DCN Group has become the first developer in the Bankstown area to take out Resilience Insurance's Latent Defects Insurance (LDI).

Resilience LDI is a new insurance policy that protects off the plan apartment purchasers for 10 years post-completion of the building, accounting for any structural defects that may occur and covering the costs for buyers.

LDI is obtained by either the developer or builder before construction begins since this insurance covers the entire project lifecycle. It involves a thorough review of plans, specifications, and other documents, along with monthly inspections by independent technical inspectors, extending up to the certification of Practical Completion.

DCN has taken the cover out on their new Bankstown project, The Hoskins, two buildings on Marshall Street with 44 apartments.&nbsp;

DCN Group Managing Director Nadim Saad said getting LDI was a step forward to leading the way.

"As builder-developer company since 1987, we've always stood by our product, and we know what we build is of a high standard. what having LDI does is it tells prospective buyers we are backing ourselves that our product is of high quality and that we're not going to cut and run when the project is finished."

LDI is only offered to developers and builders deemed trustworthy by the insurer, Resilience Insurance. To receive the insurance, the development must pass rigorous and regular assessments by independent technical inspectors SDSS to ensure the quality of the construction is upheld.

DCN was the second developer in Sydney to take out LDI, shortly after Urban Property Group.

"It's a great leap for the industry," Nadim says, with the insurance coming off the back of more accountability that has come in the off the plan development market from the Building Commissioner.&nbsp;

Saad says buyers are starting to become more educated on the off the plan apartment market.

While not yet in market, a prospective purchaser stopped at the site of The Hoskins, at 78-80 Marshall Street, and asked if they were iCIRT-rated and if they had LDI.

"It's not just about buying an apartment off the plan and hoping it gets built to the standard that you're promised. Now there are safeguards in place so that shouldn't happen, and buyers are now&nbsp;starting to understand what developers should have in place to protect their investment."

DCN Group has partnered up with construction consultants and SDSS to oversee the construction process.&nbsp;

Resilience LDI is the first Latent Defects Insurance policy in Australia. The insurance provides off the plan apartment buyers with a 10-year warranty on their new apartment and the building it's situated in.

The cover is purchased by the property developer/builder (pre-construction) and is designed to protect owners against any immediate or future problems with the structural components of their new property, from leaks to cracks and everything in between.

DCN Group to develop first Bankstown apartment development with Latent Defects Insurance

Developer JDH Capital has had a penchant for Circular Quay in the last few years.

In 2019 the Jean-Dominique Huynh-led group bought the Sirius building in The Rocks, the brutalist building near the Harbour Bridge that was designed by Harry Seidler and built in 1980.

Now they're approaching completion of the internal reconfiguration, they're onto their next project in the area.

Two years ago the group spent $210 million on the Sir Stamford Hotel at <a href="/new-apartments/93-97-macquarie-street-sydney">93-97 Macquarie Street</a>. Over the last two years they've been putting together plans to create a mixed-use building that will befit the location at the tip of Sydney's most historic street.

Now they've finalized the $183 million plans, submitted to the City of Sydney Council this month which will see the 1988-built hotel demolished to make way for a striking 15-level glass tower with commercial, retail, and luxury apartments.

BVN was given the architectural reigns after the jury at the City of Sydney Design Excellence Competition voted unanimously for their design in early 2023.

There had been a concept development application with designs by Kann Finch approved in 2020&nbsp;

BVN said in the Architectural Design Report the proposal has been considered in response to both its pre-colonial and landscape context and within the context of the colonial and contemporary city.

"Consideration of place has included the topography, geology, hydrology, the history of its human occupation and the many contexts that affect the future of this site.

"Its prominent elevated position on a ridge line straddling two bays (Sydney Cove and Farm Cove) gives this site a unique prospect and a sense of permanence in comparison to the changing tidal flats alongside it. The proposal responds and contributes to this context with references to the sandstone escarpments - that for a long time have harboured dwelling - embedded in the aesthetic, material and sculptural qualities of the proposal."

Part of the development of the 1,612 sqm site,&nbsp;which sits in the Macquarie Special Character area defined in the Sydney LEP 2012, will include the restoration of the heritage-listed&nbsp;Health Department Building that dates back to 1896. That was designed by Government architect Walter Liberty Vernon.

"The proposal celebrates the Health Department building- enabling new uses and a new engagement with the city," BVN said.

"Openings and entries in the new building borrow from those in the existing building, particularly along Macquarie Street where the arched form of the Health Department Building entry is re-imagined to mark entry into the carved sandstone podium of the new residential building."

A restaurant will occupy the lowest level of the building, with a cafe to be located on the ground floor. The two levels above will home office suites.

