<p>Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.</p>

<p>Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.</p>

<p>The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.</p>

<p>"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.</p>

<p>"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”</p>

<p>He said the declaration reflected the rapid progress achieved since acquiring control of the site.</p>

<p>"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. <p>The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.</p>

<p>Penrith Panther Trent Merrin hasn't strayed far from his upbringing with his latest property purchase.</p>
<p>The long-time St George Illawara Dragon has spent $1.3 million on a home in Shellharbour, near his native Wollongong.</p>
<p>Merrin snapped the home up in 21 days, before its scheduled auction.</p>
<p>It was sold a lot quicker than Shellharbour's average 75 plus days on market.</p>
<p>Ray White Shellharbour selling agent Amanda Bonnici described the home as one of the finest properties to come onto the Shellharbour Village market.</p>
<p>The modern four bedroom family home has ocean views from its 360 sqm parcel.</p>

<p>Merrin has always kept his property portfolio close to home, previously owning in Barrack Heights and Flinders. </p>
<p>The settlement comes after he quit the title on the Gerroa he shared with former fiancee, professional surfer Sally Fitzgibbon.</p>
<p>It was late 2016 when his name was put on the title of the waterfront reserve cottage that cost Fitzgibbon $1,225,000 in 2010.</p>
<p>But after the couple split up he signed it back over late last year.</p>
<p>Merrin started his career at the Dragons where he played in the winning 2010 NRL Grand Final.</p>
<p>He's been at the Panthers since 2016, signing an initial three year contract and since finding his career best form has recently extended his stay at the foot of the mountains until the end of 2020. </p>

Quick Olola Avenue, Vaucluse sale

<p>After a four week marketing campaign, Ray White Group's Andrew Jolliffe, has sold the Padstow Park Hotel. </p>
<p>The hotel, currently ranked 169 in the State's top 200 gaming hotels, and the recipient of a recent extension of trading hours windfall until 2am, is situated opposite Padstow train station on a 2700 sqm block. </p>
<p>Jolliffe advised that the auction room was again well supported by purchasers. </p>
<p>His auction sale record is now sitting at an 86% success rate.</p>
<p>The hotel was purchased for $26,000,000.00 by JDA hotels who enjoyed a management agreement at the hotel, confirmed Jolliffe. </p>
<p>The hotel was sold by White &amp; Partners who bought it in 2014 for $13.7 million when sold by Wesfarmers hospitality arm Coles Liquor. </p>
<p>"The market remains particularly active at present with the bandwith of sales for A grade hotels operating between 7% and 8.5%" commented Jolliffe. </p>
<p>Speaking on behalf of the purchaser, John Feros said they clearly knew the hotel, and had a good appreciation of the area; "having operated hotels in that part of Sydney for decades." </p>
<p><span><span>Ray White Hotels Australia has another 80m worth of hospitality assets currently under agreement, including the Ophir Tavern in the State's South West which the firm sold on behalf of Sydney based P.E. firm EBC Capital last Friday following an EOI campaign.</span></span></p>

Ferguson Property Agents in Cammeray to join Ray White

<p>One of Western Australia's leading estate agents Vivien Yap is set to join the Ray White group, departing LJ Hooker.</p>
<p>The Ray White statement suggested Yap's honesty, enthusiasm, and professionalism makes her one of the most trusted and sought after agents in Perth. </p>
<p>She got national exposure when she was a conjunctional listing agent for the Taj on Swan in Peppermint Grove.</p>
<p>Yap was appointed to sell the demolished property dubbed Taj on Swan but has yet to secure its sale.</p>
<p>The 6,600 sqm site had the Oswal's $70 million partially built mansion before it was demolished. It was said to be worth around $30 million on listing.</p>
<p>The incompleted house was the subject of a long-running battle between the owners and the council after it was abandoned when the Oswals left Australia in December 2010.</p>
<p>The original plans for the palatial home included seven domes, a temple, a gym and swimming pool.</p>
<p>She was recently recognised as LJ Hooker's top selling principal, the first time in the award's 22-year history the prize has gone to a woman.</p>
<p>She has been the REB top WA agent since 2014. She was poached previously from Acton to join LJH in 2015 when she was selling around $145 million of property after booking 89 sales at an average of $1.6 million in 2014. The REB 2017 data saw 122 sales at a $1.4 million average totalling $175 million.</p>
