Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

The largest difference in sales at a loss between owner occupiers and investors for the June quarter is in the ACT, according to CoreLogic RP Data, followed by Melbourne and Brisbane.
CoreLogic RP Data's Pain &amp; Gain report found 4.9% of capital city homes which were resold by owner occupiers were at a loss, with 8.3% of investor owned homes selling at a loss.
"The biggest discrepancy between sales at a loss for owner occupiers and investors was found in the ACT (7.2% vs 19.1%), Melbourne (3.2% vs 9.9%) and Brisbane (7.6% vs 12.3%)," it noted.
"Throughout the second quarter of 2015, 7.7% of owner occupiers and 11.9% of investors resold their properties at a loss. Across each capital city and rest of state market except for Darwin, the proportion of loss making resales was greater for investors than it was for owner occupiers.
"When it comes time to re-sell a property owner occupier stock is much more likely to turn a gross profit than investment stock. This is most likely due to the fact that investment is more prevalent in the unit market than detached houses. Arguably, transacting at a gross loss is easier for an investor to accept, as the loss can be offset against future capital gains."

Selling at a loss separates investors and owner occupiers: CoreLogic RP Data

Banks customers are changing their investor home loan to an owner-occupied loan, after recent interest rate rises.
Many borrowers have been living in properties that they previously rented to tenants.
Their bank had not been aware they are now owner-occupiers.
For the first time since the late 1990s, banks are now charging housing investors higher interest rates than owner-occupiers, part of their response to APRA's concerns to quell the housing market overheating.
Westpac and ANZ Bank say a growing number of these borrowers are now contacting them to prove they are in fact owner-occupiers.
Westpac confirmed to Fairfax Media customers had contacted it to change their loan classification from housing investor to owner-occupied since it announced it would raise interest rates for investors by 0.27 percentage points in July. 
ANZ Bank also confirmed the trend.
National Australia Bank has not had the same trend, as its rate rise was for interest-only customers rather than investors. 
But an NAB spokesman confirmed some customers had switched into principal and interest loans.

Trickle starts swapping from investor to home loan to lower interest rates

In recent weeks, there have been signs sentiment may be changing around the contentious policy of negative gearing.
There are well-rehearsed arguments on both sides. Critics argue that the deduction of property losses from other sources of income (such as wages) is a tax shelter that imposes an unfair burden on other taxpayers. Defenders of the policy suggest that it is used by prudent savers to “get ahead”, and by high income individuals to lower unduly high tax burdens that blunt work incentives.
However, these arguments are tax policy concerns since taxpayers can negatively gear other financial investments such as shares. There are housing policy specific issues that instead warrant a focus on housing; three deserve particular attention.
The first is a familiar refrain. Given a fixed supply of land, negative gearing advantages property investors who are better able to out-bid other land users. Part of the tax break gets shifted into higher land and housing prices; some other users of land – first home buyers, for example – are “crowded-out”.
But a second reason, related to so-called tax “clientele effects” has been rarely mentioned. It is a more nuanced influence, yet it is important to an understanding of the supply side effects of reform in this area.
The Australian private rental housing stock is relatively large by international standards and mostly held by “mum and dad” investors. There are not enough high tax bracket investors willing and able to hold all the housing in this tenure. Lower tax bracket investors must be enticed into the market. These investors are often retirees looking for secure, regular flows of income, and are attracted to those segments of the market where rental yields are relatively high.
On the other hand, the appeal of property investment to the high tax bracket investor is that they can negatively gear the asset’s acquisition, yet an important part of the returns (capital gains) are lightly taxed compared to other types of investment income. The consequence is that high tax bracket investors crowd into segments of the market offering high capital growth but low rental yields. Low tax bracket investors concentrate in segments offering high rental yields but lower capital growth.
The removal of negative gearing is then likely to have supply side impacts that are not as straightforward as has been suggested in some of the media commentary. To be sure some high tax bracket investors will withdraw and as price pressures ease and rental markets tighten, rental yields will rise.
But those higher rental yields will prompt some growth in the number of low tax bracket investors, and especially so in today’s low interest rate environment. As low tax bracket investors face tighter borrowing constraints, the overall supply side impact will be negative. But it will not be the collapse in supply that some fear.
The third reason for change with respect to negative gearing and housing is perhaps the most important in the current context. The share of investment property loans in total debt has tripled from one-tenth to three-tenths in a little over two decades. Investors now take up a higher share of the value of new loans than do first home buyers.
According to the Australian Bureau of Statistics, investment housing accounted for 40% of the total value of housing finance commitments in April 2015. Of the dwellings that secured housing finance commitments within the owner occupation sector, only 15% was attributable to first home buyers. The presence of housing investors on such a large scale is a potential source of instability, especially if highly geared.
In their seminal research, the late Professor John Quigley and his colleague Karl Case note that when markets slump home owner behaviour differs from that of other investors.
They can “consume” the housing they have bought – by enjoying the surroundings and the comforts of home – and provided mortgage payments are met, they are invariably willing to “sit out” the slump. This can be an important source of stability in housing markets.
But property investors have not bought a dwelling to live in it. When prices slump some if not many will cut their losses and seek a safe haven for their capital elsewhere, especially if they are highly geared. Our research finds that negatively geared investors are more likely to terminate rental leases than equity-oriented investors. The former are also prone to churn in and out of rental investments as they refinance to preserve tax shelter benefits.
When large numbers of indebted investors come to bank on continued house price gains, and low interest rates, the resilience of housing markets is undermined. Phasing out negative gearing should be a priority for a housing policy fit for the 21st century.

