Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

North Sydney, Hornsby lead Sydney weekend clearance rates: CoreLogic RP Data

Once again we see a fast backtrack by many commentators who predicted a strong easing of real estate prices for the March quarter of 2016.
Then again there are those (like myself) who predicted an about-turn in property prices which is precisely what has happened. For the last four years the December quarter has been the worst performing quarter which can be simply put down to human fatigue.
For those who read the property markets wrong they then seamlessly move to Plan B – the debt debate and yes, Australia’s housing market does have a $1.45 trillion debt blister.
This debate is then marinated with housing affordability, which I must admit has everyone confused given the apparent lack of care or interest. Sydney and Melbourne, and Brisbane to a lesser extent, are flooding the markets with new developments, although in the majority of instances these properties are sold direct to non – resident Australians, so how does that work?
Take Sydney for instance – in the 1980’s the average house price ratio to median yearly household income was 3.0. In 2005 this ratio increased in Sydney to 8.5 and in 2015 it climbed to a staggering 12.2. I can’t see this breaking the back of house prices but I do see plenty of trouble ahead for the Sydney apartment market which has approximately another 22,000 new apartments in the investment pipeline over the next 24 months.
This is the market that requires closer examination and should not be confused with the family house market as the two are distinctly opposite.
We also need to look under the bonnet of the Australian economy to see what is driving it more particularly GDP. Sydney is way ahead of the pack with a 23.3 percent share overall Sydney has outperformed the rest of Australia for the last three years. Next in GDP is Melbourne with 17.7 percent, then Brisbane at 9.6 percent, Perth at 9.5 percent and then Adelaide at 4.6 percent.
If you look at the Green Square development (currently under construction) located between Alexandria and Moore Park in South Sydney – this development will deliver 27,276 apartments so they would be hoping that 60 percent are going to owner occupiers, as if! It is more like 80 per cent to property investors this will send rents in that area spiraling down as there will be a market flood when they all hit the market seeking tenants.
Investor beware! Australia is currently locked in to its biggest apartment development boom ever seen and the big problem is that these developments are congested into the same post codes and are not spread, so a cold can quickly turn to pneumonia.
What scares me the most is that we can trace this boom starting back in December 2008 when the ratio of foreign buyers was moved from 50 percent of new developments to 100 per cent. This ignited property developers and respective state and territory governments to move over night without any analysis to high density.
Again without analysis these developments have been contained into developing areas – so what if the foreign buyers decide not to proceed as the vast majority of these developments are yet to be completed?
It will be property investor mayhem because it’s one big Ponzi scheme totally reliant on the good faith of foreign investors completing on their transactions. Melbourne has another 123,622 apartments in the pipeline and Sydney has 88,013 and there are plenty more on the way awaiting approval. In the case of New South Wales, Victoria and Queensland the state governments are only focused on millions and millions of dollars in stamp duty and land tax.
Sorry to tell you but nobody has a contingency plan should these new developments start to collapse, because if they do the prices will drop 30 per cent minimum overnight.
So whilst housing affordability is directly a responsibility of government I, like many, are not feeling comfortable at how they plan to make it more affordable. With Sydney and Melbourne building the lion’s share of apartments we should also note they are contributing 41 per cent of the Australia’s GDP.
This is precisely the conversation our elected politicians need to be having and this should have started years ago. We may be building an apartment revolution but just like the share market we could be looking at the biggest ‘shorting’ in the property market we have ever seen before too.
Very, very happy to be wrong on this.

Swimmer James Magnussen doesn't shy away from pressure, in the pool or in the property market.
He's re-listed his Ryde investment apartment on the same weekend he will be competing in the Olympic swimming trials in Adelaide.
The property is due to go to auction April 9, around the date he meets world number 1 Cameron McEvoy and star prodigy Kyle Chambers in their continuing 100 metre freestyle battle.
Magnussen will be up against it after finishing third in the recent NSW championship earlier this month after shoulder reconstruction surgery.
There are only two spots available for the 100 metre freestyle team for the Rio Olympics, but James is confident in his recovery.
"Preparation is going really well, very motivated and excited about the Olympic trials in two weeks," he told me.
"I'm feeling confident in my shoulder and am not impeded by it at all."
He is still in the running for the 4x100 metre relay with his 100 metre freestyle rivals and is expected to make the final four.
From lanes to listings, he has re-marketed his Ryde investment apartment after it failed at auction last November.
Magnussen Enterprises Pty Ltd paid $623,000 early last year for the three bedroom, 1960's red-brick walk up block unit.
Bought in original condition in the block of six, the Drummoyne based Magnussen, along with a builder mate, renovated the 88 sqm apartment to fill in time while he was in recovery from his shoulder.
The ­total refurbishment, including new open kitchen and bathroom, cost about $50,000.
But come auction day the bidding <a href="/expert-insights/buying/swimming-champion-james-magnussen-flip-yet-to-succeed-at-ryde-property">started and ended at $740,000</a>.
Now the Gladstone Ave unit, with district views, has been re-listed through John Paranchi of Hunters Hill McGrath who's had the The Hired Home stylists furnish what was previously an empty space.
They have a price guide of $750,000 to $800,000 suggesting investors are likely to yield $650 weekly rental tenants.
Magnussen does have an eagle eye for a good property deal as he spent $935,000 in 2012 on his own Drummoyne flat which was seemingly well bought as it had traded at $910,000 some five years earlier in 2007.

