Plans for a new luxury tower on one of Palm Beach's best streets have been re-jigged.

There were approved plans for a nine-level, clam shell-inspired building designed by Contreras Earl at 215-217 Jefferson Lane, which were signed off in November last year.

But since then the amalgamated 817 sqm corner site with 20 metre frontage to both Jefferson Lane and Thirteenth Avenue has sold, for $13.51 million through Kollosche, and now the plans have been tweaked.

The new plans were filed by a company tied to Sydney-based lawyer Pierre Saab, who runs Macquarie Law.

BDA designed the new tower, with a few changes to some of the internal configurations and the facade. They have added an open rooftop level which will be the communal space for residents.

That frees up the ground level where BDA are proposing another apartment, taking the total apartments from eight to nine.

"Notwithstanding, the development retains almost identical setbacks, site cover, and landscaping and remains compliant with the provision of parking and servicing as per the original approval," the report by town planner Zone Planning Group read.

"The proposed change is not anticipated to generate additional impacts beyond the boundaries of the site, compared to what was deemed acceptable by Council under the previous approval.

"In summary, the amended development is considered appropriate for the location providing a contemporary and functional design outcome that will complement and enhance the existing and emerging urban forms in the general locality, without unduly impacting the amenity currently enjoyed by surrounding properties."

The dwelling on 215 Jefferson Lane has recently been demolished, but the two-level duplex at 217 Jefferson Lane still stands.
