A growing number of investors are turning to self-managed superannuation funds to take control of their future nest eggs.
According to the Australian Taxation Office, self-managed super funds (SMSFs) account for almost $439 million of the $1.3 trillion in Australian super funds, with more than 478,000 funds in operation at June 2012, and the number of funds growing at more than 6 per cent per annum.
The growing shift towards SMSFs follows a loss of confidence in the performance of Australian superannuation funds, which in recent years have been considered among the worst performing in the advanced world.
With volatility in the equity markets, many Australian investors are turning to bricks and mortar due to its relative stability when compared with other asset classes. In fact, of the 19 superannuation asset categories, residential property ranks in the top seven and is an increasingly popular investment option for those aged 45 to 64 and with $200,000 or more in their SMSF.
SMSFs are most popular in New South Wales and Victoria, with each state accounting for approximately 30 per cent of all super funds in Australia. These states are followed by Queensland in a distant third at approximately 17 per cent and Western Australia at 10.5%.
Recently revised super rules mean it’s even easier for Australians to invest in property using their superannuation. SMSFs provide improved taxation rates for voluntary contributions, asset protection in the instance that the fund holder declares bankruptcy, and no capital gains tax and/or tax free income once the trustee has reached the pension phase.
This means an eligible SMSF may purchase a property today for $400,000, hold it for several years, during which time it grows in value, and sell it after the member reaches 60 years of age, without paying capital gains tax. A direct investment of the same kind would typically be subject to a marginal tax rate ranging from 15 to 45 per cent.
While SMSF can be an effective structure to build financial wealth for your retirement the process is not without risks. Not only must the fund be suitably structured but it’s also critical to select assets that will provide positive long-term financial outcomes. The fact is, not all properties perform the same, which isn’t always obvious to investors in the short-term.
These days property investment is complex as it offers a range of choices including off the plan, high rise CBD apartments, student accommodation, serviced apartments and foreign property - all of which are subject to individual risks and benefits.
To maximise the benefits of investing in property with super ensure you select a property with the right profile for strong capital growth. Properties of this kind are typically underpinned by location, scarcity in type and number of similar properties and have a track record of stable performance.

The advantages of a SMSF: Greville Pabst

What a great outcome for Channel 9, the contestants, and the owner-occupier buyers that had their hearts set on the townhouses of The Block. Being a part of this series has been a fantastic opportunity for me as I was able to educate the contestants and viewers on what adds value to a property and what the current market expects to see.
But for those scratching their heads at the sky-high takings, here is a rundown of the number of factors that Triple Threat’s success can be attributed to.
All of the properties appeal to the market for different reasons; some of the townhouses were larger, while others were better configured or had cleaner finishes. While furnishings are nice to look at and add to the feel of a room, it’s the configuration of the property that’s most important. Things like open plan kitchens or living and outdoor entertainment areas are spaces that are favoured by homeowners and tenants as they provide a welcoming atmosphere.

As a certified valuer and buyer’s advocate, many of my clients are investors looking for sage advice on what can be one of the biggest fiscal decisions of their life. The Block apartments provided some very appealing tax depreciation benefits coupled with potentially strong rental income. These factors together meant that if purchased at the right price, The Block apartments might be positively geared. The South Yarra location and scarcity of the property is also favourable and means the properties are likely to benefit from sounds capital growth.
I base value on sales evidence factoring in current market sentiment. Generally speaking apartments and townhouses in South Yarra sell around the $8,000 per square metre to $10,000 per square metre of living area, depending on factors such as building size, location, orientation, car parking provided, accommodation, floor plan and level of finishes. It is good to note that the furnishings are not be included in a professional valuation of a property.
However, not all properties perform the same and without a history of sales performance it’s difficult for me to recommend the properties past a point, to my clients, whether buying for investment or home occupation, which should still be considered an investment. For an investor with a budget of $1.5 - $1.9 million The Block properties would have been a good investment. But over this price I would recommend to my investment clients be more discerning and purchase two or three apartments for the price of a single Block apartment or a single-fronted Victorian cottage on a separate title.
My clients employ me to stand back, assess, strike if the price is right for an investment and refrain from emotional buying. I chose not to invest my clients’ money. It may be a reality TV show but I am dealing with real people's money.
The Block is a fantastic game show, it is fun and we all love to watch it. I look forward to the next series.

