CPG unveils Castile Newstead ahead of upcoming sales launch

Australia’s online shopping habits have shifted dramatically over the last decade. As eCommerce volumes surged, so too did the frustrations that came with traditional parcel delivery: missed deliveries, long Post Office queues, parcel theft and the challenge of being home during business hours.

Australia Post’s Parcel Lockers emerged as one of the more practical responses to that changing consumer behaviour.

What started as a relatively niche delivery option has evolved into a nationwide network of more than 1,400 self-service Parcel Lockers positioned at train stations, shopping centres, supermarkets and Post Offices across the country. The system allows Australians to send, collect and return parcels 24 hours a day, fundamentally changing how many people interact with deliveries.

The appeal is relatively straightforward: flexibility.

Instead of waiting at home for a delivery driver or rushing to a Post Office before closing time, users can direct eligible parcels to a Parcel Locker location of their choice. Once the parcel arrives, Australia Post sends a notification with a collection code or QR access through the AusPost app, allowing customers to retrieve their package at any time within the collection window.

For apartment residents in particular, the system has become increasingly valuable.

Higher-density living has created logistical challenges around deliveries, especially in buildings without concierge services or secure parcel rooms. Missed deliveries are common, while parcel theft has become an increasing concern as online shopping volumes continue to rise.

Australia Post itself has repeatedly highlighted the growing issue of “porch pirates” during peak shopping periods, encouraging customers to use Parcel Lockers as a safer alternative to unattended home deliveries.

That security aspect is one of the key reasons the Australia Post Parcel Locker network has grown so rapidly.

Parcel Lockers are positioned as secure, monitored collection points that reduce the risk of theft while also improving delivery efficiency for Australia Post. Instead of multiple redelivery attempts, parcels can be consolidated into a single secure destination.

The Parcel Lockers themselves are free to use through a MyPost account and support a range of parcel sizes up to 16 kilograms and dimensions of approximately 35 x 44 x 61 centimetres.

Beyond receiving parcels, the system has increasingly become integrated into the broader eCommerce ecosystem.

Customers can now use Parcel Lockers to return online purchases, while retailers have embraced the model as a way to improve delivery success rates and reduce friction in the shopping process. Australia Post has actively expanded partnerships with major retailers and promoted Parcel Lockers as part of a broader out-of-home strategy.

The timing of that expansion aligns with broader changes in Australian shopping behaviour.

The acceleration of online retail during and after the pandemic placed enormous pressure on delivery infrastructure. Parcel volumes reached record highs, particularly during Black Friday and Christmas periods, with Australia Post delivering more than 100 million parcels during peak festive seasons.

That growth forced logistics providers to rethink the “last mile” of delivery, widely regarded as the most expensive and operationally difficult stage of the process.

Parcel Locker systems have increasingly been viewed as part of the long-term solution.

The concept itself is not unique to Australia. Parcel Locker networks have become common globally, particularly across Europe and Asia, where dense urban environments and apartment living create similar logistical challenges. But Australia’s geography and suburban sprawl made adoption slower initially.

Now, however, the convenience factor is driving mainstream usage.

For commuters, Parcel Lockers near train stations allow parcels to be collected on the way home from work. For apartment dwellers, they remove the uncertainty around access and missed deliveries.

The rise of the AusPost app has also streamlined the experience, centralising notifications, tracking and Parcel Locker access into a single platform. Australia Post has increasingly pushed customers toward app-based delivery management, partly as a way to combat phishing scams and fake delivery notifications, which have become more sophisticated in recent years.

The Parcel Locker model is also beginning to influence property development itself.

Parcel management has become a growing consideration in apartment building design, particularly as online shopping becomes embedded in everyday life. Many new residential developments are now incorporating dedicated parcel rooms or Parcel Locker systems into foyers and communal spaces.

For developers, parcel management is increasingly viewed as part of the broader resident amenity offering, alongside gyms, wellness spaces and communal work areas.

That reflects a wider evolution in how residential buildings are designed.

Apartment buyers are placing greater emphasis on convenience, security and operational functionality, particularly in higher-density urban environments. Parcel delivery, once considered a minor operational detail, has become an increasingly important part of that equation.

Australia Post’s Parcel Locker network sits at the centre of that behavioural shift.

What began as a simple alternative delivery option has evolved into a key piece of infrastructure supporting Australia’s growing eCommerce economy and changing urban lifestyles.

And as online shopping continues to expand, the role of Parcel Lockers is likely to become even more embedded in how Australians live, shop and receive goods.