BVN has worked alongside Bates Smart on the apartment layouts and interiors. Winter gardens will extend the living spaces, positioned largely at the building corners of the apartments to maximise views.

The 69 apartments will be spread across 10 residential levels in the new structure.

Proposed are 33 three and four-bedroom apartments, 30 two-bed apartments, five one-beds and a single studio. Level 15 will home a full-floor penthouse.

A communal area will be located on level seven. An indoor resident lounge will open onto a terrace atop the&nbsp;Macquarie Street podium and offer views toward the Royal Botanic Gardens and the Opera House.

There will be a new public outdoor connection that BVN says is a "significant contribution to the city." Landscaping has been handled by Dangar Barin Smith.

Aside from the Sirius building in The Rocks, JDH Capital has also been developing Nautique, the first large-scale apartment development in Rushcutters Bay in well over a decade.

Developer Landmark is continuing to push on with its Macquarie Park mega site it bought from Landcom four years ago.

Following the launch of its dual-tower apartment development <a href="/new-apartments/the-macquarie-collection-5-halifax-street-macquarie-park">The Macquarie Collection</a>, <a href="/developers/landmark-group">Landmark</a> has now submitted plans for the next section of the&nbsp;18,463 sqm, four-lot site it acquired from Landcom in 2020.

They've submitted plans to the Ryde City Council for 6,276 sqm of the site&nbsp;at <a href="/new-apartments/3-halifax-street-macquarie-park">3 Halifax Street </a>where they're proposing a 75-metre, 24-level tower with 234 apartments.

Fjcstudio, who designed the tower, said their&nbsp;concept is for a "different type of vertical living."

"Not a conventional tower apartment tower of dark glass but a unique form of vertical living that belongs, drawing on the vernacular and materiality of suburban living, and attracts residents who are drawn to the great beauty of this bushland suburb close to urban and village centre,"&nbsp;Fjcstudio wrote in their Design Report.

"Our proposal is for slim figural towers in earthy clay and brick tones suspended above the existing landscape setting. It is a concept drawn from the landscape and bushland dwelling heritage of North Ryde and Northern Sydney, abstracted and interpreted into human-scaled groupings of vertical community dwelling."

They said the heart of the design is&nbsp;an approach to create homes where healthy ecological living and a connection to the environment and landscape are intertwined.

"The strong connection with local nature provides exceptional environments that embrace and enrich health and wellness. Our sustainability objective is to consider a building which is resilient and healthy and will be adaptable to the consequences of the changing climate.

Two main communal areas are offered, the entry garden and arrival space and the 445 sqm podium rooftop garden that will be extensively landscaped.

At the time of the purchase of the 1.8-hectare site, Landmark Group&nbsp;Head of Development, Joseph Scuderi, said they were attracted to it because they saw it as a fantastic opportunity to be able to provide the market with a high-quality residential product, at an affordable price point, in an area that will require greater supply.

“Landmark Group will be able to leverage off the many improvements to the Lachlan’s Line precinct already delivered by Landcom, including all lead infrastructure and services, high-quality public domain spaces, completed regional road infrastructure and the Lachlan’s Line ‘helix’ pedestrian and cycle bridge,” Scuderi said.

Following the recent completion of its luxury Palm Beach apartment development Cabana Palm Beach, Josh Foote's Ignite Projects has secured its next development site.

They've paid around $7 million for Laurieton House, a 1960s apartment development at 186 Jefferson Lane, up the road from the Palm Beach Surf Club.

They bought the site through GV Property Group's Antonio Mercuri and Luke Reaby, who also sold the 1,600 sqm block to Sydney-based developer Daascon in 2022.

<a href="/developers/ignite-projects">Ignite</a> will be looking to revise the 14-level plans Daascon had for the site, instead opting for a code assessable nine-level building which Foote says will be similar to Cabana on&nbsp;Nineteenth Avenue.

“No two projects are the same and we define ourselves by our point of difference, as each project is refreshingly original, but there will be similarities to Cabana,” he says.

“We live, surf and socialise in the area and respect the community so our impact is our legacy.”

Ignite sold out Cabana in 2021, within eight weeks of its launch on Boxing Day 2020.

ASX-listed developer Mirvac has submitted plans for its third and final stage in its $1 billion Newstead waterfront precinct, Sky Waterfront.

Their final tower, following the nearly sold-out Isle and Quay buildings, will be the tallest building in the mini masterplan that also includes the build-to-rent tower LIV Anura. <a href="/developers/mirvac?referrer=Mirvac">Mirvac</a> is proposing a 27-level tower with 138 apartments.

The apartments will sit above four basement levels that will home 244 car parking spaces and 160 bicycle spaces.

