A track record of delivering new projects not just across the Sunshine Coast, but in <a href="https://www.apartments.com.au/developments/bokarina-qld-4575">Bokarina</a> specifically, gave builder-developer <a href="https://www.apartments.com.au/developers/gardner-vaughan-group">Gardner Vaughan Group</a> (GVG) all the IP needed to make Bask even more refined.&nbsp;

After completing Zinc Bokarina last year - positioned directly adjacent to Bask - GVG leveraged years of feedback from original purchasers and current residents, enabled by its community-focused approach and ongoing engagement.

The feedback pointed to two clear themes: larger apartments with more bedrooms, and amenity suited to the active downsizer.

GVG then designed <a href="https://www.apartments.com.au/new-apartments/bask-bokarina-38-bokarina-boulevard-bokarina-qld-4575">Bask</a> - a collection of one to four-bedroom apartments - tailored to the end user: local downsizers or those seeking more spacious holiday homes than a compact getaway by the beach.

A pool was essential, but a lap pool wasn’t. Instead, GVG designed a heated plunge pool, ideal for a refreshing dip. Key to the amenity offering were shared spaces designed to foster community connection. These include shaded garden areas with barbecue facilities, a firepit zone, and a communal herb and vegetable garden.&nbsp;

There’s also a fully equipped gym, designed specifically for the lifestyle exerciser.&nbsp;

Another key insight was the desire not just for pet-friendly living - but for a development that embraces it. GVG listened and installed a dedicated dog wash bay, perfect for rinsing off after a trip to the dog-friendly Bokarina Beach, just 250 metres from Bask's front door.

Having already helped establish a vibrant lifestyle precinct with retail and amenity at Zinc, GVG is now expanding the offering with more street-level retail, set to complement the existing restaurants, wine bars, convenience, and specialty stores in the precinct.

Bask represents the final new residential offering in the Bokarina Beach precinct. The two buildings, Mydas and Caretta, have been cleverly designed so that every apartment captures glimpses of either the Pacific Ocean, Lake Kawana, or the Glass House Mountains.&nbsp;

Construction is already underway, with GVG expecting residents to move in by summer 2026/27.

How GVG is designing for the active downsizer at Bask Bokarina

With completion now on the horizon, <a href="https://www.apartments.com.au/new-apartments/the-queensbridge-building-southbank-90-queensbridge-street-southbank-vic-3006">The Queensbridge Building</a> in Southbank is beginning to reveal the depth of its amenity and residential design offering ahead of a planned move-in from late 2025.

Developed by <a href="https://www.apartments.com.au/developers/time-place">Time &amp; Place</a> in partnership with MaxCap Group and construction giant&nbsp;<a href="https://www.apartments.com.au/builders/hickory">Hickory</a>, the 65-level tower recently topped out at 208 metres, marking a major milestone for the precinct-shaping project.&nbsp;

Once complete, the development will deliver 350 apartments and a 188-room boutique hotel as part of the Collection by TFE Hotels.

We recently visited The Queensbridge display suite, and a recently completed display apartment within the building, and spoke to Time &amp; Place Sales Director, James Herbert, to find out more about the project.

Herbert says there are two key points of difference with The Queensbridge.

"The first we call 'modern nostalgia', or the feeling of home. It is one of the reasons we appointed <a href="https://www.apartments.com.au/architects/flack-studio">Flack Studio</a> to handle the interiors. We studied some of Flack's most famous residential homes, and we've created a series of design moments, from the edge of the island bench to the door hardware and the materiality of the homes."

Apartments range from one to three bedrooms, with current pricing starting from $632,000. Most one-bedroom layouts include integrated study nooks, while select two and three-bedroom configurations feature dual bathrooms and generous storage solutions.

Herbert says the second key point of difference is their&nbsp;commitment to community and experience.

"That's one of the reasons why we took our common amenity spaces and we've brought them together in a concept we call Queensbridge Clubhouse.