Why The Block auctions were so successful: Greville Pabst

When The Block’s Buyers Jury looked at contestants’ staircases and studies, there was plenty potential for improvement.
With small timeframes, the contestants struggled to finish. However, the scores were a major reflection on what happens when Blockheads present judges with unfinished rooms.
The silver lining of seeing unfinished rooms was that we were able to quickly identify issues that buyers may have with the structure and potential use of the spaces.

For instance, I felt déjà vu when entering Tim &amp; Anastasia’s breakaway space. It was definitely an opportunity lost when they didn’t capitalise on the large area given. If they had instead turned the lounge into another bedroom, they would have created a point of difference that may have attracted an increased price with the buyers come auction day.
Dea &amp; Daz would have also benefit by thinking about the functionality of their study’s space and how people would use it as a home office.
Something else that could have been reconsidered were Charlotte &amp; Josh’s shutters in their study, as they were an expensive choice that may put off investors. Because of the positioning of their desks, the shutters were an impractical aesthetic feature that served little function. On top of that, because the shutters were in a position that made them hard to clean, it could mean that maintaining them can be a potential drain on the hip pocket.
As auction day fast approaches, it would be interesting to see how much of our advice the contestants have taken on.

When ‘form over function’ doesn’t pay off: The Block's Greville Pabst

The two rooms that make the biggest impact on potential buyers are the bathroom and kitchen.
The Block last night saw the Buyers’ Jury inspecting contestant’s kitchens, which ranged from modern glamour to stylishly practical.
The kitchen is a place of gathering, where families can congregate and spend a lot of their time together. This is what makes them so integral to the living space.
Ensuring the kitchen fits in well with the rest of the house is integral to how attractive a property is to buyers.
Ayden &amp; Jess’ and Tim &amp; Anastasia’s connecting terrace featured a very on trend indoor-outdoor kitchen area. Ayden &amp; Jess had a particularly good flow between the living room and the kitchen, which worked to increase the property’s warmth. Both kitchens are likely to attract the attention of potential buyers thanks to their innovative approach.
What renovators can also learn from the Blockhead’s kitchens is to be mindful of balancing style and practicality.
Tiling and grout in the kitchen is just that little more difficult and expensive to maintain, which can sometimes be a turn off for potential buyers. In some kitchens, using tiles as a replacement for splashback was a great aesthetic feature, however can potentially put off buyers looking to keep investment portfolio at the lowest possible cost to maintain.
Ayden &amp; Jess’s clever use of a butler pantry added incredible value to the kitchen as it provides space and hides appliances. Their open shelving is also on trend – a great little tip for budding renovators.

Kitchen and bathrooms make the biggest impact on buyers: The Block's Greville Pabst

Last night’s Buyers’ Jury on The Block Triple Threat had contestants and viewers on the edge of their seats as potential buyers came in to inspect their handiwork.
The area attracts a high-end clientele so The Block bought in a diverse mix of people, at different stages of their lives and all with different intentions for the property.
Frank Valentic presented two serious property investors looking to rent out the apartments. Nicole Jacobs presented the properties to a retiring couple looking into the area for its attractive atmosphere, prime for people in later stages of their lives.
My buyers were two very different couples. Mature couple Jenny and Murray were looking to add to their property portfolio. Contrastingly, Sophia and Damien were a young professional couple looking to upgrade to the premium lifestyle the South Yarra area has to offer.
The lesson here was to demonstrate there is no point in designing a space with a specific buyer in mind as this only serves to limit your potential market. Blockheads learnt through first hand experience, the buyers market is a vastly varied one, and this should always be kept in the back of their minds when designing and renovating.
When taking a look at the contestants’ ensuites, not only did the buyers appreciate aesthetics, they also highly valued functionality. To their credit, all Block contestants had very strong ensuite designs to their advantage with the buyers.
In keeping with the South Yarra property market, the spaces all had a luxury feel - important to all the potential buyers. All contestants hit the mark with this, cleverly manipulating the functionality of each space.
Ayden and Jess stood out to the buyers as they provided a door around the toilet, considering the need for privacy in a shared space. Charlotte and Josh could have further improved their room (pictured above) by providing more storage. Both Tim and Anastasia and Daz and Dea could have carried more favour by considering the needs of their potential tenants in closer detail, such as providing towel racks that were closer to the shower.

