The office was awarded the REIQ Commercial Agency of the Year 2014 and she has been the REIQ Zone Chair for the Fraser Coast.
“Linda has extensive experience in commercial real estate and being a resident of Hervey Bay for over 25 years, she has strong local knowledge and a network of contacts,” said Mercorella.
“She brings a strong set of skills to the role and is part of our plan to reinvigorate member services while ensuring the REIQ remains Queensland’s number one real estate organisation,” she said.
“It’s very pleasing to see another successful woman coming through the ranks into a senior leadership position at the REIQ.”
She said Bland also increases the representation of regional Queensland, which currently includes Cairns’ Deborah Duffy.

Landlords, do you think that dog owners are better tenants?
RE/MAX WA managing director Geoff Baldwin believes that opting for tenants with dogs and pets may actually be a better option.
“The general feeling is that a dog may in some way damage the property however as an experienced manager of large rent rolls I have found this to be far from the truth and in many ways quite the opposite applies,” said Baldwin.
“Considering, or even welcoming applications from dog owners has two major advantages for the landlord in that these tenants will usually pay a premium rent and they are much less likely to move because it’s harder for them to find another pet friendly property owner,” he said.
He says that while it “may sound brutal” often more damage can be done by young children than by a dog, yet no one considers banning families with children from applying.
“Of course it is important to take into account the size of the dog, whether or not it is a breed that sheds fur, its age, whether it’s an inside or outside dog and any other information that can be gleaned before making a final decision,” he said.
He also suggests seeking feedback from previous landlords. In Western Australia, the property owner does have the ability to legally ask for an additional ‘pet bond’ – a luxury not necessarily available in the other states and territories.
“In a more competitive rental market as is predicted for 2015, owners should be looking at ways to make their property more attractive and actually inviting tenants with dogs to apply is a huge point of difference,” he said.

Poll: Are dog owners better tenants?

The latest ABS housing approval statistics indicated a record high, but the results have been varied from state to state.
New South Wales approvals actually dropped over the November period, explains Urban Taskforce chief executive Chris Johnson.
“The big drop is in apartment approvals which only reached 1,968 approvals in November 2014 compared to 2,668 approvals in November 2013,” he said. The month recorded a 1.4% drop for New South Wales, largely due to a 3.0% drop in approvals for detached houses. Multi-unit approvals were actually up by 0.1%.
“Victoria is leading the country with 5,009 home approvals in November compared to 3,958 for NSW which is a significantly larger state,” he explained.
Meanwhile, the Housing Industry Association NSW’s executive director David Bare said that despite the modest decline, the overall activity remains healthy and does point to a strong industry.
“Late in 2014 we saw fewer approvals of multi-unit dwellings compared with the record highs achieved in 2013. However there is a strong pipeline and monthly figures can be quite volatile,” said Bare.
“It is also pleasing to see the recovery in detached housing that took place throughout 2012 and 2013 has been maintained right throughout 2014,” he said.

How did New South Wales building approvals fare?

The latest Australian Bureau of Statistics residential building approval figures present a positive outlook, with Master Builders translating them into a strong forecast for the rest of 2015.
Master Builders Australia’s chief economist Peter Jones pointed to the strong increase in the statistics, which actually brings November 2014 to a record high.
“The 7.5% seasonally adjusted increase in total building approvals for November 2014 reflects confidence in the market with the strength of the result slightly above industry expectations reflecting positive momentum,” said Jones.
“The November result was built on strong approvals growth in higher density dwellings in the major cities. The 17.2% seasonally adjusted rise for other dwellings (units and apartments) confirms the changing face of dwelling demand as higher density living becomes increasingly accepted,” he said.
He said that the results point to a sustained pipeline of work over the next 18 months. Effectively, this translates into an increased number of jobs in the residential home building sector. Private sector apartments rose 16.7% and private sector houses dipped 0.3%.
Meanwhile, chief economist for CommSec, Craig James, noted that the year has started with “plenty of promise”, particularly with the Aussie dollar falling, a drop in the petrol prices and a record number of council approvals to build new homes.
“Clearly there is no need for official interest rates to be cut. But with inflation low and numerous uncertainties across the global economy, there is also no need for higher interest rates,” his analysis of the data explained.
“The strength of new building will boost housing supply over 2015 and, in turn, lead to softer growth of home prices. The more balanced housing conditions will remove another problem for Reserve Bank policymakers,” he said.
They expect no interest rate change this year, which will assist the construction industry.