There will be over 3,000 sqm of public open space, as well as 746 sqm of resident space that will include rooftop amenity in the form of&nbsp;a gym, swimming pool, dining area, BBQ facilities, and entertaining spaces. Level two will also home a business centre for residents, catering to the work-from-home lifestyle.

The owner-occupier-focussed tower will have just a single one-bed apartment, 85 two-bedders, 42 three-bedroom apartments and 10 apartments with four bedrooms or more.

The development will create a community plaza on the corner of Skyring Terrace and Cunningham Street that will act as the focal point of not only the Sky Precinct but also a destination meeting place for the broader Newstead community.

Mirvac General Manager Residential Queensland, Warwick Bible, said the whole precinct has been designed from the ground up, ensuring the three buildings interact with the surrounding parkland, retail and residential to enhance amenity and connectivity for residents.

“Our vision has always been to create a precinct that acts as a visual gateway to the Teneriffe and New Farm peninsular," Bible said.

"The Civic Square delivered as a part of this proposal on the corner of Cunningham Street and Skyring Terrace will serve as an entrance into the precinct from the west while connecting Gasworks’ retail and Waterfront Park."

Mirvac says given&nbsp;Brisbane's highly amenable climate, diverse public open spaces have been thoughtfully designed on the ground level, providing inviting outdoor areas for community gatherings and interaction.&nbsp;

The project will sit on 4,989 sqm across 13 Cunningham Street and 57 Skyring Terrace, around a third of the wider 14,774 sqm site that will home the other two towers that are currently under construction.

Mirvac Design said in the documents submitted to the Brisbane City Council the vision for stage three is&nbsp;to complete the family of biophillic buildings by creating a precinct identity and a sense of place.

They said the design shares a language of organic forms and planted green façades with the previous stages but does so in a way that gives it a unique identity.&nbsp;

"The planting strategy differs from stage one and two, a crucial element in establishing a distinct identity for this building. The treatment of the balustrade for the proposed form directly corresponds to the varied placement of planters on each floor. The balustrade sweeps around the planters, generating an undulating pattern of greenery on the façade."'

Urbis said the proposal for Sky Stage 3 is aligned with the intent of key city strategies, with the greatest reference to Brisbane's Sustainable Growth Strategy.

"Sky Stage 3 offers inner city living at its best, being located across the road from the services and retail of Gasworks shopping centre, within 200m of the Riverwalk, directly on Skyring Terrace which is serviced by the CityGlider bus services and on the Waterfront Park," Urbis noted in the submission documents.

"With delivered experience in design excellence, the proposition by Mirvac is aligned to the future 'brand Brisbane'. With a design for the tower embodying Buildings that Breathe principles and a conscious effort to integrate a high Green factor score, the design proposal will contribute greatly to the skyline of Newstead."

Based on Newstead’s population forecast, the suburb needs an additional 5,800 dwellings by 2041.

Bible said the proposed building would provide much-needed housing to the undersupplied Brisbane market, Australia’s fastest-growing capital city.

“The Queensland Government’s population projections indicate the city will continue to grow by more than 14,000 people each year, with about a third of those to reside in Brisbane’s inner suburbs, making new projects such as this one essential to keeping pace.

“We’ve worked hard to deliver a mix of apartments at Waterfront Newstead to suit a diverse array of residents, from luxury apartments to our build-to-rent project, where 25 per cent of apartments will be key worker affordable housing, offered at a discount to market rent.”

Urbis said the proposal for Sky Stage 3 is aligned with the intent of key city strategies, with the greatest reference to Brisbane's Sustainable Growth Strategy.

Mirvac files plans for final stage of Sky Waterfront, Newstead precinct

Brisbane developer Shayher Group has revealed the first stage of its highly anticipated Bulimba Barracks masterplan.

<a href="/developers/shayher-group">Shayher</a> secured the <a href="/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">Bulimba Barracks</a> in 2020, buying it from the Department of Defence who had owned it since 2015 when the Commonwealth government disposed of the site as a defence asset.

Since 2020 the majority of the buildings that were part of the barracks from World War II to the 1980s have been demolished. The only building that has been retained is the fabrication workshop which was a barge building shop in World War II.

That will form one of three buildings for the <a href="/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">first stage of the redevelopment</a> of the 20.73-hectare site. Shayher is first focusing on a 6,382 sqm block fronting Apollo Road in the northwest corner of the site. They're planning two low-rise apartment buildings with 69 apartments, separated by a laneway from the fabrication workshop which will be restored.

The fabrication workshop will home a display suite during the market and construction phase of the development, before being converted into a food and beverage hospitality venue with a cafe and outdoor dining next to the Brisbane River.

