When long-time Ivanhoe locals Graeme and Catherine, decided it was time to downsize, they weren’t necessarily in a rush.&nbsp;

Why Ivanhoe locals are choosing to downsize to Candela

Mark and Roy Makari are expanding their presence in Sydney’s South West with a second major proposal for Leppington, this time envisioning a 900-dwelling mixed-use development just 850 metres from their previously lodged tower trio on Fifth Avenue.

Project management and construction management firm Creative Vision filed the plans for the&nbsp;multi-building project at <a href="https://www.apartments.com.au/new-apartments/230-rickard-road-leppington-nsw-2179">230 Rickard Road, Leppington</a>. The proposal seeks to establish a new focal point for the precinct through a high-density, transit-oriented development supported by diverse land uses.

According to the Scoping Report prepared for the Department of Planning, the scheme includes around 900 apartments across multiple towers, including 135 dwellings designated for affordable housing. A mix of market and subsidised apartments will be supported by ground-level activation through retail and office space, a childcare centre, and a hotel, forming a comprehensive urban precinct.

The Design Report by <a href="https://www.apartments.com.au/architects/studiosc-0">Studio SC</a> notes that the project “intends to deliver a high-quality, high-density built form that supports the vision for the Leppington Town Centre, integrating mixed-use outcomes and public domain upgrades.” The development is expected to be delivered in stages, although a precise timeline is yet to be confirmed.

The project will be assessed through a future State Significant Development Application, with the Scoping Report indicating the team will seek design excellence via a competitive process or through an expert design review panel. Early massing diagrams suggest a series of mid- to high-rise buildings framing a central landscaped spine, with emphasis on pedestrian permeability and public space.

The planning documentation flags a strong sustainability agenda, stating that the development will “respond to the urban heat island effect, incorporate water sensitive urban design, and prioritise active transport”.

The proposal follows in the footsteps of the Makaris’ nearby Fifth Avenue site, where they’ve submitted plans for three towers comprising nearly 500 apartments, with 10 per cent dedicated to affordable housing. That project features commercial podiums, a childcare centre, and a new public park that would occupy more than a third of the site.

Both developments are situated within walking distance of Leppington Train Station and fall under strategic precinct plans promoting higher density housing. The town centre is undergoing substantial transformation, driven by state government planning reforms aimed at fast-tracking housing delivery.

Together, the two projects represent a combined ambition of nearly 1,400 new homes across just under two kilometres of central Leppington.

The Flinders St project has sold well over half of its 32 apartments, which will sit above two retail spaces.

Momentum Wealth's Emma Everett, said the rise in interstate enquiry was up 164% in the final quarter of 2020 compared to the same time in 2019. Ms Everett said tightening conditions within Perth’s rental market also meant investors were in a position to benefit from a stronger yield play.

Ms Everett said while conditions were ideal for interstate investors considering a Perth investment, area and property selection would remain critical for those looking to benefit from the market upswing.

“Particularly in a recovering market, not all areas improve at the same rate, and there are some locations that may not have the right factors to support strong capital growth, so it is still very dependent on suburb and even individual property selection.”

The same spike is seen in the NT where the volume in unit sales was up 47%, according to the latest data from realestate.com.au.

In the high volume states Queensland saw a 44% annual increase in the number of apartments sold over the first 10 weeks, while SA was up 40%.

New South Wales had a 21% jump in apartment sales volume. It was up 37% for ACT apartment volumes this year compared to early 2020.

Director of economic research at realestate.com.au Cameron Kusher noted overall supply levels remain low and demand is unprecedented, resulting in properties selling quickly and sales volumes lifting significantly.

He sees a strong autumn season, despite buyer demand on realestate.com.au slipping by 1% nationally for the second consecutive week last week to be down 2.4% from its peak.

Early 2021 spike in apartment sales volume: Realestate.com.au

With all April's interruptions, Ray White offices recorded $3.2 billion in sales, some 14% down on April 2018. 
It was a bigger drop than March when there were $3.75 billion in sales – down 11% on the prior March.
NSW was down from around $960 million in April last year to $806 million this April.
But the bigger drop was in Victoria from around $587 million to $406 million last month.
In NZ, total sales fell around $30 million to $758 million. 
Tasmania was up slightly to $13 million.
With $664 million sales, Queensland was off only marginally, just 2% on last year which helped cushion the larger declines in other states, Ray White board director Dan White noted.
"Looking back on April, it was a tough month and we are actually glad it’s now behind us given all the public holidays, school holidays and the federal election campaign getting underway," White said.
White noted the Queensland CEO Tony Warland detecting from far north Queensland to the southern border that "there was a definite sign of a stronger real estate economy".
He said everyone in Townsville had a very positive belief of recovery after the floods, and life is returning to normality there.
"The Central Coast is steady and enjoying the prospects of improvement, while the Sunshine Coast is actually going gangbusters with our Kawana office recording three PBs in a row," White said.
"The whole Sunshine Coast has the lifestyle that the market is looking for while the Gold Coast is enjoying a strong economy in real estate transactions compared to the rest of the country.
"In Brisbane, many of our vendors are putting up high quality properties for high quality returns.
"So while there’s a lot of stock in many other markets, there’s no reports of stock in abundance in Brisbane but days on market are still being tested.
White also noted the group had a solid month across the group with some 1200 auctions conducted, with almost 40,000 people attending auctions across Australia and New Zealand.
Average bidders slipped back to 2.5 people per auction.
In May last year Ray White sold more than $4.1 billion of property across Australasia, which was 6% shy of May 2017.

Property on Queensland's Sunshine Coast has had strong enquiry levels and good sales volumes, according to Herron Todd White.
Herron Todd White's October Month in Review found the the highest growth in sale volumes and values in the first half of 2015 was in the sub $500,000 housing market which is bleeding into the $600,000 to $700,000 bracket.
"Sub $550,000 housing on the coastal areas continues to be extremely popular with buyers placing a greater emphasis on the underlying land value of the property," the report noted.
"Two examples of the market movement over the two years are from Peregian where one property sold in January 2013 for $466,000 and resold in March 2015 for $515,000 and another was purchased in May 2013 for $482,000 and has recently sold for $560,000.
