A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Approved Taigum development site sells for $6.4M

Speculators are snapping up land lots in Melbourne and then selling them for higher prices to cash in on the surge in lot prices in the city’s outer suburbs.
In response, Melbourne greenfield developer Villawood Properties has changed its sales contracts to block sales on its land lots by speculators.
Villawood says it is illegal, with the main driver being the recent rise in prices of land lots in Melbourne and record low supply.
Prices are up $27,000 since the start of the year and heading towards a median of $300,000, according to project marketers Red23, The Australian Financial Review reported.
The law firm which draws up Villawood's contracts flagged the issue of purchasers nominating an alternative buyer.  
There are more than 250 lots for sale on Gumtree, with most of the contracts yet to settle.
"Speculators are buying lots because they are seeing that prices are going up. They are then reselling the contract for tens of thousands of dollars before they settle," Villawood founder and executive director Rory Costelloe was cited as saying by the AFR.
"I met a guy in the Good Guys recently, who told me he had paid $30,000 to buy a contract for one of our lots.
"We've had advice and believe it's not legal to nominate another buyer for profit."
Prolonged wait times for new lots to be titled – up to 18 months – is also driving some buyers to sell their lots to other parties.
Costelloe said Villawood doesn’t “want speculators in our estates”. 
“We want to sell lots to people who are going to build their homes on them," he said.
Villawood Properties changed its contracts last weekend so that only immediate family members can be nominated as an alternative buyer. 
The developer, one of the biggest in Victoria with 22 estates, will also restrict families to buying only one lot per new land release.
In one example, a buyer called "Isabelle" sold the contract to a lot in Villawood's Elements Estate in Truganina for $260,000. She bought it for $220,000 less than a year ago.
Another Gumtree vendor, "Sumit", told the AFR he was selling because his developer kept on delaying the titling of his lot.
"It was meant to be last November. Then they moved it to January, then March, then May. Now they are saying August."
Gumtree vendor "TK" said he was selling his lot in Merrifield in the northern suburbs because he had bought a bigger site elsewhere.
"I bought this site not even a year ago for $450,000. Now the same lots are selling for $550,000."

Villawood says speculators selling off its Melbourne land lots for profit

The former CEO of Channel Nine David Gyngell has teamed up again with his mate, John "Strop" Cornell to expand their Brunswick Heads holdings.
They've spent $3 million on the 1,012 sqm parcel in the northern NSW tourist town. It currently comprises two storey four units in a fibro dwelling with a huge backyard.
The site, which sold through Siwicki Real Estate agent Dave Bosselmann, sits across the laneway from the Hotel Brunswick, another of the duo's holdings.
Gyngell spent $5.25 million in 2013 to buy a half share of Cornell's Hotel Brunswick, a pub known for its classic Australian 1940s architecture with its courtyard beergarden shaded by giant poinciana trees. 
The coastal village pub was built by Jim Cavill overlooking Simpsons Creek and the Brunswick River. Locals reckon Brunswick Heads is what Byron Bay was 20 years ago.
The freehold of the pub was bought by Cornell in 1990 from Austotel for $2.1 million. 
Gyngell, who has a newly completed retreat in the Byron Bay hinterland, has been a family friend of the entreprenurial former comedian John Cornell and his wife, Delvene Delaney.
It was Gyngell's father Bruce who helped found the Nine network in 1956.
David walked away from one of the biggest jobs in the entertainment industry.
Gyngell and wife, journalist Leila McKinnon, have also just spent $1,675,000 on a three bedroom art deco apartment at Bondi Beach.
Gyngell outbid five others for the ground floor apartment, coming in with his first bid at $1.6 million after an initial vendor bid of $1.25 million kicked off proceedings.

The Melbourne suburb of Ivanhoe East is set for two sizeable land parcel sales with one 15,000sqm site having been 'collected' for 26 years.
On parcel of land, 14 Ivanhoe East, bordered by The Boulevard, Wamba Road, Wilfred Road and Cedric Street, is expected to sell at around $30 million.

Oatley family list redundant Glenorie horse paddock

A 15-hectare site owned by the Gandangara Local Aboriginal Land Council in southern Sydney is on the market and is expected to fetch at least $45 million.
Raine &amp; Horne Commercial is managing the sale of the land in Sutherland Shire through expressions of interest.
The site has a pending development application and has roused the interest of local, interstate and overseas developers, according to an article in Urban Developer.
Anthony Bouteris, co-principal of Raine &amp; Horne Commercial Sutherland Shire, said the land is expected to realise $45 million or more. 
Gandangara Local Aboriginal Land Council CEO Paul Newman said the Land Council’s Board decided to put the 15-hectare subdivision at Barden Ridge on the market to fund its business through divesting some of its land.
“We will use the proceeds from the sale to help finance our community housing, cultural and heritage programs. We also operate a community transport service to support older members of the local Aboriginal and non-Aboriginal communities,” said Newman.
“We are also the only Aboriginal Land Council who operates a privately owned medical centre in Australia and the proceeds from the sale of the Barden Ridge property will support these services,” said Paul.
The gross realisation of the site is estimated to be about $105 – $110 million, according to Raine &amp; Horne’s Bouteris.
