Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

"I knew that they were local, that the quality of the build was going to be up there. I'd looked at other apartment complexes around and close by, and I just knew that here was a better decision location wise."

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

From ONE to ERA: Why buyers are choosing GWH again in Newcastle West

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

"The transaction further reinforces Rainbow Bay's reputation as one of Australia's premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Well, the Andrews Labor Government is really throwing the kitchen sink at the regional Victorian housing market. 
Two days ago, it was announced that there will be a $20,000 first home owners grant for buyers in regional Victoria: 
"The First Home Owner Grant will be doubled in regional Victoria, helping thousands of Victorians buy their first home...the Grant will increase from $10,000 to $20,000, commencing 1 July 2017."
The increased grant will also be available to first home buyers building homes valued up to $750,000.
With some first home buyers struggling to get into the Melbourne market, the most clear-cut beneficiary of this policy will be the Geelong housing market being located ~45 miles south-west of the state capital. 
Around 17,000 persons presently commute from Geelong to Melbourne daily, about 12,000 by road and the remainder by train.
The other likely beneficiaries will be the 'B cities', being the housing markets of Bendigo and Ballarat respectively.
Stamp duties waived
Going an inflationary step further, the Andrews Labor Government chimed in again over the weekend with another price-boosting policy:
"Stamp duty will be abolished for first home buyers for purchases below $600,000, helping thousands of Victorians find their first home, as the Andrews Labor Government tackles housing affordability head on.
Those buying a home valued between $600,000 and $750,000 will also be eligible for a concession, applied on a sliding scale. 
The exemption and concession will apply to both new and established homes, in a move that is expected to help 25,000 Victorians find their first home."
This is also very significant, particularly given that Victoria has more punitive stamp duties than New South Wales and a number of other states and territories.
Some buyers with a 5 per cent deposit will also be afforded the opportunity to co-purchase a dwelling with the government from next year.
Timing blunder?
How the above measures will serve to boost entry level prices in the regional housing markets of Victoria is clear enough. 
What may be slightly less obvious is that since the grant will only become applicable for contracts signed from 1 July 2017 to 30 June 2020,  by telegraphing the policy changes months in advance the government has perhaps inadvertently presented opportunistic investors a window within which to hoover up entry level stock.
In a similar vein the ALP's election pledges to restrict negative gearing deductions and remove the capital gains tax 'discount' have to some extent drawn more investors into the market in order to beat any potential future deadline.
These newly-announced measures are therefore potentially a mixed blessing for the first home buyers in Victoria.
On the one hand the announcements make entering the market potentially easier by offering both a $20,000 grant and a stamp duty exemption.
On the other hand, those unable or not feeling compelled to buy are all but certain to see entry level prices gravitate higher. 
Finally, if all of the above wasn't enough meddlesome manoeuvring, Treasurer Morrison noted that the Coalition is working on a housing affordability package of its own, with all to be revealed in the May budget. 
The wrap 
Evidently this will be a boost for regional Victorian housing markets. 
It's worth noting that such measures may inflate housing markets by a greater magnitude than the apparent dollar value of the twin benefits, since market participants can potentially use greater leverage as a result of needing a lower deposit and requiring no savings for stamp duty.
It's not hard to envision prices in Geelong moving 20 to 30 percent higher by June 2020, particularly in the sub-$600,000 bracket.

Threefold boost for Geelong housing market: Pete Wargent

The Sydney auction market is in top shape after a record-high February performance for clearance rates and listings, according to Domain's Dr Andrew Wilson.
He said this weekend Sydney will host nearly 700 auctions as the autumn auction selling season begins.
"700 auctions will be significantly lower than last weekend’s record February Super Saturday 940 listings but significantly higher than the 583 auctioned over the same weekend last year," he said.
"The south will host the most number of auctions with 88 followed by the inner west and the upper north shore each with 85, the city and east 80, the lower north 79, the south west 62, the west 57, the northern beaches 48, Canterbury Bankstown 45, the north west 27, the central coast 17 and the Blue Mountains with 2 auctions listed for Saturday.
"The most popular suburb for auctions this weekend in Sydney is Mosman with 15 followed by Wollstonecraft 10, Blacktown 9, Marrickville and Ryde each with 8 and a number of suburbs with 7 auctions listed including Randwick, North Sydney, Casula and Croydon Park."

