<p>New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.</p>

<p>It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.</p>

<p>With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.</p>

<p>The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.</p>

The apartment price gap drawing Sydney buyers west

<p>A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.</p>

<p>The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.</p>

<p>The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.</p>

<p>The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.</p>

<p>Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.</p>

<p>"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.</p>

<p>"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."</p>

<p>Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.</p>

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

<p data-end="315" data-start="85">The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.</p>

<p data-end="499" data-start="317">The project, to be known as <strong data-end="376" data-start="345">Capella Residences Brisbane</strong>, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.</p>

<p data-end="899" data-start="501">The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.</p>

<p data-end="1154" data-start="901">The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.</p>

<p data-end="1387" data-start="1156">The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.</p>

<p data-end="1823" data-start="1613">Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.</p>

<p data-end="2042" data-start="1825">The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.</p>

<p data-end="2177" data-start="2044">The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.</p>

<p data-end="2420" data-start="2179">The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.</p>

<p data-end="2724" data-start="2422">"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.</p>

<p data-end="2858" data-start="2726">"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."</p>

<p data-end="3130" data-start="2860">Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.</p>

<p data-end="3415" data-start="3132">"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.</p>

<p>Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.</p>

<p>The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.</p>

<p>The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.</p>

<p>"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.</p>

<p>"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."</p>

<p>Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.</p>

<p>"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.</p>

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

<p>Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a></p>

<p>The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.</p>

<p>The Perth median house price fell slightly in the June 2020 quarter, according to the latest Herron Todd White (HTW) residential report. </p>
<p>The valuation firm presented an 'investor playbook' of real estate performance within each service area this month. </p>
<p><span>The Western Australian government has maintained that strong border restrictions will continue as long as required, amid news that phase five of the state’s easing of COVID-19 restrictions has been delayed until 1 August. </span></p>
<p><span>The state’s Police Commissioner has also suggested stopping all planes from Victoria from entering the state in order to reduce the risk of new cases. </span></p>
<p><span>On 19 July, the Western Derby was due to host a sell-out crowd of 60,000 at Optus Stadium, however as phase 5 was postponed, there was a limit of 30,000 in attendance as a precaution.</span></p>
<p><span> As of 13 July, the state had 22 active cases, all of which were in hotel quarantine. Western Australia also had 604 people out of the total 635 confirmed cases fully recover from the virus.</span></p>
<p><span>The Real Estate Institute of Western Australia (REIWA) confirmed that June recorded the highest amount of sales recorded in a month in Perth<br>since 2015, with transactions increasing 55.1 per cent compared to May and also 45 per cent higher compared to June 2019. </span></p>
<p><span>This was supported mainly by the 289 per cent increase in land sales for the month with 1471 sales recorded, as competition for land increased in line with government incentives. </span></p>
<p><span>Over the first week of July, sales activity within Perth increased by 35 per cent from the previous week, with a reported 1318 transactions recorded during that period. These figures are vastly different to figures recorded at the end of March, which recorded just 426 transactions, the report noted. </span></p>
<p><span>The Perth median house price fell slightly in the June 2020 quarter to $475,000, compared to </span>the $479,000 price recorded over the March quarter.</p>
<p>The Perth median house price for the June 2019 quarter was $489,000. There were 10,407 properties listed for sale at the end of the first week of July, which was a 17 per cent decrease from listed stock at the end of March and a 29 per cent fall in listed stock from the same period last year.</p>

<p><span>REIWA reported that there were currently 3963 properties available for rent at the end of the first week of July, which was a 27 per cent decrease from the end of March and 47 per cent decline from the same period in July last year. </span></p>
<p><span>"Perth’s median rental price for June was listed at $350 per week which was a seven per cent decrease from the March 2020 quarter and a three per cent fall from the same time last year, which indicates that rents within the state have remained stable throughout the COVID-19 pandemic with declining vacancy rates and the ban on increasing rents for established properties still being active," the valuation firm said. </span></p>
<p><span>The vacancy rate in Greater Perth has fallen to a mere 2.2 per cent with REIWA President Damian Collins expecting further decreases due to plummeting rental listings. </span></p>
<p><span>The vacancy rate has been in steady decline since early in 2017 when it peaked at just above seven per cent. Western Australia hasn’t seen vacancy rates sub-two per cent since the end of the mining boom in 2012 and 2013, the report noted. </span></p>

