The suburb has a median rental yield of 7.02% for houses with a median weekly rent of $310 and a median house price of $229,500.
The suburb is followed by neighbouring Willmot, at 6.96% with a median weekly rent of $300 and a median price of $224,250.
In fact all the suburbs in the top 10 are within a five-kilometre radius.

The 10 Sydney suburbs with the highest yields for houses are within five kilometres of each other

Three hotels straddling the glittering lights of Kings Cross have been listed for sale - the Mercure Hotel, the D*Lux and the Diamant Hotel.
Property Group Australand will again try to sell its $70 million <a target="_blank" href="https://www.realcommercial.com.au/property-hotel+leisure-nsw-potts+point-500465999">Mercure Hotel, formerly known as the Crest Hotel</a> (pictured below), near Kings Cross station.

The group has enlisted Jones Lang LaSalle Hotels agents Mark Durran and John Musca to sell the hotel, which includes gaming pub on the ground floor.
The building is being offered in one line or as different stratas.
The decision to sell the trophy property “in the not too distant future” was raised in Australand's July results, with the group saying the hotel was not core to its portfolio, though it was performing well.
The Crest Hotel comes with some interesting associations, including links to the recent the death of Michael McGurk.
In 2007, Australand bought the hotel for $63 million from Coogee Bay Hotel owner Chris Cheung. Cheung had bought the hotel from developers Allen Linz and Eduard Litver. After closing the sale, Australand announced plans to convert the building into a series of apartments, waiting for the market to improve.
Australand never saw those plans through, but in 2009 the group came close to selling the building for $72 million to developer Michael Sanchez, whose Benchmark Group planned to do the conversion.
Sanchez narrowly pipped the cash-strapped Michael McGurk, who desperately tried to negotiate a deal to have the syndicate he represented buy the property for $70 million. He died shortly afterwards.
Both deals eventually fell through but the conversion plans were never scrapped, with Australand coming close to developing the building 2010.
Way back in 1992, a Korean developer bought the hotel for $23.8 million.

Meanwhile the nearby<a target="_blank" href="https://www.realcommercial.com.au/property-hotel+leisure-nsw-potts+point-500433575"> D*Lux Budget Hotel</a> (pictured below next to the Empire building) has been listed for sale also by Jones Lang LaSalle.

Currently run as a budget hotel with beds starting from $22 a night, it is being offered as vacant possession.
At 30 Darlinghurst Road, the building is a near entreprenuer David Kingston’s significant holdings.
The hotel is currently owned by veteran Sydney property investor Millie Phillips through her company Rebenta Pty Ltd.
Phillips, a former nickel mining spruiker, owns a number of hotels and retirement homes throughout Sydney.
In 2010, Phillips started trying to find a new tenant for the property.
The property was unsuccessfully listed last year for $14 million.
Current listing agent Peter Harper declined to give a price for the property, saying it’s an expressions of interest campaign and they’ll hear from the market before they list a price.
It’s in its second week of marketing this time around, with Harper saying there has been inquires from 40 to 50 potential buyers.
He says it’s been a mixed group of potential buyers including developers, possible owner-operators, and people looking at converting.
It currently earns just under $700,000 per year.
The seven-storey building includes 60 ensuited rooms with approximately 300 beds in a dorm arrangement. It has a TV room, two lounge rooms with bathrooms, a computer room, a large kitchen and two storage rooms.
It also has two retail tenancies at 226 square metres.

And the <a target="_blank" href="https://www.realcommercial.com.au/property-hotel+leisure-nsw-potts+point-500471243">Diamant Hotel</a> (pictured below), on the eastern side of Darlinghurst Road, has been listed through Jones Lang LaSalle.

