S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

The Double Bay-based founder and executive chairman of the ASX-listed Wilson Asset Management has spent $6.5 million on one of the best street’s on Sunshine Beach.

It’s the same street Therese Rein spent a record $17 million on the home tennis legend Pat Rafter built. Karl Stefanovic spent $3.6 million on the street earlier this year, with nine sales on the street in 2020 ranging between $2.05 million and the big $17 million sale.

The home Wilson bought hadn’t traded for three decades, having last sold for $525,000 in 1990.

Set on 550 sqm, the absolute beachfront, with direct access to the sand, was described as Mediterranean in its marketing, with its plantation shutters, terracotta tiles, colonnaded entrance and slab hut gates.

The two level property has five bedrooms, including a master suite with a private balcony and an open-concept ensuite with a spa bath.

Century 21 Conolly Hay Group agents Mike Hay and Rachel Sellman secured the sale. It was listed for rent pre-Christmas at $3,200 a week, which would see Wilson net a 2.5 per cent yield.

$24 million Noosa home, Domic secures $80,000 a week Christmas rental

Having sold to the former Prime Minister Kevin Rudd and his wife Therese Rein, Queensland restaurateur David Hales and wife Louise have bought back big time into the Noosa market.
They scored $17 million on the Sunshine Coast (photo above) and instead recently bought two neighbouring properties on Noosa Sound's exclusive Mossman Court.
They paid $5 million and $7.25 million, taking their Noosa River holding to over 1,300 sqm.
The dearer of the homes was inspired by Ralph Lauren's Caribbean holiday home.
The couple still own 19 hectares on Lake Macdonald, in the Sunshine Coast hinterland.
The Hobart-born Hales, having departed last year the board of Betty's Burgers which he founded in 2014, recently acquired Tavern 42 Degrees South, a bar on the Hobart waterfront.
Meanwhile the Rudd-Rein power couple will be upgrading from nearby Castaways Beach where they have owned since paying $3.1 million in 2010.
Their new purchase last sold at $15.2 million when tennis legend Pat Rafter and his wife Lara quit the Sunshine Coast in early 2018.

Now the Hales family, who have recently spent $5.67 million on a Noosa Sound waterfront given their boating interests, have listed the former Rafter home with $20 million hopes after making a number of improvements.

Tom Offermann Real Estate agents Tom Offermann and Eric Seetoo, who sold the home last time, are marketing it again.

Sam and Kerri-Ann Charlton, the owners of the luxury Whitsundays island escape Bedarra Island Resort, are selling Pavilions, their Sunshine Beach home.
The Gabriel Poole-designed home once belonged to tennis legend Pat Rafter. Having paid $2.18m in 2003, Rafter sold eight years later for $2.25m.
The home then went backwards in 2013, when bought for $2.1m by the Charltons.

Only first listed eight weeks ago, the home on a sprawling 3,595 sqm has been completely transformed since it traded as Brinbara in 2013.
A back-to-bare renovation by multi-award winning international designer David Hicks has seen the design give a nostalgic nod to the Italian Riviera, with a wealth of terrazzo and ribbed lacquered timber.

“I’ve sold this property three times,” Offermann said.
“In 1987 it was owned by a Londoner, an industrial chemist, who used the modest timber house for his annual holidays.
"He wanted $1m, later confessing he thought he’d set me an impossible challenge, especially as it was my first year in business.
"But he was surprised to say the least when I returned with a contract. He signed it and poured a celebratory beer glass full of Scotch whisky.  I’m not sure if it was the elation of the epic sale or the Scotch, but I remember feeling like I was walking on air as I left his house, contract in hand.
“The sale made news as the first Sunshine Coast property to hit the magic million mark and is still making headlines today, 31 years later. That’s understandable given Webb Road is very sought-after with four-only beachfront properties.”
The Rafter home, also sold by the Tom Offermann agency, was built in a U-shape with a central pool and two glass-fronted wings pushing out towards the ocean.
