<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Sherpa secure three new residential development sites 

DVB Projects has received approval from the Planning and Environmental Court to develop a 26-level apartment tower on First Avenue in <a href="/developments/broadbeach-qld-4218">Broadbeach</a>.

The green light comes nearly two years after DVB submitted their development application, which had initially faced rejection from the <a href="/new-apartments/gold-coast-qld">Gold Coast City Council</a> in mid-2021. The council expressed concerns about the application's adherence to the City Plan, particularly regarding the building's height limit and shadowing issues. However, DVB contested these concerns and successfully won the appeal.

Just a short walk from the Gold Coast Beach, Sea Glass will rise on an amalgamated beachfront site at 2 First Avenue and the adjoining 655 sqm 88 Old Burleigh Rd site. DVB acquired the latter for $6.8 million and the former for $7.1 million in 2020 from Brisbane property veteran Kevin Seymour.

DVB commenced demolition of the two-storey mansion on site in July 2020, initially revealing plans for a nine-storey development.

DVB Projects win approval for Sea Glass, Broadbeach apartment development

Prolific Gold Coast developer <a href="/developers/aniko-group">Aniko Group</a> is set to break ground on its next project, the $150 million <a href="/new-apartments/orama-chevron-island-12-16-weemala-street-chevron-island">Orama</a> apartments at <a href="/developments/chevron-island-qld-4217">Chevron Island</a>.

<a href="/new-apartments/orama-chevron-island-12-16-weemala-street-chevron-island">Orama</a> is the latest in a project portfolio of more than $2 billion by the George Mastrocostas-led <a href="/developers/aniko-group">Aniko Group</a>.

<a href="/developers/aniko-group">Aniko</a> has switched its attention to the central <a href="/developments/gold-coast-qld">Gold Coast</a> suburb of <a href="/developments/chevron-island-qld-4217">Chevron Island</a> after completing the largest suburb transformation of <a href="/developments/hope-island-qld-4212">Hope Island</a> where the company has all but sold out more than $500 million of residential apartment and townhouse product.

Once complete, <a href="/new-apartments/orama-chevron-island-12-16-weemala-street-chevron-island">Orama</a> will comprise 102 residences and include two-bedroom apartments from $995,000 to $1.45 million and a range of three-bedroom skyhomes from $1,995,000, offering panoramic views over the central <a href="/developments/gold-coast-qld">Gold Coast</a> skyline.

The project is targeting local downsizers and interstate migrators and is well on its way to a successful sellout.

Mastrocostas said the project had achieved almost $100 million in unconditional sales since its launch to the market earlier this year.

He said some buyers had sold in existing <a href="/developments/chevron-island-qld-4217">Chevron Island</a> projects or had come from other projects that had yet to proceed.

Aniko to kick off construction of Chevron Island apartment development, Orama

Isle of Capri’s largest residential project in more than three decades is moving full steam ahead with local builder Greyburn appointed and construction set to kick off this side of Christmas.

Developed by Gold Coast based Monaco Property Group (MPG) Capri represents the largest (in one line) residential land holding in the suburb with the multi-award winning residential project positioned on a prime 1.2-hectare site.

Construction will commence at the site in the coming weeks with demolition set to kick start the project, with 24 existing townhomes set to be demolished along with a pool and tennis court on the site formerly known as Figtree East.

The appointed builder Greyburn has over 35 years’ experience in the industry with a strong track record for delivering high quality townhouses, mid-rise residential developments, and commercial buildings including Rhythm Kirra Hill and Robina Grand.

Greyburn appointed to build Capri villa development on Isle of Capri

Roy Skaf's Macquarie York is set for another Surfers Paradise apartment development.

They've submitted plans for a 17-level tower at 50 Sunrise Boulevard, on the Nerang River and facing Chevron Island's famous Home of The Arts building.

