Sherpa Property Group are set to continue to change the shape of Palm Beach with their luxury apartments.

The development firm, led by Christie Leet, has lodged plans for Perspective Nexus, their latest in the Perspective chain. The proposal comes after sell-out success at the nearby Perspective 488 and Perspective Two Sea.

Located on 1581&nbsp;sqm at&nbsp;949-953 Gold Coast Highway, Sherpa are planning a 14-storey building pitched at the downsizer. There will be just 34 apartments, half of the site's allowable density.

There will be just three and four-bedroom apartments, including three impressive three-level, four-bedroom sky-homes, which each has its own private roof access where there will be a pool and spa and 360 degree views across the Gold Coast.

Designed by Hayes Anderson Lynch Architects, each of the apartments will have a home office and a private balcony. They&nbsp;are oriented to the north-east for solar access and views of the ocean.

Level two will home the&nbsp;central communal recreation&nbsp;area, complete with pool, gym, yoga room, sauna, steam room, breakout spaces and landscaping.

Perspective Nexus residences — ranging in size from 235 sqm to 560 sqm — are priced from $1.45 million to $6.5 million.

Sherpa's managing director Christie Leet says the team are&nbsp;excited to begin unveiling the in such a unique and highly sought-after location.

“Palm Beach encapsulates an eclectic mix of desirable water frontages including the vast Pacific Ocean as well as Currumbin Creek, which runs from the hinterland in Currumbin Valley down to Palm Beach where an abundance of lifestyle and activity on and around the water converge at Perspective Nexus.”

Perspective Nexus is Sherpa’s third Palm Beach instalment, following its beachfront sales sensation that wiped out Sherpa’s Perspective 488 stock in just three months, prompting the successive sell-out of its fast-tracked sister project, Perspective Two Sea. The two projects achieved a combined sales total in excess of $70 million.

The luxury Main Beach apartment tower The Monaco is set to begin its construction next month, with the biggest drawcard for buyers being the customisation on offer.

For Helene Omeros, whose family owns and runs the multi-award winning Omeros Brothers Seafood Restaurant at Marina Mirage around the corner, and her husband&nbsp;Charles Millard, it was the option to completely customise their kitchen.

The couple are downsizing after buying a three-bedroom, three-bathroom apartment on the 11th level of The Monaco,&nbsp;which is being developed by local developer Ignite Projects and designed by Rothelowman.

&ldquo;We&rsquo;re a close family and we spend a lot of time cooking and eating together so having the ideal kitchen is so important to us,&rdquo; Omeros said.

Omeros Brothers is a Gold Coast icon with the Omeros family having operated some of the country&rsquo;s leading restaurants for more than 40 years.&nbsp;

Millard said it is very important as the kitchen lends itself not just to the practicalities of cooking but entertaining as well.

&ldquo;The kitchen is always the focal point of entertaining at least for the first hour after guests arrive,&rdquo; he said.

&ldquo;That&rsquo;s why we want to be interacting with our guests rather than having our backs to them while we use the cooktop and ovens. &ldquo;We find it works best if the ovens and cooktop are built into the island bench facing the living area so that way the entertaining flows perfectly.

He said key features for the couple will include gas cooktops, two fridges and two over-sized ovens as well as a generous butler&rsquo;s pantry.&nbsp;Omeros said they will be sure to consult her dad and brother on the design on the kitchen before it gets built.

&ldquo;Combined with the fact it is a boutique building with a recreation space complete with a 24-metre heated pool alongside a private dining area and virtual golf as well as stunning views from every apartment adds up to The Monaco being the complete package.&rdquo;

Omeros said, as well as the&nbsp;customizable kitchen option, the amazing location and unbeatable views incorporating the Broadwater and ocean were key reasons for purchasing in The Monaco.

&ldquo;We don&rsquo;t get Broadwater views at our current building so that&rsquo;s a lovely change. The Monaco is also close enough to walk to my job at the family restaurant,&rdquo; she said.

&ldquo;I&rsquo;ve lived in Main Beach for six years and it has definitely grown on me, and my husband, who has been in Main Beach for over 18 years. It will be even better when we move into The Monaco.&rdquo;

Millard said he loves the &ldquo;village vibe&rdquo; of the suburb.

&ldquo;People are so nice here in Main Beach. It is a more mature area, but we do have younger people moving in.

&ldquo;The suburb has also historically held its value better than Broadbeach and Mermaid Beach during past downturns. We&rsquo;re now getting national press that Main Beach is where there is huge demand and not enough stock and that will keep going into next 
year.&rdquo;

The Monaco is a 24-level north-facing apartment building with a collection of luxury full-floor and half-floor residences at 2-4 MacArthur Parade, Main Beach.

Three-bedroom, three-bathroom apartments, with two multi-purpose rooms, are priced from $4.45 million with construction by McNab due to start this September.