How Australia Post Parcel Lockers changed parcel delivery convenience in Australia

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

The Ryan family sell Republic Hotel in Sydney CBD to global property fund

Melbourne’s former Duke of York Hotel at Prahran, renamed The Smith after renovation by the owners including Lucy Liu, has been listed for auction with expectations of a $9.5 million plus price tag.
The Smith at <a href="https://www.realcommercial.com.au/property-retail-vic-prahran-502562654" target="_blank">213 to 219 High Street</a> recently reopened following a multi-million dollar renovation, expanding into the building next door and doubling the size of the venue to 1,045 sqm.

Melbourne's former Duke of York Hotel on the block with $9.5 million price tag

The Allawah Hotel in Sydney's southwest has been sold for about $30 million in private equity style transaction through Ray White Hotels. 
It is believed, but unconfirmed, that White &amp; Partners, the private investment vehicle of Australia's most famous real estate family, has secured the Allawah Hotel.
The hotel is ranked 140 in NSW’s latest Top 200 gaming rankings.
Its sale brings the total number of A-grade freehold hotels sold in Sydney in the past 18 months to 25, selling agent Andrew Jolliffe of Ray White saying he was confident of further market strength given the underlying fundamentals for the sector. 
The Allawah Hotel was sold in an off-market transaction.
It is situated on a 1,274 sqm corner site and close to the Allawah Train Station.
The vendors, parties associated with the Feros family JDA hotels, had owned the property since 2007. It is understood that JDA hotels have retained an ownership percentage and entered into a management agreement with the new purchasing entity. 
"This is uncontroversially a very strong A Grade gaming hotel sale, and consequently is indicative of a transaction which required a different approach than that typically deployed,” said Ray White’s Andrew Jolliffe, who brokered the deal.
The sale was a combination of a “hard asset changing hands, a significant equity refresh event and the implementation of a Management Agreement,” added Jolliffe, saying such deals will will enjoy currency in the future.
Speaking on behalf of JDA hotels, founder John Feros agreed that the private equity style deal structure was something his group had done in the past. 
"We had owned the Allawah Hotel for over a decade and decided the time was right to recalibrate the capital stack" advised Feros. 
"Suffice to say, we're very happy with the deal that has been concluded, and look forward to working with our new investor group to reposition the property so as to seek new value accretion opportunities.”  
Joliffe’s recent sales include the Coolibah Hotel 40 million, and the Tennyson Hotel which was sold to the Justin Hemmes-led Merivale group for $37.05 million.
Both are ranked in the top 60 in the state.
The Ray White Group said it recorded its biggest ever year with $44.7 billion in sales in 2016-17, up four per cent on the previous fiscal year.

Southwest Sydney hotel changes hands for about $30 million

Royce Hotel, that originated out of Melbourne's first Rolls-Royce prestige car dealership, has been listed with expectations of more than $60 million.
The 100-room Royce Hotel on St Kilda Road on the city fringe along with a four-level office building are being offered for sale by its Melbourne private owners and operators, the Bursztyn family.
The hotel’s 1920s art deco facade is a reminder of its origins as Melbourne's first Rolls-Royce prestige car dealership. 
They have been owned by the Bursztyn family since 2000. The family developed the hotel out of the old car showroom, retaining many of its heritage elements including its chandeliers, leadlight windows and ornate ceilings, according to The Australian Financial Review.
The office building includes a permit for another 67 hotel rooms.

The hotel is being marketed via an international expressions of interest campaign.
"The Royce Hotel has been privately managed as a standalone hotel since its opening in 2000 and now provides the opportunity to introduce branded hotel management to further improve both the sales distribution networks as well as creating cost efficiencies," Dan McVay was cited as saying by the AFR.
"A number of the hotel rooms used to be car service bays.” 
He added that the potential to add another 67 rooms was an added enticement with a 100-room hotel "right on the edge" of the scale buyers sought. "Every extra room added will go straight to the bottom line," he said.

Melbourne’s Royce Hotel listed with $60 million hopes

The first hotel on sale under NSW's new 75 percent strata renewal rule is Sydney's Seasons Harbour Plaza hotel in Darling Harbour.
The new legislation came into force in November and forces strata unit owners to sell if 75 percent agree.

The hotel is 446 sqm, 19-floor hotel and has rooms ranging from a 30 sqm studio to a 157 sqm loft penthouse. It is leased to the Seasons Apartment Hotel Group. 
The hotel's recent room sales have been sparse. Room 803 sold in 2015 for $625,000.
It originally sold for $305,000 in 1997.