The four-star boutique hotel on Kings Cross Road comes with 76 guest rooms and three retail lots.
The hotel, run by 8Hotels, is being sold by by owner Arena Funds Management.
The building was originally constructed in the 1970s and was then operated as the Hyatt Kingsgate. It then became the Millennium Hotel and underwent renovation in 2007. The strata-titled building consists of the Diamant Hotel, three retail lots, 49 commercial office suites and a penthouse apartment. Arena Funds Management own just three of the stratas amounting to 4,583 square metres, all of which are offered for sale.
Its hotel runs from levels two through six while the three retail lots are on the lower ground, ground and mezzanine floors.
The three retail stratas are leased by Ginseng Baths, Hillery Group's wine bar Time to Vino, and Latitude Fitness.
The main lease is due to expire in 2019.
The group has $51 million in investment properties.
The operator recently unveiled three new apartments in the hotel, which were converted from office space on the hotel's 11th floor, with prices reportedly starting from $500 a night.
And speaking about leisure properties, two nearby brothels have been listed for sale.

The 10-room brothel is licensed as a 24-hour, seven-day-a-week sex parlour.

Mercure Hotel, D*Lux Budget Hotel and Diamant Hotel listed for sale in Kings Cross

The old pharmacy building in Tasmania’s Campbell Town has been listed for sale with an asking price of $495,000.
The double-fronted red brick retail residence is the former Campbell Town Pharmacy and comes attached to a four-bedroom residence on 250 square metres.
Marketing for the property suggests that, subject to council approval, the second residence could be used as a separate business and comes with “park like” gardens.
<a target="_blank" href="https://www.realcommercial.com.au/property-retail-tas-campbell+town-500196156">The historic double-storey home</a> fronts onto High Street, the main street in the Midlands town.
It is being sold by Gordon Humphreys from Harrison Humphreys Launceston, who says the pharmacy once operated as a stand-alone shop but it has been vacant for some years.
"Currently the previous owner of the pharmacy lives in the house," he says.
It comes with off-street parking, a 59-square-metre double garage.
The town lies on the major highway between Hobart and Launceston.
The home part of the lot comprises four bedrooms, a bathroom, a washroom, a kitchen and a sitting room.
The retail portion is 96 square metres, and the total land size is 936 square metres.
There are more than 100 century-old colonial buildings in the town, which was established in 1820.
The most recent sale on High Street Campbell Town was a two-level weatherboard building at 108 High Street, which sold for $190,000 in October last year having last sold for $172,000 in 2006.
The 1965-built former milk bar is currently operating as a tourist shop.
And Zep's Cafe at 92 94 High Street was recently listed through LJ Hooker Hobart.
The listing advertised net yields of 9.75% for the restuarant and conference centre.
The 941-square-metre property earned $78,000 per annum. Given the indicated yield, the asking price would have been around $800,000.
The pharmacy building is close to the Red Bridge – the oldest convict-built red brick bridge in Australia, which was originally constructed for horse-drawn vehicles, and is now crossed by up to 2 million vehicles a year.
The pharmacy is not listed on the Tasmanian heritage database.

Historic High Street, Campbell Town, retail opportunity

New rental listings last month were down in every state of Australia compared with the previous month, according to RP Data.
Across Australia the number of new rental listings dropped from 45,365 in the four weeks ending September 9 to 34,591 in the four weeks ending October 7.
Proportionally, the most drastic drop was in the ACT, where the number of new rental listings dropped from 407 to 266. At the same time last year the number was 205.
This was followed by WA, where new listings dropped from 3,795 to 2,694. The figures are a drop on the same time last year, when there were 3,342 new listings.
Queensland dropped from 10,947 last month to 8,301. Last year it was at 12,454.
NSW dropped from 12,390 last month to 9,018. Last year it was at 11,560.
Victoria dropped from 13,059 last month to 10,380. Last year it was at 10,919.
South Australia dropped from 3,347 last month to 2,775. The figures are up from last year’s 2,546.
NT dropped from 514 last month to 441. Current figures are slightly up from last year’s 431.
Tasmania’s numbers dropped from 906 last month to 716, bringing it in line with last year’s 718.
The number of total advertised rental listings are down from last month in every state as well.
Across Australia, total rental listings fell from 93,820 last month to 77,737.
In terms of numbers, Victoria experienced the biggest drop, falling from 30,191 last month to 25,697.
Proportionally the biggest fall was in ACT falling from 895 last month to 662.
Year on year, total rental listings are down from 89,392 to 77,737 across Australia.