The Plus Architecture-designed tower on a 1,057 sqm riverfront block will have 43 apartments, a mix of 28 two-beds, 14 three-beds, and a four-bedroom, three-level penthouse.

There will be just three apartments per floor, a 96 sqm two-bed, a 106 sqm two-bed with study, and a 129 sqm three-bed with a study, up to level 15.

The subpenthouses and penthouse starts at level 16. One of the subpenthouses has 200 sqm, while the three-level penthouse has three-bedrooms and an MPR on the first level, the main kitchen living and dining space and a guest bedroom on the second level, and then a rooftop with a pool, firepit area and outdoor kitchenette with a dining space.

Each unit will have at least one car space.

Plus Architecture, led locally by Danny Juric, says the project has been "meticulously designed to seamlessly blend with its urban and natural surroundings, achieving a harmonious balance between the human-scale streetscape, riverscape, and the emerging skyline."

"The building is thoughtfully divided into podium and tower forms, strategically set back from the street, layered with a pronounced emphasis on horizontality, fostering a human-scale interaction with the street and river," the design submission read,

"The podium is enhanced with landscaping and warm, earth-toned materials, anchoring the development and providing a strong connection with its environment.

"Surrounding the entry, podium, and recreation spaces is extensive landscaping, creating a natural and inviting environment that further grounds the building. The integration of greenery extends upward, softening the building’s presence throughout its height."

The resident amenity is located on level two and will feature a swimming pool, fire pit area, barbecue space, day beds, gym with a sauna and steam room, work from home space with desks and a boardroom.

The tower features&nbsp;light-colored concrete with horizontal articulation which Plus says is reminiscent of the Australian beach shack.

Full-height glazing gives residents views&nbsp;to the river and hinterland in the west, as well as Surfers Paradise and the expansive coastline to the east. Balconies at the building’s ends are curved, minimizing visual impact and drawing inspiration from the natural language of the rippling surface of the river, Plus say.

Town Planner UPS said their assessment finds that the proposal is in keeping with the intent of the City Plan and responds positively to the relevant assessment criteria.

Overall, it is concluded that the proposed development represents a logical and desirable form of land use, and a built form which is respectful of, and complementary to, the established and prevailing character of the surrounding area."

Macquarie York recently completed the Allure building on Chevron Island, where they're also to relaunch their formerly named development Nina. The new tower, NERA, has a few design changes.

The $500 million redevelopment of <a href="/new-apartments/marina-mirage-74-seaworld-drive-main-beach">Marina Mirage</a> is one step closer, with the City of Gold Coast Planning and Environment Committee giving a unanimous yes in favour of the development application.

They will forward the recommendation to approval at a full council meeting on December 4.

The committee's overwhelming support comes after extensive collaborative planning with the state and local government, as Makris Group seeks to transform the Southport Spit in line with the vision of the Spit Master Plan.

$500m Marina Mirage development gets support from council before December decision

Super A-Mart billionaire John Van Lieshout's property development firm, <a href="/developers/unison-projects">Unison Projects</a>, has continued to bolsters its development pipeline.

After busy 2023 filing development applications in Brisbane's inner ring, they've just submitted plans for their recently acquired <a href="/new-townhouses/santa-monica-residences-santa-monica-boulevard-hope-island">prime site on Hope Island</a>.

The acquisition of the prime prime&nbsp;9,212 sqm block came during Unison's purchasing spree of residential development sites across Brisbane and the Gold Coast. They secured&nbsp;<a href="/new-townhouses/santa-monica-residences-santa-monica-boulevard-hope-island">Lot 102 Santa Monica Boulevard</a>, at the private end of the Boulevard backing onto The Pines Golf Course and a short walk to the Hope Island Shopping Centre and the Hope Island Marina.

They're planning Santa Monica Residences, 42 two-level, four-bedroom townhouses, with three different floor plans and three different external designs. They will be spread across five different buildings.

