Sydney’s cheapest sale at auction over the weekend was $265,000 for a studio in the inner city Newtown.
The 26 square metre studio at 216/88 King Street, which is the main road cutting through the area that is flanked by Sydney University, sold through Agency by Glenn Regan according to APM.
The unit is on the second level of Georgina Apartments and is rented for $330 a week, reflecting a yield of 6.4% for an investor. The median asking rent for Newtown according to RP Data is $450 a week 
The studio, which is in a building with a swimming pool, intercom and an lift, last traded in 2007 for $205,000.
According to RP Data the median price paid for a unit in the hip area is $535,250 of the 100 units sold in the past 12 months.

Newtown rental sells at 6.4% yield as Sydney weekend's cheapest sale

Adelaide’s most expensive property to sell at auction last weekend was a $1.195 million Californian bungalow in Glenelg.
The 1935-built residence is at <a href="https://www.realestate.com.au/property-house-sa-glenelg-117941435" target="_blank">14 Maturin Road</a>, just a few streets back from the beach and Jetty Road attractions, according to Australian Property Monitors.
The sprawling five-bedroom house is 243 square metres in size and features an Art Deco cocktail den. It is on 968 square metres of land and was sold through Harris Real Estate Glenelg.
The house last traded in 2005 for $750,000.
According to RP Data, the median house price for Glenelg, which is 9 kilometres from Adelaide, was $1.2 million in August this year.
However, the statistics show that the suburb sits within a dramatic statistical growth cycle. In 2013 growth in Glenelg was negative 20.8% while in 2012 it was up more than 22% on 2011’s negative growth of 22.5%. 
Over five years, RP Data has the suburb’s median house price up by 20%.

The InterContinental Hotel is getting ready to fling open the elegant entry of its newest Australian operation in Double Bay.
Having languished as the boarded up Ritz Carlton Hotel-turned-Stamford Plaza since closing in 2009, the new property may put some pizazz into the sluggish centre.
During its golden days, the hotel was a hotspot for visiting royalty such as Princess Diana, Madonna, Sir Elton John and former President of the USA Bill Clinton. 
It was also where pop icon Michael Hutchence died in 1997, after a night in the bar.
Next month it will open as the <a href="https://www.ihg.com/intercontinental/hotels/gb/en/sydney/sydic/hoteldetail?cm_mmc=OSMAE-IC2-MEA-EN-visitaustralasia_vanity" target="_blank">InterContinental Double Bay</a> following a $25 million renovation and aim to resume its post as Sydney’s most glamorous inn with 140-rooms and a chic rooftop pool with curtained cabanas. 
Architectural firm Bates Smart has overhauled the mock-European-styled structure.
The Cross Street property was bought in 2013 for $57 million by Singaporean funded group Royal Hotels Australia. It had previously sold to the Valad Property Group for $81.5 in 2008. It will be Royal Hotels’ fifth in Australia.
The new operation will sleep 360 people when full, have a late night gin bar, a restaurant and Sydney’s only fully separate Kosher kitchen in a hotel of this standard. Michelin-starred French chef Julien Pouteau will head the restaurant.
It has also joined the Double Bay wedding collective in an attempt to tap the lucrative nuptial market.

Double Bay's InterContinental set to turbocharge village renaissance

Melbourne’s Deague family has launched its $260 million hotel and residential development at Box Hill, 14 kilometres east of the Melbourne CBD, through its Asian Pacific Group (APG).
The twin-tower project, which is designed by architect Peddle Thorpe, will have 650 apartments and hotel rooms. An Art Series Hotel in the complex will be named in honour of Chinese-Australian artist Zhong Chen. 
APG chief executive, William Deague, who has been joined by his brother Jonathan in the family firm as executive director, said the Box Hill concept was preferable to joining the rush for apartment towers in the CBD.
The group is also beaming its energy north to Brisbane where it has partnered with CorporateRealEstate’s Adam Flaskas to build a six star 140 riverside hotel.
The flagship hotel will be on more than four hectares of Brisbane’s historic Howard Smith Wharves, which is under the Story Bridge.
APG will also develop its Spring Hill site in inner Brisbane, which it paid $23 million for earlier this year. This development will be a $155 million complex that has the Art Series hotel called The Johnson – after Sydney artist Michael Johnson – plus 180 residential apartments. 
Recently the group opened three more Art series hotels, which are valued at $110 million. They are the Larwill in Parkville, The Schaller in Bendigo and The Watson in Adelaide, named after David Larwill, Michael Schaller and Tommy Watson, respectively.
Construction has also begun on another APG Adelaide project, the Vue, a 207-apartment tower on King William Street that will be the tallest residential tower in South Australia. Some 197 apartments in Vue valued at $100 million have been sold.
The group now has six Art Series properties including the established hotels: The Olsen, The Cullen and The Blackman in Melbourne’s inner areas.
The Art Series Hotels, where guests can stay from $100 a night and take dedicated art tours, have been a hit in Australia’s cultural climes.
The group’s only foray into Sydney was The Storrier, in a restored Art Deco Hotel in Potts Point that lasted less than a year despite being profiled in The New York Times as the “ultimate cocoon in which to chill..."
That property was promptly taken over by Quest Apartments, which has traded from the Springfield Avenue building since 2009.

