Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.

Over the weekend I spoke to crowds of people with their heads crammed full of media misinformation.
The number one point of discussion was the general perception that prices are falling across Australia, thanks to simplistic analysis and inaccurate headlines.
In reality, the latest monthly price report from CoreLogic (the source of most articles and headlines on prices) tells us that there are 14 major market jurisdictions across Australia (eight capital cities and six state regional areas) – and nine of the 14 have price levels higher than last year.
I see plenty of potential for buyers to find locations where prices are rising or are on the cusp of a growth phase.
How do you find them? Here are four markers that provides clues to future price growth …
1 The underlying local economy is rising
In 2011 when the government changed in New South Wales, the state ranked as one of the weakest economies in the nation, according to CommSec’s State of the States report.
But with proactive governance and increased spending on infrastructure, NSW rose steadily up the rankings to eventually become the nation’s strongest economy. Out of that came the Sydney property boom.
There was a similar story in Tasmania. Traditionally Tasmania has ranked as our weakest economy but, following a major change of state government in 2014, the state rose up the national rankings, eventually reaching its current position of No.4, ahead of Queensland, South Australia and Western Australia.
The marked improvement in the state economy gave rise to the growth in the Hobart property market, now the strongest among the capital cities for price growth.
The linkages between capital city property markets and the underlying state economy are undeniably strong.
So where does this marker point us for the next growth markets among the capital cities?
There are definite signs of improvement in the economies of Western Australia, South Australia and Queensland.
This, along with other indicators, suggests better growth in the property markets in Perth, Adelaide and Brisbane.
2 Demand has risen but prices haven’t moved much - yet
Three capital cities stand out for this reason: Perth, Canberra and Adelaide.
There has been significant uplift in sales activity in Perth, as the underlying state economy improves.
Canberra sales activity is rising steadily also, and Adelaide currently has one of the most active markets among the capital cities.
When demand rises, prices tend to follow. One major forecaster has tipped Canberra to lead on price growth in the next 2-3 years. I think the national capital will definitely be a contender, but so will Perth and Adelaide.
3 Rents have risen strongly, but prices haven’t moved much - yet
Before Sydney prices started to rise, we saw a couple of years of strong growth in residential rentals. Before house prices started to move in Hobart, it was noticeable that vacancies were extremely low and that rents were rising. Prices followed.
So where are those conditions most evident right now in capital city Australia? The clear answer is Canberra, where vacancies are below 1% and residential rents have risen strongly in the past year or so, according to SQM Research data.
We’re also observing significant improvement in the Perth rental market, with vacancies declining and leasing activity rising.
4 Prices overall haven’t moved much, but the Top End has had strong growth
Sydney’s growth cycle started at the Top End and rippled out over time. In Melbourne, the up-cycle began in the millionaire suburbs and gravitated from there to the middle ring and more recently to the outer ring suburbs.
This is a common pattern in property cycles. And right now there are three capital cities where the million-dollar suburbs have had double-digit price growth in the past year, but the market overall has not had big price growth.
Those three cities are Perth, Adelaide and Canberra.
Where do all these markers point us?
Put all those indicators together and they point to strong price growth in the near future in three capital cities:

<li class="li1">Canberra: the underlying economy ranks third in the nation, it has the highest average incomes and lowest unemployment, vacancies are low and the rental growth is the highest in the nation, sales activity (demand) is increasing and the Top End prices have risen strongly.</li>
<li class="li1">Adelaide: the state economy is improving and has big growth drivers in the system, vacancies are below average, demand is rising, yields are strong and Top End prices have risen at above-average rates.</li>
<li class="li1">Perth: the state economy is recovering, vacancies are falling, rental activity is rising, sales activity is steadily improving and Top End prices have recorded double-digit annual growth in many of the millionaire suburbs.</li>
</ul>
Brisbane will get on board if the signals of an improving state economy and the promise of big spending on infrastructure actually come to pass.