<p><span>"In general, residential investment around Perth has been minimal over the past year, with specific property types and locations seeing small bursts of activity, however this doesn’t mean that investment isn’t viable," the valuation firm said. </span></p>
<p><span>In fact, there are plenty of opportunities for a variety of reasons. An example of this is older units in sought after locations. </span></p>
<p><span>Suburbs such as Maylands and Wembley can offer good yields for the entry-level investor.</span></p>
<p><span>Maylands is situated four kilometres north-east of the Perth CBD. REIWA reports the unit median at $290,000 for the March 2020 quarter, falling eight per cent since the year previous. </span></p>
<p><span>The capital growth prospects aren’t great for most 1960’s to 1980’s apartments and flats, however for entry- level product in the low $100,000s, yields can be impressive.</span></p>

<p><span>The Coronavirus pandemic has unsettled many potential investors and consumer sentiment has fallen off a cliff, decreasing from 93.7 points to 87.9 points in the Westpac-Melbourne Institute Index of Consumer Sentiment between June and July.</span></p>
<p><span>"This being said, the difference from state to state could be fairly dramatic and with Western Australia’s current climate of affordability, it is still an attractive time to buy if you can find the right property at the right price," the valuation firm said. </span></p>

<p><span>A property at Songlark Court, Baldivis sold for $425,000 in 2016 and was recently listed for rent at $370 per week showing a notional yield of 4.5 per cent, however values in Baldivis have fallen an average of 16 per cent since the last sale and with oversupply still prevalent and building incentives rampant, there isn’t much opportunity for capital gains.</span></p>

<p><span>Areas such as Kalgoorlie- Boulder, Port Hedland and Karratha can see yields anywhere between five and 15 per cent and beyond.</span></p>
<p><span>"Our valuers are reporting that the Kalgoorlie market has been strong throughout 2020. Stock levels are the lowest they have been in a long time and there is plenty of demand. </span></p>
<p><span>"This hasn’t yet resulted in price increases or any influx of investors, however vacancy rates are on par with or even lower than in Perth and this rental demand could be enticing to bring investors back to the market," the valuation firm said. </span></p>
<p><span> The majority of sales that our valuers are seeing have been well-presented, green-title dwellings for owner-occupiers.</span></p>

<p><span>The price was reduced multiple times however the campaign was abandoned in January 2017 after 859 days on market.</span></p>
<p><span> It was then relisted in July 2017 and took another 435 days to finally sell. </span></p>

<p><span>The median house price in Karratha increased five per cent over the March 2020 quarter to $420,000, increasing 23.5 per cent since 2019. </span></p>
<p><span>The unit median has skyrocketed by 46.2 per cent over the past year, settling at $193,750 for the March quarter. </span></p>
<p><span>The median dwelling rent decreased slightly over the March quarter to $550, however it has grown by 29.4 per cent year-on-year.</span></p>

<p><span>"Travelling to the southern side of Western Australia, the South-West region has been inundated with short-stay accommodation demand as border restrictions have prevented any interstate or overseas travel," the valuation firm said. </span></p>
<p><span>This has been bolstered by the recent school holidays as flocks of residents from Perth and wider parts of the state head south for a holiday. </span></p>
<p><span>This has played into the investor market as there has been a lot of building activity within the Margaret River region from principal homeowners constructing a studio or ancillary accommodation to rent on an AirBnB basis.</span></p>
<p><span> Homeowners have </span>been investing in their principal residence and the renovation stimulus is helping that.</p>
<p><span>"Overall though, there hasn’t been an overabundance of investors in the South-West recently. </span>The tightening of credit surrounding investors did slow down that segment of the market in the lead up to COVID-19 and there has been no real change in the purchaser profile since the pandemic hit.</p>
<p><span>"There doesn’t seem to be a fear of the second wave at the moment as market activity remains strong amongst owner-occupiers. Hopefully our Coronavirus statistics remain low, as we have seen it can all change in a matter of days." </span></p>