"We have all of the typical common amenity facilities you would see in any luxury hotel or building throughout the world like a swimming pool, steam room, gym, and outdoor spaces, but we've also got an amazing co-working space,&nbsp;a private izakaya, and a ground-floor dining space."

Herbert says the community experience was about bringing&nbsp;people together, so Time &amp; Place has built a bespoke app, and they're appointing an experienced director, to manage the spaces.

"We believe living in the urban environment in a building like this, is about an idea of togetherness, and accessing the very best that Melbourne has to offer."

Inside The Queensbridge Building: Apartments.com.au Video Spotlight

<a href="https://www.apartments.com.au/developers/sekisui-house-australia">Sekisui House Australia</a>, in partnership with Hankyu Hanshin Properties, has opened expressions of interest for Aeris, the sixth and most elevated stage in the $5 billion Melrose Park master planned community in Sydney’s north-west.&nbsp;

The public launch will take place on Saturday 9 August at the new display suite, located at 38 Wharf Road, Melrose Park.

Designed by <a href="https://www.apartments.com.au/architects/group-gsa">GroupGSA</a>, Aeris has a strong emphasis on biophilic and sustainable design principles. Alister Eden, Principal at GroupGSA, said&nbsp;the name Aeris, from the Latin word ‘aer’ meaning ‘air’, captures the sense of openness and elevation they are aiming to create.

“The inspiration for the buildings stems from the idea of creating a sanctuary within the city, one that connects people to nature while embodying the refinement of elevated urban living,"&nbsp;Eden said.

“At the heart of the concept is the experience of living among or in some cases high above the tree-lined streets envisioned in the masterplan. The towers feature a shimmering façade of bronze and rose gold accents layered over pigmented concrete and warm masonry, designed to reflect the dappled light through a tree canopy. From the rooftop pool to the tree-lined courtyards, every element is grounded in biophilic design."

The launch of Aeris continues Melrose Park’s broader commitment to sustainability. Rooftop solar panels, communal and private EV charging and high-performance building design all contribute to the precinct’s target of a 7-star NaTHERS energy rating.&nbsp;

Construction of Aeris is anticipated to commence in late 2025, with the first lower tower due for completion in Q4 2027 and the second and third towers expected in 2028.

Melrose Park continues to take shape as one of NSW’s largest urban renewal projects. Sekisui House Australia reveals Aeris, Melrose Park’s latest stage

<a href="https://www.urban.com.au/developments/brighton-vic-3186">Brighton</a> doesn’t often see medium-density projects with the level of design attention typically reserved for standalone homes.&nbsp;

<a href="https://www.urban.com.au/developers/kervale">Kervale</a>, renowned for their premium boutique developments, has carved out a distinct niche in the market by introducing an innovative alternative to traditional Bayside housing with their latest project, ELEMA.

ELEMA's design aims to propose a different answer to the question of how residents want to live: one that values quality over size, natural light over square metreage, and shared outdoor space over isolation.

Architecture by <a href="https://www.urban.com.au/architects/martinoleah">Martino Leah</a>, interiors by Brahman Perera, and landscaping by <a href="https://www.urban.com.au/landscape-architect/acre">Acre</a> work in tandem to reimagine the townhome not as a compromise on space, but as a more calibrated approach to quality, liveability and connection to place.

A horseshoe-shaped layout creates a sense of enclosure around a shared garden space, which doubles as a green outlook and a soft buffer between homes.

Architect Martino Leah uses a minimalist yet tactile material language - one that privileges natural light, privacy, and environmental performance. A key feature is the use of operable metal screening, applied across the facades to control sun and shade throughout the day. The effect is subtle but striking: dynamic shadows, filtered light, and an impression of permeability, all without relying on heavy architectural gestures.

