Repeat buyers are one of the strongest measures of confidence in any apartment development.

At <a href="https://www.apartments.com.au/new-apartments/era-newcastle-west-124-126-bull-street-newcastle-west-nsw-2302">ERA</a> in Newcastle West, some purchasers are returning to <a href="https://www.apartments.com.au/developers/gwh">GWH</a> after living at the developer's One Apartments. Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Keith points to the open-plan design, generous outdoor areas and considered inclusions as key reasons One Apartments worked for him.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

He also found value in the smaller details, from integrated appliances to shared resident spaces including the pool, cinema and rooftop areas.

After comparing several developments, he chose One Apartments because of GWH's longstanding local reputation and his own experience working with the developer on a commercial project more than a decade earlier.

"I knew that they were local, that the quality of the build was going to be up there. I'd looked at other apartment complexes around and close by, and I just knew that here was a better decision location wise."

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

Beyond the location, he says it's the sense of community that has surprised him most.

"Everyone loves living here because they chose to live here, but everyone looks out for each other. It's a real great community feel here."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

That confidence only grew throughout the buying process.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

Construction at ERA is now underway, with more than half of the residences already sold and limited two and three-bedroom apartments remaining in the East Tower release. Priced from $980,000 for two-bedroom residences and $1.46 million for three-bedroom residences, buyers can secure an apartment with a 10 per cent deposit, with premium homes offering ocean views from Level 8 and harbour views from Level 10.

ERA is also backed by Resilience Insurance's 10-year Latent Defects Insurance policy, providing protection against structural or waterproofing defects for 10 years after completion. The project is anticipated to be completed in early 2028.

From ONE to ERA: Why buyers are choosing GWH again in Newcastle West

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Verdé has attracted a broad mix of first home buyers, owner-occupiers upgrading from nearby inner-city suburbs and investors, with younger owner-occupier couples aged between 28 and 45 accounting for the strongest enquiry. Many are already living in Southbank, South Melbourne, Albert Park, Port Melbourne, South Yarra and the CBD.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Inside, <a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a> has created interiors focused on natural light, efficient planning and enduring materials. Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

<a href="https://www.apartments.com.au/new-apartments/kooyongkoot-hawthorn-1-kooyongkoot-road-hawthorn-vic-3122">Kooyongkoot</a>, currently being delivered by developer PQD and designed by Cera Stribley, received Gold in the Interior Design – Proposed category and Silver in the Architecture – Proposed category.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Kooyongkoot is targeting a minimum 7.5-star NatHERS rating across all residences, supported by passive design principles, high-performance glazing, EV charging infrastructure, water reuse systems and a wellness model focused on lower-energy dry facilities rather than pools and large wet areas.

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"The Lennox captures that evolution with a level of quality and amenity that's difficult to match at its price point."

Ground-floor boardwalk retail and dining further activate the riverfront and integrate the building into the surrounding public realm.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

Equitifund Research and Market Insights specialist John Bekiaris says sustained population growth, infrastructure investment and expanding employment opportunities continue to support long-term housing demand across the city.

"Parramatta has evolved from a satellite city into one of Australia's most important economic centres. Population growth, infrastructure investment and employment are all supporting sustained long-term housing demand."

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

"The transaction further reinforces Rainbow Bay's reputation as one of Australia's premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Paul Gedoun is selling his third project, <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, after recently completing, and selling out, <a href="https://www.apartments.com.au/buildings/esprit-217-227-boundary-street-coolangatta-qld-4225">Esprit</a>. He has plans for a <a href="https://www.apartments.com.au/news/qld/first-look-s-s-projects-proposes-88-apartment-wellness-tower-at-coolangattas-boundary-street">fourth building</a>, 88 apartments on <a href="https://www.apartments.com.au/new-apartments/209-213-boundary-street-coolangatta-qld-4225">Boundary Street</a>.