The real reasons negative gearing on housing should be phased out

An oversupply of apartments makes Melbourne vulnerable to a price correction, according to Wakelin Property Advisory director Paul Nugent.
"Those who are invested in high-rise apartments should definitely be concerned," Mr Nugent told the weekend Fairfax Media.
"The CBD already faces the greatest oversupply we've ever seen and that is saying something because we've followed the booms and busts of the high-rise sector for the last 20 years," he said.
He said CBD investors faced struggling to find and keep tenants, flatlining or falling rents, and negative capital growth.

Six steps to successful property investment as Wakelin put Melbourne CBD on crash alert

The next wave of Chinese capital flowing into Australia property will target new destinations like Brisbane, Gold Coast, Adelaide, Perth and the suburbs of Sydney and Melbourne, according to Knight Frank.

But the impetus will not come from traditional property developers, rather its insurance companies.
According to Knight Frank’s latest report, Chinese Outward Real Estate Investment Globally and Into Australia, the total value of Chinese outward real estate investment globally skyrocketed from US$0.6 billion in 2009 to US$16.9 billion in 2014 across the world.
Already over US$7.8 billion has transacted in the first four months of 2015 (data excludes residential dwellings). 
Knight Frank’s Dominic Ong, senior director of Asian markets, capital markets, said so far the majority of the Chinese outward investment has been focused in gateway cities of Australia, the US and the UK.
“What first started as sovereign funds making exploratory investments has proliferated into buying sprees by Chinese developers, banks, Ultra High Net Worth Individuals (UHNWIs) and institutional investors, such as insurance companies. 
"By 2020, authorities estimate that the Chinese insurance industry will accumulate a further RMB20 trillion worth of premiums, tripling the current pool size.
“This current wave of equity investors and insurance firms are seeking core, value-add and yield-driven opportunities," Dominic Ong said.
 Among the big-cap players, only four of the top 10 Chinese insurance companies have made offshore investments so far, although the remaining six are considering overseas expansion. 
Sunshine Insurance Group is the only one to invest in Australia, purchasing the Sheraton on the Park Hotel in Sydney for a record AU$463 million. 
“For Chinese investors in the Australian market, the gateway cities – namely Sydney and Melbourne – have been the most active market for Chinese investors.
"The next wave of Chinese investors are diversifying more and broadening to areas such as Brisbane, Adelaide, Gold Coast, Perth and metropolitan suburbs of NSW and Victoria, which will all start to gain more traction.
“These investors will also diversify by broadening their sector allocation from core office and residential developments into hotels and leisure, student accommodation, industrial assets and mixed-use developments,” said Mr Ong.