Rental listings down in every state in past month: RP Data

The number of newly advertised homes for sale last month has risen from last month in every state but is down in NT and ACT, according to RP Data.
There were 49,173 new listings for the four weeks to October 7 across Australia, compared with 43,624 for the four weeks to September 9.
The number 0f properties for sale in Queensland rose the most for the month, jumping from 10,926 to 12,681.
Numbers in NSW rose from 12,519 to 13,893, numbers in Victoria rose from 10,051 to 11,875, WA rose from 5,283 to 5,656, SA rose from 2,757 to 2,999, and Tasmania rose from 1,121 to 1,196.
In the ACT the number of properties advertised for sale dropped from 600 to 521, and NT numbers dropped from 367 to 352.
Across Australia the number of advertised listings rose from 279,882 to 288,609.
The number of newly listed properties across Australia is the highest since early April of this year, RP Data says.
Year on year, the figures are still down for every state.
There were 49,173 new listings last month across Australia, compared with 56,786 for the same time last year.
New South Wales experienced the most drastic change, dropping from 17,619 to 13,893.
Numbers in Victoria dropped from 13,541 to 11,875.
Others states weren’t as drastic, with the number of new listings in Queensland slipping from 12,842 to 12,681, WA slipping from 6,451 to 5,656 , SA slipping from 3,829 to 2,999, NT from 409 to 352, ACT from 672 to 521 and Tasmania slipping from 1,423 to 1,196.
“Despite the rise in new listings, the number of properties being added to the market is 13.4% lower than what was recorded at the same time last year,” RP Data says.
“With new listings tracking low and some absorption of properties being readvertised, the total number of homes available for sale nationally is now just 1.7% lower than at the same time last year.
“Across the capital cities, total listings in the market are now 1.3% lower than last year.”
The total number of stock is slightly up from last year across Australia, rising from 283,856 to 288,609.
NT, WA and Queensland were the only states where total numbers of property available dropped slightly year on year.
Proportionally, NT had the greatest fall, dropping from 2019 to 1,684.

Number of new properties listed for sale rises in every state in last month: RP Data

Melbourne is set to get its second international airport after the federal government agreed to amend lease agreements with Avalon airport.
The government will amend the lease to Lindsay Fox’s airport so he can build a new terminal and sign up international airlines.
Fox can now build a terminal of up to 10,000 square metres and up to $15 million in value can be developed without federal government approval, the Australian Financial Review reported.
The airport, 15 kilometres northeast of Geelong, has been in negotiations for a long time to secure international carriers.
Local federal MP Richard Marles says Defence Minister Stephen Smith approved changes to the lease arrangement with Defence during the week.
“This is a truly historic day for Avalon Airport, for Geelong and for our region,” Marles told The Australian Financial Review.
“It means the airport operators can, with full confidence, get on with the job of securing an international airline for Avalon.
Chief executive of the airport Justin Giddings says the decision is critical to Avalon’s future growth.
“This decision gives us the certainty and confidence we need to go out and secure international airlines to operate out of Avalon,” Giddings says.
He called the decision “a huge win for Victoria, for the Geelong region and for the flying public”.
“This decision cements Avalon’s future as Victoria’s second major domestic and new international airport.”
Giddings says approval and the Victorian government's recent financial commitment to a rail link to Avalon means the airport can meet growing demand.
The state government has committed $50 million towards the design, planning, land acquisition and preliminary construction works of a rail link to Avalon Airport and $3 million for an aviation fuel line from Shell Geelong to the airport.
Linfox has controlled the airport since 1997, and Qantas’s low-cost carrier Jetstar has been using the airport since 2004.

