Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

The Sunshine Coast industrial market continued to strengthen during 2019, accotding to the latest report from valuation firm Herron Todd White.
They found that while there have been very few highprofile sales settled to date, underlying fundamentals continue to improve. We have seen further land developed in the Aura estate south of Caloundra with land prices of $250 to $300 per square metre generally being achieved.
The majority of larger sheds being constructed in this area are to be owner-occupied with strata development seeing values in the $2,000-plus per square metre range.
The lack of further land development in the Kawana and Kunda Park precincts is driving rental levels higher.
The HTW valuers said, "some recent rentals that we are aware of include a circa 1,500 square metre modern shed at $135 per square metre gross per annum and a circa 2,600 square metre modern shed at $131 per square metre gross per annum."

“There is a shift from South Sydney users around the airport coming to the Sutherland Shire due to the lack of industrial land in south Sydney and cheaper values in the Sutherland Shire along with cheaper outgoings.
“Land values have doubled in the past three years, meaning more buyers are shifting south.”

Bibra Lake industrial property to sell with vacant possession

Buyer demand for industrial property in Adelaide has been very strong so far in 2019, with total sales nearly triple that recorded for the same period in 2018, according to the latest research from Knight Frank.
The Adelaide Industrial Market Overview August 2019 found in 2019 total sales for industrial properties above $5 million is currently $140.08 million, significantly higher than the same period in 2018, which was $49.35 million.
Knight Frank Research Analyst SA Yee Ng said total sales in 2019 are expected to be higher than 2018, which totalled $261.93 million, particularly with more major potential transactions in the pipeline including Stockland divesting the Port Adelaide Distribution Centre for circa $80 million to a Melbourne Based Fund, Quintessential.
Ng said buyer demand for industrial property in Adelaide was coming from investors, as well as owner occupiers, with stimulus in the market providing the impetus for tenants to become owners.

“The total sales value so far this year was boosted by investors, with the circa $55 million sale of the 122.5 hectare General Motors Holden site to developer Pelligra Group, which finally settled in January after an extended settlement, and the sale of the former steel fabrication site in Gepps Cross to Charter Hall for circa $35 million, which is currently being redeveloped into a distribution centre for Metcash,” he said.
“However, the historically low cash rate, coupled with the abolition of stamp duty on commercial property, has increased demand for owner occupiers to purchase their own facilities, and has had a positive impact on the number of transactions for industrial properties above $5 million.
“South Australia also remains an attractive value proposition for investors seeking higher income returns as average prime yields across the eastern seaboard are generally more than 100 basis points firmer than in Adelaide.
“Industrial yields have shown a continual firming bias over the past six months and are likely to continue firming, given the value proposition and improving demand on offer in South Australia.”

The Knight Frank report found that as at July 2019, average blended prime yields for industrial property in Adelaide are ranging from 7.25% to 8.00% for all precincts, and averaging 7.77%. Meanwhile, the average blended secondary yields are ranging from 8.50% to 9.25%, and averaging 9.04%.
Knight Frank Sales and Leasing Executive SA Garry Partington said fully leased industrial property with strong lease covenants in well-located areas continued to attract strong interest, particularly from interstate and off-shore buyers.
“Over the past 12 to 18 months there has been an increase in the number of transactions for properties above $20 million,” Partington said.
“The low cost of capital is likely to continue to attract more investment into the property market, as will the higher income returns available in the Adelaide industrial market.”
With occupiers increasingly favouring purchasing a facility over leasing, leasing transaction volumes remain low, with rents steady over the past six to 12 months, according to the research.
“There has been limited leasing activity over the past six months but we expect it to pick up over the remainder of 2019,” said Parlington.
“The most sought after properties for tenants in Adelaide are those within inner metropolitan areas with good access to major transit routes, with the majority of leasing transactions being concentrated in the inner north, largely due to the size of the precinct.
“The outlook for tenant demand is looking positive, with several briefs for space in the market for office/warehouse accommodation ranging from 3,000 square metres to 10,000 square metres.”

