<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

“From the time UrbanGrowth NSW started its journey transforming an under-utilised industrial precinct, we knew there was the potential for a great community at Green Square. Mirvac’s chief investment officer Brett Draffen said that the high level of amenity, in conjunction with the location, will also underpin strong demand.

The rooftop includes a landscaped terrace, outdoor kitchen and transparent infinity-edge swimming pool.
The master bedroom, at 60 square metres, includes a private study and a walk-in dressing ‘chamber’.
The kitchen includes a walk-in pantry and separate prep area for catering. According to released marketing material, the fridge is worth $50,000. To put that into perspective, it’s more than many first timers put down as a deposit on their first home.
Basement storage and three car parking spots are also included, with a private driveway.

Industry figure John McGrath said that it is in a culturally significant precinct in Sydney.
“It makes use of the world’s finest materials and finishes in a technologically brilliant way, and everything is over-specified, including double glazing and acoustic innovations to ensure whisper-quiet interiors,” he said.
Built and developed by Ceerose, founded by Edward Doueihi, Eliza was designed by Tony Owen, the man behind the renowned <a href="/news/moebius-house-at-dover-heights-has-price-hopes-pared-back">Dover Heights property Moebius House</a>.
“We wanted to create a building with an architectural point of difference that did justice to our landmark site in arguably Sydney’s most beautiful street,” said Doueihi.
“It took us more than three years to build, but the effort has been worth it.”
All 18 apartments in the Eliza block have been sold, with the penthouse the last to go to market.
The penthouse is <a href="https://www.elizasydney.com" target="_blank">available to inspect by appointment</a> and is being marketed through Savills and McGrath Estate Agents.

World Class Land has offered Singaporean buyers a preview of its Melbourne-based residential tower project, Australia 108.
They were told Hirsch Bedner Associates (HBA), designers of the St Regis Abu Dhabi, will design the concierge lobbies in the<a href="https://infopub.sgx.com/FileOpen/PR_AUSTRALIA_108.ashx?App=Announcement&amp;FileID=319450" target="_blank"> Fender Katsalidis Architects-designed, 100-storey building</a>.
Carr Design, the firm behind the Triptych and Parque Melbourne developments, will design the interiors. 
The Australia 108 show flat was open for public preview on Saturday in Singapore with indicative prices made available during the preview. 
Measuring 319 metres, it will comprise <a href="https://australia108apartment.com/project-details/" target="_blank">1,105 studio to two-bedroom apartments</a>, including the premium Sky Rise Residences from levels 11 to 67, the ultra-luxury, three bedroom, two bathroom units on levels 72 to 97, and an 815 square metre ‘super penthouse’.

“Australia 108 will be the tallest building World Class Land has ever built and we are exceptionally proud for it to also be the tallest residence in the southern hemisphere,” Koh Wee Seng, director at World Class Land, a unit of Singapore-based Aspial Corporation Limited, told the attendees.
Amenities at the development include a virtual golf room on level 11, a 25 metre lap pool, a gym, steam rooms and saunas.
There will be clubhouses on levels 70 and 71, dubbed Star 70 and Cloud 71 where Australia 108’s sleek exterior is punctuated by the seven-pointed Federation Star – rendered in golden finish. 
Initially planned as 108 storeys that inspired its name, the residential tower will be 100 levels to accommodate flight traffic in the zone.
“Residents will experience the true meaning of living in the clouds,” Koh added.
Australia 108 is scheduled for completion in 2019.

Hirsch Bedner to design Australia 108 concierge lobbies

Home buyers looking for affordable options on the Gold Coast may not be thrilled to know that the average price for a new apartment in the area is sitting at $812,045, according to Urbis Research’s Gold Coast Apartment Report.
However, there are two new development projects offering apartments for under $400,000.
These projects are:

<a href="https://www.sage-apartments.com.au" target="_blank">Sage</a> in Merrimac (from Minamarc Pty Ltd), pictured above: Two bedroom, two bathroom apartments in stage one from $345,000 to $369,000, averaging more than 90 square metres.

