The new Northpoint Shopping Centre sold for $36.5 million in a newly developed suburb just north of Toowoomba.
The 1.95 hectare property has four street frontages including Ruthven Street, which is also the New England Highway. Developer Hallmark Property offloaded it through Jones Lang LaSalle’s Jacob Swan and Sam Hatcher.
The centre is the first investment of the Australian Property Opportunities Fund II.
The fully leased income is $2.751 million, which shows a yield of 7.63%.
The centre, which opened earlier this year, has a land area of 6,868 square metres and is anchored by a Coles supermarket and a medical centre.

The historic Corkman Irish Pub in Melbourne hip inner area of Carlton is for sale with interest north of $3 million.
Formerly known as the Carlton Inn, the pub is at 154 Leicester Street, which is near buzzing Lygon Street and surrounded by Melbourne University campuses and students digs.
The buyers have the potential to take control of the business when the current lease expires in six months or consider development potential.
The Corkman is a two level hotel on 450 square metres of land that is zoned mixed use. The holding income is about  $82,000 a year, sitting on 450sqm of land, with a mixed-use zoning.
CBRE Hotels agents Scott Callow, Mark Wizel and Joseph Du Rieu are exclusive agents for the pub, which will be auctioned on October 30.
The agents are anticipating interest from local, national and international buyers, given the lucrative nature of Carlton real estate.

The British Crown Hotel in Melbourne’s funky inner suburb of Collingwood is for sale.
The recently refurbished iconic pub at 14 Smith Street is two kilometres away from the CBD. Set on 550 square metres of land, the two-level hotel is likely to attract offers of more than $3 million.
According to RP Data, it last sold in 1987 for $1,085,000. Before that is had changed hands in 1982 for $260,000.
The British Crown is being offered with an established lease in place.
CBRE Hotels agents Scott Callow, Mark Wizel and Joseph Du Rieu will handle the private treaty sale.
“We have seen many recent property sales along this trend, evident in the transaction of the Clarendon Hotel and Town Hall Hotel in South Melbourne, the Railway Hotel, West Melbourne, and the Duke of Kent Hotel in the north western corner of the CBD,” says Rieu.
Demand for prime sites within the CBD and city fringe is record setting with land values growing from $14,000 a square metre to $28,000 a square metre, according to CBRE.

Melbourne’s least expensive house to sell at auction on the weekend traded for $256,000 in Werribee, southwest of the CBD.
The three-bedroom 1970s house has a central bathroom and separate living room and kitchen and is on a 571 square metre block. The 4 Carbon Court property sold through Hocking Stuart Werribee, according to Australian Property Monitors. 
Marketed as a renovators dream, it may also have potential as a knock-down to build another house or units, subject to council approval.
According to RP Data the rent for the area is $276 a week and based on this figure an investor could expect a yield of 5.6%. Growth in the area is at 3.3%. The median price for the suburb was $314,500 in September.
The only other recent sale in Carbon Close was number 8, which exchanged last year for $295,000.

Werribee $256,000 sale Melbourne weekend's cheapest result

The most costly property to sell in Brisbane at the weekend auctions was a $1.231 million house in Wellington Point, 22 kilometres southeast of the CBD.
The 10 year old residence at <a href="https://www.realestate.com.au/property-house-qld-wellington+point-105471254" target="_blank">7 Allan Day Drive</a> has four-bedrooms and is moments away from Waterloo Bay. It was sold through Harcourts Green Living, according to Australian Property Monitors.
Located on 800 square metres, the house has reverse cycle air-conditioning, a media room, two ensuite bathrooms and two additional bathrooms, indoor and outdoor living zones plus a pool.
The house was rented in 2013 for $950 a week, which reflects a yield of 4% for an investor.
Wellington Point has a median house price of $520,000, which underscores the exclusive location of this house within the Sovereign Estate, which was developed in the early 2000s. 
It is the first residential sale on the tightly held street this year.
Last year two houses sold on Allan Day Drive. A modern four-bedroom, four bathroom residence on 800 square metres at number 37 traded for $1 million while another resort-style house on 824 square metres exchanged for $1.47 million.

