S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

Cricketer David Warner sells Maroubra investment

New Channel 9 Today sports presenter Alex Cullen is offloading his Maroubra investment unit.
Cullen, who spent nearly a decade as a senior correspondent on Channel 7’s flagship Sunday Night, called the two-bedroom apartment home when it was purchased in 2013.
But he and his producer wife Bonnie Campbell, with twins in tow, have been ­renting as they look to buy together.
The couple, who wed in 2017, welcomed daughters Audrie and Evie just over a year ago.
Recently Campbell revealed their struggle in buying a property on her Instagram account.
“Yes everyone, we’ve done it! We’ve scrimped and saved and forfeited enough smashed avocado to buy our very first house in Sydney,” Campbell captioned with a photo ­facetiously showing Alex and the twins in a children’s playground cubby house.
Cullen paid $602,500 seven years ago for the Maroubra apartment when he moved from Coogee.
One street back from Maroubra Beach, the second-level apartment is on the northeastern corner of a 1970s block.
Ellison Zulian Property agent Josh Ellison gave a $900,000 guide to the 16 buyer groups at yesterday’s first open.
The median two-bedroom Maroubra apartment price sits at $832,500, according to realestate.com.au.
It reports, based on five years of sales, Maroubra has seen an annual compound growth rate of 3 per cent.
Cullen grew up on a cattle farm in northern NSW, completed a journalism degree at Charles Sturt University and got his first big break in 2003 when he was hired at Prime News in Wagga Wagga

There were two weeks of open for inspections, but its intending owner-occupier buyer emerged during its third week of marketing when only inspections by appointment were permissible.
The daughter of the buyer physically inspected the Hereward St apartment with Ellison Julian Property agent Josh Ellison. They provided FaceTime viewing to the mother, who was in isolation having returned recently from overseas.
Ellison had been quoting a $900,000 guide. Cullen paid $602,500 for the two-bedroom apartment back in 2013.
Now with one-year-old twins, he and his producer wife Bonnie Campbell are looking to buy something that will fit the family.

NRL legend Jim Dymock has secured the pre-auction sale of the longtime Maroubra home he shares with wife Leah.
They’re now set to relocate to the Gold Coast, where Dymock has been tasked with fixing the Titans’ leaky defence.
The Titans finished bottom of the ladder last season with the worst defence, conceding an average 27 points per game.
Dymock bought the coastal 1980s home for $720,000 in 1998 when he was playing with Parramatta Eels, where he spent most of his career.
He also had stints with the Western Suburbs and then the Canterbury Bulldogs.
He finished his on-field career in the UK at the London Broncos.
The four-bedroom 1980s-built home, updated over his ownership, spans two levels on its 230 square metre block. 
It had a pre-auction guide of $2 million through PRD agent Corrinne Oslen, meaning it is priced slightly under the suburb median for a four-bedroom home, which realestate.com.au puts at $2.2 million.
It did sell for an “outstanding price”.
Dymock has been travelling back and forth since his Titans appointment, having previously been assistant coach at Cronulla.
They will initially lease on the Gold Coast rather than buy.

Dymock, who played six State of Origins from 1996 to 1998, bought the Fitzgerald Avenue four-bedroom house for $720,000 in 1998 when playing with Parramatta Eels.
The 1980s-built home, updated over Dymock’s ownership, spans two levels on its 230 square metre block.
The ground level is dedicated to entertaining, with the kitchen, living and dining space opening to an entertaining terrace and pool.

But the downsizing couple had no joy. It was passed in on a $3 million vendor bid from the struggling auctioneer, who had just one registered bidder amid many longtime neighbours.
The Lahoods have owned the four-bedroom 1970s family home for eight years, bought when he was a McGrath Estate Agents executive. It cost $2.26 million in 2011 after its 2010 refurbishment.
The initial auction price guide was $3.2 million, which was revised to $3 million given his listing agent Tony Laing gauged buyer interest during the marketing campaign.

Sydney Swan rookie Jordan Foote hasn't strayed far from his hometown when buying his first apartment.
The 22 year old midfielder snapped up a two bedroom unit in Maroubra for $877,500 after it spent just 15 days on the market.
It looks like a savvy purchase by Foote, after it had a guide of $895,000.
Foote's 68 sqm apartment features a granite kitchen with breakfast bar and a bathroom with walk-in rain water shower.
He secured a $650 a week tenant, reflecting a near four percent rental yield.
McGrath Edgecliff agents Eitan Rubinstein and Melissa McCormack sold the apartment.
The Maroubra local, who grew up playing AFL for the Maroubra Saints, was drafted by the Swans in the 2015 rookie draft.
Another two other apartments in the 1970s boutique block of nine have sold this year for $905,000 and $910,000.
Foote was drafted by the Swans in the 2015 rookie draft, making his debut the following year.
He hasn’t played a game for the Swans in 2018, battling a toe injury and has played six games in the NEAFL. 
Foote joins the likes of fellow Swans Isaac Heeney and Heath Grundy who call the suburb home.
Luke Parker has recently sold his investment townhouse in Maroubra, the first property he bought when he was xxxx in 2013.
It was the year he stepped up from the subs bench to become a regular starter.
He paid $915,000 for the townhouse in 2013 and just finished a renovation before he listed through Belle Property Randwick agents Brooke Marshall and Lucas McKay.