Perth rental market remains stable: HTW residential

<p>The report notes these suburbs offer plenty of choices for those looking to buy as there are many newer estates in these areas.</p>
<p>A brand- new house and land package can range from $500,000 to $650,000.</p>
<p>Latest figures show that the median house prices for Officer, Clyde and Berwick are $557,000, $566,500 and $687,000 and depending on the size, location and specifications, can generate rental yields of 4.5 per cent, 3.71 per cent and 3.1 per cent respectively.</p>
<p>A four bedroom house in Berwick has recently been sold for $640,000.</p>
<p>Positioned on a 618sqm block, the family home at <a href="https://www.realestate.com.au/sold/property-house-vic-berwick-133901110" target="_blank">21 Shaftsbury Avenue</a> (pictured below) features two living areas, two bathrooms, and large pergola area. </p>

<p>"In more established areas such as Cheltenham, Oakleigh and Mentone, housing prices start from $960,000 for houses and $600,000 for units," the valuation firm said. </p>
<p>These areas in the south-east generally yield high sales and rental prices as they are among the most sought after suburbs to live in as they are generally close to public transport, major shopping centres and the CBD.</p>

<p>The valuation firm took a look at how a budget of $700,000 could be invested in property markets across the nation. </p>

<p><span>"From a property standpoint, median price levels have remained steady over the past few months while stock levels are down dramatically," the valuation firm said. </span></p>
<p><span>The reduction in stock levels is mainly due to potential vendors holding off listing until full confidence returns </span>to the market.</p>
<p>Agents advise that appraisal numbers are high but are not yet flowing through to listings.</p>
<p>"The reduction in listings has meant that there are fewer properties for potential purchasers to choose from which we believe is one reason prices have held steady over this period. We anticipate that listing numbers will grow over the next few months as confidence returns and more investors re-enter the market.</p>
<p>"Some investors have been staying out of the market due to a lack of confidence and owner- occupiers are the mainstay at the moment, but with current interest rates so attractive, we believe investors will return as confidence returns," the valuation firm said. </p>

<p><span>"On the rental side we have seen a dramatic reduction in listings over the past few weeks as restrictions relax and interstate travel returns and many investors return their properties to short term accommodation stock, rather than retain them as longer term rentals," the valuation firm said. </span></p>
<p><span>This will see vacancy rates returning to more normal long term levels after steep increases during the lockdown period as the reverse was happening, the report noted. </span></p>
<p><span>"We believe that the market along the Mid North Coast should recover well after this COVID-19 induced slow down and perform well in the back half of this year as more city dwellers see the appeal of our beautiful slice of paradise." </span></p>
<p><span>A four bedroom house in Port Macquarie has recently been sold for $625,000.</span></p>

<p><span>The valuation firm took a look at how a budget of $700,000 could be invested in property markets across the nation. </span></p>
<p><span> The report notes the initially stalled figures, including sales rates and rentals, we saw at the beginning of the pandemic now appear to be slightly increasing across the Valley.</span></p>
<p><span> Still somewhat driven by infrastructure improvements such as the new Pacific Highway, jail and other associated works, the Valley continues to have high demand for </span>rentals and stock coming on to the market around or below median sale prices.</p>
<p>"Although the Valley is still a long way off its pre-pandemic state and potentially all the effects have not yet been felt, and with prices remaining relatively low compared to nearby centres, there remains a widespread sense of stability and confidence," the valuation firm said. </p>

<p><span>There are numerous rural vacant allotments for sale where one could buy land and establish a dwelling, or there are standard allotments where duplex construction is permissible.</span></p>
<p><span>"With some uncertainty around the immediate future, a $700,000 budget presents an array of options with most looking as secure as they did pre-pandemic over the medium to long term."</span></p>

What $700,000 can buy in Clarence Valley: HTW residential

<p>Little has changed from 12 months ago in terms of what one can score with a lazy $700,000, however the mixture of product may have varied slightly, particularly in the more regional areas of the Richmond Valley and Kyogle Council areas, according to the latest Herron Todd White (HTW) residential report. </p>
<p>The valuation firm took a look at how a budget of $700,000 could be invested in property markets across the nation.</p>