Melbourne’s auction numbers for the September quarter have raised the bar for auction clearance rates.
The city had about 8,165 auctions in the past three months, which is 15% up on the same time last year, according to Real Estate Institute of Victoria (REIV).
Melbourne’s middle and outer suburbs staged more auctions and accounted for 16% of total auctions, showing a 3% increase.
Clearance rates in middle suburbs remained strong led by Dingley Village, Bulleen and Montmorency with clearance of over 90%.
A four-bedroom house at <a href="https://www.realestateview.com.au/Real-Estate/10-st-marks-close-dingley-village/Property-Details-sold-residential-7544324" target="_blank">10 St Marks Close, Dingley Village</a> sold for $773,000 through Buxtons. The median house price for Dingley Village is $605,000 according to realestateview.com.au.
Inner locations such a Hawthorn East and Collingwood also posted high clearance rates.
Renovated houses in Hawthorn East are hot items with a three-bedroom Invermay Close house <a href="https://www.realestateview.com.au/Real-Estate/3-invermay-grove-hawthorn-east" target="_blank">selling for $1.22 million</a>.
 “The inner and middle south-east and eastern suburbs have consistently been the city’s hot spots in terms of the volume of auctions,” says REIV chief executive Enzo Raimondo.

Dingley Village strong as Melbourne auction volumes up 15%: REIV

Investors are making it increasingly difficult for other buyers to enter the market, according to Bob Guth’s weekly Realestatement.
This is particularly challenging among the apartment market in Sydney, Melbourne and Brisbane.
He notes that more than a third of all occupied housing in Australia are rentals, with almost half of all new housing loans in 2014 defined as investment loans.
“It’s unsurprising that competition from investors has resulted in many would-be homebuyers forgoing the idea of owner-occupation. Instead, they are joining the investor ranks to gain a foothold in the marketplace,” says the director and chief auctioneer of Sydney agency BradfieldCleary.
Recent first-home owner figures show that home loan applications are at record lows while many first-time buyers decide to gain a foothold by turning to investment.
The Australian Bureau of Statistics records that 64% of the population in NSW is in Sydney and that is projected to grow to 74% by 2061.
This will drive housing demand, further push up prices and have a spill on effective on values of established property similar to Europe and Asia.
Bob Guth points out that declining interest rates has helped owner-occupiers and investors to buy residential property and this has underpinned housing performance for the last two years.
“The major banks cut fixed-term interest rates in July 2014 and this is fuelling greater interest in this class of asset,” he says.
Records are not likely to be set this spring. Bob Guth believes the market will experience more property volume from now.

The weekend auction sale of a house in Wishart, in southeast of Brisbane, was a record auction price of $1.68 million for the street.
According to Australian Property Monitors, the two-level 2005-built house at <a href="https://www.realestate.com.au/property-house-qld-wishart-117921187" target="_blank">10 Saint George Court</a> has five-bedrooms, three bathrooms with parking for three cars was sold through LJ Hooker Sunnybank Hill.
The house, which has a purpose-built business zone with an air-conditioned office, private entrance, kitchen and two storage rooms, is set on a land area of 3,831 square metres.
It last traded as a new house in 2006 for $910,000, as recorded by RP Data.
The median house price for Wishart is at $581,000 for August this year against $530,5000 in August 2013, however, records show it has jumped 15.5% over five years.
Rent in the area has a median of $480 a week.

The most expensive domestic real estate to sell in Adelaide at the weekend auctions fetched $900,000 in Brighton’s Park Crescent, on the South Australian capital’s coast.
The three-bedroom single-level house was set on a large 1,420 square metre block at <a href="https://www.realestate.com.au/property-house-sa-brighton-117876483" target="_blank">5 Park Crescent</a>, and traded through selling agent Elders Brighton, according to Australian Property Monitors.
The 1957-built house last sold in June 2005 for $550,000.
According to RP Data, the median house price in Brighton for August 2014 was $574,000 up from $490,000 in the corresponding month in 2013. 
Capital growth for 2013 is at 3.4% for the area, which is a considerable improvement on the -25% recorded for 2012. 
The median rental for a house in Brighton is $420 a week.

The house was last traded in November 1976 for $32,250.

The median house price for August this year was $470,000, down from the median house price of August 2013 of $560,000. 
The house shares its location with one of Queensland’s largest shopping centres - Westfield Chermside.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
