With just a few units left in its luxury Palm Beach apartment development La Belle,&nbsp;Marquee Development Partners is planning its next.

They are moving down The Esplanade, filing plans for 31 apartments on an amalgamated 1,236 sqm site at&nbsp;<a href="https://www.apartments.com.au/new-apartments/velare-444-448-the-esplanade-palm-beach-qld-4221">444–448 The Esplanade</a>, directly opposite the Palm Beach foreshore.

The family-owned developer, ran by Jacques Winterburn, has had&nbsp;<a href="https://www.apartments.com.au/architects/ellivo-architects">Ellivo Architects</a>&nbsp;design the nine-storey building that will comprise 15 two-bedroom apartments, 15 three-beds, and a four-bedroom penthouse.

A residents' lounge with work from home pods will sit on the first level, as will a gym, an alfresco deck with outdoor kitchen, and a lap pool with adjoining spa.

The building will sit next door to Solmare by Chanine Developments, which is set to launch soon, as well as the Casablanca Palms on the Beach resort.

Marquee is on track to deliver its 11th Gold Coast project, with La Belle slated for completion in late 2026. Only four-bedroom apartments remain in the 75-unit development. Marquee has delivered several central Gold Coast projects around Surfers Paradise and Chevron Island, but in recent years has shifted its focus to the southern end of the coast, completing Palm Beach Residences, Northshore Palm Beach, and SOL and Monterey at Kirra.

The Chinese property developer Megland is set for its next Sydney apartment development.

With a reputation for high rise mixed use developments in China and having previously been involved in Vista in Chatswood, Megland has filed plans for a collection of residences in Wollstonecraft on Sydney’s Lower North Shore.&nbsp;

The group have amalgamated a 2,348 sqm site across 3-5 Morton Street,&nbsp;where they’ll deliver a total of 29 apartments designed by Surry Hills-based architects PBD.&nbsp;

Reflecting the local market demand, 20 two-bedroom apartments will be on offer in the four-storey building, along with nine three-bedders. &nbsp;

Wollstonecraft is characterised by a predominantly medium to high density residential area within a moderately steep, tree-lined street. Most of the existing buildings comprise low-rise, post-war flat buildings and townhouses which are set across gentle sloping and undulating sites.&nbsp;

Considering the materiality of the existing neighbourhood, the project will feature a consistent base material of face brick to respond to the surrounding context, while building articulations are clearly defined in the facade, creating the appearance of two separate buildings when viewed from Morton Street.&nbsp;

The facade will incorporate fluted precast concrete elements, paired with clear glass balustrades, metal bronze finishes and high brick curved blade walls. The upper level penthouse apartment will also be crowned with a bronze-toned metal cladding to create a material contrast to the overall mass and effectively reduce the scale of the height of the building.

A close collaboration with renowned landscape architects Site Image has resulted in a &nbsp;further synthesis of building design and its natural surrounds. A majority of the existing trees within the boundary interface to preserve privacy between neighbours, while the courtyard apartments benefit from perimeter planting which help the development merge with the leafy locale.&nbsp;

Taking advantage of the north-facing aspect of the building, all apartments have generous balconies positioned to flow from primary living spaces and take advantage of orientation and outlook

Located 900 metres west of the North Sydney CBD and just over one kilometre from North Sydney station, residents will be within proximity to everyday essentials, in addition to being able to easily access the greater metropolitan area.&nbsp;

First look: Megland Group lodge plans for next Sydney apartment development

Located at 11 Telopea Street, the home features five bedrooms, three bathrooms, a double-car garage, a home office, original stone fireplaces, and a pool.
The house has 258 square metres of internal floorspace, and is situated on a 1,107 square metre block.
Built in 1912, the home last traded in 2015, when it sold for $3.575 million.
Wollstonecraft’s median house price is $2.9075 million.

1912 Wollstonecraft home comes onto market

The Di Jones real estate agency is being investigated by NSW Fair Trading after using digitally altered photos to advertise a Wollstonecraft apartment, without any advisory of doing so.
The apartment is being advertised for a November 23 auction with a $775,000 price guide.
The Di Jones advertisement has been amended after the ABC began making inquiries and contacted NSW Fair Trading.
It is not known why Di Jones did not rip out the unsightly carpets.

The owner of the apartment was reported to have been a recluse and his death was only discovered months later when neighbours hadn't seen him.
The two bedroom, Selwyn Street apartment spans 86 sqm.
It was bought three decades ago at $205,000.

There will be a tiny profit for the couple who recently settled on a $1,875,000 four bedroom waterfront on Scotland Island.
They had been renting in Hunters Hill.
The couple paid $1,383,000 for the Wollstonecraft investment in 2015 following the sale of their $2.27 million Pagewood family home.
Upon their 2015 purchase of the River Road townhouse became a $1,000 a week rental.
