<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Sydney’s One Central Park has beaten nominees from every continent to be dubbed the ‘Best Tall Building in the World’ by the Council on Tall Buildings and Urban Habitat (CTBUH).
One Central Park was designed by French architecture practice Ateliers Jean Nouvel and Australian firm PTW.
In June, One Central Park was awarded the ‘Best Tall Building in Asia and Australasia’ which put it in the running for the world’s best tall building. It was up against regional winners; Edith Green-Wendell Wyatt Federal Building, Portland, USA (Americas); De Rotterdam, Rotterdam, Netherlands (Europe); and Cayan Tower, Dubai, UAE (Middle East &amp; Africa).
The building has foliage covering some exteriors and is designed to manoeuvre sunlight into fixed positions. It also has a suspended sky garden on the 29th floor.
Juror and executive director of the CTBUH, Antony Wood, said: “Seeing this project for the first time stopped me dead. There have been major advances in the incorporation of greenery in highrise buildings over the past few years – but nothing on the scale of this building has been attempted or achieved.”
The CTBUH received 88 entries for the award, with most coming from Asia and Europe.
Central Park’s development director, Mick Caddey, said: “Sydney can now claim to have the best tall building in the world, which by anyone’s standards is an impressive claim to make.”

One Central Park named best tall building in the world

A new $30.5 million affordable housing project in West Perth has no parking, but does offer scooter bays for buyers and tenants.
The <a href="https://www.diploma.com.au/Menu/Property-Development/Projects/Abode.aspx" target="_blank">Abode apartment project</a> is a public-private partnership called a “new breed” of project bringing inner city affordable housing to help reduce urban sprawl. This is part of the Affordable Housing Strategy 2010 to 2020: Opening Doors to Affordable Housing and saw the Department of Housing provide the land, worth $4.5 million.
It is located near to Harold Boas Gardens, and designed by Perth-based architectural firm Jones Coulter Young.

The 6 Campbell Street apartment project achieved all pre-sales targets by February 2013 and was completely sold by July 2014, with a number of units kept aside for affordable housing initiatives.
This included 10 apartments retained for those with social housing eligibility and another 15 to house those under the Western Australian government’s shared equity home ownership program and tenants renting under NRAS. This covers a total of one third of the apartments.
In total, 86 apartments are being built across 10 storeys, including a number of one bedroom units with scooter bays.
The full price for the apartments was $333,000. Shared equity prices were brought down to $285,000. Some will have views of Perth’s city skyline.
Housing Minister Bill Marmion said that it is just the second project where the state government has joined with developer Diploma Properties. 
“Rather than being a passive seller of the land, the government has been an active equity partner, effectively leveraging more than $70 million in private sector investment, firstly for the One on Aberdeen project and now with the Abode apartments,” said Marmion.
Blackburne Property Group, who had previously been marketing the apartments, noted that local one bedroom, one bathroom apartments could achieve $580 to $650 per week rent furnished, or $500 to $550 unfurnished. The median unit price in <a href="/news">West Perth</a>, according to RP Data, is $535,000.
Construction is expected to be completed in March 2015, although earlier estimates were for mid-2014.

No parking: Scooter bays for NRAS tenants in Perth’s Abode apartments

Offering an opportunity to purchase in one of the few significant waterfront sites left in Balmain, apartments in TOGA’s Harbourfront Balmain will go on sale tomorrow.<a href="https://www.harbourfrontbalmain.com.au/" target="_blank"> </a>
TOGA is developing <a href="https://www.harbourfrontbalmain.com.au/" target="_blank">the project</a> in conjunction with Far East Orchard Limited.
The residential, retail and commercial precinct, in Sydney’s inner west, spans 150 metres of harbour frontage, with views to Sydney Harbour.
Designed by architect and interior designer Bates Smart, the development will include one, two and three bedroom residences. There will also be nine terrace homes over eight exclusive low-rise buildings of three to five storeys. All will have basement parking. Facilities include gardens, a gym and an outdoor swimming pool.
TOGA development and construction CEO Fabrizio Perilli said that the city fringe area is well serviced with transport links and has green spaces and a village ambience that will attract buyers.
“Consistent demand drives up prices, and those on the lookout for prestige homes or investments in premium locations are increasingly finding themselves priced out of the market,” he said.
Sales commence Saturday 8 November, with apartments starting from $760,000. A sales suite is available at 100-102 Elliott Street.
Construction is due to start mid-2015, with a 2017 completion date.

Sales commence tomorrow for Harbourfront Balmain

Construction will commence later this month on Golden Age Group’s Victoria One, which on completion will be the tallest building in Melbourne’s CBD.
Construction is scheduled to be completed in 2017.
Victoria One will stand 241 metres high, set to beat Bourke Place (224 metres) and Telstra Corporate Centre (218 metres) as the CBD’s tallest tower. It will be Melbourne’s second highest residential building, behind the Eureka Tower on Southbank. 
The $350 million project, designed by architects Elenberg Fraser, will comprise 629 apartments over 75 levels and will be built on the corner of Elizabeth and Franklin Streets.
The tower will include 163 car parks, a pool, spa, gym and a communal entertaining area.
In the first four months on the market, 95% of apartments were sold. But what kinds of buyers are purchasing these apartments?
“These types of projects will find buyers in any market,” said founder of Golden Age Group Jeff Xu.
According to Xu, the majority of purchasers at Victoria One are local owner occupiers, though the project has also garnered interest from investors, both local and offshore.
Xu believes that the depth of local interest indicates a shift from the traditional Melbourne suburban lifestyle. 
“It signals a change in people’s desire to live closer to the city” says Xu.
One bedroom apartments at Victoria One are priced from $370,000, with two bedroom apartments starting at $473,000 and three bedroom apartments selling from $890,000.

