The <a href="/developers/roche-group">Roche Group</a> has secured approval for its mixed-use development in <a href="/developments/lilyfield-nsw-2040">Lilyfield</a>, marking a significant milestone for the prime site at 469-483 Balmain Road, opposite Callan Park.

The approved plans allow for the construction of 89 apartments, 6,000 sqm of flexible employment space, and 1,200 sqm dedicated to creative purposes on the 6,824 sqm site. Five per cent of the residential units will be allocated for affordable housing.

The development will include six residential buildings, comprising 22 studio apartments, 40 two-bedroom apartments, and 27 three-bedroom units.&nbsp;

The proposal also features the creation of a publicly accessible area, Bakers Square, situated behind the existing historic bakery building on the site.

The project aims to enhance the industrial employment offerings in the area, support the local artistic community, and introduce new urban living opportunities.

Designed by the architecture firm <a href="/architects/chrofi">CHROF</a>I, the development will blend residential and industrial spaces, fostering a community where people can live and work.

The design includes a 'Super Shed' and a 'Small Shed,' each carefully articulated to ensure good access to outlook, daylight, and ventilation.

These structures, along with the retained character buildings from the early 1900s, are intended to create a cohesive and vibrant precinct that connects new and old architecture.

The heritage impact statement prepared by NBRS notes that while the character buildings have undergone significant modifications over the years, they remain an important aspect of the site’s history.&nbsp;

The two-storey brick structures, originally constructed for the Pilchers Bakery Company, will be preserved as part of the development, maintaining a link to the area's industrial past.

With the approval now in place, the Roche Group's vision of a dynamic mixed-use precinct in Lilyfield is set to contribute to the ongoing revitalisation of the area.

Pentridge Prison in Coburg has been a hive of activity in recent years, ever since the large 60-hectare site was carved up and sold to developers.

Melbourne developer Salvo is the latest to reveal plans for the southern portion of the former prison that ceased operations in 1997.

<a href="/developers/salvo">Salvo</a> spent $34 million to acquire a significant 1.9-hectare holding in 2021, on which they're planning a $1.2 billion mixed-use development with a&nbsp;highly activated public realm, community spaces and integrated retail amenities that reflect the rich history of the site and <a href="/developments/coburg-vic-3058">Coburg</a> character, along with reimagined multi-residential spaces.

The site borders Pentridge Boulevard, Urquhart St, Warden’s Walk and Stockdale Avenue and currently encompasses private lots including the current Pentridge Cellars building, abandoned retail spaces and east-west pedestrian links.

<a href="/architects/dko-architecture">DKO</a> has outlined an initial vision for the&nbsp;state-significant site that includes iconic heritage assets such as Ned Kelly’s grave site, original bluestone F Division building and walls surrounding former exercise yards, and a historic mural by Indigenous artist Ronald Bull.

The precinct includes numerous titles subject to various planning controls including the Pentridge Village Masterplan 2008 which allows for mixed-use development including retail, community and multi-residential comprising permits for around 650 apartments.

Salvo Managing Partner James Maitland said the site is one of Melbourne’s most significant infill projects that required a carefully considered design response in terms of the site’s heritage, complexity and cultural significance.

“DKO demonstrated a deep understanding of the site and surrounding precinct which has critical heritage, planning and design considerations and a distinct neighbourhood character," Maitland said.

“We’re delighted with their preliminary ideas that are responsive to the significance of the heritage assets in terms of their preservation and adaptive re-use, and ensuring highly liveable residential outcomes combined with activated, open public spaces and substantially enhanced amenity for the broader community.

“We see this site as a significant opportunity to provide additional housing in a well-serviced location within 7.5km of the CBD, particularly given the Victorian Government’s target to build 80,000 homes over the next decade."

Jesse Linardi, Design Director at DKO said the transformative project presents a significant opportunity to reconnect and revitalise the southern portion of the iconic Pentridge site.

“The prison is rich in history, strong in presence and unique in character,” Linardi said.

“Key principles underpinning our exploratory design response considered the heritage, program and liveability of the precinct, with activated, open spaces that are demographically and contextually driven and provide a diverse tapestry of urban experiences for residents, the community and visitors alike."

The next step in the five-plus year project involves extensive consultation with key stakeholders including Merri-bek city council, State Government planning authorities, Heritage Victoria and surrounding residents as part of a comprehensive engagement and planning process.

Adjoining the site on the northern part of the overall precinct is an established retail and residential hub including a hotel, cinema, shopping mall, restaurants, cafes, apartments and townhouses, developed by <a href="/developers/shayher-group">Shayher Group</a>. Developer <a href="/developers/pace-development-group">PACE</a> is also nearing completion on 312 apartments.

Pentridge Coburg is part of Salvo’s $3 billion development pipeline, which includes a $1 billion four-tower, mixed-use development at Fisherman’s Bend and <a href="/new-apartments/moray-house-42-moray-street-southbank">Moray House</a>, a <a href="/news/vic/first-look-salvo-set-to-launch-southbank-apartment-tower-moray-house">$220 million multi-residential development</a> in Southbank. Freedom Vantage is located on a 915 sqm site at 45 Labrador Street, one row back from the dress circle Marine Parade.

