<p data-end="184" data-start="92">Growing national developer Time &amp; Place has announced its fifth new apartment development.</p>

<p data-end="408" data-start="186">With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.</p>

<p data-end="553" data-start="410">The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.</p>

<p data-end="762" data-start="555">Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.</p>

<p data-end="918" data-start="764">Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.</p>

<p data-end="1241" data-start="920">fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.</p>

<p data-end="1519" data-start="1243">The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.</p>

<p data-end="1830" data-start="1521">fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”</p>

<p data-end="1898" data-start="1832">The new development will replace five existing two-storey homes.</p>

<p data-end="2218" data-start="1900">“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”</p>

<p data-end="2293" data-start="2220">Mosman has become increasingly popular with developers in recent years.</p>

<p data-end="2616" data-start="2295">Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.</p>

<p data-end="2729" data-start="2618">Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.</p>

<p data-end="2948" data-start="2731">Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.</p>

<p>Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.</p>

<p>They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.</p>

<strong><span style="text-decoration: underline;">Property markets divergent</span></strong><br><br><span>Meanwhile, what's been happening in property markets since 2007?</span><br><br><div>The Reserve Bank of Australia (RBA) released its latest <a href="https://www.rba.gov.au/chart-pack/index" target="_blank">Chart Packs</a> during the first week of August recording the latest housing prices.</div>

<div>As I expected, beyond the financial crisis the rising tide of household debt could no longer lift all boats, and so far capital growth has been strongest in the two largest capital cities, but considerably weaker elsewhere. </div>

<div>Drivers of markets going forward will include jobs growth, population growth, real wages growth and foreign capital, among a number of other factors. </div>
<div> </div>
<div><span>Predictably the Sydney property market has been the clear standout, with house prices in round numbers having appreciated by <span>~</span>$400,000 (from <span>~</span>$550,000 to <span>~</span>$950,000), or more than a <span>~</span>70 per cent increase. </span></div>

<div>The same is true of property markets, really. </div>

<div>Median house price growth across Australia has been fairly mixed in recent years, with Adelaide, Hobart, Perth and Brisbane recording almost no nominal price growth at all since their respective 2010 peaks.</div>

<div>That said, property investors can and do aim to beat median house price growth with quality asset selection.</div>

<div>I can think of at least a hundred ways in which it's possible to steal an edge on imperfect property markets, one of which is alluded to above - buying counter-cyclically. </div>

<div>Another way to manufacture growth is through renovation.</div>

<div>Over the long term a few other tactics might include buying property which is:</div>

<div>-located within a 15 minute commute of the centre a large and growing capital city;</div>

<div>-within a 5 minute walk to a hard rail link or hub;</div>
<div>-comprised of a high land value; and</div>
<div>-an asset type which is in exceptionally high demand but has scarcity value.</div>

Steal an edge on imperfect property markets: Pete Wargent

<p>The 7 Byron Street, Moonee Ponds offering, a coveted Poet’s Corner address attracted five bidders at its weekend auction.</p>
<p>The unrenovated Federation Queen Anne-style house was offered by Jellis Craig Kensington’s John Morello who secured $2.05 million.</p>
<p>He said <a href="https://www.realestate.com.au/property-house-vic-moonee+ponds-126503094" target="_blank">the four-bedroom home</a> fetched $270,000 more than its reserve.</p>
<p>He said the family that bought the house would likely need to spend another $350,000 to $650,000 renovating.</p>
<p><span>The house easily sailed past its quoted price guidance of $1.65 million to $1.75 million, announced on the market at $1.78 million.</span></p>
<p>“There’s a strong heritage overlay (in Poet’s Corner), so you’re not going to see development taking place,” he told The Herald Sun.</p>
<p><span>The property had been with the same family since the 1960s.</span></p>
<p><span>Saturday was only the second time it had been sold in 103 years.</span></p>

<p>Car dealer Phil McCarroll has spent $6 million in Palm Beach to buy the weekender of investment banker Paul Espie and his wife Roslyn.</p>
<p>Craboon, the 1920s stone cottage with Howard Tanner extension, was first listed in 2015 with $6.5 million plus hopes.</p>
<p>The weekender sits on the Pacific Road dress circle which triggered his naming his advisory company, Pacific Road Capital.</p>
<p>The Tanner designed family pavilion with three bedrooms is linked by a covered walkway to the renovated sandstone cottage that has a master suite and a study.</p>
<p>The Darling Point based couple are spending more time in the Hunter where they bought a grazing property in Dungog in 2012.</p>
<p>McCarroll owns at nearby Duffys Forest where he bought his acreage in 2009 for $5.1 million.</p>

<p>Children's entertainer Sam Moran, best known as the Yellow Wiggle, has listed his Rozelle home he shares with wife Lyn.</p>
<p>Moran paid $955,000 for the <a href="https://www.realestate.com.au/property-house-nsw-rozelle-126290238" target="_blank">1880s worker's cottage</a> in 2012, just after he was dumped by The Wiggles due to Greg Page returning.</p>
<p>Page retired from the role in 2006 due to ill health which resulted in Moran taking over the role the following year.</p>
<p>He had acted as his understudy and filled in for Page over 150 times for four years prior to taking the Yellow Wiggle skivvy on a permanent basis.</p>
<p>The freestanding cottage near O'Connor Reserve has seen a face lift during Sam and Lyn's ownership including a striking yellow door, more than a nod to his old employers.</p>
<p>The home has three bedrooms, one bathroom, two fireplaces and a large deck with district views.</p>
<p>Cobden &amp; Hayson agents Peter Cobden and Stephanie Lees are marketing the home for a September 23 auction.</p>
<p>Moran began performing with The Wiggles in 1998 having appeared in Haste to the Wedding and "Evie and the Birdman, both written by John Field, The Wiggles songwriter and brother of Blue Wiggle Anthony Field.</p>

<p>The album went to #1 in Australia on the iTunes Children's Music Charts.</p>
<p>He has recently wrapped up touring the show on the stage.</p>
<p>Moran will be hoping for a result similar to the current Yellow Wiggle Emma Watkins and her husband, Purple Wiggle Lachlan Gillespie.</p>
<p>They recently sold their 1896 converted English-style manor apartment in Wollstonecraft for $2.05 million, having paid $1,395,000 in 2014.</p>
