Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

On the latest weekend of winter, CoreLogic calculated 1,909 homes were taken to auction across the combined capital cities, up from 1,684 over the previous week. 
"Auction volumes have slowly started to increase over the last couple of weeks however current volumes remain lower than this time last year when 2,270 auctions were held," Corelogic auction analyst Kevin Brogan noted.
"Through winter, the number of homes taken to auction has been tracking roughly 20% lower than a year ago, highlighting a substantial weakening in vendor confidence driven by the softer housing market conditions and consistently lower clearance rates."
Preliminary results show a clearance rate of 57.9 percent this week, increasing from last week’s final clearance rate of 53.3 per cent, although this will revise as the remaining results are collected. 
Over the same week last year the final clearance rate was 68.3 percent.
Canberra's 66.7 percent weekend clearance rate result was the top selling capital city.

Weekend auction withdrawals signal low buying interest

The boxing hall of fame inductee’s home (top) came <a id="x_mcntLPlnk84713" href="https://www.realestateview.com.au/real-estate/9-wandana-crt-frankston-south-vic/property-details-sold-residential-11910624/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">with $1.2 million to $1.3 million price hopes</a>.
A nearby Mount Eliza buyer put in a strong offer to snap it up on Friday.
It was built in the 1970s with Mediterranean touches, as a family home after Famechon had been crowned world featherweight champ in 1969.
He was inducted in the Australian National Boxing Hall of Fame in 2003, having recorded 56 wins, six draws and five losses over his impressive 20-year career.
There were only a few traces of photographic memorabilia hanging on the walls dating back to the triumphs of the 73-year-old who has been immortalised in a statue at Frankston’s Ballam Park.

"The weighted average has remained within the mid-50 per cent range for each of the last 8 weeks, while one year ago 65 to 70 per cent of homes were selling," CoreLogic auction analyst Kevin Brogan said.
"Although the capital city weighted average is substantially lower than a year ago, auction results are holding stronger relative to the 2010-2012 downturn in home values when the capital city clearance rate held below 50 per cent between mid- 2011 and early 2012," he added.
There were 632 Melbourne homes taken to auction, returning a preliminary clearance rate of 58.2 percent. Last week, 791 auctions were held across Melbourne with a lower 57.2 per cent success rate.

The highest Sydney weekend sale was <a id="x_mcntLPlnk86675" href="https://www.realestate.com.au/sold/property-house-nsw-cronulla-128615330" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">11 Darook Park Road, Cronulla</a>, a likely knockdown home, which sold for $5.8 million.  The four bedroom, three house on Gunnamatta Bay had last sold in 2013 for $3.8 million and $3.2 million in 2008.
Some five of the 11 registered bidders competed for the beachfront on over 1000 sqm. It was the seventh sale on the road above $5 million over the past decade.
Canberra returned the strongest preliminary clearance rate of 64.7 per cent while only 30.8 per cent of homes sold in Perth.

The unit market over the first six months of 2018 sat at 65.1 per cent; maintaining strength over the dearer detached house market where an average of 59.5 per cent of houses were sold in the past six months.

Sydney's highest sales included <a id="x_mcntLPlnk884472" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-house-nsw-cremorne-128387406" target="_blank" rel="noopener noreferrer">50 Ellalong Road, Cremorne</a> (below) which is reported to have sold for $4,125,000.  
The brick four bedroom 1930s Art Deco house on 720sqm has polished timber herringbone floors, high ceilings, large bay windows and ornate period lead light window.

The highest preliminary clearance rate was recorded in Adelaide where 72.7 per cent of the 44 reported auctions were successful.
In Melbourne the Australian cricketer Peter Siddle sold his Parkville investment at weekend auction securing some $120,000 above his reserve.
The two-bedroom pad at <a id="x_mcntLPlnk291489" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-apartment-vic-parkville-128413806" target="_blank" rel="noopener noreferrer">202/228 The Avenue</a> came on the market with its first bid of $900,000.
Bidding swept past the reserve, with the second floor offering knocked down at $1 million to one of the two downsizer bidders (below). It sold to an owner occupier in her 50s.

