Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

“Being able to step out of your home onto your boat is a rare luxury, and it’s something residents here can look forward to when it opens later this year.”

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

The three Sky Homes range from 282 sqm to 367 sqm and each feature three bedrooms, three bathrooms, multiple living zones, expansive kitchens with butler's pantries and large balconies taking in the Broadwater outlook.

Each residence also has three secure basement car spaces and additional storage.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

Rose Bay has long stood as one of Sydney's most prestigious Harbour suburbs, attracting those seeking both postcard views and a vibrant lifestyle.

Price growth has been consistent, solidifying its reputation in the trophy market, highlighted by a record house sale that reached $45 million in 2021.

Historically, the new apartment market in <a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a> has been virtually non-existent, leaving locals with limited options: either relocate from the suburb they love or downsize to an older apartment in a building constructed decades ago.

However, a shift is underway. The new apartment market is beginning to flourish, offering fresh opportunities for buyers.

Last year, Rose Bay recorded 69 house sales exceeding $3 million, compared to just 29 unit sales, according to CoreLogic. However, that gap is narrowing; as of 2024, there have already been 36 house sales over $3 million and 32 unit sales, signaling a growing supply and increasing interest in new apartment living.

Indeed that is reflected in the data from MatterFact, the new data from Apartments.com.au.

Rose Bay has emerged as the most searched suburb in the Eastern Suburbs over the past three months on Apartments.com.au. There was a 48 percent increase in searches from June to July, with last month’s search volume reaching its highest level since April 2023.

The metrics driving new apartments in Rose Bay are largely influenced by the high cost of land, the cost heightened due to Rose Bay's proximity to the beach and the harbour, its charming village atmosphere, and the prestigious Royal Sydney Golf Club, one of Australia’s most exclusive golf courses and host of the Australian Open.

While land prices are high, new apartments can command premium prices due to the strength of the local housing market and the relative undersupply in the new apartment sector.

Generally, most new developments tend to have anywhere between 10 to 15 apartments, given the strict height limits in place by the Woollahra Council.

The newest apartments in Rose Bay come from the likes of regular Eastern Suburbs developers Stargate Property and Fortis.

Builder-developer Stargate is nearing completion of its Everose development on Old South Head Road.

Only recently launched to market, Everose comprises 26 two and three-bedroom apartments with outdoor garden courtyards or terraces and kitchens kitted out with&nbsp;premium V-Zug appliances.

<a href="/developers/fortis">Fortis</a> is soon to start welcoming buyers to its completed Atlas development on Spencer Street.

Recently completed by <a href="/builders/lords-group">Lords Group</a>, <a href="/buildings/atlas-rose-bay-5-spencer-street-rose-bay">Atlas</a> has just 12 apartments designed by MHN Design Union.

Fortis is already working on its fourth multi-residential development in Rose Bay. One of the most exciting developments Rose Bay has seen in years looks set for the fringe of the Royal Sydney Golf Club.

<a href="/developers/orosi">Orosi</a>, a fully integrated developer with its own construction and architecture arms, will be developing a part four, part five-level building on the corner of The Avenue, Old South Head Road, and William Street.

Downsizers finally start to get their chance in Rose Bay as new apartment supply grows

Two and a half years ago, when I was looking at the Broadbeach market in particular, I wrote a piece looking at the Broadbeach market.

"Why it's all about Broadbeach in 2022," was the article headline.

Fast forward to the present, and it's still all about Broadbeach. The fundamentals haven't changed, and interest in the market has continued from both developers and buyers.

Broadbeach has everything, from the famous Gold Coast beach to the amenity of the new Star Casino and the Gold Coast Convention and Exhibition Centre.&nbsp;

During 2021 and 2022, the suburb gained immense popularity among interstate investors, with inquiries from those seeking off the plan apartments from New South Wales and Victoria exceeding 40 per cent, data from <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, Urban's new data product, showed.

While enquiry has declined from the peaks when the southern states were in and out of lock down,&nbsp;<a href="/developments/broadbeach-qld-4218">Broadbeach</a> is still consistently one of the most enquired on suburbs across the Gold Coast on <a href="/">Apartments.com.au</a>.

Now local owner-occupiers dominate the market, while first home buyers are acting quickly to secure the first release of apartments knowing they're in competition for the entry level apartments with a still higher than normal interstate investor audience.

First home buyers now make up less than a fifth of the Broadbeach market given the huge price growth during the pandemic.

Data gathered from property data analytics firm, CoreLogic, showed the rolling annual growth from September 2020 jumped from 3.3 per cent to 37.2 per cent in September 2021. It remained well above 30 per cent until early 2022 when growth started to cool.

While declines were felt for just a few months in 2023 when nationally the country was going through a correction due to interest rate increases, growth has again picked up, with the rolling annual growth now stable between 10 and 15 per cent over 2024.

Barry Morris' Morris Property Group has known the draw of Broadbeach for nearly three decades. It was in the 1990s when Morris delved into Broadbeach. Now they're delivering their 10th and 11th projects in the suburb, with only a handful outside of the suburb over the last 25 years.