Record high building approvals promising a strong 2015

Crown Group’s 10 storey Viking by Crown development in Waterloo will see six premium commercial suites delivered next month.
The six suites will be designed by architect Kocihi Takada and will range in size from 63 to 95 square metres. They will include porcelain floor tiles, fully-equipped kitchenettes and life access to the first floor suites.
Underground parking is available with access from level one.
They will be part of a collection of commercial and retail suites across Crown’s sites, including a number of ground level retail shops in Parramatta’s V by Crown, and a number of retail suites in North Sydney’s Skye by Crown.

Wyndham Vale’s Jubilee to see 30-home display village

The proportion of borrowers refinancing has jumped to 37.3% of all new mortgages written in December, according to the AFG Mortgage Index.
The Index shows the proportion of home loan borrowers refinancing over the month was the highest level since that recorded in March 2012.
The last quarter of 2014 saw an increase from 33.5% refinanced in September by 3.8%.
Those opting for fixed rates fell to 14.5%, down from 17.1% in November.
The proportion of introductory loans jumped from 4.9% in November by 0.9% to the December month. These are incentivising products offered by lenders.
AFG’s general manager of sales and operations, Mark Hewitt, said that in March 2012, when we last saw refinancing at these highs, borrowers were looking to fix, with fixed interest loans at a four year high.
“This time round with speculation that interest rates are more likely to go down than up, borrowers are shopping around for the variable rate deal and avoiding fixed for the time being,” he said.
Victoria, South Australia and Queensland saw refinancing most popular at 42.2%, 41.7% and 39.9% respectively. Western Australia and New South Wales achieved 36.7% and 31.8%.

Refinancing surges in December: AFG

The government land release program in the Northern Territory has seen a record number of new residential titles issued in Greater Darwin in an effort to assist with subduing rising prices, with the Government saying rising prices are good for investors but not for everyone.
In total last year, 935 titles were issued following 677 titles issues in 2013. Last year’s result is a 38% increase on 2013, which was already up 27% on 2012.
Peter Chandler, Minister for Lands and Planning, said that they are looking to push down the cost of living by assisting with the housing crisis and tracking the land release.
“In just over two years, the Country Liberals have released enough land in the Greater Darwin Area to support also most 6,000 dwellings,” he said.
He said that the increase in titles being issued is “encouraging”.
“This means more homes are being built, more construction work is underway and more jobs are being created,” said Chandler.
He said that the per annum growth rate, that went up to 11% in recent years, is a result of the housing shortage.
“That level of growth, while great for investors, is not sustainable and meant Territorians were hurting,” Chandler said.
“What we’ve seen over the last two years is that growth stabilise to the point where in some market sectors, like CBD apartments, rents are actually decreasing,” he said, pointing to data from Raine &amp; Horne.