Just a week after announcing the site acquisition for its second Gold Coast apartment development, MRCB has revealed what it intends to do with the prime Southport site.

They've filed for a 20-level apartment building at 20 Queen Street, a 1,743 sqm site currently occupied by the Sundale Motel that sits in Precinct 3 of the Southport Priority Development Area.

The&nbsp;<a href="/developments/southport-qld-4215">Southport</a>&nbsp;tower will home 180 one and two-bedroom apartments, a configuration mix rarely seen in the Gold Coast market.&nbsp;

The development falls in line&nbsp;with the Queensland Government’s Homes for Queenslanders and the Australian Government’s National Housing Accord, aiming to contribute to addressing the national housing crisis by adding much-needed housing stock in a rapidly growing region.&nbsp;

The design, spearheaded by <a href="/architects/plus-architecture">Plus Architecture</a>, emphasises vertical expression with textured facades and a soft, natural colour palette.&nbsp;

The building’s podium, rising three to four levels, will accommodate car parking, a communal recreation deck, and various resort-style amenities, including a pool, gym, sauna, and barbecue areas.&nbsp;

Extensive landscaping will be integrated throughout the podium levels, contributing to the building’s aesthetic appeal and providing a garden-like environment at a pedestrian scale.

The site’s prime location in Southport offers proximity to Broadwater Parklands Station and various bus routes, enhancing connectivity for future residents.&nbsp;

The Town Planning Report by Urbis noted the 63-metre building height is an uplift from the 43-metre building approved in 2016. Back then, that height of building was deemed as "high-rise".

"Taking a holistic approach to the assessment of the proposed building height, it is clear that the proposal aligns with the overarching intent of the Development Scheme, as well as providing a superior design outcome that advances the envisaged character for Precinct 3."

A pre-lodgement meeting was held with council officers in July.

Owner-occupiers looking for a new apartment in Brisbane's inner suburbs have taken to Chermside's Estilo on the Park, the newest development by the family run developer builder, Gardner Vaughan Group.

The new development on Kittyhawk Drive,&nbsp;flanked by the expansive 73-hectare Seventh Brigade Park and one of the largest Westfield shopping centres in the southern hemisphere, was a hit with first home buyers earlier this year, who made up over half of the enquiry on Apartments.com.au. They were drawn to the apartments that offered over 100 sqm on title, with two bedrooms and two bathrooms.

Over 95 per cent of enquiry has come from owner-occupiers. More recently that demographic has shifted to the rightsizers and downsizers who have identified the three and four-bedroom apartments that range in size from 182 sqm to 280 sqm.

Owner occupiers seek larger apartments, target Chermside's Estilo on the Park

Aqualand&nbsp;has broken the North Shore record for the highest sales revenue achieved in one week at its recently completed North Sydney apartment development, AURA by Aqualand.

The integrated developer-builder has sold $40 million worth of apartments in the luxury Walker Street building that was <a href="/news/nsw/aqualand-officially-opens-landmark-north-sydney-apartment-development-aura-by-aqualand">officially completed in late June</a>.

<a href="/developers/aqualand-australia">Aqualand</a> expects to break the record again in the coming weeks as sales momentum continues to ramp up. They saw over $100 million in sales in February 2024, the most in a single month since the&nbsp;<a href="/developments/north-sydney-nsw-2060">North Sydney</a> tower was launched in December 2021.

Aqualand has been a record-setter in the North Shore before, at its luxury&nbsp;<a href="/buildings/blue-at-lavender-bay-61-lavender-street-milsons-point">BLUE at Lavender Bay</a>&nbsp;development where they sold a penthouse for around $9 million in 2018, the highest price paid for an apartment at the time in the region. That was then broken a few weeks later with a $10.5 million sale.

Aqualand’s Head of Sales and Marketing, Alex Adams, said contracts were exchanged across all configurations at&nbsp;<a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA by Aqualand</a>,&nbsp;including one, two, three and four-bedroom residences.

“It’s been interesting that no particular product has outperformed the others, with sales evenly spread across all apartment types," Adams said.

"Every aspect of the building is selling extremely well, which proves our product offering perfectly reflects buyer demand."

Adams believes the increase in buyer commitment that week reflected the building’s recent completion, as well as the ongoing evolution of North Sydney, with the long-awaited opening of the Victoria Cross Station and broader Sydney Metro, as well as the opening of AURA’s four world-class hospitality outlets in the new Walker Street Precinct; Genzo, Sol Bread and Wine, Una Providore and Soluna.

“Our market campaign was also amplified leading up to AURA’s completion, resulting in enquiries over the past six months from potential buyers who weren’t yet ready to transact, reengaging with the project and returning to buy," Adams added.

Adams said there are more families choosing to right-size into a three-bedroom apartment, and now downsizers,&nbsp;who initially led the charge of sales, are starting to come back, resulting in more four-bedroom sales around the $7 million mark.

