<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Gardner Vaughan Group breaks ground on first Gold Coast development, Bronze on Chevron

The southern Gold Coast and Tweed Coast localities held up quite well in the easing or falling market, according to the latest Herron Todd White (HTW) residential report. 
As with the central Gold Coast, there is a lack of urgency from buyers and properties must be competitively priced in the current market.
Selling agents are reporting that there are a number of unrealistic vendors and that they are considering not taking on listings for these properties.
"Properties located close to the coastline and priced under $1.5 million have been less impacted by the current easing market along with duplex units and townhouse and villa units with low body corporate fees," the valuation firm said. 
"Properties priced above $1.5 million generated significantly less activity with agents who reported decreased interest and less sales compared to 12 months ago." 
A current offering is an architect designed multilevel house at Currumbin priced at $2.5 million. 
Occupying a 624 square metre block, the house at<a href="https://www.realestate.com.au/property-house-qld-currumbin-129155578" target="_blank"> 15 James Street </a>(pictured below) comes with four bedrooms, three separate living and entertaining zones, Caesarstone kitchen and engineered swimming pool.

Located within five minutes walk to Bond University, the fully furnished apartment at<a href="https://www.realestate.com.au/sold/property-apartment-qld-varsity+lakes-129679010" target="_blank"> 78/228 Varsity Parade</a> comes with large bedroom, separate living area, private balcony and full kitchen with bench tops. 
Comparable sales in the previous six months generally ranged between $260,000 and $280,000 and the selling agent advised that there was very limited enquiry.

Southern Gold Coast and Tweed Coast unit values in decline: HTW residential

Buyers in Mildura are still active, with recent sales showing some value growth continuing throughout the first half of 2019, according to the latest Herron Todd White (HTW) report. 
A search of RPData records indicates the number of sales of houses in the Mildura postcode is running at around 50 to 55 per month, a slight reduction on the average 65 per month during the first part of 2018.
"Values still appear to be increasing slightly - we think at somewhere around 3% to 4% per annum - and selling periods are generally less than 45 days," the valuation firm said. 
Demand remains strongest for modern homes, with buyers showing a preference for homes that are less than 20 years old, although there are still a good number of sales of older homes occurring.
The report notes that finding evidence of recent re-sales is always a challenge, however one example is <a href="https://www.realestate.com.au/sold/property-house-vic-mildura-131000274" target="_blank">6 Felix Court</a> (pictured above), which has just sold for $351,500, after previously selling in late 2017 for $305,500.
It comes with three bedrooms, separate lounge, central family home and meals area, and kitchen overlooking the yard. 
Presentation was slightly better this time around, however the improvements were largely unchanged.
There is also some evidence suggesting re-sales of houses in the $450,000 to $550,000 bracket have recorded lower growth rates over the past six months, suggesting that while buyers are still active, the market is evenly balanced at this level.
The HTW report suggests there have been noticeably fewer sales of prestige homes during 2019.
"It is not yet clear whether this is due to fewer properties in the $800,000 to $1.5 million bracket being put to the market, or whether buyers are being more cautious at this upper end of the market. Probably both factors are at work," the valuation firm said.

Mildura market sees continuing value growth: HTW residential

Sutherland and Sydney inner south-west regions continued to witness median house prices declines, according to the latest Herron Todd White (HTW) residential report.  
According to Corelogic, Sydney has six of the 10 sub-regions which have shown the largest decline in dwelling values in the year to April.
Two of those are in Sydney’s south with the Sutherland and inner south-west (St George and Bankstown) areas showing 12.2% and 14.9% decline in dwelling values in the 12 months to April.
The Bass Hill/Georges Hall (-19.4%), Panania/ Milperra/Picnic Point (-18.9%) and Revesby (-18.5%) regions appear to have experienced the biggest declines during this period, according to CoreLogic data.
These suburbs continued to experience declines in their median house prices during the first quarter of 2019 of between 1.2% (Picnic Point) and 5.6% (Revesby), with only Milperra bucking the trend with a slight 0.5% increase in its median house price (source: realestate.com.au).

In the Sutherland Shire, Miranda/Yowie Bay has been listed as one of the poorer performing regions in Sydney with a median drop of 17.8% in the 12 months to April.
"Miranda has had a recent increase of units flooding the market with a few large unit developments reaching completion this quarter," the HTW report noted. 
Real estate agents have noted that this has also affected the rental market with a larger number of units all available for rent at the same time.

A new two bedroom apartment situated in the heart of Miranda has been listed for lease from $550 per week. 
The apartment at 10 Pinnacle Street (pictured above) comes with open plan living, two oversized bedrooms, gourmet kitchen and private balconies with district views.
Other features include ducted air conditioning, oversized bathrooms, and single allocated car spaces plus storage cafe.  
"Not all suburbs and property types are seeing a decline however," the HTW report said. 
"The Cronulla housing market has remained stable for the March quarter at $2.25 million."