"Buyers love Broadbeach because it offers beachside living with metropolitan amenities, which is what the market is after," Morris told Urban back in 2022.

Morris has waited until they've nearly completed construction before launching <a href="/buildings/malo-broadbeach-8-jubilee-avenue-broadbeach-qld-4218">Malo Broadbeach</a>, just 16 half-floor apartments near the Gold Coast Convention and Exhibition Centre.

The launch of Malo comes hot on the heels of success from <a href="/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest Broadbeach</a> nearby. Launched late last year, Crest, which comprises 182 two and three-bedroom apartments, has sold well over half of its apartments and recently kicked off construction through their in-house building arm.

There's no chance of Morris slowing down in Broadbeach either, however it's becoming more difficult to acquire a development site in the small 1.4 square kilometre suburb perfectly positioned between the bustling Surfers Paradise and the quieter Mermaid Beach.

They do have another tower lined up to launch before the end of the year.

Similar to Malo, <a href="/new-apartments/maison-broadbeach-22-chelsea-avenue-broadbeach">Maison Broadbeach at 22 Chelsea Avenue</a>, will comprise just 18 three-bed apartments across a 20-level building.

It was the draw Broadbeach that lured Sydney billionaire Sam Aranout's Iris Capital to the Gold Coast. They spent a reported $58 million on the landmark Niecon Plaza in 2021.

Not many developers can boast a $1 billion-plus development as their first in many states. Of course, Iris has a huge pedigree in both the residential development and hotel market. They're behind the $1 billion Newcastle placemaking development, East End, and own a string of hotels across the country.

<a href="/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">Victoria &amp; Albert</a>, or V&amp;A as it's been more commonly referred to, comprises just over 400 apartments across two towers in the heart of Broadbeach.

The towers will have some of the most amenity ever produced on the Gold Coast, with a 25-metre lap pool, a fully equipped gym, a yoga deck and a resident’s lounge. The podium will also feature a children’s area, a Zen garden, and an outdoor dining and barbecue area adorned with lush green landscape.

Residents will sit above, and have direct access to, the full commercial precinct that will occupy the ground and podium levels and will home a suite of hand-selected retailers.

<a href="/developers/mosaic-property-group">Mosaic Property</a>, one of South East Queensland's most prominent builder developers, is approaching completion of its two Broadbeach apartment developments, <a href="/buildings/marella-146-surf-parade-broadbeach">Marella</a> and <a href="/new-apartments/lily-by-mosaic-4-rosewood-avenue-broadbeach">Lily</a>, the debut apartment towers by Mosaic in Broadbeach.

When speaking to Mosaic CEO Brook Monahan in 2022, he said there's a lot of nostalgia with Broadbeach for a lot of residents in South East Queensland.

"It's a very nostalgic place for a lot of people who would have come to Broadbeach and holidayed as kids," Monahan says, adding that the walkability factor puts Broadbeach ahead of other Gold Coast suburbs.

"You can walk to 75 coffee shops/resultants, the light rail, or the surf club in minutes, as well as being on the doorstep of Pacific Fair shopping centre and the casino, which makes it one of the most appealing areas up and down the coast."

The Broadbeach apartment development pipeline is possibly not as large as it was in 2022, but there are several major developments coming up.

<a href="/developers/amalgamated-property-group">Amalgamated Property Group</a> and joint venture partner Base Developments are preparing to launch its second Broadbeach development, Affinity Broadbeach, following the success of <a href="/new-apartments/amaya-at-broadbeach-30-first-avenue-broadbeach-qld-4218">Amaya Broadbeach</a> on First Avenue, around 700 metres away from the new project.

Amaya, under construction and slated for completion next year, features 120 apartments and is 95 per cent sold.

<a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a> will follow a similar footprint, with 185 two and three-bedroom apartments, also designed by DBI.

The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.&nbsp;

The Abedian family, who founded Sunland, is set for its first Broadbeach development having secured two side-by-side sites on Mary Avenue, opposite the Broadbeach State School.

Now under their new private family development company,&nbsp;<a href="/developers/arium">Arium</a>, bought the amalgamated 1,518 sqm site across 14-18 Mary Avenue that had been earmarked for Eternity, the second Broadbeach tower by Leo Sarris's Bassar Group following on from their nearby completed project Infinity. Then they bought the 600 sqm next door at 20 Mary Avenue from&nbsp;<a href="/developers/little-projects-co">Little Projects</a>, creating a development site of over 2,100 sqm.

Since Urban revealed the purchase back in April, <a href="/developers/arium">Arium</a> is yet to reveal what it's doing with the site. A few weeks later, Urban again revealed another site purchase, also in Broadbeach.

They secured a 516 sqm site at&nbsp;<a href="/new-apartments/11-anne-avenue-broadbeach">11 Anne Avenue</a>&nbsp;from&nbsp;the&nbsp;Brisbane-based&nbsp;<a href="/developers/di-carlo-property-group" target="">Di Carlo</a>&nbsp;Property Group, who had approved plans for a 17-level tower with 15 full-floor, four-bedroom apartments.