Each townhouse will have a multi-purpose room, a garden, and a two-car garage. There will be a swimming pool, spa, fire pit, and pool house with barbecue and alfresco space to serve the residents.

Local architecture firm BDA called the project a "contemporary medium density residential cluster in the heart of the Hope Island community."

"The proposal offers in a new destination in residential living for the local coastal community," BDA stated in the Architectural Design Intent.

"The proposed townhomes will enhance and support the existing community by broadening the range of housing options for new and existing residents. A timeless architectural style, supported by a lush native landscape will create a sense of place and location, and help build a vibrant community, and a great environment to call home."

They said&nbsp;the proposal has been designed to have a bespoke coastal character, where the expression and form of the buildings work together.

"The dwellings are designed to provide a range of home types and façade treatments that provide a cohesive design yet form an individual character within the private enclave."

2023 has been a big year for <a href="/developers/unison-projects">Unison</a>.

In April they&nbsp;<a href="/news/qld/first-look-billionaires-unison-projects-lodge-plans-for-subtropical-rothelowman-apartment-tower-in-west-end">filed plans for a three-tiered tower</a>, which peaks at 18 levels. Designed by Rothelowman, the tower on Mollison Street will comprises 101 apartments above a podium, a gym with outdoor space and a wellness lawn and a cold plunge and magnesium spa. The level above will feature a lap pool and pool deck, and a lounge and dining space.

The tower submission came just a few days after they filed for a very different project in Herston where they're <a href="/news/qld/first-look-unison-projects-propose-boutique-apartment-development-in-herston">set for a more boutique 38-apartment development</a> designed by Ellivo Architects.

They also have 1.3-hectares in Labrador on the Gold Coast which they're still in the planning phase of, as well as two adjoining&nbsp;3,004 sqm sites in&nbsp;<a href="/new-townhouses/birtinya-qld-4575">Birtinya</a>&nbsp;which now have development applications.

The Palaszczuk Government is backing first home buyers, increasing the cap in the First Home Owner Grant scheme.

Eligible first home buyers will now be able to access $30,000 of government funding when securing their first home, double the $15,000 previously offered as part of the scheme.

The $15,000 boost will come into effect for transactions entered into on or after Monday, 20 November.

The increase means Queenslanders will have access to the equal highest First Home Owner Grant in Australia, triple the grants available in New South Wales and Victoria.

It is estimated this doubling of the grant will support around 12,000 buyers to unlock their first home by 30 June 2025, when the boost is set to expire.

The Government will use funds available through the progressive Coal Royalties regime to give back to first homeowners.

Over the last three years, the Palaszczuk Government has supported more than 24,000 households into their first home through $365 million in grants.

Between 2016 and 2021, rates of home ownership in Queensland increased from 62.2 per cent to 63.5 per cent.

Treasurer of Queensland Cameron Dick says with&nbsp;evidence that there is some capacity emerging in housing construction, now is the time to get more Queenslanders into their own home.

“Queensland’s strong budget position gives us the flexibility to adapt to changing conditions like this, by reinvesting the proceeds from progressive coal royalties,"&nbsp;Dick says.

Local architecture firm BDA were inspired by the pocket of southern Broadbeach for DANKAV's new Mermaid Beach apartment development, LAANI.

Under construction with a completion date of Q4 2024, LAANI will rise 17 levels, 15 of which will home just 48 apartments. They will sit above two podium levels.

BDA said both the tower and it’s podium base have been considered as three dimensional forms in the urban context of the precinct.

"The simple podium base, with it’s composition of varying screening elements and cascading landscapes, creates a soft podium edge. The floor plan, with it’s curved edges, provides a softer form of the tower aligning with site boundaries and reflecting the site’s shape," BDA said.

"There is an exceptional amount of interest in Laani Mermaid Beach as construction has really kicked into gear onsite," Muldoon says.

"Once that builder has been engaged, buyers know they can work to a more structured timeline, and work out what the next 18 months look like for them leading up to project completion."
