Set to spend more time in Sydney, the Melbourne architect Rob Mills has sold his award-winning Lorne weekender, Ocean House, for $4.8 million.

It's some way higher than the $3.65 million to $4 million guide offered when it was first listed back in mid-October.

The Trade Winds Avenue property went to private auction after a number of parties showed interest in that range.

Mills bought the 1.3 hectare Trade Winds Avenue property and built the home on a prohibitively steep site, combining the solidity of a cylindrical concrete form with the lightness and transparency of a glass and timber linear space.

“The two personalities of the house work together as one," Mills says.

"The concrete section, which houses the bedrooms is very purposeful, sheltering the house from the storms and deadening sound, in contrast to the connections with nature in the living section". The six bedroom property with rooftop entertaining deck was designed to function as two apartments, with two kitchens and a number of living areas.

It's been a $1,400 a night holiday rental.

Mills is still seeking a buyer for his luxury Melbourne residence at Armadale.

He has an $8.8 million to $9.4 million guide for the luxury home which Mills bought as a former cardboard factory.

It is now a five bedroom warehouse conversion, each bedroom with their own ensuite. 

There's a lift connecting the three levels, which includes a self-contained two bedroom apartment. There's marble floors, a black and white veined curved Italian marble staircase, one of Mills signature styles, a brass kitchen and a timber-lined 'winter-room' with a fireplace.

One of South Yarra’s finest homes is set to sell in the next couple of days.

The Italianate Victorian home on Domain Road, set in Paul Bangay gardens, was built by the Henty family. It was once owned by the merino wool operating Falkiner family, of the well known FS Falkiner &amp; Sons, who in the earlier 1900's was ran by the former politician and grazier Franc Falkiner.

The two level home is currently made up of two apartments, both owned by HWL Ebsworth partner Leon Gorr and wife Judith.

They paid $1.6 million for the upstairs unit, bought from the late businessman Peter Smedley and his wife Christine back in 1999, and then the ground level residence cost $5.5 million in 2011.

Abercromby’s agent Jock Langley says the provenance of the property is second to none. “The scale and scope offered to restore and redefine as one of Melbourne’s most prized assets exist due to the current occupants having the foresight to acquire the two huge apartments and now offer as one,” Langley says.

The expressions of interest close December 10, with early suggestions the home could fetch $25 million.

More than one million people in NSW are being invited to have their say on how laws can be changed to improve the experience of the growing number of people living and working in strata communities.

Minister for Better Regulation Kevin Anderson said community consultation was now open as a crucial part of the statutory review of both the Strata Schemes Development Act 2015 and Strata Schemes Management Act 2015.

“With the continued surge in popularity of apartment living we expect over half the population of Greater Sydney to be living in strata titled apartment towers, townhouses and blocks of flats by 2040,” Mr Anderson said. “There are now 81,717 strata schemes registered in NSW and every year this number grows by more than 1,000 across both Sydney and regional NSW.

“It is important that the laws covering strata living stay relevant and address some of the fundamental issues that might be stopping people from fulfilling the great Australian dream of home ownership. “The Government’s landmark 2015 reforms modernised strata living, but we know there is more to do.

"In particular, we know more needs to be done to ensure that apartment buildings are well maintained and remain free of building defects over their lifetime so that owners aren’t left out of pocket by tens of thousands of dollars. That’s why we will be seeking feedback on changes that would require owners to disclose critical information about programmed maintenance, capital works spending and defects.”

Mr Anderson said feedback was also being sought on a new digital Strata Portal that will capture mandatory information for each strata building in NSW and make it available to the regulator to ensure compliance with fire and other important safety requirements.

“Strata schemes are integral to supporting NSW’s growing population and housing boom. As more and more people choose to call NSW home, strata living holds the key to encouraging growing cities and urban development which is why this review is so important to ensure we make strata living more appealing,” Mr Anderson said.

Lyndon Simmons, the owner of the popular Noosa beachfront restaurant Sails, has listed his newly finished Sunshine Beach home.

Simmons's development company recently completed the Park Crescent duplex, selling the other property off the plan in 2018 for $3.45 million, with settlement only occurring in May.

He transferred the other part of the duplex to his name in 2018.

The home, at the rear of the block, has three bedrooms and three bathrooms across its 255 sqm living space.

Westpac, Australia's second biggest bank, has drastically amended its growth forecasts for the next three years.

Westpac's chief economist Bill Evans now says GDP in 2020 will see a lift of 2.8 per cent, not the three per cent decline forecast. They also now predict a four per cent gain next year, compared to a previously forecast decline of two per cent.

They have however downgraded their 2022 forecast, from 3.5 per cent growth to three per cent.

"The key to the revision for 2021 is the expectation that the recent lift in consumer sentiment to a seven year will be sustained; the increased momentum in the housing market will continue; a likely commitment by the government to continue to target a lower unemployment rate in the 2021 Budget; the huge boost to markets and global growth prospects with the advent of vaccines; the significant buffer of savings that will accommodate a large fall in the savings rate; ongoing reopening momentum; a likely upward revision to the government’s currently overly pessimistic net migration forecasts," Evans says.

"The headwinds from deferred loans and the tightening of insolvency laws are now seen to be less threatening for the economy as the economy has gathered such momentum in the second half of 2020," Evans says.

Evans added that, under the new forecasts, Westpac expect the level of consumer spending and the level of GDP will return to the “end 2019” levels by the June quarter 2021.

"By end 2021 GDP will be around two per cent above the end 2019 level but still around three per cent below the level of GDP that would have been expected in the absence of COVID," Evans says.