<p><span>For example, consider the following:</span></p>
<p><span>◗ </span><span>Ten $70,000 (or less) steep timber vacant 40 hectare bush blocks in the rural localities of Drake or Tabulam; or</span></p>
<p><span>◗ </span><span>Five $125,000 to $135,000 standard vacant residential blocks in Casino or Kyogle. These would be relatively flat but may be slightly more than $125,000 individually, so a package deal of say five at the nice round figure of $130,000 each would be hard for a vendor to pass up in the current subdued market thanks to COVID-19.</span></p>
<p><span>◗ </span><span>Alternatively, secure a near new, four-bedroom, two- bathroom dwelling with a double garage for around $450,000 to $500,000 and throw in an original two-bedroom,one-bathroom brick unit with carport for circa $150,000 to $200,000.</span></p>
<p><span>"There are not too many residential properties within Casino or Kyogle township that would use up the whole $700,000 in one transaction, however those that do are typically found in the nearby rural residential estates and usually deliver the full quota of features including air-conditioning, good quality appointments, pool, established landscaping or a full renovation," the valuation firm said. </span></p>
<p><span>These rural residential properties are generally in close proximity to the town centres of Casino, Kyogle and Lismore City. Typically, such properties would comprise lots ranging in size from 4000 square metres to five hectares.</span></p>

<p>A Kyogle house nestled below the Border Ranges National Park has recently been sold for $465,000.</p>

<p><span>Good quality level vacant residential lots are around the $250,000 to $285,000 mark in the new, developing residential estates... so buy two and possibly use the balance as a deposit for a house to be built on each of the lots, or maybe use the balance to purchase one of the steeper vacant blocks for around $125,000 to $135,000 (just keep in mind that your building costs will be significantly higher!), the report noted. </span></p>
<p><span>It is still possible to find two residential house properties for around $350,000 each, however they are likely to be located in a flood prone area, need some cosmetic attention or front a busy road.</span></p>
<p><span>There are a number of two-bedroom, one- bathroom, brick and tile residential units with single carports available within reasonable proximity to shopping and educational facilities in Lismore City which have an expected price range of $185,000 to $225,000 and attract a rent of around $250 to $275 per week.</span></p>

<p><span>Both these areas and properties offer a good opportunity to purchase a relatively good sized property at the entry level price for the suburb.</span></p>
<p><span>The report notes either an original three-bedroom or a renovated two-bedroom duplex or townhouse unit is achievable within the price bracket and can provide good investment returns.</span></p>
<p><span>The buyer profile for this area is generally couples purchasing their first investment or first property for renovation. </span></p>
<p><span>The rental returns in the current market have significantly dropped from talking to local property managers but they are all confident there will be a rebound in the next six months.</span></p>
<p><span>"If you were looking to purchase multiple properties or achieve a good return, any purchase close to Bond University will ensure strong rental returns and if you have $700,000 to spend, there are opportunities to purchase two one-bedroom units around Varsity for about $300,000 each with rental returns of between $375 and 450 per week," the valuation firm said. </span></p>

<p><span>It is situated within walking distance of beaches, local shops, schools and public transport. </span></p>

<p><span>House prices remain firm, however some properties are staying on the market a little longer, although still transacting within a three-month period, with some properties as short as a few days.</span></p>
<p><span>"The rental market has been negatively impacted with heavy discounts being provided for new </span>leases or pauses on current leases.</p>
<p>"This may see a downturn in future sale prices but this hasn’t been realised yet in sale prices currently being achieved," the valuation firm said. </p>

<p><span>The report notes confidence across the purchaser landscape remains solid; whether this remains the case in three months’ time is open for discussion.</span></p>
<p><span>"Demand in this price sector was considered to be on a slight upward trend pre-COVID-19 and we predict that trend to continue moving forward should the COVID-19 recovery come quickly and completely," the valuation firm said. </span></p>
<p><span>Premier central Warrnambool properties, particularly those with heritage stylings and some level of updated interior, are very much excluded from the $700,000 price range. </span></p>
<p><span>The buy-in for entry level property in this location starts at $750,000, the report noted. </span></p>
<p><span>"A great example of what you get at the premier entry level is 9 Victoria Street, Warrnambool, VIC, 3280 (pictured below)," the valuation firm said. </span></p>

<p><span>Typically, up to $700,000 will allow you to purchase a character dwelling in a sought-after central location.</span></p>

<p><span>The report notes within the local market, $700,000 is still considered a higher value range property, however as the local market has increased steadily over recent times, this amount has started to become more common. </span></p>
<p><span>"$700,000 will purchase a large home located in an inner-city location in Mildura, or an above average standard dwelling in a modern subdivision on an allotment of up to 1,000 square metres. </span></p>