Sydney auctions in top shape post February highs

The value of the world’s leading prime residential markets recorded slower growth in 2016, according to Knight Frank’s unique Prime International Residential Index (PIRI), which tracks the value of luxury homes in 100 key locations worldwide.
On average, values rose by 1.4 percent in 2016, compared with 1.8 percent in 2015.
However, the PIRI 100 also reveals a huge gap of 49 percentage points between the top and bottom ranking, up from 45 in 2015.
The top tier is dominated by cities in China, New Zealand, Canada and Australia, while oil-dependent markets such as Moscow and Lagos bring up the rear.
Of the locations tracked by PIRI, 61 percent recorded flat or rising prices in 2016, down from 66 percent the year before.
Along with the slight drop in average price growth already noted, this suggests a marginal slowdown in the performance of global luxury residential markets.
That said, there are several outstanding performers that will raise an eyebrow among even the most experienced investors.
China’s cities have catapulted themselves up our rankings with Shanghai, Beijing and Guangzhou claiming the top three slots, all exceeding 26 percent year-on-year growth.
Last year’s front-runner, Vancouver, was once again a top performer, but it was a year of two halves for Canada’s third most populous city.
Sales volumes grew ever higher leading up to the summer, before cooling off and then retreating after British Columbia imposed a 15 percent tax on foreign buyers in August.
Prime prices ended the year 15 percent higher, notably lower than the 25 percent increase recorded in 2015.

London, where many of the world’s super-rich have a home, slipped down the PIRI rankings with prime prices declining by 6.3 percent year-on-year.
The data shows it was the 3 percent hike in stamp duty for additional homes, introduced in April 2016, rather than the UK’s decision to leave the EU that helped to rein in demand.
But the tail end of 2016 saw an uptick in sales volumes and improved sentiment as the market readjusted to the new tax burden.
And what of the world’s other big-hitting financial hubs? New York had its challenges in 2016.
The strong US dollar negated some overseas interest and the delivery of a large number of new luxury projects helped inflate supply. But while volumes slowed, prices proved resilient.
With President Trump expected to embark on a programme of fiscal stimulus, reduced regulation and infrastructure investment, there is potential for stronger growth in 2017.
For its part, Hong Kong, which has languished in the bottom half of our PIRI rankings since 2014, has started to drift upwards, recording annual growth of 2.1 percent in 2016.
The increase would be higher were it not for the extension of a 15 percent rate of stamp duty that now brings Hong Kong residents (who previously paid 8.5 percent) in line with non-residents.
This latest tax change is just one of a raft of measures introduced since 2010 to keep a lid on price inflation in one of the world’s least affordable housing markets.
Given Hong Kong’s currency peg to the US dollar, some further relief may be proffered by the Federal Reserve if it restarts its rate-lifting campaign in 2017.
However, it will have to go some way to counter the demand from buyers based in mainland China, eager to hold a US dollar-linked asset.
Over the coming months, all eyes will be on policymakers in China as they attempt to reign in prices in the largest cities.
The wider mainstream market, where price growth of 30 percent year-on-year is not uncommon, continues to overshadow the luxury sector.
New cooling measures, including higher deposit rates and home purchase restrictions, have already been introduced in some cities in the hope of both slowing the rate of growth and deterring speculative demand.

By the final quarter of 2016, these were beginning to take effect.
While some of our strongest performers, such as Auckland, Sydney and Berlin, appear to have become permanent fixtures at the top of the rankings, a number of our newer prime movers, such as Guangzhou, Seattle and Amsterdam, can attribute their sudden ascent to the fact that their prime prices are rising from a low base.
Guangzhou, for example, now finds itself sitting alongside Shanghai in the rankings, having recorded 27 percent annual price growth.
Yet in real terms, prime prices here are half those found in China’s financial capital. Seattle and Amsterdam are also rising from a low base, but in both cases this can be considered a price correction following falls of 29 percent and 18 percent respectively post-Lehman.
Meanwhile, Europe continues to send out mixed messages. Of those locations recording a fall in prices in 2016, 50 percent were located in Europe.
A year earlier this figure was 65 percent, suggesting that the continent’s recovery is gaining traction. Amsterdam, Gstaad, Munich, Berlin and Barcelona were Europe’s top performers in 2016, but second home markets such as Ibiza, Mallorca, the Western Algarve and Lake Como also rose up the rankings.
A breakdown of the PIRI 100 by world region shows that Australasia (+11.4 percent), Asia (+5.1 percent) and North America (+4.5 percent) are the key engines of growth.
Europe and the Caribbean sit firmly “mid table”, recording moderate shifts of 0.5 percent and -0.3 percent respectively. Latin America (-2.7 percent), the Middle East (-3.3 percent), Africa (-3.4 percent) and Russia/CIS (-5.5 percent) all recorded negative growth, due to a combination of weak currencies, slowing economies, rising inflation, low oil prices and growing political risk.
Wealth creation and resulting cross-border flows have continued to shape prime property markets in 2016, with security concerns, currency movements, education and even healthcare also emerging as influential market drivers.
However, this year’s PIRI results highlight two key points.

