Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

The tower comprises just 24 full-floor, three-bedroom plus multipurpose room apartments below the two-level penthouse, giving the project a considerably lower density than many of the larger towers being developed across the Gold Coast.

ODUS releases $18 million penthouse crowning La Mer Main Beach

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

Revised plans by&nbsp;Fender Katsalidis for the $111 million redevelopment of the Coogee Bay Hotel have been submitted.

The original plans to demolish significant parts of the hotel and build a new six-storey apartment building were met with significant opposition from both Randwick City Council and local residents.

The applicant took the matter to the Land &amp; Environment Court in November 2021, and since then, the case has been ongoing. However, on March 23, 2023, the LEC granted permission for the applicant to lodge amended plans.

Under the new proposal, several existing buildings and structures on site will be demolished. However, the hotel and most of the Coogee Bay Road facade and beer garden will remain. The internal areas of the hotel will also be reconfigured, and 16 new and 15 refurbished rooms will be added.

To the west of the site a four and five-storey shop top residential building will be constructed, comprising 58 apartments, with seven one-bedroom, 25 two-bedroom and 24 three-bedroom apartments, in addition to two four-bedroom penthouses.

A new three-storey southern hotel wing, south of the beer garden, will be constructed, including 15 new hotel rooms. The existing beer garden area will also be upgraded, with the construction of new dining pavilions.

Additionally, 11 new retail tenancies, including cafes, shops, and restaurants, will be created in a ground-floor eat street precinct and Coogee Bay Road. A new public laneway will also be established, running from Coogee Bay Road to Arden Street, creating a through link.

Currently, Randwick Council's external planning consultants are undertaking a detailed assessment of the amended plans, and community feedback will be carefully considered as part of the court proceedings.

Key amendments to the proposal:

	<li>Internal reconfiguration of pub building, hotel and all residential apartments.</li>
	<li>Inclusion of a three-storey building to the southern side of the beer garden. Provision of the car park entry from Arden Street only and removing the car park entrance from Vicar Street.</li>
	<li>Changes to the colour and materials used on the retail tenancies fronting Coogee Bay Road to respond to the character of this streetscape.</li>

Revised plans submitted for $111m Coogee Bay Hotel redevelopment

A groundbreaking ceremony has recently been held at the $180 million Lindfield project, Balfour Place, signifying the beginning of construction with demolition works wrapping up.&nbsp;

Australian developers Third.i, in conjunction with joint venture partner Phoenix Property Investors, are behind Balfour Place, which will comprise 59 apartments on top of 4,500 sqm of retail and hospitality spaces, including a brand new Coles supermarket.

The project launched in April 2022, selling out within a matter of weeks. Construction is expected to be complete by January 2025.&nbsp;

Deicorp's Downtown Zetland to bolster Green Square urban renewal project

Frenchs Forest, the family-friendly suburb on Sydney's North Shore, looks set for a brand new townhouse development.

Sydney developer Mohammad Mohsini, who owns home builder Decent Homes, has lodged plans for&nbsp;30 townhouses across an amalgamated site at 1-7 Gladys Avenue. The documents submitted to the local council suggest the site is located in a precinct currently undergoing a transition to higher density.

The townhouses will range between two and three-storeys, with many set to include rooftop terraces and private garden spaces.

The development application also demonstrates the ability for a potential four-storey apartment building which would be located centrally within the site.&nbsp;

The townhouses have been&nbsp;broken up into three main building masses, with two to have a short boundary to the street with pitched roofs, dormer windows and smaller scale articulation features, while the third building will have a long street frontage, consisting of a different architectural language with brick work and a rooftop terrace area.&nbsp;

Whilst the buildings will be formed of different languages, the materiality is similar across the site, linking the buildings together, with textural brickwork and feature metal elements.

Walsh Architects, who have offices in NSW and ACT, have designed the $16 million development.

The Castle Hill Showground is undergoing a major transformation.

Final Rouse Hill Precinct developed in a joint venture between Lendlease and GPT

Entrepreneur Dominique Portier has lodged plans for a prime Bondi Beach site.

Sydney-based architects Studio Johnston have designed the proposed three-storey building at 112 O'Brien Street, with the location described as "at the gateway to Bondi Beach."

There will be six apartments, two studio, two one-bed, and two two-bed units, above two ground-level retail spaces.

The design takes full advantage of the existing site conditions and easterly views, whilst developing a balanced massing that helps lessen the perception of the building scale and ensure views from neighbouring sites are not compromised.

The building&nbsp;will be softened with green-walls, improved landscaping in the communal open space and on-podium garden-beds, offering respite from heat-islands whilst upgrading surrounding amenity, providing a positive, organic impact to neighbourhood.

Landscape designs have been handled by Melissa Wilson Landscape Architects, who have created a number of open elements in both the foyer and circulation spaces, while also&nbsp;curating a design that cloaks and protects the building, providing pockets for landscape to be integrated.

Deciduous planting will fill the trellis on each facade, with the planting receding during the cooler months to invite the sun in and warm the building, before growing back to provide shade during the summer months.&nbsp;

Across the difficultly-oriented site, Studio Johnston have still maintained the laid-back nature of the suburb in their design, with the choice of materials and finishes reflecting the nearby ocean.&nbsp;The sage tile-panels reflect the rippling ocean lapping the beach with the interspersed muted tones will compliment the surrounding nature.&nbsp;

Externally, the building has been articulated to provide visual interest, with a podium and set-back first-floor with a premium placed upon mass-repeated elements across the rhythmically composed facade.&nbsp;

The narrow in-fill characteristic of the site promotes breezes infiltration and cross ventilation, while internally, large, operable windows and integrated private open-spaces filter both light and ventilation throughout the homes.&nbsp;

Sustainability was a key focus in the design, developed through passive design and sun control elements.&nbsp;Solar access, natural ventilation and integrated landscaping characterise the development, which will help to achieve low-energy consumption for residents.&nbsp;

Bridgehill, the well-known property developer behind the popular UNO and JADE residences in Green Square, has recently announced the launch of their latest Green Square project, ALBA.

The group has appointed Westbourne Construction to handle the build of the new development, marking the sixth collaboration between the two.&nbsp;

ALBA will comprise 360 apartments across two buildings of 10 and 15 storeys, with a mix of one, two and three-bedroom apartments, as well as generously proportioned double-storey penthouses.