Four key markers for property investors of future price growth

Australia has some very strong property markets right now.
But if you rely on mainstream media for information, you’re unlikely to know about them.
Most of our media originates in Sydney and Melbourne and those two places are obsessed with themselves. Writers would rather tell us about the decline in the two biggest cities than the strongly-rising markets elsewhere.
They also commit the cardinal sin of generalising and treating Australia as a single market. So you’ll be seeing headlines like “Property prices fall across Australia” which means the national average, according to one heavily-featured source, is in the negative, dragged down by Sydney’s correction.
If we hear about anywhere other than Sydney and Melbourne, it will be confirmation that Hobart is the No.1 capital city market on speed of sale, price growth and low vacancies (but no longer the cheapest of the capital cities, Hobart having overtaken depressed Darwin).
But Hobart is not the strongest market in the nation. The locations competing for that title are all in regional Australia, that large place largely forgotten by economists, journalists and investors.
If you’re a property investor looking for the next growth possibility and you’re not considering the regions, then you’re missing opportunities to buy affordably in areas with strong yields and great potential for growth.
I would venture that, right now, the three strongest market jurisdictions in Australian real estate are:-

<li class="li1">Regional New South Wales</li>
<li class="li1">Regional Victoria</li>
<li class="li1">Regional Tasmania</li>
</ol>
The common denominator here is this: as the capital city markets in those states wind down, their regional markets are cranking up.
This is a regular pattern in real estate cycles. The growth cycle starts, often, in the inner-city areas of the capital cities, then ripples out through the middle ring to the outer ring over 3-4 years – and the growth eventually ripples beyond the capital city to regional areas nearby.
Regional markets are not totally reliant on their capital cities for growth – many are strong economies in their own right and will show growth regardless of what’s happening in the big city. 
But there’s no doubt that some of their momentum comes from events in the capital – and the closer they are geographically to the big city, the more likely it is that they will catch the growth wave.
Some regional markets close to Sydney and Melbourne got on their growth paths quite early and have already reached their peaks. That’s true of Geelong just outside Melbourne and also for Wollongong and the Central Coast near Sydney. Newcastle, arguably the strongest market in Australia right now, is also well advanced in its cycle.
But most of the regional markets are just getting started. So, if you’re an investor looking for growth possibilities at attractive prices, these places should be considered.
Regional NSW
Many Newcastle suburbs have grown their median house prices by more than 20 percent in the past year. Now that growth surge is rippling out to nearby areas, like the Lake Macquarie LGA and the towns of the Hunter Valley.
But growth markets are spread across regional NSW. Having recently analysed the latest batch of quarterly sales figures, I’ve found 38 local government areas in regional NSW with locations where sales activity is upwardly mobile.
They include major regional centres like Albury, Dubbo, Orange, Tamworth and Wagga Wagga (pictured top) - and also small towns unlikely to ever trouble the minds of city investors, like Cootamundra, Inverell, Kempsey and Tumut.
Regional Victoria
The rise of the Geelong market is widely know. It’s been the market leader in Victoria for the past 12-18 months, generally out-performing Melbourne. Some of the cheaper suburbs of Geelong have had growth above 20 percent in the past year.
But now Geelong has been overtaken by Ballarat, which is attracting lots of attention from Melbourne buyers and others. And, just lately, Bendigo has decided to challenge.
Ballarat and Bendigo each has its own character but some factors in common, such as strong economies, growing populations, major infrastructure spending, good links to the state capital and lots of affordable homes. They’re both worth a look.
The main towns in Cardinia Shire, namely Pakenham and Officer, have had exceptional growth recently. Pakenham’s median is up 20% and Officer has grown almost 30%.
Many other regional centres are rising, including Shepparton, Warragul and Bass Coast towns like Wonthaggi.
Regional Tasmania
Hobart’s market has been barrelling along for the past two years and more recently Launceston joined the party. But now smaller centres have sparked to life, notably up in the north of the state, including Devonport, Ulverstone, Burnie and Latrobe.
I’m not suggesting you should rush out and buy in these places – but to be aware of the trend.
It’s not true that “the property boom is over”, nor is it true that “Australian property prices are falling”. There are green shoots popping up in many different places – it’s just that many of them are in regional Australia, so you’re unlikely to hear much about them from mainstream media.

Property prices are expected to rise across multiple markets in 2021, according to ME’s head of home loans, Andrew Bartolo. 

He expects a resilient housing market that has weathered the economic pressures of COVID-19 together with lower interest rates will give homebuyers and investors’ confidence.  

According to a ME survey of 1,500 households conducted this month, 46 percent of owner occupiers expect the value of their dwelling to increase during 2021.

Only 5 percent anticipate a decline reflecting a substantial change from six-month prior when only 22 percent expected dwelling prices to rise and 25 percent expected them to decline.

Sentiment among those intending to buy or sell in the next 12 months will likely be "two-speed," he expects.

"Many will be looking to buy or sell as soon as possible, while others may delay their move until they feel more confident about their own personal finances and/or the economy.”

Buyer activity is expected to be up year on year due to so much of 2020 being affected by lockdowns and buyers and sellers waiting to see. 

“More investors will re-emerge in 2021 in search of income and capital growth.