Avalon set for Melbourne's second international airport

On first inspection it looks like a quaint property perfect for a country retreat at Bullarto after some renovations. It’s a decommissioned Uniting Church on a half-acre (2,023-square-metre) block 10 kilometres outside of Daylesford, Victoria, but it comes with some complications.
Any buyers who don’t undertake due diligence could be lured in by the $100,000 price tag only to find the church is potentially useless – as council regulations all but rule out installing a toilet on the site.

A quick glance at the contract of sale shows while it’s hooked up to electricity, it’s not connected to gas, water, telephone, or most importantly sewerage. In normal circumstances, buyers would be entitled to install their own septic tank on the property.
Except that they’re not. Council regulations, if buyers can navigate them, reveal it’s next to impossible to install any sort of septic tank system on the property.

A council planner told Property Observer that as a rule of thumb, the guidelines from the EPA require a minimum of one acre (4047 square metres) to install a septic tank system. This holding is about half that size.
There are ways to install systems on smaller lots, but it requires extensive base water management program, which are expensive to implement and rare.
The planner Property Observer spoke to had seen just one or two lots of this size approved for a septic tank system in the last 10 years.
And even if a buyer did manage to meet council regulations with the help of a good town planner and solicitor, the system could take up much of the property, precluding anything that could disturb the system, such as a driveway.
All told, it’s not likely to happen in a hurry.

Agent Bart O'Sullivan from Pat Rice &amp; Hawkins says it is up to buyers to make their own inquiries.
“The church can’t give any guarantees for what it can or can’t be used for,” O’Sullivan says.
“What we’re selling is half an acre plus the building, and they’re very realistic in their price expectations and it’s a matter of people making their own inquiries of what they can and can’t do in the future.
“People have to make their own investigations.”
O’Sullivan did float the idea that regulations might change in the future.

Sydney's Surry Hills ranked 23rd most stylish neighbourhood in the world

Houses in Albert Park recorded some of the biggest increase in rents over the quarter for Melbourne, bucking the trend for city, according to Australian Property Monitor figures.
Across Melbourne <a href="https://www.propertyobserver.com.au/landlords/sydney-and-perth-rents-hit-record-highs-apm/2012101057084">rents remained unchanged for the quarter</a> at $360 per week for houses and $350 for units, but some suburbs recorded strong rental growth.
Rents for houses in Albert Park rose 15.4% over the quarter to $785 per week.
The recently renovated house at <a target="_blank" href="https://www.realestate.com.au/property-house-vic-albert+park-408740367">39 Dinsdale Street</a> is on the market for $995 per week. It was last listed at $895 per week in July 2011, a rise of 11% over the period.
The house at <a target="_blank" href="https://www.realestate.com.au/property-house-vic-albert+park-403111456">5 Boyd Street</a> is offered for rent at $1500 per week. According to RP Data, it’s significantly higher than the 2008 rent of $995 per week but below the asking price earlier this year of $1,750 per week.
The house at <a target="_blank" href="https://www.realestate.com.au/property-house-vic-albert+park-404011798">166 Danks Street</a> is being offered for $800 per week. According to RP Data the asking rents have steadily increased by about $20 per year since 2007.
And the house at <a href="https://www.realestate.com.au/property-house-vic-albert+park-408834659">12 Faussett Street</a> recently sold for $1.26 million and is being offered for rent at $860 per week, a yield of 3.55%.
A number of popular suburbs rose sharply, according to the figures published by Fairfax.
Houses in Kew recorded a similar spike in rents, rising 12.6% over the quarter to $670.
Units in Springvale were third on the list of 10 top rental growth suburbs, with rents rising 11.8% over the quarter to $285.

Albert Park heads top 10 rental growth suburbs in Melbourne

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.