First, local economic activity has a strong bearing on price performance (all of this year’s top 10 rankings report 3 percent or more in annual GDP growth).
And second, economic growth is firmly concentrated in the world’s cities (22 of the top 25 PIRI rankings are occupied by cities).
A breakdown of the PIRI results by property type also confirms this latter point.
Based on results from 2016, the value of a city-based luxury home increased by 2.4 percent on average, a ski home by comparison saw 1.9 percent growth, and a beach or coastal property slipped marginally by 0.5 percent.
The long-held “safe haven” narrative still has its place, but with strong capital growth eluding the world’s top financial capitals, we expect secondary markets across Europe and the US to come under the spotlight.
Cities that offer the potential for attractive margins, where prices are rising from a low base and where any risk is tempered by a level of transparency and good governance (Paris, Berlin, Madrid, Dublin, Chicago and Seattle) look likely to perform well.

Sydney out of top 10 leading prime residential markets: Knight Frank Wealth Report

Like most people, Australians are past sick and tired of their elected politicians, simply because they do very little and collectively can’t solve problems – in fact, they now make them worse. 
Speaking at the 2017 Committee for Economic Development of Australia summit Henry was scathing. “Australia had become so paralysed by political inaction that it had gone from an optimistic nation which pioneered world’s best policy and nurtured world’s best institutions to a place that nobody looked to anymore to see how it should be done.”
“Have you heard a political leader addressing that question? Do you think anybody has a clue? At the very least, we are going to have to find radical new approaches for infrastructure planning, funding and construction.”
“Based on current estimates, Australia needs to build a city for two million people every two years or a city the size of Melbourne or Sydney every decade yet the only plan seems to be stuffing more people into Sydney and Melbourne.”
 
He went on to say that four priorities could be met by adopting, as a minimum, eight reform proposals. These are:
<ul class="ul1">
<li class="li1">Apolitical infrastructure planning and pricing, including the widespread use of road user charging;</li>
<li class="li1">A much lower company tax rate, or some other mechanism that reduces substantially the cost to Australian businesses of equity capital sourced from abroad, achieved much more quickly than is presently under consideration by our Parliament;</li>
<li class="li1">The removal of stamp duties on residential property;</li>
<li class="li1">Symmetrical tax treatment of interest and capital gains;</li>
<li class="li1">An overhaul of state-based royalties;</li>
<li class="li1">Market-based price signals to guide climate change mitigation and long term investment in the energy sector;</li>
<li class="li1">A broader base and higher rate of GST;</li>
<li class="li1">A substantial adjustment to roles and responsibilities between the Commonwealth and the states.</li>
</ul>
Stamp duty on residential property was supposed to be removed when the GST came in on July 1, 2000. How can you justify a duty that has increased by over 800 per cent over since 2000, when it was agreed that it would be removed? It is a no brainer that the GST has to be increased although this time around stamp duty has to be abolished.
This week, the NSW Premier Gladys Berejiklian announced that the tunnel from Manly Vale to the Warringah Freeway was still going to happen although she could not say when? We all know that this won’t be happening given the Liberal Party has now been promising this tunnel since 2002. So, thousands and thousands of new apartments are approved and the NSW government does nothing for transport infrastructure. Then, of course, the NSW government announced late last year the Ingleside development with 3,400 new homes – this is just ludicrous.
No politician responded to the announcement from a new global report which found Sydney the tenth most expensive city in the world for residential tenants. How are young Australians supposed to be getting into our property markets when they are forced to pay some of the highest rents on the planet, then factor in stamp duty plus add another 10 per cent to their previous 10 per cent deposit to qualify for a bank loan? Superannuation is not the answer that is just a dumb solution. Malcolm Turnbull needs to be talking to Ken Henry and urgently implementing his solutions.