Notable requirements are from industries including logistics (circa 10,000 square metres), building construction (circa 10,000 square metres), pipe manufacturing (circa 3,000 square metres) and electrical manufacturing (circa 3,000 square metres), according to the Knight Frank report.
Ng said projects from the defence and manufacturing industries would ramp up in 2020 and boost South Australia’s economy, which would have a flow on effect to the industrial property market.
“The closure of the General Motors Holden site in Elizabeth in 2017 resulted in job losses across the state, but new owner Pelligra has secured tenants such as Genis Steel, SA Power Networks, Sonnen and Levett Engineering, which will create jobs.
“In addition, Whyalla steelworks owner Sanjeev Gupta of the GFG Aliiance plans to revive vehicle manufacturing in Australia by building electric cars. The location of the manufacturing site is unknown, however Victoria and South Australia are being canvassed for potential sites, due to their history of vehicle manufacturing.
“Besides that, the defence industry has made a positive impact on the South Australian economy, resulting from the $35 billion Future Frigates contract with BAE Systems.
“Small and medium enterprise such as Redarc Electronics have enjoyed the flow on contracts from defence projects.”

Adelaide industrial sales on track to beat 2018: Knight Frank

Australia’s largest kebab meat supplier TEK Foods has sold a 1,500 square metre food processing facility in Melbourne’s north for $2.6 million.
Title deeds show SAZ Property secured the Campbellfield food processing facility.
It is a 1500-square-metre factory at 56 Lara Way.
CBRE negotiated the deal for the SAZ Food Group, which since being established in 1993, has produced Halal-certified sweet and savoury Middle Eastern Foods.
TEK Foods has shifted operations further north to Somerton.
The factory sits on a large 2415-square-metre site.

Since 2000, planning authorities in Australia have overseen a massive rezoning of inner-city industrial land to make way for mixed-use residential development. They claim central industrial space is obsolete in a post-industrial economy driven by knowledge, finance, and real estate. And rezoning offers opportunities to house people near jobs and services, thereby slowing urban sprawl.
While industrial rezonings have contributed to the <a href="https://theconversation.com/density-sprawl-growth-how-australian-cities-have-changed-in-the-last-30-years-65870" target="_blank">densification of Australian cities</a>, they also open the door to real estate speculation and accelerate <a href="https://theconversation.com/when-a-suburbs-turn-for-gentrification-comes-75609" target="_blank">gentrification</a>. This has forced many people to <a href="https://theconversation.com/its-not-just-the-buildings-high-density-neighbourhoods-make-life-worse-for-the-poor-82070" target="_blank">move outward</a> in search of affordable shelter.
Rather than fostering walkable <a href="https://www.planmelbourne.vic.gov.au/current-projects/20-minute-neighbourhoods" target="_blank">20-minute neighbourhoods</a>, “<a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-06-06/ghost-shops-haunting-new-developments/11184644" target="_blank">ghost shops</a>” haunt many new mixed-use residential developments. And <a href="https://www.theage.com.au/politics/victoria/melbourne-sprawl-50-000-housing-lots-to-be-released-making-way-for-12-new-suburbs-20190214-p50xwf" target="_blank">sprawl continues unabated</a>.
Other problems stem from a <a href="https://www.tandfonline.com/doi/full/10.1080/08111146.2018.1556633" target="_blank">fundamental misunderstanding of contemporary manufacturing</a>. The loss of central industrial zones displaces a range of <a href="https://theconversation.com/can-our-cities-thriving-creative-precincts-be-saved-from-renewal-83042" target="_blank">specialised manufacturers, creative producers, and small businesses</a>. With them go the quality jobs and vital services they provide. In the process, the diversity of land uses and jobs is reduced in the very places that policymakers want it.
Can urban policy make room for manufacturing and create real diversity and a mix of employment opportunities in our cities?
<h2>Australian manufacturing misunderstood</h2>
Manufacturing employment has declined for decades. This is typically attributed to competition from low-wage countries. In reality, Australian manufacturing is <a href="https://theconversation.com/the-australian-manufacturing-industry-is-not-dying-its-evolving-csiro-study-69398" target="_blank">changing</a> and is largely distinct from overseas high-volume, low-cost mass production. Urban policy and an <a href="https://www.tandfonline.com/doi/full/10.1080/08111146.2018.1556633" target="_blank">outdated vision of manufacturing</a> are as much to blame for the loss of central industrial land.
Today, Australian manufacturing is small, nimble, and specialised. Firms with fewer than 20 people provide <a href="https://www.abs.gov.au/AUSSTATS/abs@.nsf/Lookup/8165.0Main+Features1June%202014%20to%20June%202018?OpenDocument" target="_blank">93% of all manufacturing employment</a>. And most firms (74%) have fewer than five employees.
These businesses are not pumping out automobiles or anoraks. They are more likely to engage in small-batch production of high-value-added and design-intensive products.
Much of this production is directly <a href="https://www.sciencedirect.com/science/article/pii/S187791661730084X" target="_blank">linked to the cultural industries</a>, such as architecture, fashion and home furnishings, and is geared toward local consumption, particularly food and beverages. Combined, these forms of production account for about <a href="/news">half of all manufacturing employment</a>.

