<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Auctions in Sydney are expected to cool this weekend along with Melbourne, however Melbourne's listings could still make for one of the biggest state auction weekends so far this year.
Listings slated to go under the hammer in Sydney are around 600, down from last week's 673 with the inner west the busiest region with 95 auctions. Some 796 auctions were held over the same weekend last year.
In Melbourne, the super Saturday weekend before Derby Day, hosts some 1190 auctions this Saturday but that figure is 20 percent down on the same weekend last year. This year is the smallest for a super Saturday since 2012, according to Domain Group.
In Sydney, homebuyers in continue to be constrained for choice compared with the record offerings auctioned over spring last year according to Andrew Wilson from the Domain Group.

Sydney's auction cooling, Melbourne's super Saturday listings smallest since 2012

Property Observer earlier reported about the central bank’s estimate that 16,000 new apartments in Melbourne over the next two years would add around 18 per cent to the city’s stock of inner-city housing, while an additional 12,000 in Brisbane would add 15 per cent to existing stock levels.
The RBA noted apartment ­prices and rents were weaker in Melbourne and Brisbane, while vacancies were higher.
Falling rents are a “strong signal” of downward pressure on the market, said Walters,  who is chief economist ‎at the Australian Institute of Company Directors.
"Rents are already off and given that a large part of the market is investor focused, that's got to affect your price expectations and purchasing prices," he said.
The AFR article said that the RBA sparked the apartment construction boom through interest-rate easing to stimulate growth to counter the end of the resources boom.
Walters said while he supports the rate cuts to date, this year's two reductions have added fire to an already hot market.
"They knew this would happen. They engineered this part of the boom. When interest rates go down, housing will pop.
"And they've had to keep cutting through gritted teeth because they're making the adjustment and shakeout in housing and balance sheets that much worse."
The RBA said in its Financial Stability Review that any collapse in the apartment market would almost certainly flow to the broader market.
“If apartment markets were to turn down and settlement difficulties become more widespread, banks would be more likely to incur some loan losses,” the ­bank said.
"If you get a real shakeout in inner Brisbane and Melbourne, where rents are already falling, eventually that will have to be reflected in not just the apartment market but in the broader market,” said Walters.
Even though the RBA doesn't regard a potential collapse in apartment prices as "systemic risk" to the financial system, banks will be impacted as they have let to both buyers and developers.

Apartment prices could slide 10-15 percent: economist Stephen Walters

One of Melbourne's most prolific private developers, Eddie Kutner's Central Equity, has recorded a record $131 million profit for the 2016 year.
Central Equity's 2015 profit was $10 million. In 2014 the profit was $76 million.
Kutner and his partners John Bourke and Dennis Wilson are considering a potential sell-down or outright sale of the business they founded in the 1980s.
"Central Equity is a highly profitable and sustainable business that has been developed over more than three decades to become a 'second generation' enterprise," a spokesman said on Monday. 
The 2016 profit was achieved on $586 million in sales revenue, compared to $120 million in the previous year.
Central Equity also develops residential land lots and has a project in Queensland.
In the directors' report for its 2016 financial results, obtained by The Australian Financial Review, the company outlines the prospect of strong revenues ahead, with more than $1 billion in sales contracts in hand.
Its Southbank Place in Kavanagh Street, which was released earlier this year, is expected to generate more than $400 million in sales.
Central Equity also noted it had acquired a major site on Lonsdale Street.

"Large-scale projects can take five-10 years to complete and over these timeframes many projects are either delayed or abandoned," it said.
"Accordingly, long timeframes, delay or abandonment and the dynamics of off-the-plan sales and bank requirements, have a 'self-regulating" effect on the physical supply of completed apartments to the market."
Central Equity also noted it is boosting the proportion of "family-sized apartments" in its projects, including larger two-bedroom units and more three-bedroom apartments.