Siddle had lived in Arcadia, the Fender Katsalidis-designed apartment set on the fringe of the Royal Park Golf Course for four or five years after purchasing it in December 2008.
“We were training at the MCG back then," the bowler told the Sunday Herald Sun.
"The access to the airport and with all the parks around it’s a nice area to be in,” he said.
The Parkville apartment last sold for $575,000 in late 2008, reflecting six percent annual price growth. It features two bedrooms, two bathrooms and a large open-plan layout that flows to a balcony overlooking parkland.
The agent Lou Rendina had been quoting $800,000 to $880,000 for the flat that had been last available to rent when advertised at $560 a week in 2013.
Siddle and wife Anna Weatherlake are currently building in bayside Black Rock.
In nearby Hampton, the childhood home of Shane Warne was passed in at auction when offered for the second time in less than 18 months (below).

The auction only saw vendor bids that topped out at $1.45 million for the three-bedroom house at <a id="x_mcntLPlnk29603" class="x_mcntOWAAutoLink" href="https://www.realestateview.com.au/real-estate/229-thomas-street-hampton-vic/property-details-buy-residential-11870149/" target="_blank" rel="noopener noreferrer">229 Thomas Street, Hampton</a>.
The bungalow was bought as an investment for $1.55 million after it passed in at April auction last year. It has been rented since at $1000 a week. 
Nick Johnstone agent Alan McGillivray said an offer matching the vendor bid had been received, but no sale had yet been achieved.
Its price guidance was $1,350,000 to $1,485,000.
It’s where the spin king spent his first years before relocating with parents Keith and Brigitte in 1976, aged seven.

Melbourne was the busiest city for auctions, with 988 homes going under the hammer, returning a preliminary clearance rate of 58.7 per cent.
Kevin Brogan, the CoreLogic auction analyst noted over the same week last year, there were 1,129 auctions held in Melbourne, returning a clearance rate of 71 per cent.
National auction volumes increased significantly over the week with 1,991 homes taken to auction across the combined capital cities, up from just 904 last week when auction volumes were lower due to the Queen’s Birthday long weekend.

Tiny spaces getting big prices at weekend auction

A five-bedroom home in Manly fetch $9.71 million, the weekend's top result, when national auction levels hit all time highs in the pre-Easter sales rush.
The home at <a id="x_mcntLPlnk935992" href="https://www.realestate.com.au/property-house-nsw-manly-127729154" target="_blank" rel="noopener noreferrer">67 Bower Street</a> (pictured above), one of nearly 1100 to go under the hammer in Sydney on the biggest auction day so far of the year, sold for close to $2 million above the reserve.
Clarke &amp; Humel agents Michael Clarke and Cherie Humel indicated two buyers were especially keen.
There were six bidders registered, with four active after bidding started at $7 million for the house built in the style of a resort-like Mediterranean luxury villa.
Across the harbour, the prominent Sydney restaurateur Kingsley Smith and hotelier wife Natasha Stanley secured $8.45 million when their Vaucluse home went to auction.
The couple paid $5.01 million for the home in 2014. 
<a id="x_mcntLPlnk396873" href="https://www.realestate.com.au/property-house-nsw-vaucluse-127724238" target="_blank" rel="noopener noreferrer">The Vaucluse property</a> was custom-built by architect Ian Poole for former owners, with six bedrooms, separate guest accomodation, a study and a heated infinity edge swimming pool amid manicured gardens. 
McGrath Group had a guide of $8 million.
There was also a strong result in Sydney's inner west, where a six-bedroom Strathfield home on 1,359 square metres fetched $5.9 million.
The <a id="x_mcntLPlnk99289" href="https://www.realestate.com.au/property-house-nsw-strathfield-127692802" target="_blank" rel="noopener noreferrer">64 Redmyre Road, Strathfield</a> sale was $600,000 above reserve through Strathfield Partners agents Robert Pignatoro and Vanessa Kim.
The property had failed to sell in a campaign with other agents last year.
There’d been eight groups register, with The Sunday Telegraph reporting a local Chinese family were the successful purchasers with a local Vietnamese family the underbidders.
CoreLogic calculated the total of 3,967 auctions held across the combined capital cities exceeded the previous highest week on record - the week ending 30 November 2014 when 3,908 auctions were held. 
Sydney's preliminary clearance rate stood at 66.2% based on the initial 1037 reported results.