Wellington Point secures Brisbane's priciest

Paralowie, in Adelaide’s north, was the location of the city’s most affordable house sold for $323,000 at weekend auction.
The 1997-home has five bedrooms on a block at 83 Liberator Drive. The modern house has an ensuite to the master bedroom, a three-way bathroom, modern kitchen that serves an adjoining dining area plus outdoor entertaining areas.
Plaza Real Estate, according to APM, handled the sale.
RP data has the median house price for September in Paralowie at $288,000, while capital growth for 2013 was -1.2%.
This year three houses have sold on the street with the least expensive being a three-bedroom house on 300 square metres at 97 Liberator Drive that changed hands for $250,000.
In July another three-bedroom house on 642 square metres sold for $325,000.

Paralowie Adelaide's cheapest weekend auction sale

The boutique 1770 Beach Shacks in the Queensland town 1770, south of Bundaberg, has been listed for sale for the first time in 17 years.
The town of 1770 is about 130 kilometres from Bundaberg in the north and Gladstone in the south and 494 kilometres from Brisbane.
Located on Captain Cook Drive, the 1770 Beach Shack has four Balinese-inspired pole houses with private decks, overlooking the 1770 swimming beach. 
The ‘Stone Cottage’ is an adjoining bungalow on 809 square metres of land that holds a separate title and is on Elliot Street. It is currently used as a manager’s residence. The combined land area is about 1,585 square metres.
1770 is named for Captain Cook's second land fall.
Agent Leon Alaban of Ray White is seeking expressions of interest, closing on November 19, in the property as a freehold with a business.
According to RP Data, a house on 610 square metres of land at 632 Captain Cook Drive has been for sale for several years with a price tag of $1.2 million.

1770 beach shacks listed

With a $10 million Vaucluse vendor bid, and a $3.45 million Paddington vendor bid, Sydney’s most expensive residence to sell at auction on the weekend was a chic contemporary residence in Sydney’s southern suburb of Sans Souci for $3.125 million.
The ultra-modern 2012-built five-bedroom house at <a href="https://www.realestate.com.au/property-house-nsw-sans+souci-117929327" target="_blank">78 The Promenade</a>, with views over Kogarah Bay, sold through McGrath South Hurstville, according to APM.
The house has a three-car garage, wine cellar, an atrium with high ceilings and marble bathrooms. The land area is 638 square metres and includes a swimming pool and spa.
Statistics compiled by RP Data shows that the sale is well above the median house price for the suburb, which was $1.306 million in September this year. For the same month in 2013 the median house price was $1.1 million. In the past 12 months, capital growth for the seaside suburb that flanks Sydney’s historic Botany Bay was 30% for 2013, a dramatic improvement on the negative growth that the area experienced for the previous two years.
The Promenade has had a recent spate of multi-million dollar sales with a four-bedroom house on 828 square metres of land at 75 The Promenade selling for $2.55 million last month while a five bedroom house on 588 square metre at 140 The Promenade sold for $2.35 million in August.
APM reported the Sydney weekend home auction market bounced back at the weekend recording a clearance rate of 81.1% despite over 700 properties going under the hammer.
Last weekend the clearance rate dipped below 80% for the first time in two months as the highest number of auctions since May weighed down buyer activity. 
"High auction numbers were however no impediment to the market on Saturday as the record breaking spring selling season regathered its energy," APM senior economist Dr Andrew Wilson said.
Despite the revival in the clearance rate at the weekend, the underlying trend has weakened over the past month.
"It is definitely still a sellers’ market," Wilson suggested.
 Sydney’s four-weekend average clearance rate now stands at 81.3% compared to 83.0% over the previous four-weekend period.
Sydney’s south took over from the usual leader the inner west as the best suburban region performer at the weekend with an exceptional clearance rate of 90.6% reflecting 87 sales from 90 listings. 
Next best was the city and east with 85.1% closely followed by the north west with 85%, the upper north shore 83.3%, the central coast 81.8%, the northern beaches 81.5% and Canterbury Bankstown 80.6%. 
The inner west however recorded its lowest clearance rate for the spring with a 76.5 percent result.
It was the Vaucluse home of Telenet chief John Porter and his wife Susan Mougey that was passed in on a $10 million vendor bid.
Designed by architect Tom Rivard, the <a href="https://www.mcgrath.com.au/buy/house-vaucluse-nsw-2030/228666/?searchID=43654460" target="_blank">four-storey residence</a> sits in Will Dangar-designed gardens.
It last traded in 2006 for $7.17 million then rebuilt in 2009.
Following the family's move to Belgium last year, it was listed for in excess of $11 million.
The Paddington terrace <a href="https://www.mcgrath.com.au/buy/house-paddington-nsw-2021/228142/?searchID=43654417" target="_blank">was passed in on a $3.45 million vendor bid</a>. The Paddington Street property was marketed as one of the suburb's largest four level terraces.

