The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. It's been sold by the Australian Pub Fund, the groups sixth hotel sale in as many months.
No sale price has been given with estimates of $22 million, and $23 million up to $30 million.
Andrew Jolliffe at Ray White Asia Pacific sold the property through an expressions of interest campaign.
“Kinselas, since its inception as a hotel in 1910, has been a very popular entertainment magnet and a mainstay upon the Sydney hospitality landscape" Jolliffe said.
"The multi-level and two street fronted nature of the hotel, complete with a full suite of gaming machines and a deliberate connection to music as a revenue lever, means the business' multi-faceted appeal ensures strong patron support across the breadth of licensing hours available to it."

Australian Pub Fund now has just the four hotels in their portfolio.
In Sydney they have the Unity Hall in Balmain and the Vic on the Park in Marrickville while in Brisbane they own the Stock Exchange and the Elephant Arms.
Australian Pub Fund director Matthew Beach said the sale of the property aligned with the company's strategy.
"The sale of Kinselas is consistent with the fund's previously announced strategic objectives to sell our pubs at cap rates that reflect their market value, as well as illustrating our desire to deal at market value with experienced buyers" Beach said.
There was limited price guidance on offering but it was written by trade press that Newtown's Marlborough Hotel and Kinselas in Surry Hills, came with combined expectations of about $60 million.
The Marlborough fetched $30 million to $35 million last month.

The Dove and Olive Hotel in inner Sydney sells for over $11.8 million

Australia’s first registered health fund, RT Health, has secured two levels of an office building at Surry Hills in inner Sydney for a project requirement.
The fund has leased approximately 476 sqm near its Buckingham Street, Surry Hills, headquarters at Level 1 and Level 2, 491 - 493 Elizabeth St, Surry Hills, in a deal negotiated by Ray White Commercial South Sydney’s John Skufris on behalf of Brian Adams.
The five-storey building including a top-level penthouse is located close to Central Station and Prince Alfred Park.
John Skufris said: "Both levels provided fitted and furnished office space with main offices, meeting rooms, tea station facilities and natural light on two sides.”
RT Health Fund was established more than 126 years ago when a group of railway employees got together to form a cooperative.
The initial gross rental for RT Health is around $210,000 per annum and the lease term is for two years.

Health funds secures two storey Surry Hills office building

A historical bespoke warehouse residence in Surry Hills has been sold for $6,500,000.
It last sold at $3.2 million in 2005 to the Domabyl family. In 1993 antique dealer Joan Bowers has sold her gallery for $1 million.

Historic bespoke Surry Hills warehouse residence sold for $6.5 million

The $300 million Australian Pub Fund run by John Singleton, Geoff Dixon and Mark Carnegie has sold three Sydney hotels.
The off-market sales totalled a combined $47 million.
The Feros family's JDA Hotels bought the Peakhurst Inn in Sydney's southern suburbs for $22.5 million in a deal negotiated by Andrew Jolliffe of Ray White Hotels.
The Bristol Arms on Sussex Street in Sydney and the Como Hotel in the Sutherland Shire were sold to the family-run Oscars Hotel Group for $19.5 million and $5.6 million respectively, in deals negotiated by JLL Hotels &amp; Hospitality Group's John Musca.
The prices offered for all three pubs were at cap rates below 8%, Geoff Dixon, the former CEO of Qantas told The Australian Financial Review.
APF will soon begin on-market campaigns to sell Newtown's Marlborough Hotel and Kinselas in Surry Hills, with expectations of about $60 million - more than double what they were acquired for by the fund.
Kinselas enjoys strong food and beverage patronage. It also has 30 gaming machines that contribute more than $3 million in annual revenue.
"Capital continues to find its way to the sector where a 400-500 basis point spread still exists between sustainable earnings and the cost of debt. This is an attractive proposition for not just experienced operators but increasingly syndicators as well," Musca said.
The Lone Pine Tavern in Rooty Hill was sold in December by the Feros family after being marketed with expectations above $30 million.
Also in December, Merivale boss Justin Hemmes paid $37.05 million for The Tennyson Hotel in Sydney's south.

The Tennyson, whose design is illustrative of a Sidney Warden-designed inter-war functionalist structure, fetched a record hammer price for hotels. 
The Ray White Hotels Asia Pacific director Andrew Jolliffe listed the top 100 gaming property, The Tennyson Hotel at Mascot.
Set on Botany Rd, the Tennyson Hotel is a popular hotel with 30 gaming machines.
"Notwithstanding the latest ranking at 87 in NSW, the hotel requires an upgrade," Jolliffe advised. 
The leading hotel architect Paul Kelly has designed a renovation which has DA approval for the vendor John Feros of JDA Hotels.

The hotel, even in its currently unrenovated state, attracts in excess of $8 million in annual receipts from predominantly high gross profit margin revenue centres.