Perth suburbs Heathridge, Leederville and Shenton Park are having a faster than average turnover for the year to February according to REIWA.
REIWA president Hayden Groves said the average selling days for the overall Perth market for the year to February 2016 is 62 days.
"However when we drill down to suburb level we see numerous pockets across the metropolitan area where it takes much less time to sell and where buyers need to act quickly to secure their purchase,” Mr Groves said. 
“If you are looking to sell your home in one of these areas, provided your property is priced correctly, it is very likely to be snapped up quickly by motivated buyers.
“First home buyers remain active in the Perth property market with current market conditions continuing to entice this demographic to take their first step into home ownership."
Half of the suburbs had an overall median price (across houses and units) below $500,000 - traditionally the first home owner market.

Which are Perth's fastest selling suburbs?

It's a wonder they are putting anything to air, as Channel 7 network staff seem to all be busy trading up their homes.
It's from the top down too.
The Seven chief executive Tim Worner and his wife, Katrina have spent a near record $9.5 million on Juan Les Pins, an oceanfront reserve Shelley Beach, Manly residence across the road from their Fairy Bower home of 15 years.
It was bought from Oroton director Ross Lane and wife Sara who had paid around $8 million in 2010. They have paid just shy of the $9.6 million Fairy Bower record price.
Meanwhile Sunrise newsreader Natalie Barr and TV editor husband Andrew Thompson have listed their Mosman home in quick time after securing a $3.2 million home nearby.
The family home has four bedrooms with harbour and city views from its master suite.
Surrounded by a towering hedge wall, the property features a rear private terrace with stone bar.
They paid $1.28 million in 2002, the year she became the Sunrise newsreader.
LJ Hooker Mosman agents Geoff Smith and Richard Harding are expecting between $2.5 million and $2.75 million at its March 23 auction.
The house open for inspection was packed when I breezed past Thursday morning given its mild pricing for most Mosman offerings.
Originally from Western Australia, Barr moved to Los Angeles won an Emmy for her work in O.J Simpon's famous car chase.
She joined Seven News in 1994.  
Her Sunrise colleague Mark Berretta similiarly upgraded Mosman homes in 2012 selling for $1.9 million and buying for $2.8 million. 
Of course Natalie will no doubt run into Channel 9 rival morning host Sonia Kruger who's just settled on her $6.475 million Balmoral Slopes acquisition with her partner, Channel 7 television executive Craig McPherson having sold in Warrawee.
The purchase marks Sonia's triumphant return to Mosman as she once had a two bedroom Musgrave Street apartment which was her first home when bought in 1999 for $490,000.

Channel 7 personalities busy upgrading homes

The Darwin housing market has been one of the standout performers in previous years, however home values are down 3.6 percent over the past twelve months and have fallen by a cumulative 3.7 percent over the past five years, according to the latest NAB housing insights report.
The softening in growth conditions is likely related to the wind down in major infrastructure spending and slower population growth, both of which have previously been strong drivers of housing demand in the past.
The regional area of Darwin, although relatively sparsely populated outside of Alice Springs, has seen values fall by a similar 2.5 percent over the past twelve months. 
While home values are down 3.6 percent over the past year, rents are falling at a faster pace which is pulling rental yields lower in the northernmost capital city. Despite the recent yield compression, gross rental yields remain amongst the highest of any capital city in Darwin.

Mining investment winds-down further, putting added pressure on the NT housing market: NAB

The Southport suburb (postcode 4215), had a median residential rent of $402 per week in the 30 days till the first week of February.
Sitting among <a href="https://rent.com.au" target="_blank">rent.com.au</a>’s 10 most searched suburbs in Australia, it has long been considered the central business district of the Gold Coast.
The median figure crept up 1.9% or $7.50 from the previous quarter, and higher than the $390 median rent for surrounding suburbs of Arundel, Ashmore, Molendinar, Parkwood, Labrador, Bundall, Main Beach, Surfers Paradise, said the report.
The average days on market for all rental properties advertised in Southport within the last 90 days too fell by a week to 26 days from the previous quarter. 
There were a total of 158 rental properties advertised in Southport within the recorded 30-day period, up 33 from the previous 30 days, with rents in the range of $280 per week for a one-bedroom dwelling to $825 pw for a 5+ bedroom place.
The suburb has a total of 6,181 rental properties, making up 53.8% of all properties in Southport (ABS, Census Data, 2011).
The suburb composition is made up of 55.9% houses and 44.1% apartments, according to the ABS data. 
Property Observer found a couple of newly listed dwellings around the median range on <a href="https://rent.com.au" target="_blank">rent.com.au</a>

