Premium boutique developer builder Made Property has achieved the highest score to date by the KPMG Origins Building Trustworthy Indicator (BTI).

They scored a BTI 4* on its recently completed Drummoyne apartment development The Isles. It's the first 4+ score received by a development in NSW.

The Building Trustworthy Indicator, created by KPMG Origins with the NSW Office of the Building Commissioner, uses an industry developed calculation by combining data provided by the developer on materials, processes, and participants of a fully constructed building to provide a Trustworthy Indicator score after the issue of an occupation certificate.

BTI differs from other ratings like iCIRT as BTI is focusing on the trustworthiness of the building itself, not the counterparty assessment of builders. BTI is a one-off indicator issued for the building after completion,&nbsp;KPMG Origins’ Lead Partner Laszlo Peter says.

“The Building Trustworthy Indicator shows that a building has been assessed against the best available construction industry evidence and standards. Investors, residents, or future tenants can have a higher level of trust in the building as demonstrated via our industry-developed indicator."

Peter says the Building Trustworthy Indicator is a metric that gives NSW buildings and the construction industry a greater trust and transparency.

Made Property was one of the first developer / builders in NSW to obtain an iCIRT in 2022 for their company. The Isles Drummoyne project is the first to gain a BTI 4* “Leading” indicator.”

Construction has officially kicked off at LAANI, the newest apartment development to hit the exclusive Gold Coast suburb Mermaid Beach.

The Alexandra Avenue development of just 48 apartments by DANKAV is expecting to be complete at the end of 2024.

LJ Hooker Broadbeach agent Dean Muldoon, who is selling LAANI, said activity on site is now one of the biggest milestones, with the need to instil confidence in buyers more paramount than ever.

"There is an exceptional amount of interest in Laani Mermaid Beach as construction has really kicked into gear onsite," Muldoon says.

"Once that builder has been engaged, buyers know they can work to a more structured timeline, and work out what the next 18 months look like for them leading up to project completion."

The confirmation of the build has been the most important milestone at LAANI, with Muldoon pointing out that the interest rate rises hasn't really affected their purchasers.

"We’ve found&nbsp;most of the buyers at LAANI are empty nesters and downsizers, so the recent interest rate hike cycle has little impact on their purchasing power or interest in the project," Muldoon says.

Most of the empty nesters and downsizers have come from within five kilometres of the Alexandra Avenue project on the fringe of Broadbeach, while there's been a few from Brisbane looking for a weekender.

Muldoon says a big plus is being able to point to DANKAV's most recently completed apartment development, Mali, less than 200 metres down the road.

"LAANI is the sister project of Mali, which really resonated with Gold Coast locals when it sold out a few years ago."

A recent resale in the building saw a two-bedroom apartment sell for $1.6 million, three years after it was bought for $930,000 off the plan.

Dankav is led by local developer Daniel Veitch, who has created a number of apartment developments on the Gold Coast, as well as mixed-use projects and luxury homes on Hamilton Island.

The redevelopment of the former Balmain Leagues Club has taken a big step forward.

The Inner West Council has signed off on amendments to <a href="/new-apartments/rozelle-village-rozelle-152-victoria-road-rozelle-nsw-2039">Rozelle Village</a>, the new apartment and retail precinct by Sydney developer Heworth. The amendments were to improve the&nbsp;original design scheme, namely changing the retail plaza and designs of the apartments.

The site, located on the prominent corner site of Victoria Road, Darling and Waterloo Streets, was originally approved to develop 167 apartments across three towers, with all buildings connected above a shared retail and commercial podium.

Heworth has worked closely with architecture practice Scott Carver to improve the overall design scheme to ensure the final development will become a welcomed new addition and destination for the local community. The commercial area will include a new, state of the art, Wests Ashfield Leagues Club.

The amendments see apartment numbers drop from 167 to 149, and the mix change to increase the number of&nbsp;two bedroom and three bedroom apartments.

Heworth Head of Property, Chris Walsh said the significant improvements to&nbsp;the overall design scheme will benefit the local community, as well as residents.

Investors are scrambling to get a piece of the recently completed $1 billion, four-tower Melbourne development, West Side Place.

The majority of investors are seeing double-digit rental yields in the Spencer Street project on short-stay accomodation platforms, given the prime location&nbsp;opposite Southern Cross Station, Spencer Outlet Centre, and Marvel Stadium.

Investors likely won't have any trouble leasing long-term either in the sought-after development, and will be securing yields they haven't seen in a number of years. Melbourne rents have jumped 12.9 per cent over the year to July 2023, the second best performing capital only behind Perth (13.9 per cent). The REIV have Metro Melbourne's vacancy rates at just 2.2 per cent.

Nest Projects Director Nick Marinakis, who is marketing West Side Place on behalf of developer Far East Consortium, says the rental yields being achieved at West Side Place are being driven both by what the building offers just as much as the current rental crisis.

Adelaide's Market Square to home Australia's first Treehouse Hotel

Leading property developer Mirvac has teamed up with interior designer Brahman Perera to style the resident only spaces at their new Melbourne apartment development, The Albertine.

Brahman Perera, more commonly known as Brem, is behind the interiors of some of Australia's favourite restaurants, including Entrecote in Prahran and Ursula's in Sydney's Paddington.

Working in collaboration with Mirvac Design, Brem has been tasked with styling The Albertine's&nbsp;lobby and concierge area, resident’s Elysian&nbsp;‘private dining’&nbsp;Room, and The Albertine’s Experience Gallery, which provides future residents&nbsp;with a preview of&nbsp;what’s to come.&nbsp;

Brem said he wanted&nbsp;to create a layered landscape of new and treasured pieces that allow each space to feel warm and honest, encapsulating a contemporary lived-in feeling, with inflections of affability with locally made and designed furniture, in line with the vision to create a layered life of luxury.

“Throughout &nbsp;The Albertine’s Experience Gallery,&nbsp;there are amazing pitted and charred timber pieces and tables by Bieemele, a furniture maker based in Red Hill, as well as a large custom timber and sand-cast iron dining table from another local designer, Daniel Barbera.

The $200 million project will home 98 large format one, two and three-bedroom apartments across 15 levels at 31 Queens Lane, a prime 2,323 sqm site just off Albert Park.

It features extensive amenity focussed on&nbsp;health and well-being. The Circadian Club, intended to echo a rejuvenating urban sanctuary, comprises an indoor pool and spa, state-of-the-art gym, yoga and pilates studio and sauna. <a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;
