<p>Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.</p>

<p>Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.</p>

<p>Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.</p>

<p>Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.</p>

<p>The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.</p>

<p><a href="https://www.apartments.com.au/new-apartments/l-on-residences-25-27-oak-avenue-surfers-paradise-qld-4217">Lýon Residences</a> has been designed around a resort-style wellness offering, headlined by a Moroccan-inspired spa precinct featuring treatment rooms, a Nordic sauna and steam room, hot and cold plunge pools, a soaking pool and a residents-only juice bar.</p>

<p>Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.</p>

<p>Nearly 60 per cent of apartments at McNab Group's $220 million The Tannery development in Brisbane's West End have sold ahead of the project's public launch, including a suburb-record $2.57 million sale for a two-bedroom apartment.</p>

<p>Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.</p>

<p>The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.</p>

<p>"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.</p>

<p>"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”</p>

<p>He said the declaration reflected the rapid progress achieved since acquiring control of the site.</p>

<p>"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."</p>

<p>When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.</p>

<p>"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.</p>

<p>"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."</p>

<p>The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.</p>

<p>Takada previously said the design was driven by a philosophy of integrating nature into the built environment.</p>

<p>"The concept for this development is born from our design approach to naturalising architecture," Takada said.</p>

<p>"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."</p>

<p>Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.</p>

<p>"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.</p>

<p>The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;</p>

<p>The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.</p>

<p><span>"As the remaining results are collected, the final clearance rate will see its usual downward revision and likely come in lower than last week," CoreLogic auction analyst Kevin Brogan noted.</span></p>
<p><span> Over the corresponding week last year, a much higher 61.5 per cent of auctions were successful from 2,046 listings.</span></p>

<p>A turreted beachfront terrace on Port Phillip Bay topped the nation's weekend auction sales, as clearance rates tumbled across the capital cities.</p>
<p>Sydney's weekend clearance rate dropped to 44 percent according to Domain, with Melbourne not faring too much better at 48 percent.</p>
<p>The deterioration had market watchers anticipate auction clearance rates dipping into the 30s. </p>

<p>SQM's Louis Christopher noted three previous times when Sydney auction clearance rates sunk into the 30s.</p>

<p>Domain chief analyst Nicola Powell said the trend suggested there would not be any improvement before the year is out.</p>

<p>"It marked the fourth consecutive week where the clearance rate has been below 50 per cent," Kevin Brogan noted.</p>
<p><span>Melbourne was host to 1,088 auctions</span>.</p>
<p>The most expensive home sold in Melbourne was a four-bedroom terrace house with rooftop turrets at <a href="https://www.realestateview.com.au/real-estate/213-beaconsfield-parade-middle-park-vic/property-details-buy-residential-12112349/" target="_blank">213 Beaconsfield Parade, Middle Park</a> (top) for $5.3 million after a $5.1 million opening vendor bid which was matched by a bidder.</p>
<p><span>Two other parties had flagged interest, but chose not to bid, and, after post auction negotiations, the sole bidder raised the offer by $200,000.</span></p>

<p>It seems set to happen for a third consecutive weekend, CoreLogic forecast after the initial weekend results.</p>
<p>But as the tide turns, the season’s first beach bathing box auction on Melbourne's Port Philip Bay saw a $230,000 sale (top).</p>

<p>AMP Capital's chief economist Shane Oliver suggested the spring 2018 auction trend was consistent was "further falls in home prices."  </p>

<p>The two bedroom one bathroom apartment sold for $960,000.</p>
<p>The home is less than 100 metres from the beach and the waters' edge and last sold for $520,000 in 2004.</p>

<p>Another example of the Eastern suburbs strong clearance rate is <a href="https://www.domain.com.au/6-31-hollywood-avenue-bondi-junction-nsw-2022-2014621138" target="_blank">6/31 Hollywood Avenue, Bondi Junction</a> (pictured above).</p>
<p>The one bedroom one bathroom unit sold for $760,000 and is one of eight in an art deco block.</p>
<p>The apartment is just 200 metres to Westfield's retail hub with close proximity to Centennial Park and Bondi Beach as well.</p>
<p>It last sold for $350,000 in 2002.</p>

Sydney's Eastern suburb auction clearances bouncing back

<p>Auction activity across the combined capital cities increased after last weekend's grand final and public holiday slowdown.</p>
<p>Some 1,809 homes taken to auction, almost doubling from the 895 prior tally last weekend.</p>
<p>The preliminary auction clearance rate was 53.7 per cent, well up on the final auction clearance rate of 45.8 per cent of the long weekend.</p>