China's next wave into Australia to have broader target: Knight Frank

In my previous article <a href="/expert-insights/the-higher-you-build-the-greater-the-fall-edwin-almeida">"Reaching For The Skies"</a> I eluded to the reasons why some of the towers being built in Sydney will fall. Not in a literal sense but more so from an economic point of view.
What will ignite the primer to set off the economic property meltdown?
I believe the major part of the answer can be found amongst all the lies international investors are being told. The lies that have attracted foreign investors to the glittery shores of Sydney, Brisbane and Melbourne. Like lambs to the developers feasting tables.
Under-supply, huge demand for rental accommodation and the fattest lie could well be that we still hold global recognition on the best standards for building and construction.Yeah right!! and pigs fly.
Return On Investment
The first lie being told and promoted to predominantly Chinese investors is; whatever we build, they will be occupied at a high yielding return. Simply, there will be a high rental return on the amount of money invested. An argument highly supported by the promoters of tales that persuaded many to believe stories of, under-supply due to substantial population growth. We build it, you buy it and we will fill them.
Nonetheless, investors bought and continue to buy. To sweeten the deal, rental guarantees were introduced. The 12 month rental guarantees given to investors in the past, are no longer sustainable due to increased property prices.
To accommodate for the now non attractive 12 month guarantees, we have seen a shift from the 12 month guarantees, to offerings of up to 3 years by some property marketing companies. An increase of time to the guarantee, to account for the rising cost of the property in order to keep feeding the investor’s greed and maintain the illusion of high performing returns.
The first proposition, may have been true in part and in the past. However, the tide has now turned due to the word being spread about high yielding returns, therefore, fueling a greater frenzy of speculative buyers.
An increase of buyers has led to greater demands to build more apartments, and now we have gone past saturation point. It’s certainly being felt in Brisbane, with more than 30,000 apartments about to be completed in the next 12 months.
Sydney, although a little slower, is by all means not too far behind. The only difference is the QLD market is mainly fueled by local investors: SMSF’s, first time mum-dad investors that attended wealth seminars and by Sydneysiders that have made small fortunes with new realized equity in their homes. Yes, not to mention the foreign investor.
Two outcomes have emerged; the first, over supply of property which is now starting to create concerns among property management teams as rental yields fall. The second, evidenced by our own property management teams and other office’s is the increase in percentage vacancy rates.
Get Rich Quick Schemes
The get rich quick schemes seemed to run at all levels. From the Marketing Agents to the developers to even the investors themselves.
The Marketing Agents, and I purposely avoid in calling these companies Real Estate Agencies, are receiving up to 10% or close to $50,000-$60,000 commissions on sales of $700,000 properties. These exuberant commissions encourages these agencies to exploit the international investor. Their own mates, family and friends.
The Investors on the other hand, have made some serious money. The ones that got in early that is. The ones that bought in markets where the values only reached $600,000 at the time and they were receiving $550/week rentals.
The newbies however, are now coming in to the same markets and with price tags of $850,000 – Hey stupid! The rents are still $550/week.
The developers, for the purpose of this article I will only concentrate on the NEW BREED (NB) of developers. The NB are also international investors that have no history in construction but have found a way to milk the system at a higher level. They have bought with them so much uncertainty and low level workmanship, it is staggering how some of their buildings pass certification requirements.
Unfortunately some of our local developers have been fanning the flames of this hot property market. Can you blame them? After all, they are running a business. Part of me does and another part of me doesn’t blame them. The part that does, is the side that questions the ethics around "marketing fees" to entice the International Investor by the Property Marketing Companies. Along with this, is the commissions paid to financial planners and the finance industry to also market some projects.
What will level this market will be no different to what we saw 10 years ago: oversupply, vacancy rates on high projections and the ongoing costs to investors to repair bad workmanship. Again I say, the only difference is; the towers are higher, deeper and bulkier. The higher they build, the greater the fall.

Foreign property investors being used as 'cash cows' by the Victorian government could potentially impact foreign investment in the state, according to property, finance and immigration firm Ausin Group (Ausin). 
The comments came after the Victorian government announced it is set to impose a 3% levy on purchases by foreign citizens who are not permanent residents along with a 0.5% land tax surcharge to absentee property owners who are not citizens or permanent residents.
Joseph Zaja, the Ausin Group managing director believes the Victorian property industry is currently sustaining the state economy with stamp duty generating the highest tax revenue in the state. 
"Overseas investors are an easy revenue raising target for the government," Mr Zaja said. 
“Foreign property investors are the lifeblood for several major property projects across Victoria.
"Without this cash injection many would not be developed and thousands of jobs would be lost. The State government is sending the message to foreign investors that it is not open for business by introducing new property taxes.
“Overseas buyers are about to be slugged with two new property taxes from both Federal and State governments – a double whammy."
 The Federal government is currently considering introducing a $5,000 levy as part of its Foreign Investment Review Board changes for overseas buyers purchasing in Australia. 
Mr Zaja stressed Australia's enviable reputation as a place that welcomes foreign investment was key to future economic prosperity. 
“The Victorian government’s announcement to slug foreign property purchasers with a new tax is short sighted.
"It is hoped the other states don’t follow their lead.
"We expect our foreign purchasers to start looking for more investment opportunities in others states,” Mr Zaja said.
In the last financial year over 60 per cent of Ausin’s property sales totally almost 2000 were to foreigners buying property in Victoria.  
Over half of those sales were to investors seeking to move here in the near future.
Ausin is one of Australia’s largest privately owned companies providing property, immigration and financial services advice to both Australian and Asia Pacific markets. The company sells properties for Australian Stock Exchange (ASX) listed companies and private property developers in Australia and New Zealand.
It employs over 350 staff across its offices.