"Record low interest rates will drive momentum across the market.

“Strong first home buyer activity will also continue, after a brief dip in property prices.

"Historically low interest rates, stamp duty exemptions, government grants and the absence of foreign investors will continue to propel first home buyers into action.”

He expects early 2021 is expected to be a bumper property season that will rival the traditional spring frenzy as buyers respond to a late surge in auction listings. 

“Topping the property trends in 2021 is the desire for ‘urban village’ living, related to the significant increase of professionals working from home," he noted.

“While there are still many challenges including unemployment, job insecurity and lower immigration, we’re seeing some positive signs: improved consumer confidence, stronger auction clearance rates, more transactions, and falling loan deferrals – generally considered proof of a healthier market."

National house values grew a further 0.7 per cent over March, however growth tailed off toward the end of the month due to the economic impact of COVID-19, CoreLogic found.
It was the lowest monthly gain since the market began to bounce back in July last year.
The housing market began to soften however towards the end of the month, with social distancing and a move to online auctions taking its toll on consumer confidence.
In a shock turnaround, CoreLogic's monthly Hedonic Home Value Index found Darwin to be the best performer over the month, with dwelling values jumping two per cent, although they remain -5.6 per cent down annually.
Only Hobart (-0.2 per cent) saw dwelling values decline over March.
Sydney confirmed its status as the nation's best performing real estate market with a +1.1 per cent rise in dwelling values, pulling away from Melbourne who saw a more modest +0.4 per cent.

The harbour capital has seen its dwelling values rise +3.9 per cent over the quarter and +13 per cent annually, followed by Melbourne's +2.9 per cent quarterly rise and +12 per cent annual growth.
Sydney's March value rise was spread evenly across houses and units, whereas Melbourne's houses (+0.7 per cent) outperformed units (+0.1 per cent).
CoreLogic head of research Tim Lawless said, “Although Australia’s housing markets have begun to enter a period of disruption, they are coming from strong foundations.”

He said that recent trends in the market have become less relevant as we move into a period of unprecedented uncertainty which is likely to impact further on household confidence and drag Australia’s economy into a recession for the first time in almost 30 years.

“The housing market won’t be immune to a drop in sentiment and weaker economy, however the extent of the impact on dwelling values remains highly uncertain", Lawless suggested.
"Capital growth trends will be contingent on how long it takes to contain the virus, and whether additional constraints on business or personal activity are introduced.”
Lawless says he is expecting the number of sales to fall dramatically over the coming months due to a decline in consumer confidence, a rising jobless rate and more cautious lending practices.

"Restrictions on open homes and on-site auctions will compound the slowdown in buyer activity, as would any future policy announcements related to peripheral services such as building and pest inspections, conveyancing and furniture removals", Lawless said.
“Considering the temporary nature of this crisis, along with unprecedented levels of government stimulus, leniency from lenders for distressed borrowers and record low interest rates, housing values are likely to more be insulated than sales activity.
“The extent of any fall in housing values is impossible to fathom without first understanding the length of time this health and economic crisis persists. Arguably, the longer it takes to contain the virus and bring economic operations back to normal, the higher the downside risk to housing values.”

March sees last gasp property price rise, but growth tails off: CoreLogic

Every capital city apart from Darwin saw dwelling values rise over February, according to CoreLogic's Hedonic Home Value Index.
The national index is now just 1.2 per cent below its 2017 peak before prices started to decline.
CoreLogic's head of research Tim Lawless said at the current rate of growth, the national index is likely to reach a new nominal high over the next two months.

Sydney and Melbourne's drastic turnaround continued.
The two biggest capital city markets now in double digit annual returns since the market peaked in mid-2017.
The harbour capital was the best performer over the quarter (+4.6%), ahead of Melbourne (+3.9%).
Both markets have primarily been driven by the turnaround in the housing market.
Sydney house values over the quarter are 5.4% higher, compared to 2.9% in units. It's the same story in Melbourne, houses up 4.5%, units 2.7%.
In fact Melbourne was the most recent capital to stage a nominal recovery, with housing values surpassing the September 2017 peak last month. 
Melbourne has joined with Brisbane, Canberra, Hobart and Adelaide where housing values are also tracking at record highs.