Customisable options the biggest driver for The Monaco, Main Beach apartments buyers

Byron Bay has enjoyed a COVID-induced boom, with capital city holiday makers and investors driving the housing market&nbsp;in the small northern New South Wales town.&nbsp;

But the area is set to welcome a new breed of holiday maker. There&#39;s rare plans for new apartments on Jonson Street, the main street on the way in to town.

Low-key Melbourne investor Adam Garrison&nbsp;and Singaporean real estate tycoon Dr Stanley Quek are behind&nbsp;$52 million proposal for the&nbsp;mixed-use precinct at 90-96 Jonson Street, with local architect Harley Graham Architects designing the three-level building.

That&nbsp;includes ground level&nbsp;retail, some 1,750 sqm which will&nbsp;incorporate&nbsp;a spice alley. There will also be a cascading pool in the landscaped piazza by Daniel Baffsky at 360 Degrees.

Baffsky was&nbsp;given an extensive brief to green the structure in keeping with local subtropical climate and the buildings orientation.

Levels one and two will be a mix&nbsp;two and three-bedroom apartments, ranging from 90 sqm to 120 sqm. Each will have a front terrace and a rear balcony, and most will have an internal lush lightwell.

Crowning the development will be a resident only rooftop, with swimming pool, pool deck, residential lawn, solar farm, yoga deck and native walking gardens.

There was a pre-lodgement meeting in March where it was revealed that when the notification to local Byron residents was distributed, there were three&nbsp;individuals expressing interest in the residential apartments, with two further sales enquiries received after the consultation closed.

They wanted to be kept updated on the proposal, however, were advised that a number of assessments and plans were yet to be finalised and that their interest was premature.&nbsp;

There&#39;s concerns from locals the apartments will just become lucrative holiday lets and not address the chronic shortage or housing in the area. There are some 3,500 properties listed on Airbnb in the Byron Shire,&nbsp;

It&#39;s the second plans lodged on Jonson Street this year.&nbsp;

Developer Podia has <a href="/news/nsw/27-million-byron-bay-serviced-apartment-project-lodged-by-podia">proposed a $27 million development including serviced apartments</a> at the Holiday Village Backpackers site in Byron Bay.

The project is proposed for 116 and 118 Jonson Street, Byron Bay, currently the Holiday Village Backpackers.

DESIGN SUMMARY

The overall design aims for an environmentally and socially sustainable development. Delivering an integrated experience between the architecture, landscape and varied public and private activates of the site, creating a vibrant precinct to live and visit. This is achieved through multiple devices, including;

The landscape is conceived as a holistic urban garden. The landscape is a counterpoint to the modern architecture and a complement to the district &rsquo;s vernacular. It is a juxtaposition of a wild oasis and a familiar domestic courtyard. It is both elevated and vertical, and being integral to the architecture, demonstrates a progressive whole-of-building approach to the urban landscape that breaks free of the typology of peripheral and interstitial boundary treatments and singular ground floor or podium landscape. The whole of building landscape approach seeks to create a cohesive environmental and socially sustainable landscape and living building.

The sequence of landscape components (streetscape and piazza, retail lane, podium gardens, and residential amenity) combine to create an integrated, verdant and diverse sequence of spaces that contributes to both the private domain of the building&rsquo;s residents and the public domain of the broader Byron precinct.

The overall design aims for an environmental and socially sustainable landscape and an integrated landscape experience with the buildings architecture and function, activating the site and creating a vibrant precinct and place to live. The podium gardens have been designed with the intention to form a focus on the development and provide complete site cover of landscape. These spaces also provide social and recreational opportunities for residents, while contributing to the urban character, visual quality and biodiversity of the area.

This development demonstrates a progressive approach to landscape integration with residential development. In this project, the garden contributes as much to the character of the street and broader precinct as it does to the enjoyment of the buildings tenants. The studied integration of landscape and architecture also provides environmental benefits including reduction of the heat island effect, stormwater absorption and creation of urban habitat.

Fundamentally the Landscape Architectural design sets out to provide a stimulating environment responsive to the scale of the development that adheres to the local planning controls, including ESD initiatives and native planting requirements. Environmentally, the diversity of landscape expressions and significant site coverage will help reclaim a site that is predominantly carparking into a habitat for local flora and fauna.

Byron Bay set for new apartments as plans for $52 million mixed-use Jonson Street precinct lodged

Fresh off selling out their Kirra Beach apartment development SOL before it even hit the open market, the local Gold Coast developer Marquee Development Partners are on to their next project.

And it&#39;s literally just down the road&nbsp;at&nbsp;4 Musgrave Street, on the in-demand Kirra Beach in Coolangatta.

The Brisbane-based Ellivo Architects have drawn up the plans for the 14-level tower,&nbsp;which will home 39 apartments.

