Sydney’s most affordable house to sell at auction was in Long Jetty on the Central Coast, 100 km north of the CBD, for $385,000.
Figures released by APM noted that the 1960s-built three-bedroom house at 50 Stella Street sold through LJ Hooker The Entrance.
The large, level site of 676 square metres is a short stroll to the beach and other local amenities. According to RP Data, it last traded in 1990 for $90,000. 
Figures on the database shows the median house price for Long Jetty in August was $473,000, which is up on the same time last year when it was $420,000.
Capital growth was more than 8% in 2013 for the area while the median rent was $380 a week. This would reflect a yield of more than 5% for an investor. 
A house on a sub-divided block of 338 square metres at 71/17A Stella Street exchanged earlier this year for $410,000.
The record price for the street is $565,000, which was paid last year for a three-bedroom house on 613 square metres at 115 Stella Street.

Long Jetty secures NSW cheapest auction result

Sydney’s most expensive property to sell at auction this weekend was in Strathfield, 14 km from the CBD, for $3,005,000. 
According to APM, the newly constructed five-bedroom, four bathrooms house at <a href="https://www.raywhite.com/nsw/strathfield/1192007/" target="_blank">65 Barker Street</a> sold through Ray White Burwood. 
The vendor YK Global Developments bought a red brick knock down on 699 square metres in June last year for $1.310 million and created the new home.
According to figures on RP Data, the record price paid for a house in Strathfield is $6.8 million in a deal that transpired at the start of this year.
The top price for a Barker Road house was recorded last year when another new residence sold for $3.185 million.
The median house price for Strathfield in August this year was $1.937m, a significant rise the median price for August 2013, which was at $1.285 million.
Sydney’s record-breaking early spring home auction market weakened at the weekend reporting its lowest clearance rate for two months, according to Australian Property Monitors.
The 79.3% initial result broke a sequence of nine consecutive weekend rates above 80% when 747 homes were listed to go under the hammer at the weekend, the highest weekend offering since May.
The inner west continued the recent trend of reporting the highest suburban region clearance rate at the weekend with 89 auction sales from 100 reported results for a clearance rate of 89%.
The inner west was again this weekend closely followed by the lower north shore with a clearance rate of 84%.

Strathfield tops Sydney weekend results as auction clearance rate eases

The priciest residential property to sell in Melbourne during the weekend was a house in Camberwell, 10 km from the CBD, sold for $3.6 million.
The glamorous five-bedroom, four-bathroom house on 743 square metres at 73 Bowen Street was sold through Bekdon Richards, according to Australian Property Monitors.
In May 2013, the then red brick knock down that was built in 1925 sold for $1.395 million.
About 200 people attended an ­auction to watch some 50 bids made by six ­competing buyers.
The two-storey house features a swimming pool.
James Buyer Advocates reported the auction bidding opened at $2,850,000 then at $3,350,000 and the bid is referred, followed by the announcement the property was on the market. 
The buyer's agency described it as a "really strong result given the street is a B-grader and the land itself was bought in March last year for $1,393,000." 
According to RP Data, the median house price for Camberwell was $1.71 million in August this year. In August 2013 the median price was $1.36 million. 
The last record for the road was set at 84 Bowen Street, which sold earlier this year for $1.775 million.
RP Data reports that Camberwell experience capital growth of 6.6% in 2013.
Melbourne’s weekend home auction market tracked backwards for the second weekend in row as signs emerge of a waning in buyer activity.
Melbourne recorded a weekend clearance rate of 73.8%, which according to APM was the lowest result reported for two months. This weekend’s result followed last weekend’s 75.8% with a falling trend now developing.
APM senior economist Dr Andrew Wilson suggested high auction numbers may be a factor in declining clearance rates with metro Melbourne this weekend hosting 903 auctions - well up on last weekend’s 740 and ahead of the 874 listed over the same weekend last year.
The Melbourne spring market will peak over the pre-Melbourne Cup weekend with an all-time record of over 1500 Saturday auctions due to be conducted in the metro area.

Auction success rate wanes as Camberwell tops Melbourne weekend results

 An apartment in Carnegie, southeast of the Melbourne CBD, was the Victorian capitals’ most affordable residential property to sell at auction this weekend.
The one-bedroom unit at 7/45 Oakleigh Road sold for $270,000 through agency Stuart Hocking Carnegie, according to Australian Property Monitors.
The price guide on the marketing leading up to the auction tipped a top price of $245,000. 
Stylishly fitted out and decorated with flamboyant golden wallpaper and minimalist furniture, the unit is on the top floor of the two-level 1970s-built red brick block.
It is rented for $295 a week reflecting a yield of 5.6% for the investor.
The last time the strata-titled apartment sold was in 2007 for $162,000 andthat deal was exchanged within seven days of listing, according to RP Data.
The median asking rent in Carnegie is $347 a week.
RP Data notes that 143 units in the area have sold this year and the median price paid for an apartment was $406,000 in August 2014. Median growth experienced among units in Carnegie in 2013 was 2.6%.