Prices in reverse at Fawkner Street, South Yarra

Major changes are afoot for the property market in the northern Gold Coast growth corridor with the first stage of the long-awaited $1.5 billion Coomera Town Centre near completion.
The $470 million Westfield Coomera, next to the Coomera Train Station, is due to open its doors soon.
The opening on October 11 will see retail space spanning 59,000 square metres, 140 speciality stores, major supermarket and retail outlets and a cinema complex, with 7500 jobs created through the construction of the centre.
It heralds the start of big things for the property market in the region as more residential and commercial developments come to fruition.

Coomera’s median price for houses is $485,267 and for units $344,029, which Peleg said made them “very affordable”.
And with the forecast population growth, high demand would create healthy capital gains over the next decade.

Peleg said it was important to remember that while houses were always a good investment, units carried a higher level of risk due to potential oversupply issues and that they did not appeal to families looking for three bedrooms and a yard, meaning demand is less. 
There were 3671 houses in the pipeline for the next 24 months (making up 23.9% of existing stock) and while that carried a certain level of risk in the short term, over the medium and long term the area was likely to experience solid capital growth.
There are 558 units in the pipeline making up 16.7% of current stock.
“The northern Gold Coast growth corridor is probably the fastest growing in the region,” he said.
“In 2011 there were 8,793 people living in Coomera but by the 2016 Census there were 13,305. That’s a growth rate of 51.3% and with the development of the Town Centre the population is going to rise dramatically.” 
According to the Queensland Government Statistician’s Office (<a id="m_-1202451848694209736LPlnk72615" href="http://www.qgso.qld.gov.au/" target="_blank" data-saferedirecturl="https://www.google.com/url?hl=en&amp;q=http://www.qgso.qld.gov.au/&amp;source=gmail&amp;ust=1537832943365000&amp;usg=AFQjCNG1tnSxri6wGGzOE9EML0Vsmw6jUg">QGSO</a>), the population of Coomera, Pimpama, Upper Coomera – Willow Vale is currently just over 50,500 but this figure is projected to more than double to close to 132,000 by 2036.
“Anywhere we see population growth like this, we also see huge demand for dwellings, and this means the projection for strong capital growth is good,” Peleg said.
“Also, with relatively easy access to both the Brisbane CBD, via train or the Pacific Motorway, and the Gold Coast beaches which are less than a 30-minute drive away, or a trip by train and light rail, it only adds to its popularity.
“In addition, Coomera either has, or will eventually have, a community centre, library, numerous sporting facilities, a private hospital and an Olympic-sized pool, plus many more facilities.”
The Gold Coast Marine Centre is also based at Coomera, as is the popular Dreamworld theme park. Both are major employers in the area.
Other drawcards for families are the number of quality schools, both private and public, either in the suburb or nearby, including two GCIT campuses in Coomera.
Apart from Westfield Coomera, other shopping centres in the area include Coomera City Centre and Coles Upper Coomera while Westfield Helensvale is a 10-minute drive away.
Plans for a 54-hectare business park, known as The Link Coomera, have also been filed with Council.

Coomera property market set to take off: RiskWise

The wave of new developments and urban transformation in Sydney is changing the markets in many regions of the city. 
The inner east region around Zetland and Waterloo has been undergoing a period of rapid transfiguration. Formerly largely an industrial area, it is now being transformed by a range of new developments, such as Green Square (pictured above), that are gentrifying the area and making it more attractive to a new breed of buyers.  
Postcode 2017 in NSW comprises the two suburbs of Waterloo and Zetland and Property Observer has looked up the trend in units in the two inner-east suburbs from Corelogic and SQM Research to find out how these changes are affecting the market.
Waterloo profile
Waterloo is spread over nearly 1 square kilometre and had a population of 10,662 people in 2011, a growth of 25% from 2006.
The median sale price for units in the area was $850,000, almost double the national average of $438,000, according to CoreLogic. The median prices for units is similar to the median unit price in Sydney.
In the past 12 months, 366 properties sold in Waterloo, with the number of days on the market being 61 on average. There are 64 properties for sale, according to propertyvalue.com.au. 
It takes on average 64 days to sell with vendor discounting of -4.36%.
Capital growth in unit prices in Waterloo have shown double-digit growth in the three years up to 2015, according to CoreLogic RP Data, with 2014 growth at 18.7%, nearly double the city’s 9.9%.

The household occupancy pie chart shows that nearly three quarters in the area are renters, which indicates a high number of apartments bought for investment. 
The median rent for units was $645 per week with a median gross yield of 4%, according to CoreLogic.

Zetland area profile
The size of Zetland is nearly 1 square kilometre with a population size in 2011 of 3,812 that has grown rapidly at 45% from 2006. 
The median unit price of units in the area was $880,000, well above the city’s $850,000, data from www.propertyvalue.com.au shows.
In comparison to Waterloo, capital growth in unit prices in Zetland was just 1% in 2015 – a sharp fall from 16.1% the previous year, RP Data shows.

In the last 12 months, 183 properties sold spending 58 days on average on the market and there are presently 41 units available for sale.
The pie graph shows renters make up just about half the units in the area at 49%, while 37% are owner occupiers. The median rent for units in the area is $6500 per week with a median gross yield of 3.8%.