In their brief submitted to the Gold Coast City Council, Ellivo note the importance&nbsp;that all primary indoor and outdoor living areas are oriented to the beach.

The typical floorplan, from levels four to 13, will be three three-bedroom apartments, ranging between 163 and 187 sqm.

Level three will&nbsp;comprise&nbsp;three three-bedroom apartments, configured a little differently than the standard, with the outer apartments&nbsp;in the line of three wrapped in balconies and offering two living spaces.

Level 14 accommodates the penthouse product, at 240 sqm and 250 sqm,&nbsp;each with four bedrooms. Each apartment will have&nbsp;similar floorplans to the three-bedroom apartments, but an extra bedroom, living area and study nook. The balconies that open from the open plan living, kitchen and dining areas are well separated from each other, located on each corner of the building.

The building&#39;s only one-bedroom, and a further two three-bedrooms apartments,&nbsp;are on level two, which is also where a gym and a yoga/pilates studios sit within a communal open space.

Further amenity is located on the ground floor, where there&#39;s a swimming pool, pool deck, sauna and ice bath room, as well the the lobby.

Marquee are seeking to push past the limits of the City Plan for the site, which has a building height overlay of 29 metres. However, given the site is located in an &#39;Urban neighbourhood&#39;, a further uplift of 50 per cent can be contemplated where the development can demonstrate compliance with the higher order Strategic framework provisions.&nbsp;The proposed development comprises a total height of just over 43 metres.

Marquee have a solid track record on the Gold Coast, and have recently secured huge success at their first Kirra Beach apartment project&nbsp;Sol, which didn&#39;t even hit the open market.

The team are also behind&nbsp;Shoreline, the 17-level tower on Old Burleigh Road between Main Beach and Broadbeach.

SOL, at&nbsp;133-135 Musgrave Street, sold out earlier this year, with the team fielding some 1,600 prospective buyers even before launch. The 11-level tower will have&nbsp;46 two, three and four-bedroom apartments.&nbsp;

&ldquo;We&rsquo;ve witnessed an astounding level of interest for our latest project in Kirra within mere weeks of receiving council approval,&rdquo; Marquee Development Partners sales director Azura Griffen said.

Balance between built form and green areas for landscaped private open space

The proposed development achieves a good balance between built form and green areas. The proposed development will include hard and soft landscaping elements along all property boundaries, to a standard consistent with this type of development. A range of tiered vertical and horizontal landscaping will be used including climbing and cascading plant species which will be planted adjacent to the vertical screening and in planter boxes to screen and soften the building from the street and shared boundaries. It is considered the landscaping will soften and enhance the building and positively contribute to the existing neighbourhood character and amenity.

Contributes to neighbourhood character and amenity

The overall design and appearance of the development is of high-quality architectural merit, producing a positive contribution to the streetscape character and amenity. The architectural form, presenting generous private open space balconies toward the street frontage of the site, creates the perception of openness and a light-weight element of built form to the streetscape. This is further enhanced by the integration of landscape planting within the ground level entrances to the site

Promotes slender bulk form

The site is irregular in shape and has a long frontage to Musgrave Street of 43 metres with narrow sides, resulting in an elongated building form to Musgrave Street. The design has accommodated this site constraint by incorporating necessary breaks in the built form at both the front and the rear.

COVID-19 has changed the world in ways that will never be undone, and just as we&rsquo;ve adapted to the &lsquo;new normal&rsquo;, we&rsquo;ve also acquired a new perspective on how we view our homes.

Up until recently, the notion of spending every hour of every day for months on end cooped up inside your home - with your entire family - would have seemed absurd, and a little terrifying. For many, our sanctuaries became stressful cesspools, as work, school, and play became compressed inside our four walls. COVID lockdowns have magnified the niggling inadequacies of our homes and caused shortcomings we previously overlooked to become daily bugbears. Homeowners are realising the importance of having a space that&rsquo;s far more functional and comfortable to inhabit.

Research by Stockland reveals almost three quarters of Australians are rethinking their living situation, while 80% say they&rsquo;re more aware of how their home and environment affects their wellbeing, and 10% are currently planning to move to a new dwelling that better suits their needs. But what are these needs exactly?

Pre COVID-19, most of us had never given aerosols the slightest thought, but no doubt anyone living in an apartment this past year has wondered at some point what airborne intruders might be wafting under the door or through the vents. Air purifiers sold out during the Black Summer bushfires, and who can forget the Sydney water crisis in the late 90s, which forced millions of residents to boil their tap water due to parasite contamination.