<p>It was at the lower end of the Noel Jones agency price guidance which had been $3.1 million to $3.4 million.</p>
<p>The five bedroom 1920s home sat on 1172 sq m with towering Copper Beech tree in its front yard.</p>
<p>There was a blue slate fireplace in the 30 feet long grand sitting room.</p>

<p>The four-bedroom property on a 452 sqm block at <a href="https://www.realestate.com.au/property-house-nsw-bronte-129260266" target="_blank">8 Gardyne Street </a>(below) fetched $65,000 above reserve.</p>

<p class="standfirst-content">Phillips Pantzer Donnelley’s Alexander Phillips had three buyers register and all participated, but it was a struggle, The Sunday Telegraph reported.</p>
<p>Adelaide was the best performing capital city with a 66.1 per cent success rate across 62 auction results, followed by Canberra, where 63.9 per cent of the 61 reported auctions were successful.</p>
<p>Adelaide's offering fetched from the $305,000 pre-auction sale of the three bedroom home at <a href="https://www.realestate.com.au/sold/property-house-sa-wingfield-129300854" target="_blank">15 Fourth Street, Wingfield</a> to $1,255,000 for the five bedroom house at <a href="https://www.realestate.com.au/property-house-sa-westbourne+park-129304790" target="_blank">53 Marlborough Road, Westbourne Park</a>, which had $990,000 price guidance</p>
<p>The 1968 single level brick Wingfield house had sold at $205,000 in 2007.</p>
<p>At $210,000, Brisbane's fringe had the cheapest reported result when <a href="https://www.realestateview.com.au/real-estate/22-ash-avenue-laidley-qld/property-details-buy-residential-12096015/" target="_blank">22 Ash Avenue, Laidley</a> found its buyer.</p>
<p>The four bedroom home was a mortgagee in possession offering.</p>
<p>It previously traded in 2009 at $129,000.</p>

Auction levels bounce back

<p><span>Capital city buyers took a break from auctions on the long weekend, accompanied by a significant drop in auction listings.</span></p>
<p><span>But coastal offerings were much appreciated by buyers seeking cheaper dress circle opportunities.</span></p>

<p>There was a $726,000 auction sale at <a id="x_mcntLPlnk881881" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-nsw-wooloweyah-129200650" target="_blank" data-auth="NotApplicable">Wooloweyah near Yamba</a> (above) in northern NSW.</p>
<p>"Only two sales have taken place on the lakefront in Wooloweyah during the past two years," Ray White agent Daniel Kelly noted.</p>
<p>The three bedroom lakefront 131 Lakes Boulevard offering last sold in 2011 at $460,000 after 200 plus days on market.</p>
<p>Further north in tropical Queensland, a Kinka Beach waterfront reserve home near Yeppoon was snapped up for $245,000.</p>
<p>The three bedroom <a id="x_mcntLPlnk428438" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-qld-kinka+beach-129156442" target="_blank" data-auth="NotApplicable">886 Scenic Highway home</a> (below), on Shoal Bay, was offered for sale by mortgagees.</p>
<p>It had last sold at $320,000 in 2005.</p>

<p>Capital city auction activity took a back seat to the AFL and NRL Grand Finals, with buyer disinterest sending the preliminary combined capitals clearance rate below 50 percent for the first time since December 2012.</p>

<p class="x_mcntstandfirst-content">There were just 380 Sydney auctions scheduled — well down on last Saturday’s super Saturday of 800.</p>
<p class="x_mcntstandfirst-content">CoreLogic auction commentator Kevin Brogan said the 45 percent result was based on the 223 that had been reported.</p>
<p class="x_mcntstandfirst-content">The preliminary clearance rate was 14 per cent down on prior Saturday.</p>

<p>Melbourne saw the biggest drop in volumes with only 69 homes taken to auction returning a preliminary auction clearance rate of 55 per cent, while last week there were 1,160 auctions held and the final clearance rate came in at 53 per cent. </p>
<p>This time last year, 122 auctions were held across the city.</p>
<p>Real Estate Institute of Victoria figures show the number of auctions tumbled from 4132 in September 2017 to 3260 in September 2018, with fewer auctions on every weekend compared to a year prior.</p>
<p>Melbourne's top sale was at Templestowe Lower where a four-bedroom family home passed in at $1.25 million, but the sold for $1.28 million.</p>
<p>The <a class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-house-vic-templestowe+lower-129218522" target="_blank" data-auth="NotApplicable">369 George Street, Templestowe Lower</a> offering sold within its advertised price range of $1.19 million to $1.29 million.</p>
<p>The nation's top sale was the pre-auction sale of <a id="x_mcntLPlnk767878" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-nsw-lindfield-129259878" target="_blank" data-auth="NotApplicable">22 Gladstone Parade, Lindfield</a> (below) which saw $3.65 million secured by Savills agent Stephanie Hearn.</p>