Buyers know best: The Block's Greville Pabst

The Block Triple Threat last night had the buyers’ advocates judging the contestants’ living rooms and dining areas.
Blockheads learned very quickly that the smaller touches made a big impression with the judges.
Committing to creating a look that appeals to a wider buyers market as possible creates value. By assigning budget to high quality fittings, furnishing and finishes, the Block contestants discovered they would be more likely to attract a wide range of potential buyers. While these details are important to some buyers, natural light and open living areas also provide extra space for buyers keen on entertaining and living in a spacious apartment.
Charlotte and Josh demonstrated how to creatively execute design continuity. Their rooms had a great flow between the dining to living area. Because the living spaces connected into the terrace, it gave the property a great openness that will appeal to buyers. Their digital setup was also well in tune with the contemporary, savvy South Yarra demographic.
Ayden &amp; Jess and Tim &amp; Anastasia were let down during judging due to minor details which could turn into issues for potential buyers. These details needed to be fixed before buyers view the property. For Ayden &amp; Jess, their floorboards and Tim &amp; Anastasia, their ceiling were both issues in this instance. Dea and Darren showed how large spaces can make a great impression, but their incomplete, low ceilings detracted from the openness of their living areas.
Making an impact in the living room is one of the most important areas of renovating so renovators need to consider carefully who will be using the property as needs will be different. Whether it will be families, single occupants, senior-aged occupants or tenants, living rooms, the space needs to warm, inviting and relaxing.

Finishes make first impressions: The Block's Greville Pabst

Last night’s buyers’ advocates on The Block Triple Threat saw three rooms that have the potential to add immense value to the contestants’ properties: a laundry, a powder room, and a wine cellar.
Here is a rundown of the scores the Buyers’ Jury gave the Blockheads last night:

<li>Charlotte and Josh – 20.5</li>
<li>Tim and Anastasia – 25.5</li>
<li>Ayden and Jess – 23</li>
<li>Dea and Daz – 26.5</li>
</ul>
The rooms that we saw in last night’s episode are non-essential spaces – not every property has them. But my biggest advice is that if they are to be included, they need to be perfect in order to add real value to the property.
The wine cellar is a Block first, which meant that not everybody got it right.
When including a wine cellar, it’s important to know what buyers are looking for and more importantly, what functionally constitutes a wine cellar. Dea and Daz’s outstanding cellar (pictured above) entices buyers with its vast stock, which is enough to draw a potential buyer in. However, Tim and Anastasia stand out with this room because they were the only ones to include temperature control systems – making it a proper wine cellar that will not be compromised by the South Yarra demographic.

While laundry facilities can be found in most properties, a private laundry room is not always included in every home. The rest of the buyers’ jury and myself agreed that a laundry is at the very least, a functional room.
This means they need to have space. Charlotte &amp; Josh as well as Daz &amp; Dea could have greatly benefitted if they took priority over space across all three of their rooms, rather than including an extra storage space. When thinking about putting in extra storage areas, Blockheads need to ensure that their rooms have enough space first.
Additionally, powder rooms are extra bathrooms that can be highly sought after as well as adding to the luxe of a property. What the contestants across the board managed to do well is that they ensured their powder rooms flowed on from the rest of their previous finished bathrooms. Buyers appreciate continuity between the rooms’ styles, this is especially important.
As finishes are particularly critical to buyers, contestants need to be aware that laminates are not going to cut it for the South Yarra demographic.
All in all it was agreed that these non-essential rooms might tip a potential buyer over to be the last bidder standing.