The decline - and apparent shortage - of property listings is the biggest talking point of the 2016 spring selling season.
Last Saturday's 640 Sydney auction tally was 35 percent lower than the same weekend in October last year.
The 20,000 total Sydney private treaty listings are down six percent with the 7,500 new listing component some 17 percent less than last October.
Home owners aren't wanting to sell while there is little on the market to buy.
Despite home values rising, transaction volumes languish well below their previous highs right across the country, CoreLogic research recently noted.
CoreLogic estimates 339,000 houses and 132,000 units sold in Australia over the year to April, including 208,000 houses and 96,000 units across the capitals.
The combined 471,000 annual property sales was down almost 26% from the 633,000 transactions over the 12 months to May 2002, the last sales volume peak year.
CoreLogic research head Tim Lawless foresees the consequences of property owners less willing to list properties for sale.
"The short supply of housing stock is likely causing some urgency amongst buyers which is contributing to the upwards pressure on dwelling values."
It is increasingly evident that stamp duty has become a major deterrent to doing anything among owners and investors who are all holding their properties for longer. 
The basic rate of NSW stamp duty has remained unadjusted for price bracket creep for the past three decades. It was in 1986 when the Unsworth Government budget raised the stamp duty to 4.5 per cent for sales above $300,000, and the rate for $1 million sales and above became 5.5 per cent.
Back then the median Sydney house price was not quite $100,000. It is now $890,000.
The Government estimated the new stamp duty rates in 1896 would add $30 million to revenue.
These days just the anticipated $100 million sale of John Symond’s Point Piper mansion, could recoup at least $6.94 million if the property is sold to an Australian or $10.94 million if sold to a foreign buyer.
NSW transfer duty revenue for 2015-16 was more than $1 billion over-budget at $8.887 billion. 
Stamp duty this financial year is tipped to raise $10.6 billion, making it the biggest tax levied by the state government, followed by payroll tax at $8.25 billion, land tax at $3.1 billion and vehicle taxes at $2.5 billion. 
Stamp duty overtook payroll tax as the State's largest source of tax revenue back in 1987.
Richardson &amp; Wrench Mosman agent Robert Simeon says stamp duty has become "a massive market hindrance.
"Home owners choose to renovate over gifting the state government ridiculous amounts of monies for nothing."
With fewer sales, but increased property prices, the government currently doesn't have too many concerns about its revenues. But year-on-year growth in transfer duty revenue has varied between negative 32 per cent and positive 39 per cent during the last decade. 
The last Budget's Intergenerational Report noted the state-wide economic cost for every million dollars of transfer duty revenue is estimated to be around $800,000.
The deepening paralysis is effecting the NSW economy - especially property related businesses. Estate agents and their agencies are facing an industry-wide shakeup. Ditto valuers, quantity surveyors, and mortgage brokers. Not just the white collar industries as say removalists will find fewer moving jobs in the current stayput environment. Even the village florist who pretty up the interiors at the open for inspections will find business shrinking. 
REINSW President John Cunningham said a review of the NSW tax system is necessary immediately, following stamp duty reforms in Western Australia and the Northern Territory.

Spring welcomes lower listing volumes

Auctions in Melbourne are set to rise over 1000 for this weekend, the first time since May and Sydney auctions are expected be considerably below the 970 slated for this time last year, according to Domain Group’s chief economist Andrew Wilson.
He said Melbourne listings, although higher, will still be well down again on the 1232 homes that went under the hammer during the same weekend last year.
"Melbourne’s west is again the most popular region for auctions this weekend with 174, followed by the inner south with 132, the inner east 129, the inner city 127, the north-east 126, the outer east 119, the north 96 and the south-east with 51 auctions so far scheduled on Saturday with more expected to come," he said.
"Reservoir is yet again the most popular auction suburb in Melbourne this Saturday with 23, followed by Essendon and Glen Iris each with 15, Glen Waverley 14, Richmond 13 and St Albans, South Yarra and Craigieburn, which will each host 12 auctions on Saturday.
"Strong auction market activity is predictably translating to higher prices, which will be welcomed by Melbourne home owners. Potential first home buyers, however, will not welcome higher prices, which will act to offset the benefits of record-low interest rates and a highly competitive lending environment."
According to Dr Wilson, more than 660 homes will again go under the hammer in Sydney on Saturday, likely only marginally more than the 651 auctioned last weekend,  with auction numbers tracking about 30 percent lower than those recorded over spring last year.
"The inner west is again the most popular region in Sydney this weekend for auctions with 113 listed followed by the south 94, the upper north shore 83, the city and east 81, the lower north 59, the south west 58, Canterbury Bankstown 44, the west 42, the northern beaches 41, the north west 24, the central coast 18 and the Blue Mountains with three auctions so far scheduled on Saturday," he said.
"Earlwood is the most popular suburb in Sydney for auctions this weekend, with nine, followed by Randwick, Mosman, Rozelle, Bexley and Croydon Park each with eight, and several suburbs with seven auctions listed including Blacktown, Darlinghurst, Eastwood, Chatswood and Leichhardt.
"Strong auction market activity is predictably translating to higher prices, which will be welcomed by Sydney home owners.