Sutherland housing values decline sharply: HTW residential

New house and land packages on suburban lots in developing estates around Beaudesert have been dominated by investors in recent years, according to the latest Herron Todd White (HTW) report. 
The report notes that this sector of the market on the Scenic Rim has slowed in contrast to the owner-occupier market.
Resales of houses in these estates are lower than the cost of the new house and land package indicating a price difference between new and second hand in these localities and a difference between what investors and owner-occupiers are prepared to pay for the same product.
"In contrast, locations in the Scenic Rim and Gold Coast hinterland that are dominated by owner-occupiers are proving very resilient in the face of negative media reports about the property market," the valuation firm said. 
A recent sale in Beaudesert is a four bedroom house located within the Kerry Hill Estate.
It was sold for $580,000. 
Built in 2012, the house at<a href="https://www.realestate.com.au/sold/property-house-qld-beaudesert-130081698" target="_blank"> 70 Panorama Drive</a> (pictured below) features open plan kitchen/living/dining with adjoining games room, four bedrooms, office or fifth bedroom and covered entertaining area. 
The home was sold at $197,000 in 2012 and $184 in 2008.

"Overall, buyers, sellers and agents appear to be keeping a cool head and while now is not the time to panic, it would be prudent to fully research the market in these localities prior to committing to a property," the report said. 
"Unlike the heated market of previous years, there are no time pressures about making a decision to buy, no fear of missing out eating away at people’s thoughts, so as we move toward a buyer’s market, purchasers are able to take the time to thoroughly inspect properties, do the research and shop around."

Gold Coast hinterland and Scenic Rim owner-occupier market proves resilient: HTW residential

Launceston is continuing to record positive price movement, albeit at a more subdued rate than 2018, according to a recent Herron Todd White (HTW) residential report. 
"We would suggest it is unlikely double-digit growth will be recorded this year, however it may not be far under," the valuation firm said. 
A townhouse situated in the heart of Launceston City recently sold for $700,000 (pictured above).
As an exceptional example of early Launceston architecture, the circa 1840s townhouse at <a href="https://www.realestate.com.au/sold/property-townhouse-tas-launceston-130604134" target="_blank">110 Cameron Street </a>comes with two living rooms, four bedrooms upstairs and north facing paved courtyard.
It was last sold at $455,000 in 2005.
"Interestingly, the activities of a Queensland based buying advocate firm acquiring residential property on behalf of SMSFs have resulted in a number of rentals being available," the report said.
"The vacancy rate has lifted a few points as a result and we are seeing a stabilisation of rental growth."

Launceston sees positive price movement: HTW residential

Prices have declined for both the inner and outer north of Melbourne, according to the latest Herron Todd White (HTW) residential report. 
"In our February edition of the Month in Review, we stated that inner northern suburbs would be the hardest hit with declining property prices whereas the outer north would plateau," the valuation firm said. 
Economists agreed, stating that property prices for the north- east and north-west were set to decline (as shown below).

The report notes that the outer northern suburbs of Craigieburn, Mickleham and Kalkallo reached their peak property prices in early to mid-2018 and have slowly been declining ever since.
Craigieburn’s urban sprawl previously known as providing a good return on investment for off the plan purchase of land is now being reversed.
A 448 square metre block of land back in early 2018 would be sold for $400,000 however now in mid- 2019 the same product would sell for $340,000 to $350,000.
"Purchasing this land off the plan in 2016 and selling in 2018 would provide a solid $70,000 to $100,000 capital gain, whereas purchasing more recently in late 2017 to early 2018, the land would be lucky to break even and is expected to sell at a loss," the report said. 
"The oversupply of land releases alongside the lack of land purchases due to tightened lending criteria has been the main charge behind the drop in land value."
Melbourne’s inner northern suburbs, for example Carlton, Collingwood, Brunswick and Northcote, have also been hit hard by declining property prices.
An example was a three bedroom house located in the heart of Brunswick which has recently been sold for $920,000.
Situated<a href="https://www.realestate.com.au/sold/property-house-vic-brunswick-129727078" target="_blank"> 5 Hanover Street</a> (pictured below), it comprises three bedrooms, kitchen, separate lounge area, and large pergola area. 
It was sold at $985,000 in 2016.