“We know one main reason downsizers held back is because they had to sell their family home with little security around what they could sell for. However, the housing market has been more stable recently and values have increased, so this has provided more confidence, especially with interest rates stabilising as well. This provided more time to list their homes until they got the price they wanted.

“There’s still also a distinct lack of competition, with the ongoing shortage of project approvals due to council rejections, and hence other developers not submitting plans, which results in fewer options for purchasers of luxury property."

Perth is set for one of Australia's largest urban renewal projects with the landmark $3.8 billion development of the Belmont Racecourse Precinct.

<a href="/developers/golden-sedayu">Golden Sedayu</a>&nbsp;recently revealed&nbsp;<a href="/new-townhouses/burswood-point-saintly-entrance-burswood">Burswood Point</a>, a 38-hectare masterplan that will bring 4,500 apartments and a significant amount of amenity and hospitality to the immediate area surrounding the racecourse.

Buyers have now been given the first chance to buy in Burswood Point, with the release of apartments in the first two towers, Somerset East and Somerset West.

Since the bumper sales day at the weekend, CBRE has signed several more contracts, taking sales closer to 50.

Designed by <a href="/interior-designers/turner-studio">TURNER STUDIO</a>, the $700 million Melrose Central is a key component of the 55-hectare Melrose Park North Urban Renewal Precinct near the Parramatta River.

Melrose Central is positioned to offer residents the convenience of living near a major shopping centre, parks, and open spaces, all within proximity to the planned Parramatta Light Rail.&nbsp;

The development will include six buildings, each with its unique design elements, rising above a five-level podium that will house a Coles supermarket, specialty stores, health and wellness facilities, and various retail and hospitality venues.&nbsp;

Work on the site has already begun in February, and stage one will see the construction of the podium and three of the six buildings, with completion expected by mid-2027.&nbsp;

Lendlease&nbsp;has confirmed to its shareholders that it will again team up with&nbsp;Mitsubishi Estate Asia on a new development in Sydney's Eastern Suburbs.

The much-publicised site at 1 Darling Point Road had been owned by international development company Anka Property, who for years had&nbsp;been in discussion with the Woollahra Council for the 1,748 sqm site opposite the Edgecliff Centre and Edgecliff Station.

Despite initially being refused by the council back in 2021, they backflipped on the design earlier this year, paving the way for the tower which is nearly four times the area height limited.

Anka then decided to sell the 1,700 sqm site, on the corner of New South Head Road and Darling Point Road.&nbsp;<a href="/developers/lendlease-development">Lendlease</a> and&nbsp;Mitsubishi Estate Asia is now planning a&nbsp;mixed-use, residential-led scheme with associated amenities and commercial and retail spaces, subject to planning approval. Anka had planned a 12-level building with around 40 apartments.

The 50/50 joint venture marks the sixth project <a href="/developers/lendlease-development">Lendlease</a> and Mitsubishi Estate Asia&nbsp;have undertaken together. Previous ventures include <a href="/new-apartments/one-sydney-harbour-6-watermans-quay-barangaroo">One Sydney Harbour</a>, <a href="/new-apartments/one-circular-quay-1-alfred-street-sydney">One Circular Quay</a>, Sydney Place, and <a href="/buildings/east-tower-melbourne-quarter-628-flinders-street-docklands">Melbourne Quarter’s East Tower</a>.&nbsp;

Construction is earmarked to start on the development in 2026.

Lendlease and Mitsubishi Estate Asia confirm new Darling Point apartment development

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

"The $11 million bond established for the Skyview Castle Hill development represents exceptional value, providing genuine financial security for purchasers," Huxley said.

"Unlike a standard insurance policy, this bond consists of real funds held in trust for the Owners Corporation, offering a tangible layer of protection and added peace of mind."

The location continues to be one of the project's strongest drawcards. Castle Hill Metro Station sits virtually on the doorstep, providing direct connections across Sydney's expanding Metro network, while Castle Towers offers extensive retail, dining, entertainment, and service amenities within walking distance.

The building, now named after its location at 9 Gay Street, comprises a diverse mix of one-, two-, and three-bedroom apartments starting from just under $600,000.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Eligible purchasers can also secure finance options, including a 3.99 per cent two-year variable rate, loan-to-value ratios of up to 90 per cent, and interest-only lending options through EquitiCredit.

Why this Castle Hill apartment building starts with a $7 million advantage

For much of the past few years, conversations about Australia's property market have centred on the rapid growth seen in Sydney, Brisbane, Gold Coast, and Perth. <a href="https://www.apartments.com.au/developments/melbourne-vic-3004">Melbourne</a> has followed a different trajectory.

"Melbourne continues to present one of Australia's strongest long-term investment stories," Bekiaris says.

"While other capital cities have experienced stronger recent growth, that relative underperformance is exactly what's attracting sophisticated counter-cyclical investors."

He said interstate enquiry has also strengthened as buyers reassess Melbourne's position within the national property cycle.

"Melbourne currently stands as the most compelling entry point of any major Australian capital, and discerning buyers are beginning to recognise what those who move early always understand: the best opportunities are taken before the price rise confirms them."

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