How much you need to earn to buy a home across Australia

Kudos to the NSW government by becoming the first elected government in NSW to achieve a cash positive financial position – quite amazing that never before has this been achieved.
The words ‘debt free’ don’t exactly go hand in hand with governments these days as we have become too accustomed to the monetary phrases of debt and deficits.
NSW Treasurer Gladys Berejiklian confirmed this week that NSW would post a $4.7 billion surplus in 2015/16 which just so happens to be $1.3 billion more than predicted in the June budget just four months ago. Still a massive turnaround from 30 June 2015 when net debt sat at $5.5 billion to a $57 million surplus as at 30 June 2016.
No doubt reassuring for the government who pledged a further $20 billion in infrastructure at the 2015 election, which includes a second harbour crossing. Now to a big property decision which is the elephant in the room in the form of stamp duty. Sydney’s new market which is the tens of thousands of new apartments under construction which have handsomely rewarded the government in the form of stamp duty. There would be significant question marks over foreign purchasers completing once these projects are finished.
It is worth noting that the treasurer is expecting stamp duty growth of 4.4 per cent per annum over the next four years whilst also predicting stamp duty revenue would hit $8.9 billion in 2016/17. As to that prediction I offer just two words – Good Luck! 
Investors would be no doubt observing the recent commentary by the Reserve Bank of Australia (RBA) who noted “growth in rents is the slowest for decades”. So one then can only presume that the bait rent projections provided to the tens of thousands of off – the – plan buyers have next to no chance of coming to fruition? Furthermore, these rental projections play an intricate role in determining the amount of borrowings leveraged against each investor property.
According to realestate.com.au figures numbers of Chinese buyers looking to buy in Sydney have fallen by 9 per cent over the past twelve months. Many (including myself) expect these numbers to keep falling as a direct result of the NSW government’s recently introduced Foreign Investor Surcharge.
NSW Treasurer Gladys Berejiklian has announced that the June 21 NSW Budget will include the introduction of foreign investor surcharges on stamp duty and land tax on residential real estate. The measures are expected to raise more than $1 billion over four years and will fund essential services across NSW. “These new measures will ensure NSW’s property market continues to be an attractive destination for international investors while making sure that we are able to fund vital services into the future,” Ms Berejiklian said.
This initiative has not gone down well with foreign investors. One only has to look at what happened to the foreign buyer tax in Vancouver which saw a very hot market transition almost immediately to a frozen market overnight once the 15 per cent tax was announced. For example, property prices collapsed 33 per cent in September from a year ago.
Now for some other very big questions that are being asked and answered within the real estate industry currently that do require special consideration.
When you look back at the history of real estate in Australia a distinct observation has been the popularity of real estate franchises. In 2016 we have seen the lowest volumes of stock levels ever seen before, for example this week in Mosman there are 32 houses for sale, in 2015 there were 49, in 2014 82 and in 2013 there were 119 houses on the market that week.
Now a franchise office that operates within the one allocated postcode simply can no longer survive on these reduced stock levels as salespeople will look for work with businesses that offer unlimited or much larger farming areas. There has also been heated discussions about franchise fees which are performance based much like income tax. The more you sell the larger the franchise fee – in 1994 we went over to a flat fee so many franchise offices are demanding that fee structure.
Somewhat ironic that stamp duty was a blessing in disguise for the NSW government’s finances yet it is the reason why fewer homes are now on the market as owners have opted to invest the amounts they would pay in stamp duty into renovations. This also means that the selling cycle changes will blow out significantly as home owners will stay much longer in the principal place of residence.
So from Christmas on you can expect many franchise offices to rebrand (and no I’m not talking about my office) simply because we are seeing fewer and fewer properties on the market. Change is inevitable although it takes a long, long time to see tax changes from elected governments. Ping: The Henry Tax Review and NSW stamp duty to name just two examples.
In the meantime, businesses will re-calibrate and make the economic decisions required to stay afloat and progress down that path of longevity. I predict major changes to the Australian real estate franchise landscape from 2017.

