Sydney developer <a href="https://www.apartments.com.au/developers/deicorp">Deicorp</a> has secured planning approval for a $300 million residential development in Lindfield, marking the company’s second project on Sydney’s North Shore and its first on the Upper North Shore.

Located on Beaconsfield Parade and designed by DKO Architecture, the state significant development comprises three buildings of up to 10 storeys and will include 399 residences, including 59 affordable homes and 40 adaptable homes.

Residences will range in size from one, two and three bedrooms, with two-bedroom apartments accounting for over 60 per cent of the product make-up. Residents will have access to a broad suite of amenities, including a wellness area, indoor and outdoor recreational spaces, a pool, a gym, a community room and a golf simulator.

In line with Deicorp’s long-standing focus on creating transit-oriented communities, the project is located just 260 metres from the Lindfield Train Station, reinforcing its role in delivering well-connected housing close to established infrastructure, retail and local services.

Trump Hotel heads for the Gold Coast to become Australia's tallest building

When Rothelowman were tasked with designing Stella Maris, the luxury residential development just outside Geelong in Rippleside, their first thought was to incorporate the beauty of the landscape and the significance of the location.

Nick Williams, Senior Associate at Rothelowman, said the design brief from MONNO Projects was to create&nbsp;a dynamic community nestled within the embrace of nature's bounty.

"Our design brief for Stella Maris was to create a dynamic community immersed in nature, with a focus on natural green spaces and a lush garden setting," Williams said, noting the proximity to Corio Bay played a vital role in shaping their vision.

The historic St Helen's Mansion, the 1848 stately mansion which sits at the heart of the development, was also a major driver in the design of the surrounding buildings, as were the numerous mature trees which are scattered throughout the three-acre waterfront site.

"St Helen’s Mansion holds the distinction of being one of the oldest remaining homesteads pre-dating the Gold Rush, something Rothelowman took into careful consideration when realising the&nbsp;site vision," Williams said.

"That didn’t mean imitation, but careful consideration to the siting of the four new buildings around it and composing them in a manner that was calm and harmonious in terms of form and&nbsp;materiality."

The four new buildings, Nautica House, The Arbory, Park Row and The Acreage, incorporate 54 new apartments and three townhouses. They're built sensitively around St Helen's Mansion, a 3,000 sqm subdivided allotment which will be launching later in the year, with a full restoration and extension planned by Carr.

Williams said the Nautica House building, the closest to Corio Bay, was delivered by formulating a floor plan that granted nearly all apartment bedrooms and living areas a view of Corio Bay through repetitive angled walls.

"Directing the view out east allowed the design to mitigate over-looking St Helen’s Mansions grounds from the apartment bedrooms, creating a more comfortable space for residents."

The 'Garden' setting informed much of the Acreage building to the west, Williams added.

"Whilst it is, in reality, a long three-storey apartment building over a basement, it presents as a series of three-storey “walk-up” townhouses facing a heavily planted mews style road and pedestrian way. This meant the Park Row townhouses on Bay Street just sit humbly and comfortably alongside their apartment neighbours with similar materiality and detailing. A&nbsp;magnificent Morton Bay Fig tree separates these three townhouses from the Arbory apartment building providing pedestrian access and vehicular egress from the development."

At the heart of the development is significant resident amenity in the form of a&nbsp;wellness retreat, featuring a 20-metre lap pool and an edible garden, fostering a holistic approach to health and well-being.&nbsp; Adjoining the lap pool is a gym with dedicated yoga space and a steam room.&nbsp;

Williams said Stella Maris has a number of sustainable features that represent a greener approach to architecture.

Demolition is currently underway at 39 Bay Street, Rippleside, with the project 50 per cent sold. A builder is soon to be announced by developer MONNO Projects.

Seven years after securing a development site in Brisbane's Spring Hill, national property developer Cbus Property has revealed it's plans for the site.

Cbus Property, who are set to complete their other Brisbane apartment tower 433 Queen Street next year, have proposed a 30-level tower at <a href="/news/qld/cbus-property-propose-sustainable-rothelowman-designed-brisbane-apartment-development">185 Wharf Street, Spring Hill</a>, one of Brisbane's most popular inner-city suburbs.

Rothelowman have designed the striking building which will have 125 apartments. They are targeting a 5 Star Green Star rating for the project, and a Nathers rating of 7.5 Stars. There are a number of sustainable features in the project, which will be 100 per cent electric. There will be EV charging, PV panels, and rainwater harvesting which will help create a more sustainable way of living.

Rothelowman noted in their submission to the Brisbane City Council that 185 Wharf Street embodies the&nbsp;empirical learnings from the rapid evolution of multiple dwelling architecture in SEQ and responds to the market demand from prospective residents for quality, sustainability and the integration of technology.

The apartments hav been designed to&nbsp;have a large balcony that is well connected to the living space.

"The tower has a front yard and backyard conceptual overlay which allows each unit to feel like a bespoke home," Rothelowman's report continued.

The Brisbane-based land developer, Burgundy Group,&nbsp;has submitted plans for a new 15-level apartment development on the south-west corner of the heritage-listed Shafston House site.