To fix Australia’s housing affordability listen to Ken Henry

After a sustained period of growth in residential construction activity over the past five years, 2016 represented a shift in the development cycle with historical undersupply being addressed in most markets, according to CBRE’s latest report.
Sydney remains the exception; low vacancy rates (sub 2 percent) and a nation-leading level of price growth make it likely that the construction cycle with extend for longer in Sydney than in other Australian markets.
Price and rent growth eased across all capital city unit markets in 2016.
Total dwelling approvals in 2016 were 4% lower than in 2015, but as a signpost for 2017 approvals for Q416 were 14% lower than the previous corresponding period.
Approvals are losing momentum.
In light of weaker price and rent growth comes the prospect that developers may delay commencement of projects.
This is especially in markets where demand conditions are less favourable (Brisbane, Perth) or with significant supply (Melbourne), although there was little evidence of this occurring during 2016.
“We expect that less-favourable conditions in mortgage markets (higher interest rates and stricter lending requirements for some types of mortgages) and lower levels of unit rent growth will likely soften buyer demand and reduce the amount of new supply being planned in 2017,” the report stated.
Dwelling approvals are expected to slow in 2017, but unit completions are expected to reach record levels (figure 19).

With apartments representing 50% of expected completions (up from a historical norm of -30%), inner-city markets, where most new apartments are being built, appear most likely to experience downward pressure on rent growth as a high proportion of the new stock becomes available for rent.
Pricing already shows a narrowing gap in median values between inner-city apartments and outer suburb houses as new supply slows price growth in areas of high building activity.
This is particularly in Brisbane and Melbourne due to the concetration of apartments in the inner-city area.

Weaker price and rent growth will result in residential project delays: CBRE

I’ve often referred to Canberra as the Goldilocks of the Australian real estate market: not too cold, not too hot, just right.
The national capital seldom booms, nor does it ever seem to crash. It’s so even and steady in its performance, it’s downright boring.
It’s underpinned by a steady economy, high average incomes, low unemployment and the Territory Government’s close control of residential land supply, designed to keep land prices (and government revenue) high.
So it’s no great surprise that the Canberra market is cantering along quite nicely. It hasn’t replicated the boom in Sydney, three hours up the road, but sales activity picked up as 2016 progressed and the number of ascendant markets rose significantly.
Most of the pick-up has been in the housing sector, with apartment sales generally declining compared to 2015. The strong house sales activity has resulted in solid price growth, with some sources recording 10% annual price growth, while others suggest 5-6%.
Overall, compared to 2015, sales activity was a little down in 2016, but only marginally so. Sales in 2016 were higher than in 2012, 2013 and 2014, notably for houses. The December Quarter is always the highest for Canberra sales, and this was true also in 2016.
In terms of total residential sales, volumes have been gradually rising since 2012, when most quarters were a little below 2,000 sales. In 2016, all four quarters delivered well over 2,000 home sales, including 2,400 sales in the December Quarter.
The apartment market peaked with around 1,000 sales per quarter in 2014-15 and volumes have been gradually decreasing since then, with about 850 sales in each of the September and December Quarters of 2016. Previous oversupply in this market has now been largely absorbed (Canberra now has the lowest vacancy rate among the capital cities, except for Hobart) and we can expect unit sales to rise again in 2017.
Meanwhile, the house sales market has gathered strength and the December 2016 Quarter was the biggest for house sales in the past five years, except for December 2015. The number of suburbs with growing sales activity has increased significantly and is the highest since we began our quarterly surveys three years ago.
Overall, the standout characteristic of Canberra is the steadiness of its performance.
Another predictable factor in the ACT market is the predominance of the northern part of the city in terms of markets with upward momentum.
While there are now growth suburbs across the Canberra metropolitan area, the strongest precincts once again are the Belconnen and Gungahlin districts.
Canberra has 19 suburbs classified as Rising Steadily markets and 11 of those are in the Belconnen (six) and Gungahlin (five) districts in the north of the metropolitan area.
These districts also have a large number of suburbs characterised by their consistent sales levels.
Suburbs with rising markets in the Belconnen District include Flynn, Bruce, Macgregor, Kaleen, Holt and Evatt, along with Amaroo, Bonner, Gungahlin, Ngunnawal and Palmerston in the Gungahlin District.
In Holt, house sales have risen from 20 to 30 to 33 to 40 in consecutive quarters, while Macgregor is up from 33 to 37 to 46 to 51. Both are suburbs with median house prices around $450,000 and attract buyers for their relative affordability (Canberra’s median house price is around $650,000).
There are growth markets elsewhere as well, including in the Tuggeranong and Woden Valley districts, as well as in some of the inner-city areas.
But the most typical Canberra suburbs are the ones with steady sales levels. In Dunlop in the Belconnen District, sales in consecutive quarters have been 35, 39, 37, 36, 34, 38, 40, 41, 40, 38 and 36 over the past three years. That kind of steadiness is what Canberra real estate is really about.