One of the biggest financial decisions most people make in their lifetime, buying property is more than simply choosing where you want to live but about investing in an asset that will create wealth.
The fact is, not all properties perform the same, particularly in a flat or falling market. So for those looking to invest smarter, here are some handy tech tips to help you make better informed property investment decisions.

Progression in satellite mapping technology means that users can research properties and suburbs from above, assessing what the local area has to offer without leaving their seat. Available on the latest smart phones, Google maps uses built-in GPS technology to deliver location-specific results for local businesses and services such as schools, transportation, shopping and dining facilities and sports and recreation.

This handy tool enables users to take a virtual street-level tour of almost any capital city in the world, with 360-degree panoramic views of the streetscape. This can be particularly beneficial for cursory inspections of a property in assessing accessibility and the external condition and presentation of the property and the street. This can save valuable time by reducing the short-list and forgoing the need to physically inspect hundreds of potential properties.

Advances in digital technology such as the internet and personal computer devices means that access to information is becoming increasingly simple. RP Data and REIV in Victoria offer an abundance of free and paid information to assist property buyers with researching a property’s or suburbs historical performance. This data is invaluable in assessing a property’s future performance and its potential for strong capital growth.
Technology certainly makes it easier to conduct your property research, however, it should not replace a physical inspection if you are serious about buying a property. 
As the market heats up in Melbourne so too is the competition so do your homework and seek independent advice from a buyer’s advisor to ensure you select the property that will outperform the others in the market.

The general consensus from myself and my fellow buyer’s advocates this week were:

The level of natural light is an important factor that can impact enjoyment of the room. The best rooms are those light filled via northerly light. This week saw a divide between both the buyer’s advocates and the contestants on whether Dee &amp; Darren’s and Tim &amp; Anastasia’s bedrooms were too dark.
I think that light rooms are more appealing to a broader range of buyers.

<li>The inclusion of a dressing table</li>
</ul>
Either built-in or freestanding greatly benefits a bedroom and gives it an extra level of luxe, which is another factor that made Tim &amp; Anastasia’s room the top scoring one for the week for us. Attention to detail to window furnishings can make or break a bedroom
I agree with the other buyer’s advocates that Charlotte &amp; Josh’s window finish was lacking and therefore detracted from the room. Contrastingly, Tim &amp; Anastasia’s excellent finishes on their windows added to the luxury feel of the space.

<li>Bedrooms should have an abundance of storage for clothing, shoes, accessories and more</li>
</ul>
Aiden &amp; Jess could have greatly benefitted from having more space. Renovators should think ahead to make the room versatile for buyers.
Renovators should not speculate on the demographic of the buyer – they might be a young couple or a retired couple that will use a spare room as a guest room – but it also could be a family that needs a room for their children.

The key ingredients for a great bedroom: The Block's Greville Pabst

On The Block: Triple Threat this week, Charlotte and Josh and Deanne and Darren received the highest scores from the property buyer's advocates jury.
I advised the contestants then to renovate to the area's demographic, and compare their renovations to hotels in the local area.

Below are a list of features for renovators and investors to consider when it comes to bathrooms.
Some will pertain to powder rooms specifically, while others are more general comments about bathrooms.

<li>Quality of finish</li>
</ul>
Consider tiles, bench tops and vanity / cabinetry, tiles and flooring, lighting, tap fittings, basin, glass screen fittings or shower screen, toilet (porcelain with soft close), metal towel racks and toilet roll holders (not plastic or imitation), soap dishes.
<ul>
<li>Design should be sleek, simple and practical. </li>
<li>
Bathroom should be well-lit, preferably with natural light, but also with white practical lighting. If there's no external window, could a skylight work? 
</li>
<li>
Space should be functional With practical basin (not something too shallow), adequate storage and bench space, as well as sufficient power outlets. Also, include a power point on the inside of the vanity, or behind the mirror if used for storage. Shower heads should be practical too, with sufficient water pressure. Check the pressure! 
</li>
<li>
Separate toilets are preferable, if possible. 
</li>
<li>
Use of natural materials Such as real timber, granite and porcelain. 
</li>
<li>
Frameless showers are popular and easier to clean. However, ensure the return adequately collects the water so the bathroom isn't flooded. 
</li>
<li>It's ideal to have external windows and adequate ventilation to allow light and air circulation. </li>
<li>
Have sufficient privacy with privacy glass and/or window furnishings, and perhaps a lockable door. 
</li>
<li>
Include a heated towel rack. Heated floors and heated lighting and exhaust fan should also be considered. 
</li>
<li>
Ensure bathroom is practical and not difficult to use for elderly or the young. If a toilet is too close to the wall it may be hard to access. Are there sharp corners that could cause injury? 
</li>
<li>
Baths and spas shouldn't be too close to the wall if freestanding. Make sure the bath can be cleaned easily and to facilitate air flow to reduce or prevent the occurrence of mould. 
</li>

