Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Lane’s 592-square metre property was previously part-owned by the late Olympian Betty Cuthbert, before Tom and Emma Lane bought it in 2007 for $4.4 million.
Tom Lane rebuilt the four-level residence with internal lift before it was sold to his brother.
Lane undertook his own $1 million renovation with interiors by Briony Fitzgerald.
The buyer was a former northern beaches family currently living in the US who planned to live in the house when they returned to Australia in the next few years.
The sale result sets a record for freehold property in Manly.
It was topped only by the $16 million sale of an oceanfront home on a Catholic Church leasehold sold by Sophie Hutchinson, wife of former chief executive of education and training provider Vocation Mark Hutchinson, to the specialist laparoscopic surgeon Craig Taylor.

Oroton boss Ross Lane sells Manly's only privately owned absolute beachfront

Manly’s Hotel Steyne has been sold.
Sydney's popular northern beaches pub has been bought by Iris Capital founder Sam Arnaout whose said he was "delighted" to have bought the pub.
"We intend to get a good feel for the asset and work with the locals to return their pub to its former glory," Mr Arnaout said.
It was listed for sale in February.
Arnaout said the Steyne positioned Iris Capital as a "genuine hospitality leader in this part of the world, and complements our macro coastal investment strategy in respect of similar landmark projects such as Newcastle's $700 million East End development".
The Steyne will boost Iris Capital's portfolio to 20 pubs across Sydney, including the Grand Hotel, Bondi Junction; Golden Tiger, Hurstville; Gaslight Inn, Darlinghurst and Peden's Hotel in Cessnock.
Iris Capital beat out other contenders by paying between $60 and $80 million for the iconic pub.
Nine Entertainment suggest it was $65 million.
HTL Property would not be drawn on the sale price, however described it as a “record price” in their official statement.

The Manly Daily reported the shortlist of five, included two international buyers, two from Sydney and one from interstate.

It was reduced to a final two.  
The landmark and multi-level beachfront hotel, spread across approximately 2000sqm, was offered by a consortium that comprised businessman John Singleton, hotelier Arthur Laundy and investors Robert Whyte and Mark Carnegie.
They paid about $30 million for the property in 2010, and have reportedly spent about $5 million.
Speaking to the Manly Daily, Mr Laundy said that he was happy with the outcome, both from a sale price perspective and the new buyer.
He said he had bought and sold more than 90 hotels in his almost 60 years as a publican, and Hotel Steyne would easily be in his top 10.

Former Pandora Australia jewellery boss Karin Adcock has sold her Manly investment apartment. 
Adcock, who calls a Newport waterfront home, secured $1.85 million for the apartment that cost $1.3 million in 2010.
In recent years it has been a $1300-a-week rental.
Set on the top floor of The Grant on East Esplanade, the two-level, two-bedroom apartment sold through Ray White agent Mark Clarke.
Adcock sold Pandora Australia for about $100 million in 2012 but continued her work in jewellery — although her latest pursuit has been in wines.

Former Pandora boss Karin Adcock sells Manly investment

It takes around eight years to save to buy an apartment in Manly, often referred to as seven miles from Sydney and 1000 miles from care.
Now the northern beaches suburb has become the priciest entry point for first time apartment buyers.
It takes the average person eight years and five months to save for a deposit, according to Domain's latest data.
Manly's $890,000 entry point is the highest across the country. 
It's overtaken the pricey northern part of the Eastern suburbs, having seen its YoY deposit saving time get shorter by four months, compared to the Northern Eastern Suburbs area which has sped up seven months.
