Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Fairfax, St Kilda's 1915 trophy home passed in without bid

The well-known New England farm, Achill West, located east of the city of Armidale has been listed by the Sydney fund manager Iain Gray.
There is an online auction for Achill West, a 2216-hectare grazing property which comes with expectations of between $8 million and $8.5 million.
The property originally formed part of the Coventry family's Armidale wool-growing stations. 
Mr Gray, who runs advisory firm Sydney Fund Managers Ltd, acquired Achill West through PSLT Pty Ltd from Will McClenaghan in 2007 for $6.7 million, ending 106 years of Coventry ownership.
The listing agent Chris Meares from Meares &amp; Associates said Achill West was also ideally suited to prime lamb or wool production.
"Comprising a diverse 2,216.06 hectares (5,473.67 acres) of predominantly open undulating but well sheltered country, Achill West represents an excellent opportunity for prospective buyers to take advantage of the current strength in the livestock market," he said.
Around 70% of the property is arable and would be suitable for cash or fodder cropping, as well as highly suited to further improved pasture establishment.
Apart from existing improved pastures, an additional 350 hectares has been established over the past 3 years with rye grass, clover, plantain mixes.
With frontage to the Saint Helena and Four Mile Creeks, plus 69 surface dams, the property is subdivided into 56 main paddocks, averaging 42 hectares per paddock. 
The main homestead is a 4 bedroom weatherboard and galvanized iron home (approx. 260sqm), with a separate weatherboard and galvanized iron sleep-out adjacent.

 Well-known New England property Achill West for auction

The stylish former Killcare retreat of interior designer Thomas Hamel was pulled from its scheduled auction yesterday by its current owners, Robert Tsenin and his wife Estelle.
Their designer digs overlooking the bay and the beach now comes with a $1,699,000 asking price.
The couple bought it in 2003 for $1.47 million from interior designer Thomas Hamel and his then partner, the antique dealer Martyn Cook.
The pre-auction price guidance for the two-storey weekender had been $1.7 million to $1.8 million through Cathy Baker, of Belle Property Killcare.
Occupying an elevated position, the two-bedroom, two-bathroom house has views in two directions, back towards Sydney from the sandstone front balcony and over to Hardys Bay from the full-length hardwood terrace at the rear.
The property, refurbished in 2000, has succulent garden.
Estelle and Robert Tsenin, a former managing director of Goldman Sachs Australia, maintain a penthouse at Sydney Wharf.
Perpetual chief Geoff Lloyd set a record for the Central Coast beachside location last year at $5 million when he bought from coffee queen, Clelia Cantarella, with his redundant weekender recently offloaded at $2.75 million to the Cotton family. 
It had been a $6500 weekly prime summer rental.

Killcare offering with Thomas Hamel interiors for sale

Blackmore's chief executive Christine Holgate has scheduled her redundant Pearl Beach weekender for October 29 auction.
It comes with <a href="https://www.realestate.com.au/property-house-nsw-pearl+beach-121137042" target="_blank">$2 million to $2.2 million price guidance</a>, a year after being listed with $2.45 million hopes. 
The listing follows the head of the vitamin tablet company spending $5.2 million last October to upgrade to the beachfront at the Central Coast weekender location.
The Walter Barda-designed beachfront had previously traded at $5.8 million in 2009 when the retail warehouse industry billionaire Brett Blundy bought from the former Photon Group executive chairman Tim Hughes and his wife, Jackie.
Holgate's now redundant, nearby bushland retreat was bought for $2.3 million in 2008.
It has been listed through Stuart Gan of PRD Nationwide Ettalong, and seems likely to be likewise sold at less than its last purchase price.
Her Blackmore shares saw trading at $220 record highs earlier this year as they have tapped into the Chinese market for vitamin E, selling some 500,000 tubs a month. They are now trading at $100 less on the ASX.
The UK born Holgate married her partner Michael Harding at a ceremony in the English coastal town of Aldeburgh earlier this year.
Last December she offloaded $4 million in Blackmores shares, giving the excuse in a disclosure to the ASX that she was "soon to be married" and had sold the shares to help fund the new home.