How to renovate a bathroom: The Block's Greville Pabst

Having successfully expanded into a new region with its Caloundra apartment development, Sunset by Dusk Group, growing South East Queensland developer Dusk Group is again venturing into new territory.

The developer has lodged plans for a 70-apartment project in the Moreton Bay region, to be known as <a href="https://www.apartments.com.au/new-apartments/sunrise-on-sutton-25-sutton-street-redcliffe-qld-4020">Sunrise on Sutton</a>, named after its prime Sutton Street location, just one street back from Suttons Beach.

Dusk Group Directors Huw Feeney and Anthony Short seized the opportunity to acquire the near-1,800 sqm amalgamated corner site at Sutton and Ella Streets for their first project in the area.

They have again enlisted MAS Architecture Studio, the architects behind Sunset by Dusk, to design the new eight-storey development.

The building will comprise a mix of one, two and three-bedroom apartments and has been designed to maximise views towards Suttons Beach, Margate Beach and Moreton Bay.

Pending approvals, the project could launch before the end of the year.

Positioned within walking distance of Suttons Beach, Bluewater Square, Redcliffe Hospital and the Redcliffe Paceway, the development will sit within one of the peninsula's increasingly urbanised coastal pockets.

Redcliffe's new apartment market remains exceptionally tight, with Gardner Vaughan Group's One Redcliffe currently the only new apartment development actively being marketed in the beachside suburb.

Leading Brisbane developer <a href="https://www.apartments.com.au/developers/consolidated-properties">Consolidated Properties Group (CPG)</a> has completed and settled $450 million worth of apartments at Monarch Residences in Toowong, marking one of Brisbane’s most significant and prestigious riverfront residential completions in recent years.

The final apartment at Monarch sold at auction on the 30th May for $4.1m.&nbsp;

The milestone has been marked at a ribbon-cutting ceremony at <a href="https://www.apartments.com.au/buildings/monarch-residences-toowong-600-coronation-drive-toowong-qld-4066">Monarch Residences</a>, with Cr Penny Wolff highlighting the importance of completing major residential projects to boost the city’s much-needed housing supply.

The 224 apartments, delivered across two 15-level towers, are now officially in the hands of owners, including Brisbane downsizers, families and professionals who have traded traditional houses for apartment living. The completion underscores sustained demand for absolute riverfront living in Brisbane’s inner west.

Monarch Residences was planned and delivered over four years on a 1.2-hectare parcel with more than 130 metres of direct frontage to the Brisbane River, occupying one of the last remaining true riverfront sites of its scale and orientation within close proximity to the CBD. The site has been transformed from an underutilised, derelict block of land, into a thriving residential precinct with Middenbury House at its centre.&nbsp;

Consolidated Properties Group sells out Monarch Residences as Brisbane riverfront demand surges

An entity directed by HSN's Rafi Assouline and Rebel Property's Allen Linz has filed plans for an impressive new precinct in Woolloomooloo.

The major mixed-use development would transform a prominent William Street site into a new residential village anchored by affordable housing and a large public park.

The proposal, submitted as a State Significant Development Application, covers 164-172 and 174-194 William Street, a 6,398 sqm site between Forbes Street and Dowling Street on the southern edge of Woolloomooloo.