Designed by the popular architecture Rothelowman, the plans at&nbsp;23 Castlebar Street, Kangaroo Point.&nbsp;are for&nbsp;37 three and four-bedroom apartments as well as two, four-bedroom river homes.

A landscape buffer has been implemented to soften level changes between Shafston House and the Thorn Street interface, as well providing protection from passing traffic.

&quot;Both the north west and south east elevations of the tower explore a more extroverted gesture to the street interface, featuring operable glazing panels that fully open the living and dining area to the street. High level operable windows feature within the tower, allowing for passive ventilation even when the main sliding panels are closed within the home.&quot;

&ldquo;Natural ventilation and Buildings that Breathe has been integral part of designing the interior spaces, forming layered interfaces that allow light and air to play,&rdquo; they said.

The internal layout of the tower has been driven by a response to the Brisbane climate and prominent views out to the river. Services and corridors are centrally located with living spaces positioned towards the outer layered fa&ccedil;ades, with an emphasis on living to the north-east and buffered private spaces to the rear.

Generous balconies wrap the edges of the living spaces and bedrooms providing an ever present connection to the outdoors. Lined with planters they celebrate subtropical Brisbane living. Solar panels will be provided on the rooftop of the tower in order to reduce reliance on the local energy grid as well as rainwater harvesting to maintain the lush greenery of the site. Energy efficient appliances and lighting fixtures will feature throughout the homes as well.

The site is located close to public transport systems including the Kangaroo Point Bikeway and Mowbray Park Ferry Terminal, with bicycle storage heavily integrated into the design of the tower as well, promoting the use of more active forms of transport.

Shafston House, Kangaroo Point site set for apartment tower

One Coburg Quarter,&nbsp;the first building within the&nbsp;new Coburg masterplanned community, has been designed as a cultural focal point for the north of the precinct.

Comprising 125 one and two-bedroom apartments, the development sits within Future Estate&#39;s&nbsp;$1 billion project on Urquhart Street.

Masterplanned by Rothelowman, the design response references the colourful industrial past of Coburg, taking shape around the old Pentridge prison and its signature bluestone.

A new architectural landmark is set to rise above Swann Road in Indooroopilly after receiving planning approval from Brisbane City Council.

Located at 97 Swann Road, Ethereal Residences by North is a cross-studio collaboration between Rothelowman, Carr Design and Form Landscape Architects and will deliver a collection of 46 two- bedroom, two-bedroom plus multi-purpose room, and three-bedroom apartments.

The low-rise building forms are terraced down the hillside to maximise outlook, orientation and privacy, with direct street frontage to Swann Road, Burns Street and Rennie Street.

The plans for the site at 9 Overend Street and 31-33 Wellington Road have been lodged to the Brisbane City Council by company&#39;s linked to the local Bitomsky family, headed by family patriarch, the Brisbane lawyer turned developer Greg Bitomsky.

They&#39;ve had Rothelowman design the 18-level tower, complete with rooftop terrace and set in&nbsp;landscaping by Aspect Studios.

&quot;The landscape vision of 9 Overend St &amp; 31-33 Wellington Rd aims to create a high quality public realm that reflects its landmark location and responds to Brisbane&rsquo;s subtropical climate by providing shade and shelter, fine grain active edges and passive surveillance of the street,&quot; Rothelowman advised in their architecture plans.

There will be 181 apartments across the building, made up of 60 one-bedroom apartments, 13 of which come with a multi-purpose room, 101 two-bedroom apartments and 20 three-bedroom apartments.

The rooftop will feature an open pergola structure, a swimming pool with deck, a dining space with a barbecue and a lawned area with gardens.

&quot;The landscape design will respond to it&rsquo;s vertical village of inhabitants and add to the quality of life and well-being of the community,&quot; Rothelowman advised.

&quot;Tapping into the existing rich urban grit of Woolloongabba&rsquo;s local history, industry &amp; local culture craftsmanship, the development will contribute to the next wave of renewal for the precinct.&quot;

The Overend project will also revitalize the streetscape. The lower mezzanine will feature work from home space, while there will be a new laneway with a collection of studios, workshops and&nbsp;collaboration zones, set within a landscaped setting.

Aspect Studios, who are handling the landscaping, called the development a vertical village that&nbsp;responds to it&rsquo;s inhabitants and the urban scale and takes advantage of the local subtropical climate.

&quot;The palette of raw materials with a reliance on brick, granite, concrete, timber and corten will create a simple and strong &lsquo;materiality&rsquo; for Overend &amp; Wellington,&quot; Aspect&#39;s submission read.

Urban recently sat down with Rothelowman’s Kylie Caruana, who has worked in the architectural studio for 12 years, to discuss the Melbourne development.

MK: How many multi-residential projects has Rothelowman been contracted on within Victoria?&nbsp;

KC: During my 12 years at Rothelowman, we’ve been contracted on countless multi-residential projects (so I had some help to run the numbers). Rothelowman currently has 222 Active projects nationally with 132 Projects in Victoria alone, of these 81 are in planning and 45 have gained planning and are in various stages of construction. 92 of these are residential or have residential components. Historically Rothelowman has completed over 800 projects in Victoria, Queensland, New South Wales, South Australia, ACT and Western Australia.