Canberra market cantering along nicely

Sydney weekend auctions yielded boom time results and market momentum in Melbourne is building according to Dr Andrew Wilson.
He said Sydney recorded its second consecutive boom time result with a clearance rate of 83.1 percent and Melbourne recorded a clearance rate of 79 percent on Saturday.
"Higher auction numbers failed to dampen the Sydney market," he said.
"About 675 home were listed on Saturday, which was well ahead of the 546 auctioned the previous Saturday and the 558 offered over the same weekend last year.
 "A total of $460.9 million of property was reported sold at auction in Sydney at the weekend.
"The north-west had a clearance rate of 95.2 percent, with 20 out of 21 reported auctions selling. Similarly, the Central Coast was strong at 92.9 percent, with 13 out of 14 homes sold.
"The next highest was the south with 91.8 percent, followed by the inner west with 89.6 percent, the northern beaches 87.2 percent and the lower north at 86 percent.
"In the upper north shore the clearance rate was 85.9 percent, the city and east at 79.8 percent with the highest sales at 75. The clearance rate in Canterbury Bankstown was down to 70.6 percent and the west and south-west each recorded  66.7 percent.
"Melbourne’s northern suburbs again recorded strong auction results at the weekend, while the inner city was back as a top performer after trailing the regions the previous Saturday.
"All regions recorded clearance rates well above 70 percent for the first time this year – another indication of the underlying consistency of the local market.
"The north-east recorded the highest clearance rate at 86.8 percent, followed by the inner city at 83.7 percent, the north at 82.1 percent, the south-east at 80.6 percent, the inner south at 79.8 percent, the inner east at 77.5 percent, the west at 75.5 percent and the highest sales at 105, and the outer east at 74.2 percent."

Boom time results for Sydney auctions, Melbourne building momentum

<div>But, for what it's worth, here are the latest median prices, which have now been disclosed.</div>
The Sydney median house price hit a new high of $1,117,500 in December 2016. The Sydney median unit price increased to a new high of $725,500.

Sydney median prices rose in 2016: Pete Wargent

Auction listing numbers have surged in Sydney and Melbourne for the weekend with Domain's Andrew Wilson saying Sydney has the best early February choice of homes on record.
In Melbourne, more than 450 homes will be up for auction on Saturday, ahead of last weekend’s 192 listings.
He said Melbourne's west suburban region will host the most number of auctions (113) followed by the outer east with 69, and inner south 63, the south east  51, the north east 48, the inner city 45, the north 43 and the inner east with 26 auctions.
"The most popular suburb for auctions this weekend in Melbourne is St Albans with 11 followed by Cheltenham with 8, Brunswick 7 and a number of suburbs with 6 auctions scheduled including Hopper Crossing, Werribee, St Kilda, Frankston South and Blackburn," he said. 
"Sellers are flooding the early-season Sydney home auction market providing buyers with their best early February choice of homes on record.
"With market clearly gathering momentum, nearly 550 home are listed to go under the hammer on Saturday which will be predictably well ahead of the 228 auctioned last weekend and also significantly higher than the 358 listed over the same weekend last year.
"The inner west will host the most number of auctions with 73 closely followed by the upper north shore 71, the city and east 65, the south 56, the northern beaches 54, the lower north 41, the south west 38, the central coast 33, the west and Canterbury Bankstown each with 31, the north west 27 and the Blue Mountains with 2 auctions listed on Saturday.
"The most popular suburbs for auctions this weekend in Sydney are Dee Why and Manly each with 9 followed by Surry Hills 8, Randwick, Lane Cove and Alexandria with 6 each and a number of suburbs with 5 auctions listed including Castle Hill, Drummoyne, Wahroonga, Baulkham Hills, Peakhurst and Strathfield."
