The Melbourne-based Fridcorp is one of Australia's most designed-focused developers. Founded in 1997 by Paul Fridman and Nigel Givoni, Fridcorp have primarily focused their development efforts in their home state, which makes a quality Fridcorp development in Sydney hard to find,

The completion of both transactions remain conditional to precedents including a financing condition with settlement anticipated to occur before March 2020.
Recent 2019 Redcape transactions include the divestment of St George Hotel, Belmore for $47.1 million which settleed on 16 December 2019 and the acquisition of the Eden Brewhouse in Redbank Plains for $11.5 million.
The Eden Brewhouse transaction settled on 2 December 2019.

Redcape sells Royal Hotel, Granville and purchases Kings Head Tavern, South Hurstville

A fire station building dating back to 1912 in Sydney’s southern suburb of Hurstville has been put up for auction through Ray White.
The “Old Fire Station" at <a href="https://www.realcommercial.com.au/property-offices-nsw-hurstville-502516366" target="_blank">78/23 MacMahon Street</a> is a landmark freestanding strata office building in Hurstville CBD. It will be auctioned on September 28. The building’s original features such as high ornate ceilings, picture railings, cast iron fire place and original timber fire truck entrance doors are intact.

Old fire station building in Sydney's Hurstville listed

Around 14 buyers who bought apartments off the plan in a tower in Sydney's south-west at discounted prices are now facing the loss of their investment.
It comes after the developer defaulted on a loan from a British Virgin Island lender.
The home buyers, described by the Australian Financial Review as mostly Mandarin speakers, all with Chinese names, are considering legal action.
It comes after Hua Cheng International Holdings Group, the developer of the 100-unit Royal Plaza property in Woodville Street, Hurstville, defaulted on a loan to Chinese-backed Super Vision Resources.
In July, Super Vision appointed Ernst &amp; Young and Hall Chadwick as receiver and liquidator.
They have now seized the 14 apartments that were purchased off the plan at a big discount, along with another 16 unsold apartments. 
The property know as 2 Barratt St and 18-22 Woodville St, Hurstville.
When the 14 buyers paid for their discounted apartments in 2013, they paid for them in full, but did not received title. 
Some of the buyers hired lawyers before they bought the apartments and were warned not to buy them.
Lawrence Xu, the chief executive of Hua Cheng, told the paper that he was unable to get development and construction finance from the big four local banks but found $35 million from British Virgin Islands registered Super Vision. They agreed on a interest rate of 15 per cent.
Super Vision is a subsidiary of the state-owned Chinese financial services firm, China Orient Asset Management Corporation, based in Beijing.
Mr Xu blamed the lender for the default, the AFR reported.
He ran into cost overruns and the funds that arrived five months late.
Paying down the loan to Super Vision, Hue Cheng said that in 2013 it sold 14 two-bedroom apartments at a discounted price of $450,000 to the 14 Chinese buyers who paid upfront. 
The normal sale price was $650,000 to $700,000 each, World Square Property Group said.
The buyers said they were looking at the role of both the lender and the developer in this mess. 
"We want to chase these two parties for justice," one buyer said.
Interest rates vary depending on the risks of projects from standard rates of about seven per cent for apartment loans up to 20 per cent for development loans.
The receiver and liquidator declined to comment.

Hurstville off the plan buys at risk after developer default

JLL Hotels &amp; Hospitality Group have announce the biggest Sydney pub deal for nearly six years with the simultaneous sale of the Hunters Hill Hotel and Tiger Bar Hotel Hurstville.
Iris Capital and Gallagher Hotel Management have bought two key Sydney hotels with a combined value of $65 million, to expand their footprint in the hot pub sector.
The sales come at an interesting time for the hotel industry with Redcape groups mooted $700m sale of their 26 venue hotel portfolio to Moelis Capital, John Singleton’s Australian Pub Fund continuing their attempts for a portfolio sell down and KKR, debt provider to the ill-fated leasehold Dixon group, reportedly seeking capital solutions after recently shelving IPO plans.
National Director John Musca who negotiated the sale stated that "the asset transactions are manifest examples astute divergence in investment and operating strategies of two highly respected industry stakeholders at a particular point in time, reflecting class-leading thinking on both their parts".
Opened in 2012 the Tiger Bar Hotel resides adjacent to the Hurstville bus and train stations in a precinct benefitting from a new LEP and residential intensification.
It includes public bar, TAB, gaming room and upstairs restaurant and is a consistently high-ranking NSW gaming venue.
Along with the neighboring Ritz and Meridian Hotels, the Tiger Bar has become a cornerstone entrainment venue for the Hurstville Forest Mall retail and business core.
The hotel was purchased by Iris Capital where a change in group focus has seen their property and business empire rapidly expand to include extensive development and broad-acre land interests across NSW.
This includes their recent success in winning the tender to acquire the East-End Newcastle city site master planned to include circa 700 residential apartments, a possible five star hotel and over 10,000m2 of retail space.
The regeneration is considered by many as being a catalyst for the evolution of the Newcastle CBD and has involved extensive community and council consultation.
The Hunters Hill Hotel was central to the most significant town centre redevelopment the precinct has ever seen and was extensively renovated and extended in conjunction with a new mixed-use 55 residential apartment, car park and retail complex in 2014.
The hotel sale included a separate 120 bay carpark and situated on a 5000 sqm site, came with approval to develop 4 more luxury rooftop apartments offering spectacular Harbour Bridge views.

