Amenity-centric Melbourne developer <a href="/developers/blue-earth-group">Blue Earth Group</a> is trying again to get its Coburg development approved.

Following an unsuccessful Tribunal hearing last year, Blue Earth Group, led by Michael and Omran Dib, has filed plans again to the Merri-Bek Council for a three-tower development at <a href="/new-apartments/81a-bell-street-coburg">81a Bell Street</a>, on the fringe of Coburg&nbsp;City&nbsp;Oval&nbsp;(or Piranha Park).

The plan is for over 444 apartments and townhouses designed by CHT Architects on what the planning documents call a "significant land parcel" given its location on the south-western corner of Bell and Rodda Street which forms the entrance/gateway to the <a href="/new-apartments/coburg-vic-3058">Coburg</a> Major Activity Centre (‘MAC’).

The Planning Report by Planning &amp; Property Partners suggested the Tribunal Decision came from concerns of the built form, however, they acknowledged the site's suitability and ability to respond to planning policy for increased housing density and diversity on the site.

"All of the former planning permits issued for the site have expired, with this application now seeking to respond to the criticisms identified in the recent Tribunal Decision and positively renew the site’s strategic significance to the Coburg MAC through the provision of an exemplar mixed-use development encompassing higher density residential living and added benefits for the benefit of the broader community," the report read.

The 1.2-hectare site was used for the former Coburg High School but is now vacant following a lengthy planning history.

The revised design response continues a similar design concept to that forming the basis of the Tribunal Decision, containing three buildings ranging in height from five to 11 storeys, with large areas of publicly accessible open space and pedestrian links provided within the site that are bordered by ground floor activity with the provided building separation and setbacks consistent with the Tribunal’s findings in maximising daylight receipt to the apartments and sunlight to provided open space areas.

Proposed are 223 one-bedroom apartments, the majority with a study, 195 two-bedders, 15 three-bed apartments, and 11 townhouses.

The towers will sit above two basement levels with 499 car parking spaces. 716 bicycle spaces will be provided across the site.

There will be around 239 sqm of shop floor space and a 106 sqm food and drink premises.

National property and construction group Traders In Purple has been given the green light to develop 50 villas and terraces in Moss Vale in the Southern Highlands.

The 2.1-hectare site on Argyle St is zoned for medium density residential housing and is within walking distance of the town centre, train station, Moss Vale Public School and Moss Vale Services Club.

Like many regional towns, Moss Vale has seen a surge in its median house price, rising from around $650,000 to $1 million in four years. Rents have also risen dramatically from an average of $480 a week to $650 over the same period.

A mix of three and four-bedroom single and double-storey terraces and villas with courtyards will be offered along with a central Village Green for residents to enjoy the outdoors and engage with their neighbours.

Traders In Purple Development Director Thomas Zdun said Moss Vale’s population was forecast to increase by more than 4,500 by 2041, fuelled in part by Sydneysiders seeking a relaxed place to retire or take advantage of hybrid work arrangements.

“Moss Vale is about 90 minutes’ drive from Sydney and 2 hours by train which makes it an attractive destination for those who might only need to be in the office two or three days a week,” Zdun said.

“But the more pressing demand comes from locals who want to downsize from homes that are no longer appropriate as mobility and health declines with age.

“The diverse housing choice that will be offered in this new development will allow many long-standing residents to continue living in the locality, amongst their friends and support networks, in a contemporary home that is accessible and also less costly to maintain.”

Each of the 50 homes will be fitted with solar photovoltaic panels to keep energy bills in check and achieve the 7 Star NatHERs energy rating that has been mandatory in new homes since October last year.

Community consultation prior to lodging the DA contributed to the site masterplan and a focus on sustainable, naturally light homes and a garden outlook.

Brisbane's riverfront is arguably the most sought-after spot for anyone to live.

Sivasli approaches completion of Sunbury development Elanor

Lendlease has secured formal approval for Gurrowa Place, their $1.7 billion redevelopment of the Queen Victoria Markets in the heart of Melbourne.