First hotel on sale under NSW's new 75 percent strata renewal rule

The Moelis-owned Redcape Hotel Group has sold the All Seasons Bendigo, a four-star hotel, for about $24 million to a private investor.
The 77-room hotel was listed in March, ahead of a Moelis Australia managed fund snapping up Redcape’s 25 pubs in a $677 million deal.
The four-star hotel on McIvor Highway, east of the Bendigo CBD, was Redcape's sole Victorian property and a legacy asset from the failed Hedley Leisure Group, the predecessor to Redcape, The Australian Financial Review reported.
Apart from the 77 rooms, the hotel offers multiple conference, wedding and function centre facilities, 100 gaming machines, bar and dining areas and extensive guest amenities. 
The selling agents were Mathew George and John Musca of JLL Hotels &amp; Hospitality Group.
All Seasons currently has a net annual rental income of $1.56 million. Going by the deal value, the yield works out to 6.5 per cent. 
The lease is in place until 2052 to private hotelier (Jeanine Cook of Hedz Hotels) with fixed 3.75 per cent annual rental increases included.

"The strength of the tenant's business coupled with the highly desirable land-bank of 3.5 hectares presented a compelling property for astute investors," George said.
The sale set a new record for a privately-tenanted hotel investment in the region, according to Musca. 
The buyer – listed on the title deed as David Feldman – will add the All Seasons Hotel to a portfolio of privately-tenanted investment hotels, the AFR said.
The All Seasons was something of an anomaly for Redcape sitting alongside 25 pubs in NSW and Queensland that Moelis Australia now intends to float in the next 12 to 18 months.
Its portfolio includes some of Sydney's best pubs, including the El Cortez Hotel in Canley Heights, Minsky's Hotel in Cremorne, the Willoughby Hotel in Willoughby North and the Eastwood Hotel in the Eastern suburbs.
Regional deals
In more regional hospitality industry deals, Jaz Mooney's Pelathon Management Group has sold off Orana Hotel in the Lake Macquarie suburb of Blacksmiths in NSW for $4.2 million.
The pub, which recently underwent a makeover, has a TAB, gaming lounge and beer garden on a 2307 sqm site.
It was bought by a local publican, according to the AFR.
Pelathon bought the property last year from bankruptcy trustee BRI Ferrier, acting for the estate of long-time owner Malcolm Downie.
The selling agents were CBRE's Daniel Dragicevich and Ben McDonald.
In Wagga Wagga, the Home Hotel at 142 Fitzmaurice Street changed hands for $2.7 million.
The sale includes a commercial building next door that has a commercial kitchen on two blocks totalling 1827 sqm.
The pub has a front bar, a TAB and gaming room, a band room and function rooms. There is a Chinese restaurant sub-lease on site.
The selling agents were Ray White's Blake Edwards and Xavier Plunkett.
Meanwhile, a pub and retail property on the Gold Coast has fetched $4.55 million at auction.
The Merrimac Tavern, at 10-16 Merrilaine Crescent, is a 3,548 sqm property.
The property returns a net annual income of $347,629, anchored by three leases until 2026 with options.
Ray White's Michael Willems sold the property for a private owner.

Redcape's All Seasons Bendigo hotel sells for $24 million amid flurry of regional deals

Leading listed hotel operator Mantra Group has bought the Deague family's Art Series hotel portfolio for $52.5 million.
The Art Series Hotel Group comprises a portfolio of seven luxury 4 – 5 Star unique hotels in Australian capital cities with more than 1,000 hotel suites, Mantra Group said in an ASX announcement.
Each hotel is inspired by a well-known Australian artist and includes Melbourne's well known suburban hotels such as The Cullen in Prahran and The Olson in South Yarra (pictured above). 
It said the deal would funded via available cash and existing debt facilities. 
“Recognising the strength of the Art Series brand in market, each property will continue to operate under The Art Series brand,” said the announcement.
The recent transaction marks the biggest acquisition by the Mantra Group since its purchase of the 1086-room Ala Moana Hotel in Honolulu for $71 million in 2016, added The Australian Finance Review.
The deal is expected to ease the pressure on the hotel and resort operator, after its stock was downgraded by Citi Research last week, in part due to a lack of major acquisition announcements.
The hotels are expected to contribute about $7 million in underlying EBITDA in its first full year of ownership, the group said.
Settlement of the Art Series Acquisition is expected to occur in late 2017.
“This acquisition enhances our existing portfolio and we have arrangements in place that should deliver new Art Series properties into the future” Mantra Group’s CEO Bob East said.
Mantra shares ended Monday up 5.5 per cent at $2.86.
Deague Group chief executive Will Deague said the family was selling its Art Series Hotels "with mixed emotions", but that it was time to recycle the funds into other areas including multi-unit residential, office complexes and further hotel development.
Earlier this year, the Melbourne-based Deague Group had rebranded itself from Asian Pacific Group. 
Trudy Crooks and Tim Crooks from Resort Brokers Australia negotiated the Art Series deal on behalf Deague Group.