Median prices have fallen $30,000 to $50,000 for these suburbs since the start of 2019 and are projected to decline further according to REIV. 
Properties holding their prices are A grade, sizeable family oriented homes that have a prime position, superior floor plans and are in prime or renovated condition.
Secondary properties that do not have these qualities are struggling to sell and are seeing extended time on the market compared to 2018.
"There is an evident stock decrease for these suburbs which is contributing to the price decline," the valuation firm said. 
In the week of 23 March 2019, there were 674 auctions listed compared to 1,783 for the same week in 2018, according to Digital Finance Analytics data.
With stock levels being low and bank lending criteria tightened, home owners are choosing to stay in their current dwellings and choosing to renovate rather than risk attempting to upgrade to a superior property for which they may not get their finance approved by the bank.
According to the HTW report, Pascoe Vale has had the most surprising turn since the start of 2019.
"For a market that has been developer driven for the past two years, it now has completely reversed," it said. 
"Multiple permits granted for three-to-six townhouse developments are unable to proceed as developers struggle for finance."
A prime example is<a href="https://www.realestate.com.au/property-house-vic-pascoe+vale-129695610" target="_blank"> 40 Austin Crescent, Pascoe Vale</a> (pictured below). 
Comprising a four-townhouse development with approved permits, it has been on the market for 203 days with little interest due to the inherent risk of finance availability.

Northern Melbourne property prices remain in decline: HTW residential

There is a declining residential market in Illawarra, according to the latest Herron Todd (HTW) residential report. 
The report notes that residential sales activity in Illawarra is below where it was during the peaking 2013 to 2017 years, but has not ground to a complete halt.
Transactions are still happening, especially where vendor pricing is realistic in the current market.
"Selling periods of three to six weeks are still common when the property is priced correctly, but there are many cases of long listings or multiple agents being used when vendor’s hold onto a belief their property can still command a peak price," the valuation firm said. 
Corelogic has reported that over the three months to April 2019, 75.6% of properties across the country sold for less than their original list price and this phenomenon of discounting is clearly evident in the Illawarra.
A property at <a href="https://www.realestate.com.au/sold/property-house-nsw-thirroul-130350018" target="_blank">73 Armagh Parade, Thirroul </a>(pictured below) has recently sold for $755,000 after initially being listed for $880,000 to $930,000.
It comprises three bedrooms, lounge, combined dining and kitchen, balcony and large double garage.

Set on a 472 square metre block, the single level home comes with four bedrooms, open plan living and dining space, alfresco area, central kitchen and double garage.

"A big surprise for 2019 is that rents have remained relatively stable," the valuation firm said.
"With recent huge supply of new housing in growth corridors and units in the Wollongong CBD it was expected that rental demand and subsequently prices could drop.
"This doesn’t appear to be the case with property managers reporting decent demand for stock and overall rent prices holding."
A two bedroom unit located near the heart of Wollongong has been listed for lease with a price of $460 per week. 
Situated within a full security building, the unit at 54/313 Crown Street (pictured below) comes with two bedrooms, combined lounge and living room, large balcony and modern kitchen.

According to the report, while this is not great news for tenants hoping for some rent relief, it is encouraging to investors.
A decline in selling prices means investors are able to get higher returns than were available at the peak period.
Gross yields as low as 4.25% were being experienced for investment properties at the back end of 2017.
A block of five two-bedroom units in West Wollongong sold for $1.1 million recently which shows a gross passing return to the investor of 6.15% with scope for increases in the future.
"With interest rates still low and rents stable these returns are slowly drawing some investors back to the market," the valuation firm said.

Illawarra rentals remain stable as sales activity slows: HTW residential

The NSW Central Coast's transition to a slower market has gone well, according to the latest Herron Todd White (HTW) residential report. 
The report suggests that as with any region with a diverse property range, some suburbs have felt the pressure of price adjustment more than others.
The data coming through is suggesting that the suburbs at the southern end of the region have seen price falls more than others.
This includes the suburbs of Umina Beach and Woy Woy where values seem to have fallen by around 10 to 15%.
This however, is on the back end of higher than average value increases compared to most other parts of the region.
A current listing in Umina Beach is a three bedroom townhouse priced at $775,000.
The townhouse at<a href="https://www.realestate.com.au/property-townhouse-nsw-umina+beach-131203026" target="_blank"> 4/188 West Street</a> (pictured below) features three bedrooms, lounge and dining area, home office area, galley-style kitchen and low maintenance landscaped gardens. 
It's within walking distance to Woolworths Shopping Centre, ALDI Supermarket, Coles Supermarket, and the McDonalds.

"As we near the half way point of 2019, units within the Gosford CBD are also the subject of conversation" the valuation firm said. 
"We are hearing (and seeing) a loss in confidence in this market and as settlements on new developments are being called, the evidence suggests a close eye and extra caution needs to be observed by buyers before committing.
"We are stopping short (just) of saying we are in an oversupply situation right now as we believe that the plans for the expansion of both the public and private hospitals in Gosford will ease this situation,"
A three bedroom apartment positioned on the fringe of the Gosford CBD has recently been sold at a reduced priced of $425,000.
Set in a secure complex, the apartment at<a href="https://www.realestate.com.au/sold/property-apartment-nsw-gosford-130415598" target="_blank"> 354/80 John Whiteway Drive</a> (pictured below) comprises three bedrooms, open plan living area, well-appointed kitchen and two car spaces. 
It is close to train station, shopping centres, schools and Gosford waterfront.