MK: What spoke to you about Canvas in particular?&nbsp;

KC: Canvas was yet another highly collaborative project between ID Land and Rothelowman, to realise their first multi residential apartment building with an exceptional site in the epicentre of Brunswick. This was an opportunity for urban reconsolidation, in a well-connected precinct around existing culture. Having lived in Brunswick for many years and residing in neighbouring Northern suburbs my entire life, this was an opening to bring my community’s ideals to the table.

MK: What was the design brief from ID_Land for the project's architectural design?&nbsp;

KC: The design brief from day dot was open and progressive. Our special relationship with ID Land, based on high levels of trust and collaboration, meant the brief didn’t need to talk to specifics. We were to take an urban regeneration site and come up with a design concept for the future, whilst paying homage to the granular nature of the past. We framed our thinking - to embed our thirst for sustainability, balanced living, and to establish new links to the existing community.

MK: Where did you take your inspiration from?

KC: Primarily our inspiration came from the beauty and the eclectic and diverse culture we see, feel and experience within Brunswick. Tucked in a site with an industrial past and an artistic present, Canvas draws links from its surrounding tactile materiality, fluid forms, creative culture and lifestyle.

MK: How did you harmonise Canvas into the Barkly Streetscape?

KC: Very early in the piece, we brought together ideas on what we envisaged for the future urban topography of the area and what we would build upon for the future Brunswick community. Although there are three parts to our streetscape, the lines between our retail, commercial office and residential are blurred behind our façade grid. Our entry is complex, yet holistic whereby it invites patrons, employees, residents and visitors through the one naturally lit entrance.

These elements were then stitched together to create a Canvas. The development provides a sustainable living experience that culminates into a home for families, couples, and individuals.

MK: Were there any challenges during the design process that you had to overcome?&nbsp;

KC: What are maybe typically seen as challenges became opportunities to engage and have an honest and open dialogue with the planning authorities, taking them on the journey and together forming a collective example that exemplifies future-proofed planning outcomes and creates a precedent for future developments.

MK: How important are communal amenities in new developments, and why?

KC: Now more than ever the importance of communal amenity has come to the fore; people have never spent as much time in their apartments before and now they’re receiving a real education in design – seeing how the sun enters the rooms during the day, how much fresh air they receive and how they use outdoor space.&nbsp;

This is changing people’s attitudes and cementing what’s important to them. There’ll be a definite permanent mark left and we’ll be living differently in the future, with more flexible working, both from home and from the office. As a result, people will want greater liveable outdoor space and more personal space. People like the idea of having an escape and this kind of design will become even more popular because of what we’ve been through.

Though designed pre-COVID, Canvas has all the prerequisites for a post-pandemic world and the intrinsic changes it has brought to the way we live, work and play. With an extensive rooftop resident’s amenity floor, Canvas has the answer. Our communal rooftop includes internal and external spaces, work from home places, comfortable lounge areas, kitchen with entertainment dining, north and south facing open air terraces with spectacular views and shared gardens, all sustainably delivered.

MK: What have you tried to do in the design that the average homebuyer may not notice straight away?&nbsp;

KC: A project, be it commercial, residential or retail, isn’t about selling space; it’s about selling the intangibles – the opportunities, the lifestyle and the economic prospects these spaces can provide.

By managing spaces, sharing resources and hosting activities together, residents are empowered to contribute to the surrounding community and the world at large, creating greater connections and happier lives.

Designed by a Brunswick local: Rothelowman’s Kylie Caruana discusses the design influences behind Canvas, Brunswick apartments

The Brisbane-based Aria Property Group has won two awards at the 2021&nbsp;QLD Master Builders Award for its West End apartment development, Tree House.

Tree House, designed by Rothelowman, won the overall&nbsp;2021 QLD Master Builders Award for Residential (Regional), as well as the award for residential high-rise building over $20 million.

The development of 90 apartments was inspired by the leafy and tranquil suburb of West End, taking cues from Davies Park with over sixty mature trees are integrated throughout the development, to deliver a living and breathing urban forest.

Aria has had further success with one of their recently completed apartment projects.

The popular South Brisbane tower, The Standard, located in the heart of the Fish Lane arts precinct, has seen off the plan investors sell their apartments, secured before construction was complete, for between 10 per cent and 38 per cent higher than what they paid, with owner-occupiers showing the greatest keenness.

Investors who have held on to their apartments are&nbsp;also seeing&nbsp;strong 5.48 per cent rental yields throughout the building.

ARIA&#39;s latest development is Trellis, the Rothelowman-designed 12-level apartment block at 20 Edmonstone Street, also in South Brisbane.

The development of 110 two and three-bedroom apartments is located&nbsp;adjacent to Musgrave Park,&nbsp;one of Brisbane&rsquo;s oldest and most iconic parklands.

ARIA say Trellis is one of their most liveable apartments to date, featuring three metre high ceilings, Miele appliances, operable glazing and a number of sustainable features.

Reminiscent of an urban retreat, Trellis reflect a new age of living, with work from home spaces and cross flow ventilated corridors.