Yes, manufacturing does not provide as many jobs as it once did. Yet it remains crucial to a diversified economy.
Contemporary manufacturing <a href="https://www.sgsep.com.au/publications/rise-urban-manufacturing" target="_blank">thrives among the dense networks and consumer markets found in cities</a>. Or it would, if we did not rezone all of our central city industrial land. The decline in manufacturing employment over the past 20 years coincides with major industrial rezonings.
Despite a net increase in industrial land due to outer suburban expansions, Greater Melbourne <a href="/news">lost 2,423 hectares</a> (or nearly 19 Hoddle grids) since 2000-01. These were mostly small industrial pockets (less than 5 hectares) in the inner suburbs. The few that remain have no vacancies.
<a href="https://www.colliers.com.au/find_research/industrial/sydney_industrial_land_supply/" target="_blank">Sydney</a> has virtually no inner industrial land left. This follows years of industrial rezonings at the hands of major <a href="https://www.theaustralian.com.au/business/business-spectator/news-story/the-property-players-cashing-in-on-sydneys-rezoned-land/a76e65f878b8fd2fc17e55f1039b4174" target="_blank">property developers</a>.
<h2>Property speculation designs out mixed-use activity</h2>
Indeed, industrial rezonings have arisen less from an obsolescence of manufacturing than from opportunistic targeting of higher-return land uses. Two-thirds of Melbourne’s industrial land was <a href="/news">rezoned</a> to promote residential development or other mixed use that does not permit industrial activity.
That leads to an immediate rise in property values and, of course, speculative investment. An infamous example in Victoria is then planning minister Matthew Guy’s <a href="https://www.theage.com.au/national/victoria/report-slams-matthew-guy-on-rezoning-of-fishermans-bend-20151019-gkcyrv" target="_blank">2012 rezoning of 250 hectares</a>) of central Melbourne industrial land at Fishermans Bend for a high-density mixed-use precinct. But this is a <a href="https://www.theguardian.com/cities/2017/feb/06/made-london-property-speculation-industry-capital" target="_blank">global phenomenon</a>.
Paradoxically, while mixed use is the planner’s holy grail, many new mixed-use projects do not foster the dense and walkable neighbourhoods they seek. Most are simply “shop-top” apartments with nominal ground-floor retail, not a diverse mix of uses. Meanwhile, <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-06-06/ghost-shops-haunting-new-developments/11184644" target="_blank">retail vacancies are on the rise</a> – nearly 40% in some suburbs.
While some mixed-use projects include office space, rarely do they incorporate multiple forms of work space. This means they do not support a rich business mix. Nor do they help solve the challenge of affordable housing, because an <a href="https://www.thefifthestate.com.au/columns/spinifex/more-housing-hasnt-fixed-australias-affordability-crisis-its-time-for-a-national-settlement-strategy/" target="_blank">increase in housing supply does not guarantee lower prices</a>.
For these reasons, zoning out employment land in the central city may not be “the highest and best use”. Even in a post-industrial economy, we need urban industrial zones that provide flexible work spaces, incubate new creative activities, allow for maintenance and repair and, above all, temper market rents for firms that provide quality, essential jobs and services.
<h2>How to renew inner-city industry</h2>
Inner-city industrial land is at capacity. If urban policymakers do not confront the legacy of industrial rezonings, they risk compounding problems in housing, jobs and retail. That, in turn, will further homogenise our cities and worsen inequality.
We can tackle the problem in three ways:
<h3>1. Preserve inner and middle industrial zones</h3>
To support a critical mass of enterprises would require no longer treating industrial lands as an opportunity for speculative housing and mixed-use activity. Tenure security for hundreds of <a href="https://theconversation.com/can-our-cities-thriving-creative-precincts-be-saved-from-renewal-83042">micro-enterprises</a> encourages local entrepreneurialism, in contrast to the part-time, low-wage jobs that generic chains bring to mixed-use projects.
US cities such as Chicago, Milwaukee and Portland have long maintained central “<a href="https://www.propertyobserver.com.au/https://www.portlandoregon.gov/bps/article/491196" target="_blank">industrial sanctuaries</a>” that prohibit residential development.
<h3>2. Develop alternative mixed-use zoning</h3>
Current mixed-use zoning primarily creates residential development and assumes manufacturing is incompatible. In fact, there are important <a href="https://www.sciencedirect.com/science/article/pii/S187791661730084X" target="_blank">spatial interdependencies</a> between manufacturing and creative industries.
Melbourne, Portland, San Francisco, and Vancouver have implemented new zoning designations intended to accommodate this mix. This is a positive step, but uptake of measures like the <a href="/news">Commercial 3 Zone</a> in Melbourne has been slow.