Towards the northern end of the region, the market has definitely slowed with some price corrections noted in newer and older suburbs.
According to the HTW report, this hasn’t been much of a drop in values overall, but the evidence suggests that it is happening.
The northern end of the region is generally more price dependent with a higher reliance on continuity of employment and stablisation of home owners.
Vendor expectations have been a little slower to adapt to the changing market with real estate agents indicating that more time is being spent on the current values.
"This is then affecting those buyers out there and the meeting of minds," the valuation firm said.
"Buyers and their ability to deal are further impacted by changes in lending policies which in a nutshell is making borrowing harder.
"But that said, the property market appears to have swung in favour of buyers with more choices available.
"We are certainly in for an interesting second half of 2019 and if the signs are being read correctly, then we should expect the market to slow further.
"These signs include a higher level of valuation assessments being queried by lenders and mortgage brokers, slightly higher levels of owners opting for renovations and extensions rather than selling and real estate agents having to work harder to get their deals across the line.
"The property market work cycle is in the correction phase after solid increases in property prices throughout the past few years.
"The higher end of the market range seems to be tracking reasonably well at this stage and we are seeing little change to volumes of transactions and values seem to be less affected."

Southern Central Coast suburbs prices falling: HTW residential

Geelong has seen some significant growth over recent years, according to the latest Herron Todd White (HTW) residential report. 
"Looking back over our future predictions for 2019, it’s fair to say that Geelong’s property market has followed our initial thoughts in comparison to 2017 and 2018," the valuation firm said. 
"Although the growth cycle in most parts has come to an end, we are still not anticipating a significant decline in property prices compared to that seen in Melbourne and Sydney."
The report notes that properties it initially thought would be snapped up by investors are taking longer to sell, often with vendors having to meet market expectations.
The resulting effect is that days on market are now increasing with greater stock available.
"It is not all doom and gloom, however, with a good number of sales occurring throughout the region," the report noted.
Latest CoreLogic data reveals that Geelong had recorded the highest regional clearance rates with 45.5% of properties sold at auction, despite declining auction volumes.
Properties that represented good value for money either through affordability, location or recent renovation works and presented in prime condition appear to be selling above vendor expectations with multiple bidders.
According to the HTW report, one of the key surprises so far for 2019 has been at the top end of the market.
A number of high-end properties have been transacting throughout the Geelong region, both on and off the market.
"Initially, we predicted that this price point would stabilise and become stagnant due to tightening lending conditions as well as the cooler months slowing buyer enquiry, especially along the Surf Coast," HTW said. 
"However it appears that the top end is resilient and buyers are purchasing with confidence.
"Selling agents are reporting strong interest in properties north of one million dollars."
Examples of these include <a href="https://www.realestate.com.au/sold/property-house-vic-ocean+grove-129591562" target="_blank">91 Orton Street, Ocean Grove</a> (pictured below) –which sold in March 2019 for $6,3 million, according to RPData.
Positioned on a elevated double block, the four level house comes with six bedrooms,  open plan living, gourmet kitchen, rumpus rooms, cinema room, gym, and 20 metre pool plus waterslide. 
Other highlights include double glazing throughout, views to Cape Schanck and Geelong and solar panels.

Geelong recorded the highest regional clearance rates: HTW residential

The Coffs Coast saw a subdued start to 2019 with buyer negativity creeping into the market, according to the latest Herron Todd White (HTW) residential report. 
The report suggests that this negativity is a result of a combination of factors including the fallout from the Royal Commission into banking practices and the impact this has had on lending policies and available finance.
There has also been reduced interest from capital city markets, increased APRA lending restrictions for broader investment loans and continuing media reports of declining market conditions in the capital cities.
"The recent state and federal elections which have seen extensive campaigning with regard to property affordability (first home buyers), potential changes to negative gearing and superannuation tax laws, have all combined to put a very negative or uncertain picture in a potential buyer’s mind," HTW said. 
"Notwithstanding this, the local market remains generally firm although sale volumes and general activity has softened, " the valuation firm said. 
Current anecdotal evidence indicates that although most good quality property types are holding value, there is noticeable buyer resistance for property that is either overpriced, lacking in key features or in a secondary location.
There is still reasonable demand and some continuing increases in value being experienced for entry-level residential product or blue chip areas where supply is low and demand high.
The report notes that the rural residential market is continuing to remain strong with a noticeable increase in activity with short selling periods.
The market most affected by the general softening is the prestige sector ($1 million plus) which is predominantly driven by out of town purchasers.
"There are no real surprises in the market to report so far in 2019," the valuation firm commented.
