There’s a quiet patch of <a href="https://www.apartments.com.au/developments/hawthorn-vic-3122">Hawthorn</a>, between the bustle of Glenferrie Road and the curve of the Yarra, that rarely sees change, and even more rarely, new apartments. That listening shows up in the materials, oak floors, natural stone, V-ZUG appliances, and in how space is handled. Penthouses feature private rooftop terraces with pools. Terraces and garden residences embrace outdoor connection. Inside, the layouts skew large and open, geared for hosting, not just housing.

Architecturally, <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>’s approach is grounded. There’s no reaching for spectacle here. Instead, the building offers a sculptural calm, anchored by landscaping from Eckersley Garden Architecture.&nbsp;

“We wanted to create spaces that feel expansive, serene, and meaningfully connected to daily life,” said founding partner Chris Stribley elsewhere.

That sentiment, calm, connection, echoes in the location itself. Kooyongkoot sits just a short stroll from Central Gardens, Fairview Park, and the Rivoli Cinema. Tram lines and schools are close, but the street is tucked, quiet, and leaf-lined.&nbsp;

The project that said no to compromise: Inside Kooyongkoot, Hawthorn

When long-time Ivanhoe locals Graeme and Catherine, decided it was time to downsize, they weren’t necessarily in a rush.&nbsp;

Like many in their stage of life, they had started thinking about apartment living, but anticipated making the shift in two to three years.

Why Ivanhoe locals are choosing to downsize to Candela

Mark and Roy Makari are expanding their presence in Sydney’s South West with a second major proposal for Leppington, this time envisioning a 900-dwelling mixed-use development just 850 metres from their previously lodged tower trio on Fifth Avenue.

Project management and construction management firm Creative Vision filed the plans for the&nbsp;multi-building project at <a href="https://www.apartments.com.au/new-apartments/230-rickard-road-leppington-nsw-2179">230 Rickard Road, Leppington</a>. The proposal seeks to establish a new focal point for the precinct through a high-density, transit-oriented development supported by diverse land uses.

According to the Scoping Report prepared for the Department of Planning, the scheme includes around 900 apartments across multiple towers, including 135 dwellings designated for affordable housing. A mix of market and subsidised apartments will be supported by ground-level activation through retail and office space, a childcare centre, and a hotel, forming a comprehensive urban precinct.

The Design Report by <a href="https://www.apartments.com.au/architects/studiosc-0">Studio SC</a> notes that the project “intends to deliver a high-quality, high-density built form that supports the vision for the Leppington Town Centre, integrating mixed-use outcomes and public domain upgrades.” The development is expected to be delivered in stages, although a precise timeline is yet to be confirmed.

The project will be assessed through a future State Significant Development Application, with the Scoping Report indicating the team will seek design excellence via a competitive process or through an expert design review panel. Early massing diagrams suggest a series of mid- to high-rise buildings framing a central landscaped spine, with emphasis on pedestrian permeability and public space.

The planning documentation flags a strong sustainability agenda, stating that the development will “respond to the urban heat island effect, incorporate water sensitive urban design, and prioritise active transport”.

The proposal follows in the footsteps of the Makaris’ nearby Fifth Avenue site, where they’ve submitted plans for three towers comprising nearly 500 apartments, with 10 per cent dedicated to affordable housing. That project features commercial podiums, a childcare centre, and a new public park that would occupy more than a third of the site.

Both developments are situated within walking distance of Leppington Train Station and fall under strategic precinct plans promoting higher density housing. The town centre is undergoing substantial transformation, driven by state government planning reforms aimed at fast-tracking housing delivery.

Together, the two projects represent a combined ambition of nearly 1,400 new homes across just under two kilometres of central Leppington.

NGU Real Estate, based in Brisbane, have had one of its online property video ad campaigns banned after it portrayed women as being "similar to cattle."
The real estate firm have been well known for the flashy video advertising they put together in the past.
Lamborginhi's have extensively featured, while most videos follow women around the home, many dolled up in lavish dresses or skimpy fitness wear.
The recent complaints came from a promotional video (screenshots above and below), which had women women partying on a boat, swimming in a pool and performing a fashion show down the homes hallway.
In the clip the women head to the home by boat, despite the six level Norman Park home not fronting the river, as well as arriving in a Bentley and Ferrari.
The trophy home (without video) was featured in Property Observer last month after it was marketed as the Versace of Brisbane.
The video ad has been called "sexist" and "objectifying to women."

NGU Real Estate said it respects the complaints but does not believe it has breached any marketing codes.
“The models are portrayed in a confident manner and the key female is fully clothed and in portrayed in a position of power and confidence," NGU Real Estate told Mumbrella.
"The content was created by women and intended to portray women in a confident and positive light,” they added.
The ad watchdog agreed, however the Ad Standards Board dubbed the women portrayed as being "similar to cattle."
“The women may have been modelling clothes, but the selected woman goes to stand next to the ‘key female’ after being selected, and the implication is that she has been chosen rather than the clothes," they said.
“The Panel considered that this particular scene in the advertisement did employ sexual appeal in a manner which is exploitative of women in regards to the portrayal of women as commodities or objects to possess,” Ad Standards concluded upholding the complaint.
The Mumbella website noted NGU Real Estate said the ad had since been removed, however it does <a href="https://www.youtube.com/channel/UCmocHc6JquKRtxRcC4ZfTbw" target="_blank">still appear on Youtube</a>, as well as on the live <a href="https://www.realestate.com.au/property-house-qld-norman+park-127891154" target="_blank">realestate.com.au listing.</a>
<a href="https://www.realestate.com.au/property-house-qld-norman+park-127891154" target="_blank">NGU noted that the company has not “acted unlawfully” because “advertising is self-regulated”.</a>
After the company set up in 2016, it made $20 million in one month by the video showcasing. That month it saw 270,000 views on its properties.

Last year NGU announced Australia’s first “real estate mega office” for their business in Brisbane, offering buyers and sellers the opportunity to dine and deal.
A fitout started after they purchased property at 37A Archer St, Toowong.
The 807sq m commercial space would be real estate’s version of Google’s Silicon Valley base, according to NGU Group CEO Emil Juresic.
“NGU believes the real estate industry’s franchise model is dead,” Mr Juresic said.
“No longer do buyers peer into a shop window to view properties.
"Technology has changed everything and in response we are creating a central state-of-the-art real estate work environment.”
Mr Juresic said the innovative and holistic design of the new NGU Real Estate headquarters includes a wide range of facilities from auction rooms to a top-class restaurant.
“There will be five meeting zones, a resting area, gymnasium, restaurant, two boardrooms, a conference centre and a large number of carparks,” he said.
In the first six months of operation in 2016, the agent recorded $33 million worth of property sales and claimed to be "dominating the industry’s digital marketing sphere."