Darwin’s satellite suburb of Palmerston is poised to attract a wave of investors, who might compete with first-home buyers, due to impressive yields.
A case in point is Palmerston suburb Zuccoli.
“It’s possible to buy some land and build a three-bedroom house for $450,000 in new Palmerston suburbs such as Zuccoli,” said Glenn Grantham, general manager, Raine &amp; Horne Darwin.
The real estate firm is selling land in the Zuccoli Aspire development on behalf of Costojic, a partnership between developer Costa Property and local firm Ostojic.
“If you are a first time buyer and have a $26,000 first homeowner’s grant to spend on a new property, then Zuccoli continues to look very attractive.”
Grantham said some properties in Zuccoli can earn rents of up to $600 a week, or a healthy gross yield of 6 percent.
“Moreover, some of the builders offering house and land packages in Zuccoli have completion valuations indicating their homes would sell in the market for $530,000.”
“We have just released another 200 blocks at Zuccoli Aspire, which are selling from $135,000, and we expect investors, especially those from Sydney and Melbourne, to jostle with first home buyers in the race to snap up these very affordable blocks,” said Grantham.

The return of interstate investors to markets such as Palmerston is not unexpected, according to Grantham, as Darwin’s rental yields compare favourably with other capital cities.
“Our median prices are many hundreds of thousands of dollars cheaper than Sydney and the smart interstate money is recognising there is more to Darwin than mining and resources,” he said.
“Darwin has a diverse economy that has a good spread of government businesses, as well as robust defence and tourism industries. 
He cited that visitor nights – both domestic and international – rose by 24 percent in financial year 2015/16, illustrating Darwin’s growing tourist appeal. 
“Combine the city’s growing economic diversity with real estate affordability and strong yields, and Darwin real estate will be on the radar for investors again in 2017.”

<div class="column">It is clear that there is no single housing market. And for that matter, there is no single market for petrol. Housing prices are responding to the different population or demand influences as well as the different stages of the building cycle. Demand for homes in Sydney and Melbourne is supported by solid population growth while supply hasn’t caught up. Not yet, anyway – the process is underway. In contrast the increased supply of new homes in Perth is happening at a time of softening population growth. There have always been different cycles across the country and this time is no different.</div>

<div class="column">Looking at the simple national dwelling price (capital cities and regions) on a three-month rolling average basis, home prices are up just 1 per cent over the past year. Looking over a 25-year period, annual price growth has averaged around 6 per cent. Over the last five years, annual growth was nearer to 3 percent.</div>

<div class="column">The jury is still out on petrol prices. OPEC oil producers are seeking to limit production and support prices. But many doubt that the moves will be effective given significant global oil supplies and the lack of agreement to stem output outside of the OPEC grouping.</div>

<div class="column">The CoreLogic Home Value Index of capital city home prices rose by 1.0 per cent in September and was up 7.1 per cent over the year.
In regional Australia, house prices fell 0.1 per cent in August and were just 1.4 per cent higher than a year ago.  (regional prices cover just houses and data is up to the end of August).  
In capital cities, house prices rose by 1.0 per cent in September while apartment prices rose by 1.2 per cent. House prices were up 7.3 per cent on a year ago and apartments were up by 6.1 per cent.  
 The average Australian capital city house price (median price based on settled sales over quarter) was $600,000 and the average unit price was $510,000.
 Dwelling prices rose in six of the eight capital cities in September: Canberra (up 2.4 per cent); Melbourne (up 2.3 per cent); Adelaide (up 2.1 per cent), Sydney (up 0.8 per cent); Brisbane and Hobart (both up 0.1 per cent). Prices fell most in Perth (down 2.5 per cent) followed by Darwin (down 2.2 per cent).  
 Home prices were higher than a year ago in six of the eight capital cities. Prices rose most in Sydney (up 10.2 per cent); followed by Melbourne and Canberra (both up 9.0 per cent); Hobart (up 8.7 per cent); Adelaide (up 6.5 per cent); and Brisbane (up 3.0 per cent). Prices fell in Darwin (down 6.0 per cent) and Perth (down by 7.0 per cent).  
Total returns on capital city dwellings in the year to September rose by 10.9 per cent with houses up 10.9 per cent on a year earlier and units up 10.6 per cent.  
Petrol prices
Today the national average wholesale (terminal gate) unleaded petrol price stands at 106.8 cents a litre, down 0.5 cents a litre over the week after falling by 0.9 cents in the previous week. The terminal gate diesel price stands at 104.2 cents a litre, up by 0.3 cents a litre after falling by 1.1 cents a litre over the previous week.  
Last week the key Singapore gasoline price rose by US$1.60 or 2.7 per cent to US$60.20 a barrel. In Australian dollar terms the Singapore gasoline price rose by $2.17 a barrel or 2.8 per cent to a 16-week high of $78.90 a barrel or 49.62 cents a litre.  