Shayher had Buchan Group put together the plans for the two three-level buildings. While not having to bow to strict heritage rules given the former factories on the block had been torn down, there was the consciousness that the buildings be located, designed and constructed to reflect the footprint, overall bulk, and scale of the WWII buildings.

The 69 apartments will be split across two buildings that will be divided by a central community garden, complete with a 13-metre resident swimming pool, activities lawn, sauna, outdoor dining cabana and cabana lounges. Each building will have a rooftop garden with golf-putting greens and open lawn spaces for yoga and lawn bowls. One rooftop will have a reduced-size pickleball court.

There will be 10 one-bedroom apartments on offer, 38 two-beds and 21 three-bedroom units. They will sit above 180 basement parking spaces.

Buchan Group said in their Urban Context Report the <a href="/new-apartments/bulimba-qld-4171">Bulimba</a> Barracks represents an eastern gateway to the river’s edge and symbolises the continuing evolution of Brisbane’s inner city.

"The intent is to start creating a new neighbourhood as envisioned in the Masterplan approved in 2022, which seamlessly integrates with adjoining neighbourhoods and surrounding residential areas providing new opportunities for connectivity and access to the riverfront," the architecture firm said.

Shayher has experience delivering multi-stage developments in Brisbane. They've previously created the $1 billion mixed-use precinct, Brisbane Quarter on George Street. That features three towers, a mix of residential and commercial next door to Brisbane Square and behind Brisbane City Hall.

Cumberland City Council has given builder developer ALAND approval to begin work on Amber, the second stage of The Gladstone Village, a major component of its $800 million mixed-use development in Merrylands.

Amber will bring much-needed housing to Western Sydney, including potential affordable apartments for key workers.

Negotiations are ongoing to designate the entire 21-storey tower, consisting of 236 apartments, for affordable housing under the federal government's Housing Australia Future Fund (HAFF). If successful, these units will be offered at lower rental rates for essential workers, easing the housing crisis and supporting the local economy.

Amber will feature 31 one-bedroom, 186 two-bedroom, and 19 three-bedroom apartments. The tower will include a residents-only rooftop space, a children’s playground, and three retail spaces on the ground floor. The rooftop terrace will offer amenities like an outdoor cinema, barbecue areas and a community vegetable garden.

Upon completion, The Gladstone Village will transform a 2.5-hectare site into a vibrant urban precinct, featuring over 1,000 residential apartments spread across seven buildings. The development is strategically located near essential transport links and shopping convenience.

The first stage of The Gladstone Village, Quartz, was completed last month and has officially sold out its 363 apartments, with most apartments snapped up by first home buyers and investors.

ALAND Founder and owner, Andrew Hrsto expressed his excitement about the project's progress and its positive impact on the local community.

ALAND's Head of Development, Anas Rahhal, said the Amber apartments would exceed the expectations of today's market, with high-quality finishes and spacious designs.

"We've created floorplans that emphasise expansive living areas and workspaces to cater to modern urban living," Rahhal said.

Construction for Stage Two is scheduled to begin in Q3 2024 and is expected to be completed by Q4 2025.

Building crew, staff and guests last week celebrated the topping out at Paramount on Parkes, ALAND’s new $357 million development in Paramatta CBD, marking the successful conclusion of its construction phase.

The ceremony, an age-old tradition in which a tree is hoisted onto the top floor of a new building, was held on level 46 of the mixed-use development on Parkes Street.

Byron Bay set for Secret Garden after luxury shoptop development gets approval

For a second month in a row, Melbourne's unit market outperformed houses, a trend now being noticed across the majority of capital cities throughout Australia.

Values of units in Melbourne (which incorporates both apartments and townhouses), grew by 0.1 per cent,&nbsp;according to data from property data analytics firm CoreLogic's Monthly Hedonic Index.

While only modest growth, houses in <a href="/new-apartments/melbourne-vic">Melbourne</a> went backward -0.2 per cent. Melbourne units are outperforming houses over the rolling quarter, up 0.4 per cent in the last three months compared to a -0.3 per cent decline in the house market.

The median value of units in Melbourne currently stands at $613,000.

The Premier Collection comprises 27 residences across a range of townhouses, penthouses, and larger-scale apartments that will soon become available.

City Beat May 2024: Melbourne unit growth outstrips houses for second straight month

The sale equates to around $37,500 per sqm.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Orchard Mews comprises a curated collection of three- and four-bedroom customisable townhomes, positioned within one of <a href="https://www.apartments.com.au/developments/glen-iris-vic-3146">Glen Iris</a>’ more tightly held residential streets. Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;