Queensland’s Southport among the most searched list of rent.com.au; median rent $402 pw

Sydney is set for its traditional bumper pre-Easter super Saturday, with around 900 properties scheduled for auction this weekend.
There's plenty at the pricey end as around 100 properties are expected to fetch at least $2 million plus.
It will be a test whether demand matches supply, Cameron Kusher at CoreLogic RP Data suggested, noting the 70 percent plus auction clearance rates reflected confidence returning to Sydney.
Unsurprisingly, Mosman is expected to be the busiest suburb with 21 auctions scheduled for the Saturday and then in the days before the Easter break.
Channel 7 morning newsreader Natalie Barr has brought forward her Mosman auction date to next Wednesday given the very strong buying interest in what was initially scheduled as a post-Easter March 31 auction date.
LJ Hooker Mosman agents Geoff Smith and Richard Harding were initially expecting between $2.5 million and $2.75 million.
Tomorrow the reality TV show stylist Jodie Bursill, from Top Design on Channel Nine, and husband Andrew will be seeking a buyer in Mosman.

The first auction will be held on site at a three bedder in Balmain at 9.00am and the last property to be auctioned will be in Cammeray at 6.15pm.
The auctions volumes will lesson over the April school break. 
"Historically volumes don't return to pre-Easter levels for a few months until spring," Cameron Kusher said.
CoreLogic RP Data have indicated there are 1070 auctions across Sydney over the next six days.
This week is set to be the biggest week for auctions so far this year, with 3,369 capital city auctions scheduled.
CoreLogic RP Data noted this volume of auctions hasn’t been seen since the last week in November 2015 when 3,729 capital city homes were taken to auction.
The week’s large increase in auction activity is driven by two key factors being the recent public holidays held in four out of the eight states and territories as well as the seasonality experienced due to the Easter holiday coming up at the end of next week, when auction markets are expected to slow down substantially in terms of activity.

Super Saturday: Autumn's biggest auction test

The regions with the highest average home equity are centred around the premium priced suburbs of Sydney, according to research by Aussie Home Loans.
The lowest average home equity can be found in Queensland locations synonymous with the mining and resources sector.
Sydney’s council regions dominate the list of highest average home equity across the council areas of the nation. The largest accumulation of home equity in percentage terms can be found within the Hunters Hill council area with an average level of 72.3%.
Only two council areas within the top 20 list of highest equity council areas have a median house value that is below one million dollars: Whitehorse in Melbourne ($976,409) and Bankstown in Sydney ($854,094).
The lowest average levels of home equity can be found around the regional areas of Queensland, with the coal mining region of Isaac recording the nation’s lowest level of home equity. The typical equity level in Isaac is a low 8.5% which can be attributed to a substantial fall in local dwelling values as well as the high proportion of investors in the region.

Regions with the highest average home equity

House prices in Australia have outperformed apartments by a significant margin for long-term capital gain but the growth gap is narrowing, reflecting the increasing social acceptance of apartment living as demographic trends shift, according to John McGrath in a recent Switzer blog.
The claim is well supported by facts. House prices in Sydney rose by 11.5% in 2015 with apartments trailing by just a touch at 11.3%, according to RP Data. Across the five prime capital cities (Sydney, Melbourne, Brisbane/Gold Coast, Adelaide and Perth), growth was exactly 8% for both property types.
Apartments are clearly not the poor cousin of houses when it comes to returns and part of the reason is that apartment living is becoming the preferred choice for a growing proportion of the population, he writes.
In fact, there’s a good chance apartments may replace the quarter-acre block as the new Australian dream because many are in localities that are close to work and social activities and come with perks such as gyms, pools and concierges, argues McGrath.
Changing demographics are also driving this trend. While the nuclear family is still dominant, an increasing number of Australians live in a couple relationship without children or by themselves – and neither need or want to live in a house.
By around 2030, childless couples (DINKS and Empty-Nesters) will become the most common family type in Australia – and lone person households (SINKS and older people) will become the fastest growing household type, according to the ABS.
Adding to this is increasing interest in apartments from investors due to affordability, as well as rising international demand. Foreign Investment Review Board (FIRB) restrictions mean overseas investors can only purchase new stock – typically apartments.
Apartment living is on the rise around the world – literally.  
In McGrath’s annual report, the tallest residential towers both in Australia and overseas were profiled. Many of them here at home are still in development with one of the highest, Australia 108 in Melbourne offering ‘cloud residences’ from Floor 71 up. The tallest residential tower in Sydney, Greenland Centre on Bathurst Street, is also currently under construction.
In conclusion, McGrath predicts that there will be larger apartments for young families, offering a home within a 20 minute radius of everything they need, such as schools, shops, jobs and transport.