<div>While there is still a high volume of residential building approvals in the pipeline - which is expected to see housing starts remain strong across the next financial year - it appears that the peak in construction activity may be in for the cycle.</div>

<div>Although defaults relating to apartment pre-sales have been low to date and indicators of household financial stress benign, developers will be increasingly reticent to lend against high density projects in certain inner city areas, particularly in Melbourne and Brisbane.</div>

<div>This is one of the risks identified by the <a href="https://www.rba.gov.au/publications/fsr/2015/oct/html/contents" target="_blank">Reserve Bank</a> of a property cycle which is driven largely by investors - speculative demand can lead to a sharp supply response. </div>

Fresh listings across the combined capital cities are down 0.6% when compared to this time last year, according to CoreLogic RP Data's Quarterly Regional Market Rental Review to September.
CoreLogic RP Data found 46,658 properties were added to the listings pool over the past twenty eight days.
The review said total stock levels in Sydney, Perth and Darwin are higher than they were a year ago and total listings in Sydney are at their highest level since late last year and rising. 
"Melbourne is the only other city to have recorded an increase, up 1.3%," it noted.
"The weaker housing markets of Perth (- 18.8%), and Darwin (-16.3%) have seen a sharp decline in new listings. Total stock levels are now roughly similar to levels a year ago, -0.9% lower nationally and marginally higher (+0.5%) across the combined capital cities. "

Fresh listings across combined capital cities down 0.6%: CoreLogic RP Data

The latest ABS housing figures confirm the new home building sector as the star performer of the Australian economy.
Despite a modest decline in new dwelling commencements in the June 2015 quarter, there was still a record number of 211,976 new homes started in 2014/15 – an increase of 16.9%. 
That is a phenomenal result which caps three consecutive years of growth for new home building – only the fifth time in the last 60 years that this feat has been achieved.
Through its broad reach the new home building sector has delivered a strong economic dividend to Australia during a period when many other sectors of the economy have struggled. 
New dwelling commencements will fall in 2015/16, but should remain elevated at what would still be the second highest level on record.
The key to the short term prospects for new home building is how much work in the pipeline is converted into actual activity – it’s not coming through as quickly now. 
An orderly decline in commencements in 2015/16 remains the most likely outcome. However, the credit rationing aimed at curbing investor activity is having a broad impact and risks generating a sharper fall.
The ABS figures show there were 53,314 dwellings commenced during the June 2015 quarter, a decline of 3.2% from an upwardly revised March quarter. Detached house commencements fell by 2.9% in the June 2015 quarter to 28,046, while ‘other dwelling’ commencements declined by 4.9% to 24,482.
The profile for national dwelling commencements continues to mask large regional differences. In the June 2015 quarter new dwelling commencements increased in South Australia (+12.0%), Tasmania (+54.0%), and the Australian Capital Territory (+76.4%). Commencements fell in New South Wales (-1.6%), Victoria (-0.5%), Queensland (-9.6%), Western Australia (-10.5%), and the Northern Territory (-36.1%).

Owning a home is a key goal for many Australians. But rising property prices have led some people to question whether to give up on that dream and continue to rent.
In some areas it is cheaper to rent than to buy, but there are still suburbs where buying a home is affordable. If you have a reasonable deposit saved you may find your mortgage costs are comparable to rent, or even lower.  
There are also non-financial benefits to buying a home, although renting has its advantages as well and there are downsides to both. 
WHY BUY?
If you buy, you could build equity in your property. Once you’ve fully repaid the mortgage, you’ll own it outright. 
Buying allows you to put your personal stamp on the home, decorating or renovating to your taste and perhaps adding to the property’s value. As a result, you’ll typically feel a greater emotional connection to a property you’re buying than to one you rent. 
You’ll also have greater security and stability if you buy. As long as you comply with your obligations under the loan, you can live in your home as long as you want – and leave it as an inheritance to your loved ones.  
The downsides to buying are that if you do wish to move, you’ll have to rent out the property or sell, which involves time and transaction costs.
Owners also have costs such as repairs and maintenance, strata fees, council rates and water levies which tenants do not have to cover.
WHY RENT?
Flexibility is a key benefit of renting. If you wish to move at the end of a lease, you can easily do so. 
You may also find you can afford to rent in a location where buying would be out of your reach, particularly if you don’t have much savings. 
The drawbacks are that you’ll never own the home you live in and you could be asked to move out if the landlord decides to sell or move into the property themselves.
Tenants must seek landlord approval for simple changes, such as hanging pictures on the walls so it’s hard to create a home that perfectly matches your style. 
Quick tip: Buying offers stability, security and the chance to build an asset. Renting provides flexibility and freedom.