Iris Capital acquire Tiger Bar Hotel Hurstville

With developers usually cramming in as many apartments into a block as possible, ONE20 on Queens, the seven-storey mixed use project at Hurstville, will feature only three apartments per floor.
It will come with a total of 17 apartments, the smallest of which is 75 square metres, according to Ray White Projects director Eddie Mansour.
“Three apartments per floor is very rare anywhere in Sydney. They could easily have created five apartments per floor but they went with only three,” he said.
He also added that he would like to see more of this type of development in the market.

Hurstville development sets standard for larger apartments

The appetite for apartments remains strong in south-west Sydney after developer Fridcorp sold 65 percent of the first stage of its $700 million 556-apartment project in Hurstville, BEYOND in the past two weeks.
Construction is expected to commence in August 2017 and completion prior to the end of 2019. 
Some 180 out of the first 300 units at 93 Forest Road were secured with $5000 deposits, with contracts now set to exchange.
Fridcorp indicated surprised at the strength of the demand.
"The results have exceeded our expectations," Fridcorp founder Paul Fridman said.
"People are understanding the value of Hurstville as a suburb that has plenty of upside."

Only slightly cheaper than Sydney's inner-city, the units sold were priced between $565,000 for one-bedroom units and $1.4 million for those with three bedrooms.
The popularity of Hurstville comes from the large proportion of local Chinese-Australian migrants in the area. 
BEYOND will also include a new retail precinct with a 3500 sq m Woolworths, specialty shops, cafes and restaurants.
This is Melbourne-based Fridcorp's second Sydney project after its Eve project at the new Ashmore precinct in Erskineville, in inner-west Sydney.
Fridcorp has $1.5 billion of apartments under development, with further projects including Brisbane, South Yarra and North Melbourne in progress.

Fridcorp reaps strong off the plan sales at BEYOND, Hurstville project

Developer Fridcorp will deliver a visionary masterplan to Hurstville with its $700 million BEYOND project, creating a new precinct for the area where sculptural towers will rise above a vibrant retail plaza.
Designed by architecture firm DKO Architecture with interiors by Woods Bagot and landscaping by Openwork, BEYOND will form a mini-urban village in the lively and evolving suburb of Hurstville. Located at 93 Forest Road, BEYOND will comprise a mix of 556 one, two and three bedroom apartments across four sculptural buildings that vary from eight to twenty levels across the 13,927 square metre site.

DKO has designed the buildings with soft curves to create a beautiful sculptural element for the Hurstville skyline. Featuring resident-only communal areas on the second level on two of the buildings, BEYOND offers more than 4,000 square metres of recreational space that includes facilities for yoga, badminton and reading pods, as well as barbeque and dining areas.

Woods Bagot has designed BEYOND’s apartment interiors with wide frontages and full-height glazing, providing residents with expansive views, as well as open plan living, dining and kitchen areas catering to the relaxed Sydney lifestyle.
“These apartments give buyers the opportunity to live in a considered, designed space with thoughtful and elegant interiors and great views,” says Jacqui Senior, senior interior designer at Woods Bagot. “The potential for the area is enormous and BEYOND will definitely be a one-of-a-kind place for Hurstville.”
The inspiration for the interior design was gold and navy. Whilst navy is a traditional palette it has been interpreted in a contemporary way, with white walls and custom navy joinery embellished with brushed brass fittings throughout apartments for the dark colour scheme. A light colour scheme of pale grey and white is also available.

All apartments feature lime-washed timber floors and pale grey carpet. A custom television cabinet is available as an additional joinery option, offering extra storage while maintaining a coherent look.
The kitchens feature Smeg appliances and gas stove tops with buyers able to select from three different benchtops materials: composite stone, white marble and a grey marble with contrast veining, which curve up the wall, forming the splashback.
Meticulous details and refined materials define BEYOND’s understated and elegant bathrooms. Large format tiles will line the floors and walls and mosaic feature tiles in either navy or pale grey will compose the feature vanity wall. The bathrooms are appointed with custom oval sinks, brushed gold finish tapware and elegant curved edge mirrored cabinets.