The weekend's cheapest sale was a one bedroom at 16/57 Kingsville Street, Kingsville in Melbourne's inner west.
<a id="x_mcntLPlnk166431" href="https://www.realestate.com.au/property-apartment-vic-kingsville-127744142" target="_blank" rel="noopener noreferrer">The updated top floor, second level 1970s apartment</a> sold for $247,000. Its price guidance had been $210,000 to $230,000.
It last sold in 2002 at $110,000. It had been a $240 a week rental until recently.
There was <a id="x_mcntLPlnk973418" href="https://www.realestate.com.au/property-house-vic-toorak-127690274" target="_blank" rel="noopener noreferrer">a $5.8 million Toorak sale</a> which was among the top Melbourne results.
The 725 square metres lot at 27 Linlithgow Road came with the option to complete the somewhat progressed luxury two apartment Tudor style re-development or start again on a single home. The price guidance has been $4.2 million to $4.6 million.
The owners were going to live upstairs and sell downstairs, but a dispute unfolded between them and the builder, resulting in work stopping around a year into the construction.
Four of the six bidders were Chinese with local residency. The buyer was a high net worth Chinese buyer, who lives in Toorak. 
A converted Fitzroy church hall at <a id="x_mcntLPlnk564346" href="https://www.realestate.com.au/sold/property-house-vic-fitzroy-127733910" target="_blank" rel="noopener noreferrer">182 Fitzroy St </a>— which featured as the home in Guy Pearce's TV drama Jack Irish — sold for $2,446,000 bettering its reserve by $446,000.
There had been $1.9 million to $2 million price guidance for the gold-rush-era Independent Hall which has served as a church, Aboriginal mission, kindergarten and film set.
Since 1973, it’s been a home, Nelson Alexander agent Rick Daniel said.
"Across Melbourne, a total of 2,078 homes were taken to market across making it a record busiest week in CoreLogic history; surpassing the previous record over the week ending 29 October 2017 when 1,983 auctions were held," Kevin Brogan, the CoreLogic auction analyst said.
Melbourne's preliminary auction clearance rate fell with these higher volumes to 67%, down from the previous week's 68.7%.
Canberra had the nation's highest preliminary auction clearance rate at 73.8%, based on the results of 107 of the 129 scheduled auctions. 
Canberra's top sale was <a id="x_mcntLPlnk182442" href="https://www.propertyobserver.com.au/https://www.allhomes.com.au/ah/act/sale-residential/16-hampton-circuit-yarralumla-canberra/1317500654011" target="_blank" rel="noopener noreferrer">a luxury Yarralumla residence</a> designed by architect Paul Tilse.
Its land value was put at $937,000 with a single level solar passive contemporary home that has a 6 out of 6 star energy rating. 
It was constructed in 2016 by builders Sutton and Horsley in the grounds landscaped by Foxy's Landscapes.
Brisbane reported a 49.2% preliminary clearance rate with 194 scheduled auctions, down from the final figure of 51.9% over the prior weekend.
Brisbane's cheapest sale was $320,000 in Hamilton. The 1/104 Windermere Road offering was last sold at $38,000 in 1980.
The Ray White selling agent Guy Horsley said the vendor was moving to a retirement home.
<a id="x_mcntLPlnk71733" href="https://www.raywhite.com/qld/hamilton/1841929/?lang=en" target="_blank" rel="noopener noreferrer">Set in a block, Coniston of only four units</a>, it came with three bedrooms and one bathroom with lock up car accommodation, with 125 square metres living space.
Adelaide's 67.3% success rate, with 143 scheduled auctions, was the second best across the capital cities.
But it was below the previous week's preliminary 69.7% figure which ended with a final revised tally of 64.3%.
Adelaide prices ranged from $395,000 at Trott Park to $1.62 million at Norwood.
The three bedroom sandstone <a id="x_mcntLPlnk273668" href="https://www.realestate.com.au/property-house-sa-norwood-127798658" target="_blank" rel="noopener noreferrer">105 George St, Norwood</a> offering through Toop &amp; Toop had been in the same family for six decades.
The four bedroom split level <a id="x_mcntLPlnk409846" href="https://aldinga.ljhooker.com.au/house-in-trott-park-sa-5158-au-ptgfd4#.Wra7d60ZPq0" target="_blank" rel="noopener noreferrer">46 Hessing Crescent, Trott Park</a> offering had come with $350,000 price guidance.