First home buyers and investors are breathing life into the Perth residential property market, in particular the sub $450,000 price bracket, according to Herron Todd White.
Herron Todd White's October Month in Review said modern units and villas in established areas appear to be attracting the highest level of interest, but at a price attractive when in comparison to sale history.
"Overall, sales transactions are down some 18% on the same time last year while stock on market is some 40% higher, with control having well and truly shifted to buyers, as opposed to sellers," HTW noted.
"We wouldn’t say that any sector is running hot at this point in time, however we note that new or near new properties which are well presented and accurately priced are transacting in shorter time periods than traditional renovator properties. The heat has also well and truly dissipated from the development market, which appears to have peaked early this year, with some suburbs indicating a 10% price adjustment from peak levels, including in Balga, Rivervale and East Cannington.
"The market is largely being driven by first home buyers and investors - hence affordability is the key. While modest compared to 2014 levels, sales of modern 3-bedroom, 2-bathroom dwellings on lot sizes ranging from 300 to 450 square metres in establishing suburbs are dominating the market. Examples include Piara Waters ($450,000 to $525,000), Lakelands ($320,000 to $370,000) and Aveley ($400,000 to $450,000)."

Price adjustments in Perth's Balga, Rivervale: Herron Todd White

The townhouse was long viewed as lesser property choice.
But townhouses in our inner and middle ring suburbs are now categorised as a smart lifestyle choice and making good investments.
They fall between the increasingly prevalent high rise apartments and detached homes on the larger land holding.
Townhouses are the increasing the preferred accommodation for a several competing demographic groups, struggling between the choice of freestanding and high rise.
There was an extraordinary result last weekend when the Glebe townhouse of ABC television personality Leigh Sales went to auction.
It secured $1,705,000 when auctioned by BresicWhitney agent Andrew Liddell.
The Jarocin Avenue property first sold in 1996 for $420,000, reflecting 7.5% annual growth over the near two decade period.
The two level corner property, with two car spaces, last sold in 2009 at $955,000, so the price reflected 9% annual growth over their six years. There had been no sales in the tightly held complex of 10 in the interim.
Leigh Sales, the 7.30 presenter, and her husband, animator Phil Willis, had hoped their townhouse would fetch more than $1.3 million, with plans to upsize to something nearby with more space for their now family of four. 
It sold to unit dwellers from Pyrmont seeking a new home for their young family.
The property attracted 10 registered bidders with around six putting their hands up throughout the auction. 
Many attendees walked away shaking their heads, the price of the 196 sqm townhouse pushed well beyond all expectations given the diversity of the buyers.
There were numerous kinds of buyers in the crowd - the most obvious the family with children at one of the nearby tertiary education campuses. The kids want to move closer to the city, and so too did the parents, so this place was perfect. 
Baby boomer empty nesters looking to downsize were keen bidders. There were those seeking the courtyard space for gardening, or their pet or just for the joy of outdoor space.
Buyers priced out of existing detached homes.
Investors too who viewed the townhouse as a solid low maintenance investments within walking distance to shops, transport and restaurants, all highly sort after by tenants.
There no doubt were also been apartment weary investors.
Townhouses are appealing not just for affordability, amenity and liveability.
There is a sense of individuality about a townhouse that you don't get from high rise apartments.
These properties also have good underpinning land value, as this townhouse sits on a 1500 sqm block of land, yet only has 10 abodes on the block.
The nationwide trend sees the proportion of people living in detached houses falling. Down by one percentage point between 2006 and 2011, with a shift towards more people living in units and townhouses, according to latest ABS census data. 
Of Australia's private dwellings, 75.6% were separate houses, compared with 76.6% in the 2006 census. Meanwhile the number of semi-detached, terraced house or townhouse rose from 9.2% to 9.9%.
Flats too rose from 13.1% of dwellings to 13.6%, and will no doubt show a bigger rise in the next census, I suspect because the development industry sees greater gains from apartment construction, rather than the more costly townhouse option.
In the 2011 NSW census data, some 69.5% were separate houses, 10.7% were semi-detached, row or terrace houses and townhouses with a rising rampant 18.8% were flats.
Sadly there just isn't the required diversity of product in new Sydney housing developments, which ends up placing higher price pressures on what's fast becoming the townhouse sweet spot.