Inside, designer Brahman Perera has resisted short-term style cues in favour of something more lasting. His approach is subtle, intuitive, and highly resolved. Each residence has a muted base palette layered with material variation - stone, timber, textural joinery - that allows residents to personalise without starting from scratch.

Spatial planning prioritises flow over spectacle. Living spaces are open but defined; bedrooms are softly zoned. Large windows connect interiors to external gardens and, in some homes, private terraces or dip pools. Perera’s detailing - particularly in the joinery - elevates utility into something tactile and expressive.

While the architecture holds the bones and the interiors shape the tone, it’s Acre’s landscaping that completes ELEMA’s sense of cohesion. Acre’s founder, Brett Robinson, has curated the gardens with a naturalistic sensibility, favouring layered planting, minimal maintenance, and native species adapted to Brighton’s coastal microclimate.

The central courtyard does more than provide greenery; it offers passive amenity, shared connection, and a spatial break that enhances cross-ventilation and daylight access for all residences. The inclusion of private dip pools in select homes adds an additional layer of amenity without overreach - another example of ELEMA’s balanced design ethos.

ELEMA reflects a broader shift in how high-value suburbs are adapting to changing housing needs - away from uniformity, toward diversity in form, scale and function.

ELEMA comprises just 12 homes. The development also targets an average 7-star NatHERS energy rating, supported by solar panels, drought-tolerant landscaping and high-spec energy-efficient appliances.

Kervale reimagines the townhome with ELEMA Brighton

The timing couldn’t be better for the upcoming launch of <a href="https://www.apartments.com.au/new-apartments/sydney-house-194-204-pitt-street-sydney-nsw-2000">Sydney House</a>, the newest mixed-use tower in the heart of Sydney’s CBD.

Joint venture partners—Singapore-listed <a href="https://www.apartments.com.au/developers/first-sponsor">First Sponsor</a> and Melbourne-based lifestyle developer&nbsp;<a href="https://www.apartments.com.au/developers/icd-property">ICD Property</a>, chose to bide their time before launching the project, a redevelopment of the landmark City Tattersalls Building on Pitt Street.

They opted to wait until the complex build was well underway, a project that involves retaining the heritage-listed podium while constructing a soaring 55-storey glass tower above.

Their patience, aimed at instilling market confidence in the project’s delivery, has clearly paid off.

According to Charter Keck Cramer's H2 2024 State of the Market Report, the Sydney apartment market faces a significant supply-demand imbalance with continued population growth paired with limited new supply. The report highlights the post-pandemic impact on the apartment supply pipeline, with many planned projects placed on hold or discontinued, due to the broader construction environment.

Sydney House is more than two years into its construction program.&nbsp;Delivery partner <a href="https://www.apartments.com.au/builders/richard-crookes-constructions">Richard Crookes Constructions</a> commenced construction in Q1 2022 and is expected to complete in early 2027.

A recent research report published by CBRE in June 2025 suggests that Australia’s population growth is set to experience continued growth of up to 15 per cent by 2030 supporting the requirement for new housing solutions.

The report highlights that the Sydney apartment supply over the next five-year period is forecast at 12,200 dwellings per annum with a demand forecast requirement of 30,000 dwellings. This suggests that demand for new apartments in central Sydney is expected to exceed supply for years to come, poising the market for a period of growth.

SRM Residential Partner and former CBRE Director, Tim Rees says that around 80 per cent of ‘right-sizer’ purchasers seek a property that’s easier to maintain.

Dixon is building scale ahead of a $300 million-plus initial public offering in 2017.
Keystone Hospitality collapsed in June after failing to renegotiate lending arrangements with financiers KKR and Olympus Capital.
It owns 17 restaurants, cafes and bars including the Jamie's Italian chain as well as Bungalow 8, Cargo Bar, Chophouse Perth, Chophouse Sydney, Gazebo, and Kingsleys Brisbane and Woolloomooloo.
Dixon Hospitality Group is led by Michael Dixon, the son of former Spotless chief Bruce Dixon.