<a href="https://azzuragreens.com.au/" target="_blank">Azzura Greens</a> in Hope Island: A resort complex that offered 159 one and two bedroom apartments, from approximately $330,000 upwards.</li>
</ul>
Sage Apartments sale manager, Elena Marchetti, said that the level of sales and enquiry in recent months have been strong, reflecting upwards growth figures in the median price – with Merrimac’s median lifting to $380,000 (a 25% uptick, potentially due to the new developments in the area), a vacancy rate of 1.03% and an estimated yield at the 6.1% mark.
Sage represents one of the few entry level projects on the Gold Coast and has also seen a high level of investor enquiry.
"The majority of the apartments we have sold to date have been taken up by interstate investors and local first home buyers who wanted an affordable property with potential for growth, in a central location," she said.
"While Sage is considered entry level stock, purchasers are also saying that they are extremely impressed by the high quality of fittings and finishes in the apartments.”
Their display apartment is open next month, with their first building of 24 apartments completed in early-2015. Body corporate fees are $47 per week for some apartments.
Sage Apartments were recently labeled a “Matusik Property Pick” for these seven reasons:

<li>Quality stock, well-priced, well-designed. 
</li>
<li>Population growth area, with growth stronger than projected. 
</li>
<li>Undersupply is evident with greatest rental demand for affordable attached dwellings.

Two new Gold Coast developments offering sub-$400,000 options

Stage one of GURNER’s Brisbane apartment development FV is set to launch this month.
Featuring 810 one, two and three bedroom apartments, a 90 room 4.5 star hotel, 3,000 square metre residents-only private club and a ground floor retail precinct, the $600 million project is being developed by Elenberg Fraser.
This is <a href="https://www.gurner.com.au" target="_blank">GURNER’s first Brisbane development</a> and will assist with the regeneration of Fortitude Valley, said founder Tim Gurner.
“Flatiron will set a new benchmark for international design in Australia and the level of enquiry we have already received reflects this. Since obtaining our permit just a few months ago, we already have almost 2500 registrations of interest from all around Australia,” said Gurner.
“This enthusiasm for the project isn’t surprising, given the level of interest in Brisbane as a strong investment market and demand among locals for aspirational apartment living.”

The private club will be designed by landscape architects 360 Degrees, who worked on Sydney’s The Ivy. It will include private lounges that residents can book out, each with their own bar, kitchen, day beds, outdoor dining and private spas.
Private dining rooms, outdoor dining zones, a moonlight cinema, gym, yoga retreat and U-shaped infinity pool will also be included.
More than 1,100 residents are expected for the development, and the retail section has already been attracting enquiry.
Stage one, known as Flatiron, spans 30 levels and includes 354 one, two and three bedroom apartments.
There will be 185 one bedroom apartments, from 50 square metres to 65 square metres, prices from $360,000 to $520,000.
For one of the 165 two-bedroom apartments, from 68 square metres to 81 square metres, you will be paying $575,000 to $780,000.
Lastly, four penthouse sized apartments from 125 square metres to 170 square metres are available from $1.45 million to $1.95 million.
The $2 million display suite is located at 147 Alfred Street, Fortitude Valley.

GURNER’s first Brisbane development, FV, launches $2 million display suite

In Sydney’s Inner West, Holdmark is developing Majors Bay. Their latest stage ‘Byron’ has now been launched for the first time to the market.
Located nearby the ferry wharf, a trip of some 30 minutes to Sydney CBD, the <a href="https://www.majorsbayliving.com.au" target="_blank">Majors Bay Byron</a> development includes one, two and three bedroom apartments.
One bedroom apartments are priced from $605,000, while two bedroom units are available from $870,000.

Inner West Sydney's Byron at Majors Bay launched

South Chinese developer Shunlide Group’s Australian offshoot, Surewin Pty Ltd, are set to build 62 new apartments in Ashfield in the company's first Australian project.
Marketed as <a href="https://www.onevictoriastreet.com.au" target="_blank">One Victoria</a>, the development is located on 2,958 square metre land surplus to the Wests Ashfield Leagues Club at 1 Victoria Street.
General manager of Surewin Australia Edward Cheung said that it took them five years to acquire the site.
“We selected international-class firms to partner with, and we’ve worked closely with the local council to ensure the apartments provide the prime living environment for the suburb yet still maintain realistic prices,” he said.
The six-storey building will see upper level apartments with views to the Sydney CBD to the east and Chatswood to the north.

Ray White Erskineville’s Peter Shield expects a high level of demand.
“Ashfield is a naturally beautiful suburb surrounded by parklands and recreational attractions, and very convenient to the Sydney CBD via rail, bus or car,” said Shield.
“Surprisingly though, Ashfield has been largely neglected by quality developers, and apartments here have been primarily built to a price for investors.”
He notes that their research has found subdued median prices in <a href="/news">Ashfield</a> as a result, with the median sitting at $590,000, compared to <a href="/news">Summer Hill</a>’s $650,000, <a href="/news">Croydon</a>’s $667,000 and <a href="/news">Five Dock</a>’s $735,000.
“The apartments are 15% larger than Ashfield’s average, and all have at least one secure car space,” he said.
There are three studios available, at 44 square metres internally plus external space of up to 19 square metres, from $545,000.