<h3>3. Add new inner-city industrial space</h3>
Consumers <a href="https://www.smh.com.au/business/companies/they-are-wounded-animals-department-stores-fight-for-survival-20190807-p52eus" target="_blank">want direct relationships with makers</a>. Rising land prices and the changing size and scope of manufacturing today means there is potential to add industrial to <a href="https://sfmade.org/blog/the-manufacturing-foundry-at-150-hooper/" target="_blank">commercial</a> and even <a href="https://dailyhive.com/vancouver/strathcona-village-belcourt-residence-vancouver" target="_blank">residential</a> redevelopments, via cross-subsidy incentives. Empty shop-top retail could be carefully retrofitted for creative and small manufacturing, with new building codes that enable alternative low-impact, ground-floor uses.

Leichhardt warehouse with residential development potential sold for $3.335 million

German shop fixtures and shelving manufacturing giant Wanzl is moving its Australian headquarters to the Hawthorn East.
Fitzroys agent Chris James negotiated the five-year lease with options at 1 Hall Street at $128,750 per annum with 3% annual increases, on behalf of Cadence Property Group.
Wanzl’s local arm will move into a 540 square metre office and warehouse facility that is part of a 1,625 square metre industrial building, on a 1,650 square metre site at 1-5 Hall Street with three frontages.
Headquartered in the Bavarian town of Leipheim, Wanzl is the world’s largest manufacturer of shopping trolleys.
It also produces shop and supermarket fittings, shelving and entrance gates.
James said Wanzl Australia will be moving from their current premises on Highbury Road, Burwood to Hall Street, a short distance from the headquarters of major supermarket Coles.
“Growth in online shopping has brought with it demand for broader product ranges and more efficient delivery times, increasing requirements for logistics systems and facilities,” he said.
“This has prompted a surge in new warehousing developments, and existing facilities are being refitted for efficiencies and expanded capacities to cater for the evolving requirements of logistics and distribution centres.”
James said Wanzl’s move to the area adds to a roll call of major retail names in the area including Kookai, Bunnings Warehouse, Gazman, and Kennards Self Storage, as well as Coles.
“Melbourne’s inner-east offers close proximity to CityLink and the Monash Freeway, which has become a necessity for logistics and warehousing.”
James and Fitzroys colleagues Jordan Ceppi and David Bourke negotiated the $6.5 million sale of the entire facility at 1-5 Hall Street to Cadence Property Group in May.
The developer and fund manager will use the balance for its new headquarters.

German shopping trolley giant Wanzl takes Hawthorn East lease

EG, an Australian real estate fund manager, has purchased 230 Captain Cook Drive, Kurnell in NSW for $36 million.
The transaction was brokered off-market by Trent Gallagher of Colliers International.
Located approximately 30 mins drive from Sydney Airport and Port Botany, the two-level commercial building and industrial warehouse built over three stages between 2010 and 2013 consists of 15,955 square metres of gross lettable area.
The asset has been acquired on a two-year leaseback to Dicker Data, a leading distributor of IT hardware, software cloud and loT solutions.
The net passing income of $2.1 million per annum delivers an initial yield of 5.8%.
The acquisition is the first property secured for the Australian Core Enhanced Fund (ACE), just one month after the $800 million fund was launched.
ACE is an open-ended, diversified fund targeting office, retail and industrial assets.
The Head of Australian Core Enhanced Fund, Daniel Farley said the Dicker Data facility offers a newly constructed, high-quality industrial facility located within a gentrifying precinct with strong tenant demand.  
"We are strong believers in the underlying drivers behind the broader industrial market and this asset is perfectly positioned to benefit given the short leaseback period," Farley said.
"EG is looking forward to many more successful acquisitions for our investors in the ACE fund."