Manly scores weekend top result in pre-Easter auction rush

Weekend auction results saw the $110,000 sale of a deconsecrated church in central Victoria.
The property at <a id="LPlnk938245" href="https://www.realestate.com.au/sold/property-house-vic-tarnagulla-127515190" target="_blank" rel="noopener noreferrer">57 Stanley Street, Tarnagulla</a> was the 1911-built St Francis Xavier's Catholic Church.
The imposing brick property - suitable for residential conversion or artist's studio - was auctioned by Maryborough Ballarat Real Estate, then the furniture contents got sold off.
Located 180 kms northwest of Melbourne, the former congregation, and auction attendees, was made up mostly of people from Tarnagulla, together with nearby Newbridge, Laanecoorie and Murphys Creek.
"Many in attendance, one bidder congratulations, an absolute bargain," selling agent Kate Ashton told her social media followers.
Back in Melbourne's east, it seems the sellers of a $9.01 million Hawthorn home were blessed with good fortune.
Their sale of a six-bedroom mansion on Scotch Hill topped weekend auction results (above and below).
With competition from five bidders, the home at <a id="LPlnk726987" href="https://www.realestate.com.au/sold/property-house-vic-hawthorn-127488690" target="_blank">42 Berkeley Street</a> was announced on the market at $8.675 million.
It came with tennis court and indoor pool.

It sold to a family from Carnegie, Marshall White agent Chris Barrett told The Herald Sun.
Buyers had been advised an $8 million to $8.8 million price guide on the house on 1400 sqm which last sold in 2010 at $6.05 million.
Sydney's top sale when a four bedroom Longueville house fetched $7.41 million.

Mosman went close when $7.2 million was secured by the businessman Malcolm Coutts, former CEO of Ronald McDonald House, and wife Melissa.
Its price expectations were reportedly about $8 million for <a id="LPlnk799174" href="https://www.realestate.com.au/sold/property-house-nsw-mosman-127474938" target="_blank" rel="noopener noreferrer">the Mandalong Road mansion</a> auctioned through Richardson &amp; Wrench Mosman agent Kirsty Freyer.
The nation's cheapest weekend result was a three bedroom townhouse south of Brisbane.
The <a id="LPlnk904598" href="https://www.realestate.com.au/property-townhouse-qld-mount+warren+park-127394698" target="_blank" rel="noopener noreferrer">5/15 Lane Court Mount Warren Park</a> property fetched $180,000, less than its last $290,000 sale price in 2010.
It was a mortgagee sale in a gated estate near Beenleigh.
CoreLogic reported national auction markets soften over the past week, recording a preliminary clearance rate of 65.9 per cent.