Townhouses becoming the housing sweet spot

The NRL and AFL grand finals, combined with a long weekend across many states last week saw auction activity take a backseat, however, this week auction volumes have more than tripled, with 3,062 residential properties going to auction across the combined capitals.
This week will be the third busiest for auctions across Melbourne this year, with 1,411 homes being taken to auction, compared to just 98 last week and 1,123 at the same time last year. Similarly, for Sydney, Australia’s second largest auction market, volumes will increase this week, with 1,230 auctions scheduled, up from 583 last week and 918 over the comparable week last year.
In all other capital cities, the number of auctions this week will also increase and volumes in each of the cities are higher relative to last year. There are 129 auctions in Adelaide this week, compared to 33 last week and 115 at the same time last year. Brisbane will be host to 186, the busiest week for the city since May this year, while there are 65 Canberra auctions scheduled and 34 across Perth.
In terms of the latest clearance rates, clearance rates fell further last week, down to 68.2 per cent across the combined capital cities, with Sydney recording a clearance rate below 70 per cent for the first time this year (69.9 per cent). With the increase in auction volumes this week it will be interesting to see how the clearance rate performs.
Mount Waverly in Victoria is host to 31 auctions this week, the highest number of auctions in any one Australian suburb. Following this is Reservoir (Vic) with 25, Glen Waverley (Vic) with 21, Mosman (NSW) and Northcote (Vic), both with 18.

Buzz across the capital city auction markets: CoreLogic RP Data's Shana Miller

A property in the Victorian suburb of Garfield has made the latest top ten most discounted properties nationwide list from SQM Research in the number ten spot.
The four bedroom home on average at 1110 Nar Nar Goon Longworry road, Garfield, VIC, was first listed back in May 2011 with an original asking price of $1.2 million, according to SQM Research managing director Louis Christopher, who said the vendor reduced the asking price in August 2014, then again more recently to $850,000. "The property consists of a four bedroom home, 11 small paddocks, six stables, multiple haysheds, carports, horse shelters and more. This property is most definitely suited for someone interested in horses with plenty of business potential," he said.

New entrant scrapes into top ten discounted properties nationwide list: SQM Research