"These revisions follow the stronger than expected print for GDP growth in the September quarter (3.3 per cent) compared to our forecast of three per cent and our revised forecast growth rate in the December quarter of 2020 from 1.6 per cent to 2.3 per cent."

Evans suggests the dominant message from the September quarter national accounts was the 7.9% surge in consumer spending, including 9.8% for services and 5.2% for goods.

Westpac are expecting consumer spending to lift by a further five per cent in the December quarter as the Victorian economy reopens. The VIC economy accounts for around 25 per cent of the national economy.

Evans says that as a result of the substantial near term boost to the growth forecasts, they have also lowered their forecasts for the unemployment rate, now predicting the rate at December 2021 to be six per cent, not seven percent, and by December 2022 the rate will be 5.2 per cent, not 6.3 per cent.

Westpac lift 2020 and 2021 growth forecast following September GDP growth

A prime development site in Sydney's Elizabeth Bay has finally got the green light to construct a luxury apartment development.

The integrated property group Top Spring Australia submitted $21 million plans to the City of Sydney earlier this year to develop the 1,345 sqm site at 11-13 Greenknowe Avenue which is owned by the Chinese-backed Australia developer SHMH Group.

SHMH paid $20.24 million for the development site in 2014, but over the years had been struggling to get an eight level building approved due to height restrictions.

They then had a 52 room boarding house approved, with conditions, but steps to expedite the deferred commencement with the council were not successful.

The new plans will see the former HQ of the NSW Country Women's Association demolished and the site excavated, before the construction of a part six, part seven storey residential building made up of 30 two and three bedroom apartments.

There will be one level of basement parking.

PBD Architects have designed the building which will recognise the heritage character of the surrounding area, with a brick façade and art deco features.

Top Spring also recently appointed award-winning Melbourne-based designer, Miriam Fanning, of MIM Design.

Taylor Brammer Landscape Architects have also been commissioned for the project.

Sydney Ma, Director and General Manager of Top Spring Australia, says Greenknowe Avenue will also demonstrate the company’s ambition to incorporate the character of the local area into each of their projects.

“Elizabeth Bay is well-known for its stunning architecture, so with our Greenknowe Avenue project, we are committed to delivering an exemplary level of quality and design, while respecting and honouring the distinctive architectural character of the local surroundings,” explained Mr Ma.

“In this context, it will be of utmost importance for us to deliver an outstanding building design that complements Elizabeth Bay, and it’s pleasing to know the City of Sydney approves of our vision.”

SHMH had been using the building as offices as they struggled to get their eight level building approved.

SHMH tried to sell the building, listing it last September hoping it would sell for around $30 million.

PBD's latest development to the City of Sydney saw them request to convert a portion of the ground floor of the existing building as a display suite, which suggests the development will be called Watanabe.

Sales are expected to commence in April 2021, with completion slated for 2023.

The design originated from a Design Excellence Competition, where AJC proposed a building that combines suburban-style apartment scale with the density expected in a transport-rich centre. The development will include more than 1,800 square metres of retail and commercial space at street level, landscaped communal roof terraces, and a ground-floor pocket park framed by canopy trees. Together these elements aim to create a building that integrates with Chatswood’s evolving streetscape while maintaining a strong residential focus.

A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.

The external design references the character of the surrounding conservation area without replicating it directly. A brick podium anchors the building to the street and introduces a series of architectural portals that draw inspiration from the nearby Chatswood Presbyterian Church. Above this base, the tower shifts to a lighter, more open expression defined by horizontal lines and carefully detailed balconies that balance privacy with outward views.

Toward the top of the tower, AJC introduces a distinctive lantern-like element formed by sliding screens. These screens provide both solar shading and privacy while also creating a visual marker for the building within the Chatswood skyline. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

Bathrooms follow a similarly restrained design language, using refined fixtures and materials to create calm, functional spaces, while wardrobe areas adopt a gallery-style layout with integrated lighting and generous storage. Positioned just a short walk from Chatswood Interchange, residents will have direct access to rail, metro, retail, and dining. How AJC designed The Anderson to bring oversized apartment living to Chatswood

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The building has been designed with setbacks and articulation intended to transition between the commercial intensity of Maroubra Junction and the surrounding lower-scale residential neighbourhoods. The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

Goldfields sets the stage as Quartet Milton launches

<a href="https://www.apartments.com.au/developers/stockland">Stockland</a> and Homes NSW have taken the next major step in the transformation of Waterloo Estate, lodging a Concept State Significant Development Application and concurrent rezoning proposal for the renewal of Waterloo South.

The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

Stockland Managing Director and CEO Tarun Gupta said the project had been shaped around long-term liveability and community infrastructure.

“As delivery partner, Stockland is proud to be working with the NSW Government on the renewal of Waterloo South – a significant project with community at its heart,” Gupta said.&nbsp;

The planning documents place strong emphasis on “Designing with Country,” recognising the site’s location on Gadigal land. The masterplan incorporates new east-west pedestrian links, activated streetscapes, rooftop communal spaces, retail frontages, and landscaped public areas intended to improve permeability and community connection throughout the estate.&nbsp;

The proposal also seeks to establish a more flexible planning framework for future detailed SSDAs, including updated provisions for educational uses, creative industries, rooftop communal areas, and active frontages. A minimum seven per cent of residential floor space will be delivered as affordable housing managed in perpetuity by community housing provider City West Housing.&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Stockland and Homes NSW have already commenced the first stage of resident relocations, with some tenants moved into newly completed homes at Waterloo Metro Quarter and the Boronia development nearby.