There were 2,980 homes taken to auction across the combined capital cities this week, while last week, 3,313 auctions were held and the final clearance rate came in at 66.8 per cent.
Over the same week last year, auction volumes were slightly lower with 2,907 homes going under the hammer across the combined capital cities, with the clearance rate was a stronger 74.6 per cent. 
"Units outperformed the house market this week with 67.6 per cent of units selling at auction, while 65.1 per cent of houses sold across the combined capital cities," Kevin Brogan, auction analyst at CoreLogic noted.
Brogan noted the greatest gap was in pricey Sydney, where 70.9 per cent of apartments sold compared with 64.7 per cent of houses.
There were 1,044 auctions held in Sydney over the past week returning a preliminary auction clearance rate of 66.9 per cent, compared to 65.1 per cent across 1,259 last week, and 76 per cent across 950 auctions one year ago. Of the 785 weekend offerings the tally sat at around 62 percent.
The Sydney region with the highest preliminary clearance rate was the eastern suburbs at 77 percent from 142 results. 
The Northern Beaches dropped back to 69 percent after two weeks above 80 percent.
Of the regions with more than 20 sales collected, the South West again returned the lowest preliminary clearance rate at 45 percent, Brogan noted. 
In Melbourne, Australia’s largest auction market, a preliminary auction clearance rate of 67.3 per cent was recorded across 1,523 auctions this week, down from 70.6 per cent across 1,606 auctions last week.
"One year ago, the clearance rate was a stronger 78.4 per cent across 1,459 auctions," Brogan advised.
In Melbourne, houses held the stronger market with 67.7 per cent finding buyers compared to a 66.5 per cent rate for apartments.
There was <a id="LPlnk202" href="https://www.realestate.com.au/property-house-vic-williamstown-127393002" target="_blank" rel="noopener noreferrer">a $4.75 million Williamstown sale</a> with waters views from its 970 sqm Esplanade position (below).
The home had a pre-auction price estimate of $3.8 million to $4.1 million. 
It was marketed as having subdivision redevelopment potential by selling agent Leigh Melbourne at Greg Hocking Elly Partners.
Canberra was the best performing capital in terms of clearance rate with a 70.8 per cent success rate.
Canberra's top sales included $2.1 million in Griffith (below).
The <a id="LPlnk732104" href="https://www.propertyobserver.com.au/https://www.allhomes.com.au/ah/act/sale-residential/4-grant-crescent-griffith-canberra/1317485933011" target="_blank">4 Grant Crescent home</a> was marketed as "beautiful Old Canberra home of charm and comfort."

Its land value was $1.1 million.
It features entry hall, spacious lounge with high battened ceilings, open fireplace, large functional kitchen, and sunny family room with wonderful garden outlook from its many windows. 
It had three good sized bedrooms and a study.
A modern townhouse at Kingston designed by the Sydney architects Marchese Partners fetched $2.8 million.
The three bedroom offering at <a id="LPlnk746158" href="https://www.realestate.com.au/property-house-act-kingston-127542130" target="_blank" rel="noopener noreferrer">84 Dawes Street </a>was built seven years ago.
Adelaide was next strongest weekend auction capital city at 68 percent.
A three bedroom brick house in Ottoway was Adelaide's cheapest sale.
The <a id="LPlnk659734" href="https://www.realestate.com.au/sold/property-house-sa-ottoway-127470970" target="_blank" rel="noopener noreferrer">88 May Terrace home</a>, some 20 minutes north of the CBD, fetched $335,000.
There were just a handful of Tasmanian weekend auctions.
Sales included a Newstead three bedroom, two bathroom home for $406,500.
The <a id="LPlnk566437" href="https://www.realestate.com.au/property-house-tas-newstead-127528610" target="_blank" rel="noopener noreferrer">5 Barrington Court home</a> on a 718 sqm block was built in 1966.
"It would have been a very special home in its time, with quality features including the original parquetry flooring throughout the entry, hallway, and formal living room," the Launceston selling agent Jo Oliver noted.