A further 14 one bedroom apartments from 52 to 58 square metres internally and external space spanning up to 21 square metres are priced from $595,000 upwards.
Two bedrooms, with the most options at 33 apartments, span from 81 to 95 square metres and the externals range up to 99 square metres. They are priced from $755,000.
Finally, there are 12 three bedroom options that are available from $995,000. They span 115 to 129 square metres with externals up to 96 square metres.
Each apartment comes with a 5.5 metre storage cage in the basement. There are 80 car spaces in the development.

One Victoria is being designed by Nettleton Tribe, with a third of the site to be landscaping and communal space, with a central courtyard for residents.
Body corporate levies have been estimated at $600 per quarter for one bedroom apartments, $800 for two bedroom apartments and $1,100 for three bedroom apartments. Strata Choice came up with the estimations.
Deicorp is constructing the development, and work is scheduled for early-2015.
The expected completion date currently sits in mid-2016.

Asian developer’s first step into Australia with 62-apartment Ashfield development

I found a great property development site a few weeks ago.  It was a three bed house on over 1,000 square metres of land. Whilst this type of property is considered fairly common in this Hunter Region town, there were a few major plusses to the site.
<ol>
<li>Zoning. It was zoned for medium density development - you can build several dwellings on the land as long as you comply with the development control plan (DCP).  Most properties in this town are zoned low density which means we could only build one other dwelling if keeping the house. The house is not really a knock down. </li>
<li>Location. This property is right behind the shops and about 200 metres to the local school. You can walk to the new Coles or Aldi stores. Tenants love this as they may not even need a car, this will appeal to older, downsizers wanting to be close to facilities and young families wanting their kids to be able to walk to school. </li>
<li>Land size and fall. The land is relatively flat and the position of the house is right at the front of the block. The rear yard is large enough to build a duplex in it. </li>
<li>The house is old but in fairly good condition. We could rent it out immediately and still get a 6% gross yield or renovate it and get a higher return. </li>
<li>There is a rear laneway at the back of the property.</li>
</ol>
My initial development strategy was to keep the house and build a duplex - two attached two bedroom single story villas and a three lot subdivision, and the zoning allow this.
After my inspection of the house, I opened the back door to the yard and immediately loved the space, it seemed near perfect for our development strategy. I paced out the area and knew a duplex would fit, we'd need to allow for a driveway to access the duplex from the front road as council do not (usually) allow us to use the rear laneways for direct vehicle access. The laneways are nothing more than dirt tracks with no drainage. They were originally used for 'dunny runs'.
I opened the rear boundary fence gate to check the laneway and that's when I became more than excited.
What I saw was a perfectly sealed road with kerb and guttering that lead to a drain at the next cross road.  Whilst it was still a 'laneway' and there was no street name sign, it appeared to be used for deliveries to the shops and council had upgraded it substantially. I did find a property that appeared to have only vehicle access to it. Ah ha, precedence! 
By now my mind is racing...what if we were able to use this laneway for our duplex access? We'd certainly have more options to play with:
<ol>
<li>Face the duplex to the laneway. We could also upgrade it to a three bedroom duplex and save on the long, expensive driveway. </li>
<li>Torrens title subdivide the duplex from the older house, basically cutting the land in half so each dwelling has a little over 500 square metres each. </li>
<li>Renovate and upgrade the older house and it would be worth about the same that we paid for it on the larger land size. Essentially getting the land at the back for free. </li>
<li>Or, demolish the house and build another two villas - a duplex facing the street, effectively making this a four unit project. I really liked this one. </li>
<li>For a client on a low budget, we could simply cosmetically renovate the house and build a granny flat that could be relocated in the future so that the site could be used to its full development potential. This is what we call a stepping stone strategy.</li>
</ol>
We loves this type of development site as it offers so many options to our clients and the house will provide some cash flow during the development phase. These sites are about as rare as hens teeth and so we get a big buzz out of finding them.
Our clients who have taken this site, completed a three unit development with Property Bloom earlier in the year and have come back for more. Their plan is to get as many developments under their belt before starting a family. They are both in well paid jobs and can take advantage of the depreciation benefits.
Our challenge now is to see if we can convince council to allow us direct vehicle access to the laneway. Our back up plan is to run the driveway to the front street as this will still work, but our goal is to optimise this development.