Australia’s A$22 billion National Disability Insurance Scheme (NDIS) remains a key policy of the Coalition government. One of Prime Minister Malcolm Turnbull’s first major tasks was to sign agreements for statewide roll-outs of the NDIS in Victoria and New South Wales by 2019.
The agreements provide some insights into the interface of housing and the NDIS. They also document that the scheme will complement, but cannot replace, efforts of the housing sector, governments and families. A framework for funding NDIS participants and specialist disability housing providers is due to be released later this year.
NDIS still leaves a housing gap
The NDIS will provide “reasonable and necessary” equipment and supports for Australians with disability. However, the National Disability Insurance Agency has previously identified a significant housing gap for an anticipated <a href="https://chfa.com.au/sites/default/files/sites/default/files/docs/bonyhady_bruce_-_presentation_-_chfa_ndis_forum_-_27_march_2014.pdf">8</a>3,000 to 122,000 scheme participants.
The 2015 report from the Senate inquiry into affordable housing described this as an economic issue of national importance. Access to affordable housing, the report said, needs to be a “central and cross-cutting theme” within a whole-of-government approach.
One group that needs lifetime housing and support are people with severe traumatic brain injury (TBI) and spinal cord injury (SCI). Australia has an estimated 1000 new cases of severe TBI and 136 new cases of high-level SCI or quadriplegia every year. Lifetime costs per case are estimated at $4.8 million to $9.5 million.
The Transport Accident Commission (TAC), Victoria’s no-fault road accident insurance scheme, has also identified a significant housing gap for its clients. Many live with TBI or SCI resulting from road accidents.
Opening doors to more independent living
The TAC has been developing new models of housing and support through Residential Independence Pty Ltd (RIPL). The aim is to provide options for more independent living.
RIPL Project One was a collaboration between the TAC and the Summer Foundation, a non-profit organisation focused on the issue of young people in nursing homes. The project delivered six smart-technology-enabled one-bedroom apartments within a 59-apartment private and social housing development in inner-city Melbourne. An on-site support staff hub provides outreach to tenants of the six apartments.
Tenants of RIPL Project One moved from living with family or friends, or traditional disability group home models. This was an exciting step on a pathway back to community living.
Continuously refining supported housing
In the past, investment in new supported housing (such as the $60 million federal Supported Accommodation Innovation Fund) has not included evaluation of the effectiveness of housing design and location. Investment in “learning from hindsight” can inform new projects if evaluation is carefully developed and effectively delivered.
The TAC has invested in a large-scale post-occupancy evaluation of RIPL Project One, through the Institute for Safety, Compensation and Recovery Research. This evaluation has been coupled with detailed actuarial cost-benefit analysis to guide future investment. This research was awarded an international Certificate of Research Excellence from the Environmental Design Research Association.
The post-occupancy evaluation findings have been documented in an interactive PDF report. This details key evaluation criteria and includes virtual panoramic tours. Viewers can explore the housing and technology design, the support delivered within these environments, and tenants' access to and use of spaces.
The research findings highlight the potential for an NDIS interface with housing provision. This has impacts on the quality of home life and social and economic participation for Australians with disability.
Creating better homes for people with disability
Key considerations include:
<ul>
<li>SITE LOCATION AND PLANNING: well-located housing close to accessible shops, public transport and other services builds community participation and inclusion.</li>
<li>DWELLING LAYOUT AND PLANNING: control of light, temperature and noise improves running costs of a home; layout builds tenant privacy; tailoring of joinery installation increases independence and reduces support needs.</li>
<li>HOUSING TRANSITION: site visits and familiarisation, and building links in the local community, with follow-up monitoring and support for effective routines, foster participation and independence.</li>
<li>SMART HOME TECHNOLOGY: training and consistent use of integrated technologies by tenants and support staff avoid technology abandonment and build autonomy and environmental control.</li>
<li>MODEL OF SUPPORT: exemplary built and technology design must be coupled with targeted disability supports to build skills for independent living.</li>
</ul>
As housing and support models are developed, iterative post-occupancy evaluation will build an evidence base of tenant experiences, outcomes, costs and benefits, and opportunities. This will inform well-designed, well-located housing using smart technology into the future.
Turnbull’s leadership of NDIS roll-outs must now be coupled with a co-ordinated whole-of-government approach to best-practice housing for people with disability. Strengthening NDIS implementation with a national housing strategy will reap both social and economic benefits for Australia.

The unit market around the Sunshine Coast is patchy, according to Herron Todd White, who believe the market peaked early 2008 and unit sales activity halved to their lowest point in 2012.
Herron Todd White's September Month in Review said sellers became more accepting of the repriced unit market with an increase in volumes in 2014 and sales volumes and median prices are on track to beating that in 2015.
"Unlike houses, the unit values have increased but far more slowly with a median unit price in 2014 of $352,000," the report noted.
"In 2015 we are on track for sales volumes and median prices to better 2014. Most of the activity is below $500,000 which accounts for 77% of the sales. 
"The median unit price reached around $370,000 in 2008 and the volume of sales reaching 4,465 for 2007 and 3,337 for 2008. After this, sales halved to their lowest point in 2012 at 2,290 sales and a median unit price low of $345,000."