Carnegie 5.6% investment rental Melbourne's cheapest weekend sale

Economic stability and expats pushing back into the prestige markets are helping to resuscitate the luxury residential market.
John McGrath has identified Australia’s economic performance and cashed up expatriates as two of four major themes impacting demand and prices for luxury residential property over the next 12 months.
“Political and economic stability, rising business confidence and increased overseas demand is driving new momentum in prestige property after several years of post GFC stagnation,” he says.
“While luxury property was lagging compared to the rest of the market, there are clear signals that it is stirring from its slumber and we are expecting material price rises above $2 million this year,” McGrath says.
According to RP Data figures, the number of $5 million-plus sales in Sydney was up 13% in the 2014 financial year while $3 million-plus sales in Brisbane shot up by 36%. 
During the same period sales in the nation’s most expensive suburbs started to slightly outpace the lower and middle markets in price growth. 
Price growth was 11% for luxury real estate while the middle market was 10.9% and the lower end 9.2%.
Expats made a return to real estate as the dollar weakened and the market became well supplied, he advised in his Swizter blog.
McGrath believes that China’s impact on property was significant after HSBC found that 18% of new supply in Sydney was purchased by Chinese investors who also claim 14% of Melbourne’s new homes.
Competition between private investors and Self Managed Super Fund (SMSF) investors was also fuelling prices.

Brisbane's most expensive property at weekend residential auction was in a sprawling Queenslander in Hawthorne, in Brisbane’s inner east.
The substantial 1930s-built six-bedroom house at <a href="https://www.realestate.com.au/property-house-qld-hawthorne-117851011" target="_blank">24 Forbes Street</a> sold through McGrath Bulimba for $1.3 million, according to APM.
The 1930s house last sold for $1.14 million in 2008 and prior to that in 2001 for $520,000.
The vendors sought $1.35 million on its 2011 listing.
It was rencetly available for rent at $950 a week reflecting a yield of 3.8%. The asking rental was $1000 in 2012 and $1250 in early 2013. 
The median weekly rental in Hawthorn is $628.
According to RP Data, the median house price in Hawthorne is $1.05 million and growth in value was pegged at 27% in 2013.

Adelaide’s most affordable property reported sold at last weekend’s auctions was a three-bedroom house in the south-western suburb of Glengowrie.
Australian Property Monitors reported that the brick and tile 1952-built house at 8 Wilkins Street house sold for $435,000.
It is on a 700 square metre block.
The house last traded in 2009 for $390,000 and it was rented for $330 a week, reflecting a yield of 4.4%.
It most recently rented in 2010 for $310 a week, showing a declining yield of 4.1%.
The median price for a house in Glengowrie is $575,000, which is a jump of nearly $100,000 on the 2013 median house price of $470,000. The current median asking rent in Glengowrie is $400 per week.

Sydney’s most expensive residential property to sell at auction last weekend was traded for $2.8 million in Sydney’s inner eastern suburb of Woollahra.
The four-bedroom 1920s-built house at 28a View Street last sold in 2010 for $1.66 million as a run down bungalow, according to APM. It was subsequently renovated in the French Provincial-style and sold through McGrath Coogee.
According to RP Data, in January the median house price for Woollahra spiked at $3.65 million – which was the highest monthly figure for several years. 
The annual change in median house price is 2.3%, but over five years it is closer to 20%.
Other recent house sales in the area include $4.175 million in John Street and $3.3 million in Moncur Street. 
The highest price paid in Woollahra in the past 12 months was $14.5 million for 12 Wallaroy Road.

It last traded at $146,900 in 2007.
The new buyers will see a yield of 8.6% if the asking rent is met.
RP Data figures show that the median price for a house in Woodridge is $262,000, while the median price for units is $205,000.
In a separate deal earlier this year another townhouse in the block sold for $198,000 – the top price in the complex - and was subsequently rented for $280 a week reflecting a yield of 7.3%
According to RP Data, the median rental for Woodridge is $260 per week.

Former Cronulla Sharks chairman and rugby league player Glenn Coleman has pocketed millions on his Canterbury development site.
Coleman sold the <a href="https://www.raywhite.com/nsw/canterbury/1163374/" target="_blank">Broughton Street property</a> for $7.5 million having bought it from State Rail for $140,000 in 1992, with added further to the site the following year, paying $265,000. It was sold to a local developer, Buildform.
A 1,405 square metre parcel has development approval from Canterbury Council for a seven-level residential apartment building. The site is adjacent to Canterbury railway station in Sydney’s south-west.
It sold through Marcello Bo and Peter Apostolou from Ray White Project Di by auction at the rooms at AuctionWORKS in the Sydney CBD, in conjunction with Ray White  Commercial NSW Managing Director Jeff Moxham.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