Lockdown has increased the intimacy we have with our homes, and our reliance on them. A simple investment like a water purification system for a building project can pay dividends. Some reports suggest 70% of buyers would be willing to spend an extra US$1,000 for air and water filtration systems alone in a property. Developers shouldn&rsquo;t underestimate the pull of such features when marketing their properties. Relatively small investments like these can have a big impact on how desirable the property is to buyers. Other ways to stand out when marketing your property include offering low VOC paint options, antimicrobial surfaces such as benchtops and handles, and even low allergy flooring.

Biophilic design is becoming a must too. It aims to integrate nature into the built environment and improve the wellbeing of occupants. Numerous studies have shown the stress and wellbeing benefits of indoor plants, and incorporating greenery and functional outside spaces into your design is another simple way to entice buyers. For those looking at the prospect of apartment living, simply having a space to take your child for a quick play without having to leave your address can be very valuable. But the space must be functional and appeal to the target demographic of your project. Communal spaces should not be a &lsquo;cut and paste&rsquo; addition, they should be designed with the buyer in mind.

With the Waterbrook Retirement Lifestyle Resort, we created a sense of serenity and calm by incorporating floor to ceiling windows and skylights to flood shared amenities with natural light and sustain a variety of plants inside the building. Knowing the residents would rely heavily on the communal spaces for their leisure time, we wanted to create a serene and pleasant environment that feels like an extension of their private residences.

Bespoke design at an affordable price

One factor hampering apartment living is the often the dull, generic, and limited design alternatives on offer. You only have to look at the lacklustre performance of some developments in areas like Zetland, Waterloo in Sydney, or Docklands in Melbourne to see that poor standards or a glut of cookie-cutter options puts buyers off. But, by adding some smart features and options you can position your property as a preferable alternative to others on the market.

Increasing fitout and design options usually increases costs and complexity of the build, but it doesn&rsquo;t have to. When designing The Lennox, we wanted to ensure buyers at every price point felt like they could make their space their home.

We were able to offer six variations of the two main themes offered: sleek and classic. We did this by selecting colours and materials that worked well together in a variety of combinations, which allowed us to turn the usual two- tone option into several alternatives for buyers. We also selected a different plank width and installation pattern for a more opulent feel in the larger apartments. We offered ceramic and marble alternatives in a single tile pattern and gave options for the benchtop stone to be wrapped around the island in place of wood to create a more luxurious effect for buyers who wanted it. By implementing clever design, we were able to maximise choice for buyers, while maintaining a streamlined process for the developer and builder.

Customisable design is another string in your marketing bow. Buyers conduct about 90% of their research for a new home online, so having customisable options to show in your sales collateral is a huge plus for your project. Creating a design that&rsquo;s tailored to your project&rsquo;s demographics doesn&rsquo;t need to be difficult, you just need to select a good designer who can create a unique identity for your project that will catch the eye of the right buyers.

What the ‘new normal’ means for developers as buyer expectations shift: Interior designer Lorena Gaxiola

The Sydney-based Weiya Holdings are transforming the Old Burleigh Theatre in the sought-after area of Burleigh Heads, in what will be the first ever adaptive&nbsp;re-use of a building with heritage elements on the Gold Coast.

The Goodwin Terrace development, dubbed&nbsp;DE-LUXE, will see the the 1930s cinema, which closed its doors around 1970s to become the retail and dining Old Burleigh Theatre Arcade, completely transformed.

Weiya are keeping large parts of the building, which is considered a landmark by locals.&nbsp;

The ground level and arcade will be retained and restored, and will soon home 13 levels of luxury apartments built above the space.

Weiya, who since the announcement of the redevelopment of the theatre have been working with locals groups and council,&nbsp;called on Conrad Gargett Architects, who are specialist in the heritage restoration space, to handle the design.

Rey Boliver, associate interior designer at Conrad Gargett, said the most important factor was how to make a point of difference at DE-LUXE.

"We ask ourselves a simple question:&nbsp;In the&nbsp;sea of travertine and polished plaster, that is found within these similar developments, what can set us apart?"

"The theatre is what makes this whole project special and unique."

The two-bedroom apartments, which had been priced from $1.42 million, have already sold out. They have over&nbsp;200 sqm of living space, which is a more standard size for a four-bedroom apartment.

From levels three to 10 are two-per-floor pavilions, with 300 sqm of living space. They start from $3.7 million.

The sub-penthouse skyhomes, on levels 11 and 12, are over 400 sqm and have a $6.9 million price tag. The two-level penthouse, which spans levels 12 to 13, spans 485 sqm.

That has its own private lift access and its own wine cellar. Pancur is asking $8.9 million for the penthouse.

There's been some interest from some who want to amalgamate two penthouses, which would create a 970 sqm space. That will cost a cool $17.8 million.

Pancur says DE-LUXE is&nbsp;a very unique offering, something Burleigh Heads, or even the Gold Coast, has never seen before.

"It's certainly a special project," Pancur says. "There will never be a repeat of this development, on one of Burleigh's best streets."

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