In the September quarter Australian petrol prices fell by between 2-3 per cent after lifting 5.9 per cent in the June quarter. As such, lower petrol prices are keeping downward pressure on the overall inflation rate.

Performance of Manufacturing.
The Performance of Manufacturing index rose by 2.9 points to 49.8 in August. A reading below 50.0 indicates that the sector is contracting. Before August the index had been above 50 for 13 months – the longest period of expansion since September 2006.  
AIG notes “Three of the seven activity sub-indexes in the Australian PMI® expanded in September after contracting in August. Production (52.6 points), deliveries (56.4 points) and sales (51.4 points) expanded and exports stabilised (50.0 points). Employment (46.7 points) and stocks (44.3 points) contracted again. New orders slipped into contraction (48.3 points).”  
“Comments from manufacturers in September indicate a steady improvement in demand and exports in some sectors after last month’s dip. Variability in the exchange rate and persisting oversupply in some markets is curbing activity. Margin pressures appear to be intensifying due to ongoing high input costs (particularly for imported inputs and energy). Lower government orders, the sharp fall-off in mining construction work and the completion of major infrastructure projects (with no imminent replacement projects in the pipeline) and wet weather in some locations has also dampened activity.”

What is the importance of the economic data? 
Weekly figures on petrol prices are compiled by ORIMA Research on behalf of the Australian Institute of Petroleum (AIP). National average retail prices are calculated as the weighted average of each State/Territory's metropolitan and non-metropolitan retail petrol prices, with the weights based on the number of registered petrol vehicles in each of these regions. AIP data for retail petrol prices is based on available market data supplied by MotorMouth. </div>

Unlike the ABS Index, which excludes terraces, semi-detached homes and apartments, the CoreLogic Hedonic Index includes all properties. Home prices are an important driver of wealth and spending. What are the implications for interest rates and investors?

As such, the price of petrol is not having a big impact on consumer spending – more of a benign influence.</div>

The bottom line is that prices are moving at different speeds across the country depending on the usual supply-demand influences. Recent trends aren’t a cause for concern. Using averages of settled sales across the entire country, prices are barely growing in annual terms.</div>

Auction in Melbourne and Sydney will be quieter this weekend despite buyer activity ramping up in Melbourne and low listings numbers in Sydney, according to Domain Group’s chief economist Andrew Wilson.
He said just under 800 homes are scheduled to go under the hammer in Melbourne, lower than the 846 auctioned last weekend and well down on the 955 conducted over the same weekend last year.
"Melbourne’s inner east is the most popular region for auctions this weekend with 118, followed by the west with 114, the inner south 111, the north east 99, the outer east 98, the inner city 96, the north 80 and the south east 51," he said.
"Kew is the most popular auction suburb in Melbourne on Saturday with 16, followed by East Bentleigh and Richmond each with 14, Burwood with 13, Reservoir 12 and Brighton and Craigieburn with 11 auctions each listed at the weekend.
"The current strength of the market is being shared consistently by most suburbs, but the north continues to be the star performer."
He said just over 550 homes are listed to go under the hammer in Sydney on Saturday with this weekend’s auction activity remaining well below last year’s 832 listings recorded over the same weekend.
"The inner west is the most popular region in Sydney this weekend for auctions with 87 listed, closely followed by the upper north shore 86, the city and east 67, the south 62, Canterbury Bankstown 46, the south west 45, the lower north 42, the northern beaches 39, the west 37, the north west 32 the central coast 14 and the Blue Mountains with two auctions scheduled on Saturday," he said.