NT Government takes steps against rising house prices

It’s worth knowing your rights around booking holiday accommodation, warns NSW Fair Trading Minister Matthew Mason-Cox after complaints about hotels and resorts increased by almost 7% in the past year.
He said that the usual complaints received each year range from cancellation issues to the misrepresentation of hotel accommodation.
“Last year was no different, with NSW Fair Trading receiving 437 consumer complaints in the 12 months up to 24 November, 2014. That compares to 409 complaints lodged in the previous corresponding period,” he said.
“It’s important that consumers know they have rights if something goes wrong with their holiday accommodation and that they have options to deal with disputes.’’
Many of the complaints are in regards to mystery destinations, otherwise known as ‘secret deals’, where holiday goers purchase a stay in an unknown hotel based on a few details of description.
One complaint came from a mystery deal sold for a hotel on the Gold Coast that was supposed to come with an ocean view. Instead, it had views of a construction zone.
“There was mould throughout the bathroom, the pool and the spa were dirty, and the tennis court was out of service,” said Mason-Cox.
“After the consumer complained to the regulator, NSW Fair Trading negotiated a partial refund with the trader.”
He said that consumers should know their rights as described by Australian Consumer Law.
“Goods and services must be of an acceptable quality and match the description, sample or demonstration provided,” he said.
“It is equally important that hotel operators do the right thing by consumers and properly display all term and conditions, as well as provide accurate information about the quality and service of the hotel.”
There may be fines of up to $1.1 million for corporations and $220,000 for individuals for hotel and motel operators that breach the Australian Consumer Law.
He recommends contacting NSW Fair Trading with issues requiring resolution.

Mystery and ‘secret deal’ accommodation complaints rise: NSW Fair Trading

Slater and Gordon, the previously recommended legal firm for investors in a matter concerning two outer west Melbourne land banking arrangements, has written to hundreds of investors with warnings about the property schemes.
According to a Fairfax report, the law firm expressed concern last February around the secrecy of the developers behind the projects and included, no doubt disturbing, warnings that the investors may have not only overpaid, but been misled.
It seems that the land banking sites in question are linked to the family of notorious property spruiker Henry Kaye. There have been denials made to Fairfax that he was a beneficiary or unit holder.
Referring investors to Slater and Gordon was the company Market First Property Consulting, who used the law firm in their seminars across Melbourne, Sydney and Perth promoting ‘wholesale options’.
The managing partner of Market First is Henry Kaye’s sister Julian Feldman.
The free seminars include field trips out to their sites in an “on the road” style tour. Their website boasts that investors are able to buy at 10% to 20% less than the retail pricing seen in “premium residential projects”. It says that purchasers can secure the house and land packages and delay settlement for up to two years.
The office for Market First Property Consulting is based in Woolloomooloo, Sydney. The URL records for their website indicate that it is currently registered with Greg Klopper of Global1, who is in the same Woolloomooloo office building. Global1 runs wealth building and motivational seminars across the country.
Law firm Minter Ellison has been hired by Slater and Gordon to represent itself against investors that they previously recommended. They have suggested that investors seek independent legal advice.

Henry Kaye link revealed to Melbourne land banking schemes

Repeat buyers are one of the strongest measures of confidence in any apartment development.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Sustainability also formed a key part of both award submissions. Kooyongkoot is targeting a minimum 7.5-star NatHERS rating across all residences, supported by passive design principles, high-performance glazing, EV charging infrastructure, water reuse systems and a wellness model focused on lower-energy dry facilities rather than pools and large wet areas.

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. A limited selection of two, three and four-bedroom residences remains available, with prices starting from $1.9 million.

Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"Parramatta is no longer simply an alternative to Sydney CBD, it's becoming a destination in its own right," Equitifund Executive Chairman Greg Huxley said.

"The Lennox captures that evolution with a level of quality and amenity that's difficult to match at its price point."

Designed by <a href="https://www.apartments.com.au/architects/marchese-partners">Marchese Partners</a>, the tower responds directly to its riverfront setting through expansive glazing and open-plan layouts that maximise views across the Parramatta River and city skyline. Interiors feature engineered timber flooring, stone benchtops, stainless steel appliances and floor-to-ceiling glazing, while generous balconies extend the living spaces outdoors.

Marchese Partners says the project was conceived to balance high-quality apartment living with practical, long-term functionality, pairing larger, efficient floorplans with amenities more commonly associated with five-star hotels.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.
