Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Queensland commercial coast investment up for grabs‏

More than $1 billion in industrial property was sold in Melbourne for the year up to June with private investors accounting for 40% of total sales value.
A total of 648,324 square metres was leased during the same period, according to Savills July 2015 Melbourne Industrial Briefing.
The briefing found $1.47 billion of industrial property was sold in the year to June 2015 , with some investors choosing a “super” Prime category of industrial investment.

The report noted factors such as capital raising, debt restructuring and the slowing of restrictions to debt finance have led to a return of Funds and Trusts investing in the market. Private investors, attracted by low interest rates and positive returns took a 40% market share of sales.
Owner-occupier purchases amounted to 12% of all stock priced higher than $2 million. The market under $20 million accounts for over half of all sales vale.

Melbourne industrial sales to June break $1 billion, rentals hit decade high

Melbourne's South East industrial property market is up nearly 60% on the previous 12 months to June, with key sales ranging between $63 million and $20 million.
According to figures released from Savills research, sales to June reached $616 million, up 75% on the five year average.
Savills’ Notting Hill office director, Lynton Williams said data for the research found 80 properties (over $2 million) sold in the 12 months to June, an 86% rise on the 43 properties sold across the South-East market in the previous 12 months and 70% up on the five year average of 47.
"The market had seen investment yields for prime industrial property in the South-East fall 50 to 100 basis points over the last twelve months to a current range of 6.75 to 7.75%," Mr Williams said.

"Industrial yields are firming however they continue to offer some of the best returns of any asset class to investors while providing owner-occupiers with a premises with the potential to add to the business bottom line."
Savills’ Victorian Head of Research, Glenn Lampard said the 80 properties sold in the south-east comprised more than half of the 144 properties sold across Melbourne.
"The south-east was a significant contributor to the $1422 million in Victorian industrial sales in the year to June which was up from the $1305 million in the previous year and significantly up on the five year average of $950 million,’’ Mr Lampard said.

Perth industrial property yields from 5.85%: Savills

The hailstorm that hit Sydney recently damaged several warehouses, with CBRE estimating that more than 150,000 square metres of warehouse space is now urgently needed.
Vacancy rates are likely to decline, Peter Blade, director of industrial property at CBRE tipped.
The Australian Financial Review reported companies such as Costco, Linfox, Hitachi Transport, Beiersdorf Australia, Hyundai's Mobis, and Metcash are all in a race to find accommodation.
Hitachi Transport had only moved into its state of the art brand new premises, comprising about 17,000 square metres, last week and was now likely to have to relocate into an older building.
The largest affected was Metcash, whose 82,853 square metre distribution centre at Huntingwood sustained significant damage. Costco's property at Huntingwood Drive is also out of action.
Landlords affected include Goodman Group and Australand Property Group. However most of the damage will be covered by insurance. Peter Blade forecasts rents for medium-sized buildings to rise from about $110-$115 to above $115 in the medium-term.

Hailstorm dents Sydney industrial warehouse availability

Industrial property leasing nationally over the 12 months to March 2015 is up nearly 40% annually, according to Savills national head of research, Tony Crabb.
"The data confirmed the recent upswing in the market and, with Melbourne and Sydney accounting for 66% of the transactions in square metre terms, also provided further evidence of the economic shift to the non-mining states," said Crabb.
"It’s a good news story for Sydney and Melbourne, and while Brisbane has fared remarkably well Perth has not, but it’s important to note that this is a cyclical rather than a structural phenomenon and one which WA will recover from, indeed a spate of recent leasing deals would suggest some green shoots of recovery already."
The data reveals 2,222,163 square metres of industrial space was leased in the year to March, or more than 600,000 square metres above the corresponding period to March 2014. The five year average is 2,406,514 square metres.
At 714,977 square metres reported leased, Melbourne’s figure was up a remarkable 460,000 square metres on last year (255,783 square metres) while Sydney recorded 757,474 square metres of space leased compared with 659,000 square metres in the previous period.
Over in the west, by contrast, Perth recorded a total of 144,926 square metres leased, down more than 45% on the 264,744 square metres recorded to March 2014, while in the other key resources state, Brisbane (485,286 square metres) was up a surprising 70% (283,802 square metres to March 2014).
Savills’s national head of industrial, Darren Curry, said the gradual shift of activity to the non-mining states was progressing as expected.
"And we’ll continue to see that trend over the coming 12 months driven by key players in the transport and logistics sector and especially the warehousing requirements of onlines and new international retailers such as H&amp;M and Uniglo, among others, along with new requirements from key players such as IKEA," Curry said.

Industrial property leasing on the upturn: Savills

Raine &amp; Horne Commercial WA secured $4 million worth of land sales at the Northlink Industrial Park last week.
It has now sold 83 lots over three stages at Northlink, marketed as the last significant industrial land opportunity located within the inner suburbs of Perth’s rapidly growing north western corridor.
The Raine &amp; Horne selling agent, Anthony Vulinovich said the industrial estate, situated in Wangara and Gnangara, was a premium industrial location with strong amenity for businesses and their employees.

Due to the strong demand and the limited number of remaining lots in Stage 3, the developer, Linc Property, has brought forward the release of Stage 4. 
The flexible lot sizes range from 1,100 square metres to three hectares, with prices between $300 and $390 per square metre.
The release of the final stage will be split into two phases, with Stage 4A now selling on the open market.
Civil works are well underway with titles expected as early as April 2015, according to Vulinovich.