Designed by fjcstudio in collaboration with Bangawarra, Studio Bright and Tribe Studio Architects, the scheme would deliver 227 apartments across four residential buildings ranging in height up to 18 storeys, alongside retail space, public domain improvements and a new publicly accessible park.

It's another design scheme for Rebel, who took <a href="https://www.apartments.com.au/news/nsw/first-look-rebel-property-group-takes-woolloomooloo-precinct-to-nsw-government">concept plans to the NSW Gov late last year</a>.

The latest plans will be a mix of 167 build-to-sell apartments and 60 affordable apartments, with the affordable housing component representing 15 per cent of the project's gross floor area. The apartment mix includes 12 one-bedroom, 53 two-bedroom, 89 three-bedroom apartments and 13 penthouses, while the affordable housing component would comprise 42 one-bedroom and 18 two-bedroom apartments.

Rebel Property is seeking to take advantage of the NSW Government's infill affordable housing bonus provisions under the Housing SEPP, which provide additional floor space and height in exchange for the delivery of affordable housing for a minimum of 15 years. The planning pathway allows a 30 per cent increase in floor space ratio and building height where 15 per cent of the development is dedicated to affordable housing.

At the centre of the development is a 1,356 sqm sunlit public park designed to become a new community gathering space at the gateway to Woolloomooloo. The park would be complemented by a network of pedestrian laneways connecting William Street with the surrounding streets, improving permeability through what is currently a largely impermeable block.

The design team says the public domain has been heavily influenced by the site's topography and Aboriginal cultural heritage, drawing on the escarpments, gullies and landscape characteristics that historically defined the area before urbanisation. The landscape design has been developed in partnership with First Nations consultancy Bangawarra.

The project would be delivered across four separate buildings. The William Street East and William Street West buildings, designed by fjcstudio, would contain the majority of the apartments. Melbourne-based Studio Bright has designed the Forbes Street building, while Tribe Studio Architects is responsible for the Dowling Street building.

Rebel had secured approval for the concept plans late last year.

First look: HSN, Rebel, advances Woolloomooloo precinct plans

A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.

The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.

Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.

Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.

At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.

The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.

Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.

The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.

The site sits within the Spring Hill East Precinct of the Spring Hill Neighbourhood Plan and is positioned around 650 metres from both Fortitude Valley Station and Exhibition Station. It is also within walking distance of the King Street precinct, Royal Brisbane and Women's Hospital, Herston Quarter and Victoria Park, which is earmarked to become a major venue precinct ahead of the Brisbane 2032 Olympic and Paralympic Games.

Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.

Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. They are currently selling and delivering <a href="https://www.apartments.com.au/new-apartments/oria-spring-hill-447-gregory-terrace-spring-hill-qld-4000">Oria Spring Hill</a>, just over 140 apartments due for completion in 2027.

Keylin plans heritage-led Lotus on Water Street apartment development in Fortitude Valley

Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.

The new planning controls have unlocked significant development potential within walking distance of the station, with a number of sites expected to be amalgamated and redeveloped in the coming years as developers seek to take advantage of the increased density allowances.

One of the more restrained developments in the precinct, and set among the first to be delivered having commenced well before the recent changes, is Hyecorp's Juliet. The boutique apartment project is already well under construction and remains on track to welcome residents by the end of the year, offering a markedly different proposition to many of the larger-scale developments now likely to emerge across the suburb.

For Hyecorp, which has delivered projects across Sydney's Lower North Shore for more than three decades, Roseville presented a rare opportunity to address a growing gap in the market.

PBD Architects drew inspiration from Roseville's established garden suburb character, creating a building that sits comfortably within its surroundings rather than dominating them. The architecture incorporates natural materials, soft forms, layered landscaping, expansive balconies, and generous setbacks to strengthen the connection between residents and the suburb's leafy environment.

"The focus was on designing spacious, house-like residences for discerning owner-occupiers and downsizers who wanted to remain on the North Shore without compromising on comfort, privacy, or design," PBD said.&nbsp;

"Every apartment was to feel considered, timeless, and highly functional."
