Founded in Melbourne in 1853 by Joseph Reed, the firm began as Reed &amp; Barnes and has evolved through various partnerships before adopting the Bates Smart name in the 20th century. With a continuous presence spanning more than 170 years, the practice has played a pivotal role in shaping Melbourne’s architectural identity.

In the 19th century, Bates Smart designed several of Melbourne’s enduring landmarks, including the Royal Exhibition Building (1880), a UNESCO World Heritage site, and the Melbourne Town Hall. The firm’s influence continued into the 20th century with notable works such as Ici House (1958), considered Melbourne’s first modern skyscraper and a milestone in post-war Australian architecture.

One of their landmark designs was&nbsp;The First Church of Christ, Scientist, at 336-340 St Kilda Road. The building, which is listed on the Victorian Heritage Register, was designed by Bates, Peeble and Smart with construction completed in 1922. Architecturally, the building is significant as a rare example of early twentieth century classicism applied to a religious building. Historically, the building is significant as the first church of the Christian Science movement.

Melbourne developer Time &amp; Place decided to bring Bates Smart back to the area to design their next residential apartment project, Park Modern.

The building includes a mix of one, two and three-bedroom apartments, as well as penthouses, with layouts and floor plans designed to suit a broad demographic. The architecture has been shaped to capture&nbsp;view corridors to the Botanic Gardens, Port Phillip Bay and the CBD skyline.

Each apartment has been oriented to maximise natural light and provide a clear outlook, elements often cited by owner-occupiers as key criteria.

Prominently located on the corner of George and King Streets, 388 George Street is jointly owned by Brookfield and Oxford Properties, as owner of the OIPP portfolio, with the redevelopment built by premier builder, Multiplex. The project will deliver 38,364 square metres of A-Grade commercial office space and 2,680 square metres of prime retail space to the CBD core.
Stage One of this project has involved the delivery of an all-of-building refurbishment of the existing 28- storey office building, including a new tower lobby and end-of-trip (EOT) facilities while the second and final stage will see the delivery of a brand new five-storey, FJMT-designed mixed-use pavilion to complete the project.
The state-of-the-art EOT facilities will offer a range of convenient services for tenants including luxury towels, ironing and grooming stations and parking for 366 bikes. With user experience at the forefront of the design, EOT facilities at 388 George Street are located on level one rather than the basement and a dedicated lift provides exclusive and direct connectivity from the basement level cycle parking.

$200 million 388 George Street redevelopment revealed

A glamourous Sydney CBD office suite has sold for $890,000

The 37 sqm office last traded in 2013 when bought for $375,000 by chemical supplies executive Michael Snounou, who is facing trial for allegedly importing methamphetamine ingredients.

Snounou was committed last month to stand trial for 32 offences but is yet to enter a plea.

Snounou’s tenant at the 350 George St premises is the Robb Report, the luxury brand magazine publisher.

When the ANZ secured permission to auction the heritage-listed property, the NSW Supreme Court was told there was expected to be a surplus from the sale.

It was listed through Belle Commercial agent Andrew Vines who expected buyers to pay around $25,000 per square metre.

The result was closer to $24,000 per sqm.

Some 10 contracts were issued. The net proceeds will be held by the NSW Trustee and Guardian until further order.

The 1870s building was designed in the Federation Romanesque style.