“The primary factors driving this rebound remain in place and include an extremely low cost of debt and improved borrowing capacity," Lawless said.
"However, considering the sluggish pace of household income growth, housing affordability is eroding rapidly which is likely to see some parts of the market become less active.”
The most expensive end of the market has seen the strongest performance, following the larger correction, however Lawless suggests "structural factors may also be at play".
He said this includes a rise in borrowing capacity following changes to serviceability assessment from APRA in July 2019 and the dominance of owner occupier buyers (rather than investors) through the recovery phase to date.”
“With lenders favouring ‘high quality’ borrowers, buyers with a large deposit and low level of debt relative to their incomes, are likely to be those who receive the lowest mortgage rates - another factor that could be supporting demand at the more expensive end of the market.”

Sydney and Melbourne drive national house values up 1.1 per cent in February: CoreLogic

Sydney house prices could make their way back above their 2017 peak next year, according to a new report by SQM Research.
Christopher's Housing Boom and Bust Report 2020 forecasts Sydney prices to grow between 10 per cent and 14 per cent, if factors in the most likely scenario come to fruition.
Their base scenario forecasts are built on if there are no further rate cuts in 2020, that the economy recovers and there is no APRA intervention until at least late 2020.

Sydney house prices dropped peak to trough around 15 per cent since late 2017, with the slowdown coming to an end in June.
Since then, according to CoreLogic, there have been 5.3 per cent gains over the last four months. 
“The Sydney and Melbourne housing markets have recorded a sharp turnaround in the 2nd half of 2019 following on from the surprise result of the Federal Election, interest rate cuts, the loosening of credit restrictions and ongoing strong population growth rates," SQM Research boss Louis Christopher says.
"These factors are expected to drive the national housing market into 2020. In a close call, APRA is expected to not immediately intervene despite the strong price rises."
Christopher suggests however that long term, Sydney and Melbourne markets look vulnerable and forever reliant on cheap credit.
""Sydney and Melbourne are rising from an overvalued point," Christopher says.
"Housing debt, while falling compared to GDP over 2019, is still very high.
"Better value can definitely found elsewhere such as Perth and Brisbane”, Christopher added.

Sydney house prices could jump 14 per cent in 2020: SQM Research

Sydney and Melbourne have continued their resurgence over September, jostling for the best performing capital.
They both saw dwelling values rise 1.7 per cent, taking Sydney's quarter value rise to 3.5 per cent, slightly higher than Melbourne's 3.4 per cent.
Last month <a href="/expert-insights/buying/sydney-and-melbourne-house-and-apartment-prices-power-ahead-in-august-corelogic">both saw 1.6 per cent gains</a>.

The two major capital city markets are now the best performers over the quarter, dating back to July, the <a href="/news/perth-downturn-continues-but-sydney-and-melbourne-carry-on-resurgence-corelogic">first month they recorded value gains</a> after over 18 months of declines.
Canberra was a strong performer with one per cent gains over September after recording 0.8 per cent gains last month.
Brisbane's dwelling values rose slightly to continue its steady quarterly performance.
In Adelaide dwelling values held firm over September, however Darwin, Hobart and Perth all saw declines.
Hobart's -0.4 per cent declines were the biggest surprise having secured 0.5 per cent gains last month. Darwin recovered slightly from a -1.2 per cent decline in August to just -0.2 per cent in September.
Perth's property market has gone from bad to worse. They are now -1.9 per cent down over the quarter and nine per cent annually. The -0.8 per cent declines added to the -0.5 per cent drop in values last month.
The bounce back in Sydney and Melbourne continues to be driven by houses which rose 1.9 per cent over September.

Sydney's median house price is now back over $900,000. It was the biggest value jump for Sydney houses in over two years.
Melbourne's median house price is $729,000.
Units both still cleared one per cent, with Melbourne's units performing the stronger over the month, equalling Sydney's 3.3 per cent gains over the quarter.

CoreLogic head of research Tim Lawless said buyers in Sydney and Melbourne still have time to take advantage of the big declines they saw over 2018.
“Although housing values are now consistently tracking higher, at least at a macro-level, the national index remains 6.8% below the October 2017 peak, indicating that buyers still have some time to take advantage of improved housing affordability before values return to record highs," Lawless said.
House values remain 11.9% below their July 2017 peak in Sydney and 7.9% below Melbourne’s November 2017 peak.

Lawless believes that the strong rebound in Sydney and Melbourne housing markets relative to other regions, can be attributed to a variety of factors. 
While all regions are benefitting from low mortgage rates and improved access to credit, economic and demographic conditions in New South Wales and Victoria continue to outperform most areas of the country. 
"Population growth is higher, unemployment is lower and jobs growth is stronger, providing a solid platform for housing demand.”

Officer houses, according to the REIV December quarter data, had Melbourne's highest price escalation.
Prices grew 13.6% over the quarter with the median shifting from $550,000 to $625,000.
