it’s true that a quarter (25.4 per cent) of all Australians say they’d like to buy their groceries online, only 3.7 per cent actually do, seemingly quarantining the big supermarket brands from the Amazon threat.
Elsewhere in the world, the average online grocery behaviour of Amazon-targeted countries is reportedly between 25 and 30 per cent, enabling Amazon to simply transfer online shoppers from existing brands to their Amazon Fresh or Amazon Prime offerings.
In Australia, however, with less than 4 per cent shopping for groceries online, Amazon has to grow the pie before it can take its slice. So, NEO-Millennials are a juicy target for Amazon. They spend their lives online and their online grocery shopping is already approaching 10 per cent. Add to that the fact that sixteen per cent of NEO-Millennials already are Amazon shoppers – 82 per cent more than the average Australian – they have to be considered easy pickings for Amazon.
And because they are younger, they represent lifetime value to the big supermarket chains.
So, how can Australia’s supermarket brands best prepare themselves for the Amazon assault? Certainly not on price or delivery. On all available data, Coles and Woolworths simply cannot win a price war with Amazon. And, despite Coles’ current fulfilment trial using UberRUSH to deliver groceries in Melbourne, the incumbents can’t win on delivery either.
An incumbent supermarket brand may have great supply chain, discounts, sale events, efficient &amp; inexpensive fulfilment, but it had better not have the second-best discounts &amp; fulfilment. When Amazon hits town, every retail brand in its merchandise category line-of-fire will be second best.
The American price / delivery battlefield provides stark evidence. Just look at Walmart, legendary in the US for the cheapest prices across its myriad grocery and general merchandise categories. A US study by Business Insider found that over a diverse basket of 25 grocery &amp; electronics products, Amazon was $US161.05 cheaper than Walmart. And Amazon keeps gazumping it on delivery cost and speed. Unimaginable just a few years ago.
So, what then of the incumbents’ catalogues and magazines? Are they part of the solution?
According to the Supermarket Survival Survey, magazines have a future role to play if the big incumbents adopt the new mantra of ‘think small’. The Supermarket Survival Survey reveals that the biggest threat to the supermarket categories is losing the high-value cohorts across younger generations, those shoppers most likely to already shop online and already consider a familiar Amazon more frictionless, relevant and trustworthy than their brands. These are the consumers motivated by the personal, the local, the handmade and who are moving towards zero friction and the ‘right to forget money’. They are ripe for disruption.
To retain them, Coles or Woolworths might, for example, position Amazon as the global giant, and then make their digital catalogue and magazine content relevant to different (small) communities – geographic communities, NEO-Millennials and communities of interest. Such a strategy would serve to replace the rapidly disappearing local media, highlighting not only the incumbents’ ubiquity but also their local proximity and relevance. Amazon will win on price and delivery but can never win on local authenticity.
So, the catalogues and magazines published by the supermarket incumbents have an opportunity to become their most potent weapons in the looming grocery war, but only with granular sociographic mapping of consumer types, like NEO-Millennials – way beyond geo-demographics and into the realms of local relevance and authenticity.

New Amazon threat to Coles and Woolworths

Lot sizes and backyards are shrinking in Australia at the same time as building density is increasing.
So we cannot afford to overlook the potential of existing – but neglected – spaces in our suburbs, like drains. 
In denser living environments, we will need new types of green and open space to meet the needs of residents.
One such overlooked space is the urban water drainage system. As part of my research I’m examining the potential of a co-ordinated and integrated network of suburban streams. 
The largest water catchment in the Perth metropolitan area is Bayswater Brook (previously called the Bayswater Main Drain). Largely for the purpose of improving water quality, in recent years work has begun to remake drains running through the suburbs into “living streams”.
Aside from the obvious benefits of water purification and stormwater management, these networks of suburban streams can be re-imagined as preferred paths through the neighbourhood. 
Using established drainage routes capitalises on their existing connections through a suburb. This network could amplify the connections between parks and other green areas, providing a rich soundscape of birds, frogs and insects, and a diversity of sedges, rushes, melaleucas and other vegetation along the banks. 
Look at the big picture
While the conversion of old infrastructure into living streams is not new, it has as-yet-unrealised potential to rehabilitate the large sections of open drainage that run in visible, connected ways through our suburbs. This elevates the idea of a living stream to a multi-layered ecosystem, one that includes multiple drains across the suburb. 
The Bayswater Brook permanent drainage system runs through the northeastern suburbs of Perth. These drains can be dangerous and public entry to these areas is prohibited out of necessity.
The drains run along the rear of mostly low-density housing, hidden from streets.
Their condition is typically marked by weeds, minimal vegetation and stagnant water. 
The sheer number of these open drains across the metropolitan area offers a compelling opportunity to reconceptualise the system as a holistic and integrated network of ecologically restored streams. This requires co-operation between multiple levels of government. 
A project by WaterCorp in Western Australia (which manages drainage infrastructure) has begun inviting local governments to submit proposals for use of the green space around drains. These are currently for small portions of the larger network, such as a pop-up park planned for a basin in Morley. 
The benefit of doing this in a co-ordinated way – rather than single stream restoration – lies in the possibilities of making these spaces a genuine alternative to the street.
What are the benefits?
By activating unused, off-limits areas at the back of houses, we can turn public space “inside out”. Providing a sequence of accessible paths creates a new option for pedestrians away from roads and cars, but still with an established, clear route through the suburb. We can have a space that is buffered from traffic noise without the isolation of an empty park segregated from main thoroughfares. 
Many studies have convincingly found connections between the sounds of waterscapes and restorative emotional states and views. Having multiple entry and exit points as the streams thread through the suburbs would heighten the spaces’ usefulness as everyday pathways. Children could walk along the streams to school, or adults could take a short cut to catch the bus to work, maximising this kind of beneficial interaction with water. 
Recreating natural habitats would also increase biodiversity and create a multi-sensory environment, as well as a cooler micro-climate. That would make it an even more attractive place to be in hot months. Encouraging a more natural flow of water through the streams would also reduce biting midges and mosquitoes, which thrive in stagnant water. 
Potentially the most convincing reason for local governments to rehabilitate drains is that living streams increase neighbourhood property values. Research has shown the effect is significant. In the Perth suburb of Lynwood, for example, median home values within 200 metres of a wetland restoration site increased by A$17,000 to A$26,000 above the trend increase for the area. 
This in turn can support increased density. High quality nature spaces potentially offset the sacrifice of the usual backyard area, by increasing the number of people with direct access to these spaces.
There is a growing imperative to remove the false choice between designing for people or for nature. Remaking our old infrastructure for many new uses offers multiple benefits to our ecology and well-being. When a drain becomes a living stream it doesn’t just provide a new kind of open space but adds a new dimension to enjoying, and moving through, your suburb.

More than just drains: recreating living streams through the suburbs

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Otello launches wellness-focused Flowe Bowden with Adelaide-first mass timber apartment design

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