Vaucluse and Paddington passed in so Sans Souci the dearest sold in Sydney

Victoria’s most pricey property to sell at auction on the weekend was a house in Toorak for $3.525 million.
The stylish three-bedroom house at <a href="https://www.realestate.com.au/property-house-vic-toorak-117970939" target="_blank">14 Glen Road</a> is on a 888 square metre block near the Kooyong Tennis Club. Local agent RT Edgar Toorak handled the sale, according to Australian Property Monitors.
About 100 people attended the ­auction where there was a single bid of $3.2 million. Subsequent negotiations took the sale price higher, said RT Edgar’s Jeremy Fox. 
The modern renovated house is built around a central courtyard and last sold in 2003 for $2.15 million.
The median house price for the area dipped in September with RP Data pegging the median at $2.4 million. In September 2013 the median price was $2.667 million. 
According to RP Data, growth among house prices in Toorak is at 4.2%. In April 2012 the Glen Road house had been available to be rented for $1,390 a week.
One recent sale nearby was 7 Glen Road, which exchanged for $4.15 million<a name="_GoBack" style="line-height: 1.3em;" href=""></a> while 23 Glen Road traded last year for $3.9 million.
The Melbourne weekend home auction market lifted at the weekend following two weekends of falling clearance rates, according to APM.
Melbourne reported a 76.4 percent clearance rate compared to the previous weekends 73.8 percent - the lowest result so far this spring.
Although Melbourne reported an improved result this weekend, the underlying trend has fallen recently, APM senior economist Dr Andrew Wilson said.
"Current clearance rates however continue to reflect solid local market conditions with competition amongst buyers for property encouraging for sellers," he said.
Some 1005 homes were listed for auction at the weekend, well ahead of the previous weekends 903 and also up on the 938 auctioned over the same weekend last year.
Over 1500 auctions are scheduled in the metro area in the usual pre-Melbourne Cup long weekend holiday Super Saturday of auctions.
Melbourne’s eastern suburbs continue to dominate auction results again reporting the highest regional clearance rates at the weekend.
The outer east led again with a clearance rate of 88.3 percent with 83 sales from 94 auctions.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

A signature of the Flourish developments is the communal rooftop. Flourish Vivere will showcase a private resident’s lounge, outdoor dining with barbecues and pizza ovens, heated pool, fully-equipped gym, and a wellness centre with sauna and steam room.

The project is strategically located to offer a walkable lifestyle, with the Strand shopping centre, cafes, restaurants, shops and the beach, all just a short stroll away.

With the DA now lodged with the Gold Coast City Council, Sherpa has moved quickly to secure LPS Group as the builder, offering buyers a level of certainty that is rarely seen in today’s market.

Sherpa has delivered 16 residential projects over the past seven years with a pipeline of $1 billion, with more under construction.

Sherpa takes Flourish brand to Coolangatta, lays plans for Flourish Vivere 

S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Jayde Pezet, of Pezet Matheson, which has managed sales and marketing for S&amp;S Projects across their Gold Coast portfolio, emphasised the developer’s commitment to continuous improvement and excellence.

S&amp;S Projects plans to officially launch its latest project at Rainbow Bay in the second half of this year.

“As we embark on our largest project yet, we have pulled out all stops to create another landmark development that truly reflects the relaxed southern Gold Coast lifestyle,” Gedoun added.