Mantra Group buys Art Series hotel chain from Deague family for $52.5 million

A bayside Melbourne hotel has been snapped up by a Chinese investor for $15.8 million on a tight of yield of 3.3 percent.
It was its second sale in recent times.
Brighton's Marine Hotel at <a href="https://www.cbremelbourne.com.au/properties/199-217-new-street-brighton/" target="_blank">199-217 New Street</a> was bought a year ago by BRW Rich Lister Giuseppe "Joe" Catalfamo from another well-known property family, the Zagames, for $13 million, according to titles records, The Australian Financial Review noted.
The present transaction translates to a 21.5 per cent capital return for Catalfamo, a former meat industry veteran. Catalfamo was 190th on the BRW list with a wealth of $373 million.
The Brighton hotel stands on a prominent corner and is set on an expansive 4,670 sqm land holding.
The leased hotel had a current net income of $533,540 pa. It has a five-year net lease ending next year, with 25 years of further options. There are fixed annual increases of 3 percent.
It is close to the bustling Church Street shopping precinct and Brighton Yacht Club.
The Chinese private investor is understood to have paid in cash, and the deal pips another recent pub deal in bayside Albert Park, according to the AFR. 
The Beach Hotel was sold for $17.1 million on a 4.1 percent yield to an offshore Chinese purchaser
CBRE brokered the Marine Hotel deal along with Vinci Carbone's Joseph Carbone and Frank Vinci.
In April, another Chinese investor paid bought the Arena Shopping Centre in Melbourne’s south-east suburb of Officer for $48 million. That deal was also brokered by CBRE.
The recent deals highlight the strength in investment appetite for well-located assets backed by strong tenancy profiles.
The centre generates an annual income of $2.65 million per annum and the initial yield works out at 5.38 percent.

Brighton's Marine Hotel bought by Chinese investor for $15.8 million

A city fringe hotel in West Melbourne has been snapped up by developer United Asia Group through Savills.
Flagstaff City Inn at 45-55 Dudley Street had been listed with expectations of more than $18 million.
The hotel is speculated to have changed hands for around $19.5 million or a per-square-metre rate of around $15,000, according to Fairfax Media.
The selling agents were Clinton Baxter, Benson Zhou and Jesse Radisich of Savills.
"It achieved an unprecedented land rate for West Melbourne, which is indicative of offshore developers' desire to cater for burgeoning demand," Baxter was quoted by the Sydney Morning Herald.
It generates an income of nearly $1.3 million per annum.
The property was offered to the market on a ‘walk-in, walk-out’ basis with expressions of interest closing April 11.
It is close to city centre attractions, the Melbourne Cricket Grounds (MCG), Royal Botanical Gardens, Southgate along the Yarra River, Crown Casino and more.
UAG, led by Nicole Chow, snapped up the property.
It has 42 spacious suites, a restaurant and facilities for conference  etc.
There is development potential with a 38-level tower next door.
Radisich said future development outcomes for the site could include high density residential and retail, commercial, student accommodation and hotel uses.
“The flexible Mixed Use zoning provides for a wide range of development options and that fact, not to mention the size of the land and the red hot hotel market, is what is so compelling about the opportunity that this property presents,” Radisich said.

Melbourne's Flagstaff City Inn snapped up by developer through Savills

A historic pub in Macarthur region’s Picton on the south-western edge of Sydney, has sold for an undisclosed sum through Ray White Hotels.
The George IV Inn was scheduled for auction on May 31.
The 174 Argyle Street property is one of the oldest pubs in NSW, built by convict labour in 1835. It is one of the only two pubs in town.
It last changed hands for $1.2 million in 2011, according to RP Data.
It was recently damaged by floods and needs repairs, according to its description by selling agency Ray White Hotels.
The freehold property has multiple bars, micro-brewing facilities, kitchen, function space, gaming room &amp; nine PMEs.
It has a land area of 7,174 sqm with ample parking &amp; enormous upside