The approval follows last week’s execution of contracts between <a href="/developers/lendlease-development">Lendlease</a>, student accommodation provider Scape, and the City of <a href="/developments/melbourne-vic?sort=">Melbourne</a> for the major urban regeneration project.

Lendlease has also received planning permits for early works with construction expected to commence in the coming months, pending final approvals.

Gurrowa Place, which is part of the largest urban renewal project undertaken by the City of Melbourne, will revitalise the QVM precinct’s 3.2-hectare southern site, bordered by Franklin, Queen and Peel streets, with new commercial, residential, retail, and public open space.

Across three new buildings, Gurrowa Place will feature a 28-storey next-generation workplace, around&nbsp;560 build-to-rent apartments with 80 affordable homes, and 1,100 student residences to be managed by Scape.

The approved plan includes a 1.8-hectare public park which will be known as Market Square designed by the City of Melbourne in collaboration with Lendlease, and the restoration of the existing heritage Franklin Street Stores into a new retail village to complement the QVM offering.&nbsp;

A 220-space basement car park will also be delivered for visitors and traders.

The site’s history has been honoured after extensive consultation with Wurundjeri Elders, with the name ‘Gurrowa’ meaning a place of exchange and interchange to the Traditional Custodians of the Country on which the Queen Victoria Market resides.

Lendlease is acting as development and construction partner for the commercial and build-to-rent towers, with Scape acting as the developer of the student accommodation.

The project is expected to be completed in FY28.

The Newstead Collective, one of Newstead's largest development projects, has hit the market.

Both local and interstate developers are expected to be circling the 7,440 sqm site which incorporates&nbsp;75 Longland Street, 11, 13 and 23 Stratton Street with 22 and 24 Kyabra Street.

Arium, the new apartment development arm of Sunland's Abedian family, has rethought its plans for its prime Greenmount Beach Hotel site, one of the best undeveloped sites on the Southern Gold Coast.

It was 2021 when the Abedian family paid $42.3 million for the amalgamated 7,071 sqm block, bordering Marine Parade, Eden Avenue and Hill Street, before going into planning mode for the prime site which sits between Rainbow Beach and Greenmount Beach and offers never-to-be-built-out views over the sand.

In May 2023 Arium submitted plans for a 16-level tower with 54 apartments designed by Contreras Earl Architecture.

But now Arium has filed new plans with the Gold Coast City Council, with 111 Design Studio proposing a complete redesign which has changed the scale and density of the project.

There will now be two towers, both 14 levels, two levels lower than what Arium had pitched nearly 12 months ago.

Zone Planning Group wrote in their Planning Assessment that the decision to remove two levels was made to respond to the context of the area and the height of the Norfolk Island Pines trees on Greenmount Headland, as well as to be consistent with the neighbouring Rockpool development by Joe Adsett which is also 14 levels.

There will now be 63 apartments, 28 in tower one and 35 in tower two. The towers will be divided by a striking central entry area which will have water features and a lap pool in landscaping by Urbis.

Four of the 10 four-bedroom apartments will be the penthouses, each occupying half a floor and spanning two levels. They will have half of a rooftop which will feature a plunge pool in each corner of the building as it curves to overlook&nbsp;Marine Parade and the beaches. The Abedian family shut up shop of Sunland Group in 2022, shedding its assets including its&nbsp;<a href="/developments/benowa-qld-4217">Benowa</a>&nbsp;retail. They recently completed the build of 272 Hedges Avenue which was their last residential development.

Sunland were behind some of the Gold Coast's most well-known buildings, including Palazzo Versace and Q1.

When telling shareholders Sunland was exiting the development game, the Abedian family always said they would run a private development company.

Arium is only using two of the three sites as part of this development. They advise a 2,934 sqm portion on the corner of Eden Avenue and Hill Street will be used for stage two of the project.

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