<p>A six-bedroom, six-bathroom waterfront reserve home at <a id="x_mcntLPlnk375106" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-house-nsw-wollstonecraft-129141170" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">16 Mulray Ave, Wollstonecraft</a>, failed to sell at weekend auction with just the one registered bidder.</p>
<p>Its Stone agents Annika and Aaron Bongiorno had given a price guide of $5.7 million.</p>
<p>Brisbane had the nation's cheapest capital city outcome when $260,000 was paid for 12 Kirton St, Redbank Plains.</p>

Capital city buyers take a break from auctions on long weekend

<p class="indent"><a href="https://www.realestate.com.au/property-house-nsw-paddington-129149070" target="_blank">The grand 1880s-era residence</a>, behind ornate 10-metre frontage, is <span>best known as being the first terrace to crack the $2 million mark when bought by Malcolm and Lucy Turnbull in the 1988 boom.</span></p>
<p class="indent"><span> The Point Piper couple sold it for a loss seven years later for $1.73 million.</span></p>
<p class="indent">Set on a vast 550 square metres, the home (above and below) won a 2001 Australian Institute of Architects award after a redesign by architect Andrew Nolan, with gardens by landscape designer Ken Lamb, including a 25-metre lap pool.</p>

<p>Adelaide's cheapest sale was $475,000 for a five bedroom house at Seacombe Gardens. There have been $495,000 price guidance for <a href="https://www.realestate.com.au/property-house-sa-seacombe+gardens-129177450" target="_blank">365 Diagonal Road</a> which sold at $424,000 in 2008.</p>
<p>Adelaide saw an increase in both auction volumes and the auction clearance rate week-on-week.</p>
<p>There were 2,404 homes taken to auction across the combined capital cities, increasing from 1,983 over the previous week.</p>
<p><span>Although auction volumes have been increasing over the month, 378 fewer auctions were held compared to the same week last year, predominantly due to the decline in auction volumes across Sydney and Melbourne, the two largest auction markets.</span></p>

<p><span>Preliminary results show a clearance rate of 55.5 per cent across the combined capital cities this week, </span><span>increasing from last week’s final clearance rate of 51.8 </span><span>per cent although this will revise lower as the remaining results are collected, CoreLogic auction analyst Kevin Brogan said.</span></p>
<p><span>"The finalised clearance rates have held in the low-mid 50 per cent range for the last eight</span><span> weeks and it’s likely that this week will return a similar </span><span>result," he said.</span></p>
<p><span> Over the same week last year the final clearance rate was recorded at 66.2 per cent.</span></p>
<p><span>In Melbourne, a preliminary auction clearance rate of 55.5 per cent was recorded across 1,158 auctions</span>, while last week there were 988 auctions returning a final clearance rate of 54.1 per cent.</p>
<p>This time last year, 1,361 auctions were held across the city, returning a clearance rate of 70.6 per cent.</p>
<p>Melbourne's top sale was when <a href="https://www.realestateview.com.au/real-estate/32-gore-street-fitzroy-vic/property-details-sold-residential-12083423/" target="_blank">32 Gore Street, Fitzroy</a> fetched $3.74 million (below).</p>

<p><span>There were 669 auctions held over the previous week and the final auction clearance rate was just 48.6 per cent, the lowest result the city has seen since mid-July. </span></p>
<p><span>One year ago, 1,033 Sydney auctions were held and the clearance rate came in at 65.9 per cent.</span></p>
<p>Canberra had a preliminary rate of 55.9 per cent rate from 118 homes listed.</p>
<p><span>Canberra and Perth also saw an increase in auction volumes over the week.</span></p>

Alster House, Paddington attracts $14 million highest offer

<p>The busiest suburbs for auctions this weekend are once again in Victoria with Glen Waverley topping the list with 15 homes scheduled for auction, tied up with Reservoir which also had 15.</p>
<p>Auction activity across the combined capital cities will remain relatively steady this week, with a total of 1,828 homes set to go under the hammer, 842 of which are in Melbourne.</p>
<p>This is an increase on last week’s final figure which saw 1,748 auctions take place in the combined capital cities and 805 in Melbourne.</p>
<p>Over the same week last year, 2,258 capital city homes went to auction; a difference of almost 20% on the number of auctions we are currently tracking this week.</p>