Majority of Victoria One apartments selling to local owner occupiers

Sunland Group’s Brisbane CBD development is one of the fastest selling in the city, offering 147 apartments, villas and penthouses across 40 levels.
The <a href="https://sunlandgroup.com.au/abian-apartments/%20" target="_blank">Abian Botanic Gardens development</a>, marketed as a “new inner dress circle” location, overlooks the botanic gardens and offers large, prestige residences.
Three bedroom plus study apartments, across 160 square metres, are priced from $1,395,000, while three bedroom plus media rooms, cost upwards of $2,605,000. Four bedroom plus study and media room apartments are north of $3,330,000
Residents' facilities include a concierge, executive lounge, swimming pool, spa, gym and steam room. Each apartment is expected to be visually striking with 2.7 metre high ceilings and floor to ceiling glass windows. The outside façade will be curved, with the design from Wood Marsh Architects.
Despite the high selling point, they’re in demand.
"Abian was ranked the fastest selling apartment project in Brisbane during the first quarter of 2014,” Colliers International’s marketing campaign claims.
Construction has begun in June this year, with completion expected for mid-2017.
It has already attracted big name residents, with celebrity chef Matt Moran spending close to $1 million in May this year. He purchased a two bedroom, two bathroom lowrise apartment, <a href="/news/chef-matt-moran-buys-in-owner-occupier-abian-brisbane-apartment-block">as reported by Title Tattle</a>.
Earlier this year Property Observer named Abian as <a href="/news/qld/five-strong-queensland-markets-and-the-developments-driving-them">one of the developments driving Brisbane City</a>, with 108 apartments sold in the first quarter of 2014, according to Urbis.

Abian Botanic Gardens, one of Brisbane’s fastest selling developments

Despite doubling the number of apartments available at the first launch of Green Square Town Centre on Saturday, before the weekend was over, the joint venture between <a href="https://www.mirvac.com/" target="_blank">Mirvac</a> and UrbanGrowth NSW was completely sold out.
The two day launch saw 174 apartments offered (initially 79 were to be released) in the first residential building of the project, named <a href="https://greensquare.mirvac.com/Coming-Soon/Ebsworth/" target="_blank">Ebsworth</a>. This totalled more than $150 million of sales to a range of investors and owner occupiers, including first home buyers. More than 4,600 enquiries were received for the first release.
The apartments were priced from $550,000 for a 42 square metre one bedroom apartment with no parking. Two bedroom, two bathroom apartments with one car park, and three bedroom, two bathroom apartments with one car park are also available.
The next release will be fast tracked as a result of this sell out.
UrbanGrowth NSW chief executive David Pitchford said that Green Square is the beginning of a new era for Sydney.
He pointed to the success working with the private sector and noted the area’s employment and housing options, nearby train station and amenities.
Mirvac group executive residential development, John Carfi, said that there has been a shift towards inner city living.
“Green Square offers all the fundamentals that people are looking for in apartment living,” said Carfi.
“There were however a number of potential buyers who missed out and we will be doing our best to bring forward the next release of apartments at Green Square to satisfy the evident demand.”
Construction of Ebsworth will begin in early 2015 and is expected to be completed in late 2016.

Frasers and Sekisui House launched the latest stage within their $2 billion Central Park development in Sydney’s Chippendale last week.
Connor, the <a href="https://www.centralparksydney.com/live/connor" target="_blank" style="line-height: 1.3em;">12-storey residential building</a>, designed by Smart Design Studio, will have 178 apartments aimed at the owner-occupier market.
The apartments within the initial offering sold quickly, so further apartments were made available.
Pricing had one bedroom suites from $550,000. The one bedroom apartments from $650,000 and the two bedroom apartments from $1 million. There were dual key apartments from $1.08 million.
Frasers sales director Paul Lowe said 15 apartments remain for the sale out of the first released stages comprising more than 1,400 apartments.

The complex will have a concierge lounge, and private sitting room for Connor's residents and guests.
Sydneysiders have got to know of William Smart's works since the late 1990s when he worked on the award-winning Olympic Park Rail station.
For the prior five years, he had been working for Gersau Architecture, a small architectural firm in the south of France, and with Foster and Partners in London.
In 2011 he contributed to the interiors of Central Park West.

Milieu Property’s Whitlam Place, named after Gough Whitlam and launched just prior to his passing this month, is expecting a quick sell out due to the strength of Fitzroy’s property market.
The name comes from the adjoining parkland, Whitlam Place.
The boutique block of 11 apartments is situated on Napier Street and has been designed by Freadman White and Anon Studio. They have created it to suit the historic style of the street.
The apartments range from 44 square metres to 147 square metres, priced from $480,000 to $1.7 million.

There are three one bedroom and eight two bedroom offerings, with young professional couples and downsizers noted as showing the most interest.
